0:01:48 > 0:01:50so buyers who hanker after the attractions of those places

0:01:50 > 0:01:55but can't afford it might well look to Kilburn instead.

0:02:02 > 0:02:06So, the lot has location on its side. But what about curb appeal?

0:04:18 > 0:04:23You could make the kitchen and this seating area the second bedroom.

0:04:23 > 0:04:26That would increase the rental return, for sure.

0:04:26 > 0:04:30But I think it's in the resale you could really see a return.

0:04:30 > 0:04:33It could add as much as 30 grand onto the value.

0:04:34 > 0:04:38Bearing in mind the high guide price and the state of this flat, I would

0:04:38 > 0:04:42go as far as saying that making the change is an absolute must,

0:04:42 > 0:04:45and perhaps your only way to make an instant profit.

0:04:47 > 0:04:50The guide price on this property was 180 grand,

0:04:50 > 0:04:55not far off what a fully renovated one-bedroom in this block goes for.

0:04:55 > 0:04:58So as far as I can see, it's two bedrooms or bust.

0:04:58 > 0:05:02And if you cast your mind back to that beautifully maintained

0:05:02 > 0:05:05courtyard, there's some important information to consider

0:05:05 > 0:05:07when you're doing your sums.

0:05:07 > 0:05:10Buying in a beautifully managed block like this means that

0:05:10 > 0:05:14you have to contribute to the upkeep in the form of service charge.

0:05:14 > 0:05:16It is something that's often overlooked

0:05:16 > 0:05:20but you can be asked to pay up to £1,000 or more per year,

0:05:20 > 0:05:23especially if the blocks have lifts to maintain,

0:05:23 > 0:05:26roofing issues or gardens to tend to.

0:05:26 > 0:05:28Here, I am afraid to say, it's more than that.

0:05:28 > 0:05:34In fact, it's triple that, at £3,000 per year. Ouch. Do the maths.

0:05:34 > 0:05:38It's a whopping £250 per month to find on top of your mortgage,

0:05:38 > 0:05:43or £250 less in rental returns.

0:05:43 > 0:05:45The gardens may look pretty

0:05:45 > 0:05:48but all of this loveliness comes with a hefty price tag.

0:06:02 > 0:06:06to live here but as an investor, it's not money I would see back

0:16:23 > 0:16:28The windows need replacing and the decor, well, it is dated.

0:16:28 > 0:16:33Well, much as I love this place, it does start to go a bit wrong when you come upstairs.

0:16:36 > 0:16:39because in order to access the second bedroom on the second floor,

0:16:39 > 0:16:41you have to come through the first bedroom on the first floor.

0:16:41 > 0:16:44So, really not a good scenario.

0:16:44 > 0:16:48And here's the other slight problem. This is the only bathroom in the property,

0:16:48 > 0:16:52and to say it's the bathroom, it's not actually, it's your shower room. As you can see, it's tiny.

0:16:52 > 0:16:56It's only marginally bigger than the kitchen downstairs,

0:16:56 > 0:16:58so you definitely want to do something about that.

0:16:58 > 0:17:03The problem is, I don't know where you could put it. Still, we still love it.

0:17:25 > 0:17:30But with a guide price of £58,000 I reckon there will have to be

0:17:30 > 0:17:36a pretty hefty renovation budget on top of that to get the best out of this place.

0:17:40 > 0:17:45let's ask the auctioneer who sold the place what he would do with it.

0:17:46 > 0:17:50It's got a lot of character to it because it's on three floors

0:17:52 > 0:17:55Obviously it has got its limitations as to what you can achieve from it.

0:17:55 > 0:18:00There's quite a lot of damp. The window frames need replacing cos they've got wet rot in them.

0:18:00 > 0:18:04I think you've got to improve your bathroom arrangement somehow,

0:18:04 > 0:18:06and clearly the kitchen arrangement is substandard.

0:18:08 > 0:18:13but I think you could spend £15,000 on it in putting it right.

0:18:13 > 0:18:17You might be able to do it for £10,000 if you do it fairly modestly.

0:18:17 > 0:18:23With its guide price of £58,000, how do the potential returns look?

0:18:23 > 0:18:27This would fetch, I would say, on today's market, around £100,000 when it's renovated.

0:25:15 > 0:25:18He has a small portfolio of properties,

0:25:18 > 0:25:22and bought this flat with his dad to renovate and sell on.

0:25:25 > 0:25:28This is a decent-sized one bedroom property, as it stands.

0:25:28 > 0:25:29How will you make the most out of this?

0:25:29 > 0:25:33I plan to extend the kitchen, make it bigger,

0:25:33 > 0:25:34and make that into a bedroom.

0:25:34 > 0:25:37The kitchen will then move into the living room,

0:25:37 > 0:25:40and it'll be an open plan kichen/living room.

0:25:40 > 0:25:43Turning this into a two bedroom flat

0:25:43 > 0:25:45was definitely the right way to go.

0:26:09 > 0:26:13Carpenter Ziad had built a bespoke media centre in the alcove.

0:26:13 > 0:26:16It just needs the 3-D display.

0:26:17 > 0:26:21The layout in the bathroom hasn't changed,

0:26:21 > 0:26:24but the suite most certainly has.

0:26:26 > 0:26:28To maximise the space in the bedroom,

0:26:28 > 0:26:32more purpose-built furniture has been installed.

0:26:36 > 0:26:38The new doors add to the quality appearance here.

0:26:38 > 0:26:43But Ziad's initial plan to convert the kitchen into the second bedroom

0:26:43 > 0:26:45hit problems.

0:26:46 > 0:26:48Originally the idea was,

0:26:48 > 0:26:50"We'll take the kitchen out. We'll move that somewhere else,

0:26:50 > 0:26:52"and do the bedroom in there".

