0:46:16 > 0:46:19When we were digging out and having bricks and things delivered,

0:46:19 > 0:46:24the site became very, very crowded, because it was so small.

0:46:35 > 0:46:40The one thing that came as a little bit of a surprise and an expense

0:46:40 > 0:46:46I wasn't expecting, was that I had to put on photovoltaic panels,

0:46:46 > 0:46:52which generate their own electricity, all as part of the new building regs,

0:46:52 > 0:46:55which was an additional cost that I hadn't budgeted for.

0:46:55 > 0:46:59That cost me an additional £2,500 and we were able

0:46:59 > 0:47:02to install them ourselves and then get them commissioned.

0:47:02 > 0:47:06'What effect did that have on the construction costs?

0:47:06 > 0:47:10'Did he manage to keep to his initial budget of 50,000?'

0:47:12 > 0:47:17I've ended up spending 58,000, which is more realistic.

0:47:18 > 0:47:22'Mark's building business has been very busy on other projects,

0:47:22 > 0:47:24'but whenever there's been some slack time,

0:47:24 > 0:47:29'he's sent his team of builders here to continue building this house.

0:47:32 > 0:47:36I haven't spent very much time on the project myself at all.

0:47:43 > 0:47:48I'm intending to, hopefully, if the rental values are right,

0:48:24 > 0:48:29to a very good standard and, um, should sell

0:48:32 > 0:48:35a fairly ordinary two-bedroom house with really not a lot of flair.

0:48:35 > 0:48:38And really, the owners have created the exact opposite.

0:48:38 > 0:48:42I like the fact that he's kept two good-sized bedrooms

0:48:42 > 0:48:47rather than try to compromise with the space and get three bedrooms,

0:48:48 > 0:48:53'So is the house worth more than the 95,000 that Mark's invested here?'

0:48:53 > 0:48:58I would look to market this property for £125,000.
