0:12:47 > 0:12:51Trendy eateries, lots of foaming lattes, a lovely river

0:18:05 > 0:18:09In fact, I was quite happy to see they've got a good-size kitchen here.

0:18:12 > 0:18:18- We mustn't override the fact that there is a whopping great crack in the front room.- Yeah.

0:18:18 > 0:18:22- What's the history with that? - It's just movement and it's just on the ceiling.

0:18:22 > 0:18:28I wouldn't read much into it. We'll be taking all the ceilings down, treating all the woodwork.

0:18:33 > 0:18:39'that was not what he planned to do when he first came to the UK over 25 years ago.'

0:18:43 > 0:18:49No, as a matter of fact, I was nothing to do with properties initially

0:18:49 > 0:18:53and I was trained originally to become a ship's captain

0:18:53 > 0:18:55and I was trained here in the United Kingdom.

0:18:55 > 0:19:00That's quite a difference, moving from a ship's captain to property developing.

0:19:00 > 0:19:07- What happened?- The thing is, when I had my first child born to me, my wife didn't want to go back to sea,

0:19:07 > 0:19:15and being as I'm a seafarer, it's perhaps difficult for the life I had with my wife,

0:19:15 > 0:19:19and once we were here, we settled down here and I've not been to sea at all since.

0:19:19 > 0:19:24'He certainly seems to have found his land legs in the property business.

0:19:24 > 0:19:27'He has an extensive property portfolio now.

0:19:27 > 0:19:32'But is he all at sea about which approach to take with this house?'

0:19:34 > 0:19:38Baron, I really see this as a family house,

0:19:38 > 0:19:42but I have a massive problem with the fact that you've got such a small garden here.

0:19:42 > 0:19:45I really think that's going to hold the sale of this house back.

0:19:45 > 0:19:51We do seem to have a small garden. We'll take the shed away. It's a bomb shelter, I suppose.

0:19:51 > 0:19:55Once we do take it away, we'll have more of a garden.

0:19:55 > 0:20:00But in this street, all of these houses have got the same garden,

0:20:00 > 0:20:05so you can't just say this particular one has a small garden. I don't think so.

0:20:12 > 0:20:16I have the intention of asking the planners if they'll allow me to extend to the side.

0:20:16 > 0:20:20I think it's advisable to do that, because it will create more space.

0:20:23 > 0:20:29'and he's also considering a loft extension, which will give him two options for the house.'

0:20:33 > 0:20:35Because you have got the option of two flats here.

0:20:35 > 0:20:40I'm inclined, myself, to go for two flats.

0:20:40 > 0:20:45It's my gut feeling telling me to go for two flats, cos I want to keep the property rather than sell it

0:20:45 > 0:20:50and then we'll get better return on the rental income in comparison to one house,

0:20:50 > 0:20:53which will not give us much income.

0:20:53 > 0:20:57How much do you think you'll need to spend on this to convert it into two flats?

0:20:57 > 0:21:00I think 120, 60 apiece, perhaps.

0:21:00 > 0:21:06It's going to be really interesting coming back and seeing, is it going to be flats or a family house?

0:21:08 > 0:21:11'Well, that was in March 2007.

0:21:11 > 0:21:15'When we first returned, three months later in June of that year,

0:21:15 > 0:21:18'the house was undergoing extensive renovation.

0:21:18 > 0:21:20'Baron was taking it back to its bare bones

0:21:20 > 0:21:22'and also reconsidering his options.'

0:21:23 > 0:21:28Initially, I thought I would put this as two flats.

0:21:28 > 0:21:32It was just an idea. Then, having spoken to two or three agents,

0:21:32 > 0:21:35they told me that I wouldn't get my money back.

0:21:35 > 0:21:41Then I just decided to go, on the advice of the estate agents, as one dwelling.

0:21:41 > 0:21:47This was a three-bedroom house, supposed to be three-bedroom. One of the bedrooms was very, very small.

0:21:47 > 0:21:51We are going to do the loft. We're going to have a loft conversion here.

0:21:51 > 0:21:57As such, it will be four-bedroom and we have changed the position of one of the smaller bedrooms

0:21:57 > 0:22:01with the bathrooms and then we're going to have a through-reception here

0:22:01 > 0:22:05with a much bigger kitchen to come with it.

0:22:05 > 0:22:09'So, having opted for plan B, Baron pushed on to finish off

0:22:12 > 0:22:19'That was over three years ago, and you can see if all his investment and work paid off later on.

0:52:33 > 0:52:38but it took them so much effort, they couldn't take the wire. They damaged the pipes again.