0:26:52 > 0:26:54The managing company gave us a very good reason

0:26:54 > 0:26:57why we couldn't build the bedroom in the existing kitchen.

0:26:57 > 0:27:00All the plumbing in the building runs through the kitchen,

0:27:00 > 0:27:01so we had to rethink our plan,

0:27:01 > 0:27:04and it's worked out better than we originally thought it would.

0:27:04 > 0:27:07What has Ziad done to that kitchen seating area?

0:27:07 > 0:27:09What we did with the second bedroom was,

0:27:09 > 0:27:11this living room was very large and long,

0:27:11 > 0:27:13so we felt we could create a second bedroom.

0:27:13 > 0:27:16We built this third wall, here, at a 45 degree angle,

0:27:16 > 0:27:19to create some extra space between the hallway and the bedroom.

0:27:19 > 0:27:22We blocked the kitchen opening, which is there,

0:27:22 > 0:27:25and we've created a nice, big kitchen opening here.

0:27:25 > 0:27:29Surprisingly, it still creates a lot of space within this living room,

0:27:29 > 0:27:31and we're very happy with that.

0:27:33 > 0:27:36The kitchen's been equipped to a high standard,

0:27:36 > 0:27:38with a washing machine, hob and microwave.

0:27:38 > 0:27:40He's certainly squeezed a lot in.

0:27:40 > 0:27:43The management company for the property

0:27:43 > 0:27:45put on other restrictions as well.

0:27:45 > 0:27:48They wouldn't allow hardwood flooring,

0:27:48 > 0:27:51because of possible noise for the flat below.

0:27:51 > 0:27:54And Ziad's request to replace the window in the new second bedroom

0:27:54 > 0:27:56was also refused.

0:27:56 > 0:28:00But his clever design has certainly maximised the space here.'

0:28:00 > 0:28:02As we did the first fix with the project,

0:28:02 > 0:28:05we realised that we should put the furniture in,

0:28:05 > 0:28:08purely because the main bedroom is quite awkward in shape,

0:28:08 > 0:28:11and putting fitted beds or fitted wardrobes in would make sense.

0:28:11 > 0:28:14Ziad designed the furniture himself,

0:28:14 > 0:28:17and project-managed the team that did the refurbishment.

0:28:17 > 0:28:19I don't do too much building work.

0:28:19 > 0:28:21But when it came to the fitted furniture,

0:28:21 > 0:28:25it's something I like doing, so I helped out in that.

0:28:25 > 0:28:28The work has taken a little longer than planned,

0:28:28 > 0:28:30but there was a delay starting,

0:28:30 > 0:28:33while the management company considered the application

0:28:33 > 0:28:34for the second bedroom.

0:28:34 > 0:28:38So, how much has Ziad had to spend?

0:28:38 > 0:28:40I've spent about £25,000

0:28:40 > 0:28:43in building work on the flat, so far.

0:28:45 > 0:28:47My initial budget was about £20,000.

0:28:47 > 0:28:51Ziad's not concerend that the £3,000 service charge

0:28:51 > 0:28:53might deter potential tenants, or a buyer,

0:28:53 > 0:28:56as he sees it as a fixed cost in a variable market.

0:28:56 > 0:29:00It covers central heating and gas.

0:29:00 > 0:29:02We live in an age where gas prices are going up.

0:29:02 > 0:29:06The service charge is fixed in this building for quite a number of years,

0:29:06 > 0:29:09so I think that's quite attractive to people.

0:29:46 > 0:29:49even though the second bedroom is a little small.

0:29:49 > 0:29:52It possibly lends itself to being a study,

0:29:52 > 0:29:55a separate dining area, or an occasional guestroom.

0:29:55 > 0:29:59Ziad and his father paid £211,000 for the flat,

0:29:59 > 0:30:01and the building costs have hit 25 grand.

0:30:01 > 0:30:06So, is it now worth more than the £236,000 they've invested here?

0:30:09 > 0:30:12This flat should sell for around £275,000.

0:30:12 > 0:30:15If I was to put this on the market, I would certainly put it on

0:30:15 > 0:30:19at £279,950.

0:30:19 > 0:30:22I would expect to get offers in excess of £270,000.

0:30:22 > 0:30:25We just put it on the market last week,

0:30:25 > 0:30:28and it's on the market for £279,950.

0:30:28 > 0:30:30If it sells, we're happy.

0:30:30 > 0:30:32If it doesn't sell, it's a perfect place for rental.

0:30:32 > 0:30:37If the flat did sell at that price of just under £280,000,

0:46:22 > 0:46:25I set about demolishing all the plaster straightaway,

0:46:27 > 0:46:30I got a builder in, and put my trust in him.

0:46:30 > 0:46:34I had a bit of a difference of opinion, and fell out a little bit.

0:46:34 > 0:46:36And went our separate ways.

0:46:36 > 0:46:40With only half the work complete, the fall out with her builder

0:46:40 > 0:46:43hampered Rachel's enthusiasm for the project.

0:46:43 > 0:46:47So, metaphorically, she closed the door on the renovation

0:46:47 > 0:46:48for over a year and a half.

0:46:48 > 0:46:52If I'm honest, I never really felt the push to get things sorted,

0:46:52 > 0:46:55because, financially, the climate as it is at the moment,

0:46:55 > 0:46:58the market wasn't very good to sell.

0:46:58 > 0:47:00So I knew I had a bit of breathing space, anyway.

0:47:00 > 0:47:02After getting her breath back,

0:47:02 > 0:47:06Rachel restarted the renovation eight months ago,

0:47:06 > 0:47:09and did some of the demolition jobs, as well as project managing.

0:47:16 > 0:47:20but it seems that Rachel won't be around to enjoy it.
