0:01:55 > 0:02:00Fear not, dear viewer, because the property that was up for auction is this.

0:02:00 > 0:02:03It was the original bakery in the village,

0:02:03 > 0:02:05dating back to the 1700s.

0:02:05 > 0:02:10It has three/four bedrooms, had a guide price of 175,000 quid.

0:02:10 > 0:02:12Let's find out if it was worth the money

0:02:23 > 0:02:28The adjoining house to the right was once the shop which sold the bread.

0:05:56 > 0:06:01So why would you want to buy it? It's not going to add a lot of value to the property itself.

0:06:01 > 0:06:06But what it does do is it protects your rear outlook.

0:06:06 > 0:06:11I've found out there was a lot of interest in this plot of land particularly for parking.

0:06:11 > 0:06:16And somebody could even buy it and stick a house on there. You wouldn't want that.

0:06:16 > 0:06:20So a guide price of 5,000 quid - I think it's money well spent.

0:06:20 > 0:06:24The guide price was 175,000 for the main auction lot,

0:06:24 > 0:06:27plus 5,000 for the extra bit of land at the back.

0:06:27 > 0:06:31What does a local estate agent make of this place?

0:09:01 > 0:09:05I spoke to him first to hear his side of the story.

0:09:05 > 0:09:08- Jim, lovely to meet you.- You, too. - Congratulations.

0:09:10 > 0:09:15I'm not sure whether I should be elated. It's a bit of a mess.

0:09:15 > 0:09:17Tell me why you wanted to buy it.

0:09:17 > 0:09:23Well, it's undecided at the moment whether it's going to be a longer term place to live

0:09:23 > 0:09:26or just to renovate and sell.

0:09:26 > 0:09:32So we're basically going to move in and decide. It's been a big couple of weeks since the auction.

0:09:32 > 0:09:37We found out we were pregnant the week after the auction, I got a job.

0:09:37 > 0:09:40So we've moved over here from Sydney.

0:09:40 > 0:09:44We've been over about three months, looking for houses in that time.

0:09:44 > 0:09:49And it all happened fairly quickly, much faster than we anticipated.

0:09:49 > 0:09:51- How cool is that?- All in one week!

0:09:52 > 0:09:55- Well, maybe that's a good omen! - We think so.

0:09:55 > 0:09:59So why this house, then? What was it about it?

0:09:59 > 0:10:03It's the area, mainly. It's still the house we're looking for.

0:10:03 > 0:10:08It offers scope for us to have a good lifestyle with an outdoor area,

0:10:08 > 0:10:12space for a veggie patch, chickens and that sort of thing.

0:10:12 > 0:10:16But it's a good location. It's just off the motorway, it's close to shops

0:10:16 > 0:10:18but in a nice residential village.

0:10:25 > 0:10:30So, it's all about this fabulous location for Jim, Verian and George.

0:10:30 > 0:10:36But with the added bonus that the property's bursting with potential, what are their plans?

0:10:36 > 0:10:42Rip out the carpet and take away all the junk. Take out this sort of stuff, which isn't structural.

0:10:42 > 0:10:46Probably a water tank, new hot water system - a combi boiler - in the boot room.

0:10:46 > 0:10:49New simple, not expensive kitchen,

0:10:49 > 0:10:55and downstairs looking after the damp situation and replastering. Replaster up here.

0:11:10 > 0:11:15Jim and Verian have around £30,000 for the renovation,

0:11:15 > 0:11:18but expect that figure may well rise as they progress with the work.

0:11:18 > 0:11:21They hope to complete it within three to six months.

0:11:21 > 0:11:28Now that Verian's expecting their second child, I'm sure that deadline will loom large in their minds.

0:11:28 > 0:11:33By all accounts, it seems as though one was keener than the other to get their teeth into his project.

0:11:36 > 0:11:39There was a heated conversation the night before. A lengthy one.

0:11:39 > 0:11:43- Heated about?- About whether we bid or not, have a go at it.

0:11:43 > 0:11:47But, you know, I'm glad we did.

0:11:47 > 0:11:53- What was the result of the heated conversation?- Verian said we can't buy it without her looking at it.

0:11:53 > 0:11:57I said, "Why not? Have a go, if it comes in at a good price."

0:11:57 > 0:12:01- So Verian hadn't seen it?- She hadn't seen it.- You'd seen it, had you?

0:12:01 > 0:12:06I'd seen it once, the day before. Then we had the conversation afterwards about it.

0:12:06 > 0:12:09- So very trusting.- But she said no?

0:12:09 > 0:12:12She said no initially, but I talked her round!

0:12:13 > 0:12:17- So you went to the auction with her approval? - With her blessing, absolutely.

0:12:17 > 0:12:21Now, further back, heading away from the house,

0:12:21 > 0:12:26there's a little sort of access to the church and another plot of land.

0:12:26 > 0:12:30- You've bought that plot of land? - That was the expensive bit! - How do you mean?

0:12:30 > 0:12:34They sold the garden plot out the back separately,

0:12:34 > 0:12:36so it was a bit tricky.

0:12:36 > 0:12:40We had to buy this first and then try and get the plot out the back.

0:12:40 > 0:12:47So we didn't have unknown neighbours and caravans and trucks, access in, all that stuff, out the back.

0:12:47 > 0:12:49So to avoid that, we really had to get both.

0:12:49 > 0:12:53It was a bit of a risk, but luckily it paid off.

0:12:53 > 0:13:00- How much did you have to pay for the land?- It was about 12,750.

0:13:00 > 0:13:07So, according to Jim, he bought the house and that expensive extra plot of land with his wife's blessing.

0:13:07 > 0:13:09And everyone was happy.

0:13:09 > 0:13:13I think it's time to find out what Verian has to say about this!

