0:01:49 > 0:01:54The house I'm here to see occupies this corner plot.

0:01:54 > 0:01:56And pretty impressive it looks, too.

0:01:56 > 0:02:01Three bedrooms. Had a guide price of 300 to 350,000 quid,

0:02:01 > 0:02:04which for round here I think is tremendous value for money.

0:04:58 > 0:05:02Because of that, we'll find it very, very difficult indeed

0:05:08 > 0:05:14and I think that's the place that will increase the footprint.

0:05:14 > 0:05:19If someone were to modernise this place, but leave the basement be,

0:05:25 > 0:05:30What impact could converting the cellar have on the sale price?

0:08:10 > 0:08:14I went by my instincts. I was very excited about it.

0:08:14 > 0:08:20I hadn't felt excited about any house I'd viewed in two years, so I though I'd go for it.

0:08:22 > 0:08:28I just could see it having a lot of charm once I'd finished with it.

0:08:28 > 0:08:33I liked the look on the outside. It's 150 years old and it looks cute.

0:08:45 > 0:08:50We have two and a half rooms downstairs, and we've found a further room below this kitchen.

0:09:00 > 0:09:05The area under the kitchen has actually already been partly excavated

0:09:05 > 0:09:09and hopefully it's not too big a job when you're doing all the work

0:09:16 > 0:09:21How fantastic. That, as well as the additional room the cellar already offered