0:13:15 > 0:13:19Now, tell me your side of the story here. What happened?

0:13:21 > 0:13:28But Jim came home one day and told me he'd bought a house at auction, and I hadn't seen it.

0:13:30 > 0:13:34My family and friends think he's mad and how could I let my husband do that!

0:13:34 > 0:13:38But I knew he was looking for a renovation project.

0:13:38 > 0:13:43This was, first and foremost, a renovation project, then he could sell it.

0:13:43 > 0:13:49But it has so many nice features, he also hoped I would like it and that we could live here as well.

0:13:49 > 0:13:53His story is slightly different to the one you just told me!

0:13:53 > 0:13:56He gave the impression he told you about it the night before,

0:13:56 > 0:13:59you had a long discussion, you were a bit concerned,

0:13:59 > 0:14:04but in the end you sent him to auction with your approval to buy this place.

0:14:04 > 0:14:06No, we did talk about it the night before, yes.

0:14:06 > 0:14:10But I told him I was concerned that I didn't want to buy it.

0:14:10 > 0:14:16And he then went to the auction, saying, "I'll just see how much it goes for, and see what happens."

0:14:16 > 0:14:19And his version of the story to me is that when he was there,

0:14:19 > 0:14:23it was going for such a good price that he couldn't let it go.

0:14:23 > 0:14:26Despite the discrepancies in their stories,

0:14:26 > 0:14:29they do agree this cottage has attractive character.

0:14:29 > 0:14:34But with a new baby on the way, does Verian see this as more than just a renovation project?

0:14:34 > 0:14:37We want to have a home now.

0:14:37 > 0:14:42We moved over three months ago and we need to start settling down well before the baby arrives.

0:18:48 > 0:18:51tend to be late 20s to late 30s,

0:18:51 > 0:18:55tend to be City or media based, and it's a very popular area.

0:18:57 > 0:19:01I think someone's got the opportunity to create a really nice space here.

0:19:01 > 0:19:05You have got the opportunity to add value here, I feel.

0:19:05 > 0:19:09And you could turn it into a one-bed flat, which would certainly increase the price.

0:19:10 > 0:19:14If the property was renovated to a good standard,

0:19:14 > 0:19:15what could it sell for?

0:19:15 > 0:19:19If the apartment were refurbished in its current layout,

0:19:19 > 0:19:25you'd be looking at a re-sale of between 300 and £320,000.

0:26:20 > 0:26:26That was uncertain. But then so was, apparently, the decision to buy it.

0:26:26 > 0:26:31- What was the result of the heated conversation?- Verian said we can't buy it without her seeing it.

0:26:31 > 0:26:36- But I talked her round.- So you went to the auction with her approval? - Her blessing.

0:26:36 > 0:26:40That's one side of the story. What about the other?

0:26:40 > 0:26:45We did talk about it the night before. But I said I was concerned and didn't want to buy it.

0:26:48 > 0:26:51but at least their plans aren't half-baked. Nine months later,

0:28:14 > 0:28:22And also, the stairs were boxed in with a water tank and a boiler precariously balanced on top!

0:28:22 > 0:28:27That was the first thing that Jim removed and that instantly made a difference to this space,

0:28:27 > 0:28:31allowing the light to flow through and making it one big open-plan space.

0:28:31 > 0:28:35It's lovely and sunny and light and breezy.

0:28:36 > 0:28:40The unorthodox layout of the cottage meant the bedrooms were on the ground floor.

0:29:33 > 0:29:37it's the perfect time to appreciate the other major work at the back.

0:47:53 > 0:47:57It's probably easier for me to think in terms of how much I've spent altogether

0:47:57 > 0:48:02including purchase price, stamp duty, solicitors' fees, et cetera.

0:48:06 > 0:48:10So whatever I can get for it after that would be my margin.

0:48:59 > 0:49:05Taking his outlay into account, he needs over 315,000 to show a profit.

0:49:05 > 0:49:11I'd anticipate being able to achieve around 380,000 for the sale of this property.

0:50:26 > 0:50:31I was looking at four-beds at 150-plus,

0:50:31 > 0:50:34and I typed 50. And I saw this come up at 75 at auction.

0:50:34 > 0:50:39When they bought it, Cheryl needed a bit of convincing that this was the right house for them.

0:50:39 > 0:50:43So I wonder if this refurbishment has changed her mind.

0:54:45 > 0:54:49However, it still stays within the current boundary that I've got

0:54:50 > 0:54:54Andrew pays £100 a year ground rent to the council

0:54:54 > 0:54:59which doesn't seem too high a price to pay for more green space.

0:54:59 > 0:55:04He's since found out that there are no future plans to develop the land

0:55:04 > 0:55:06so there's nothing to worry about.

0:55:06 > 0:55:10But what about the budget? Did he manage to stick to it?

0:55:10 > 0:55:12Originally, I'd planned to spend 20,000.

0:55:12 > 0:55:16Due to additions like replacing the roof

0:55:16 > 0:55:19and because I'm going to be living here myself,

0:55:19 > 0:55:24I decided to go a bit extra on some items and I've ended up spending 32,000.

0:55:24 > 0:55:29Andrew and Cheryl paid £85,000 for the property at auction

0:55:29 > 0:55:33and spent a further 32,000 on the renovation

0:55:33 > 0:55:35plus £3,000 on fees and expenses.

0:56:25 > 0:56:29would give Andrew and Cheryl a possible pre-tax profit

0:56:29 > 0:56:34of between ten and £15,000 minus the usual selling expenses of course.

0:56:38 > 0:56:40and the amount I bought it for.

0:56:40 > 0:56:45That's a bit of profit. That wasn't the main aim of the project.
