0:01:46 > 0:01:51By 1848, there were 20 pits located around here.

0:01:51 > 0:01:57One of the earliest paper mills in Lancashire was built in Farnworth.

0:01:57 > 0:02:01I'm here to see a property in this rather mixed residential area.

0:02:01 > 0:02:03There are houses for first-time buyers,

0:02:03 > 0:02:05there are houses for families,

0:02:05 > 0:02:07there's even bungalows.

0:02:07 > 0:02:10And, of course, we've got our auction property right here.

0:02:10 > 0:02:15It's a large detached house, it had a guide price of £75,000.

0:02:15 > 0:02:17It does look a little bit tatty on the outside.

0:02:17 > 0:02:20But it sits on a generous plot. I'm quite excited.

0:02:22 > 0:02:27This imposing four-bed house was described in the auction catalogue

0:02:27 > 0:02:30as being in need of complete renovation,

0:02:30 > 0:02:32which is always rather worrying when you first step inside.

0:05:08 > 0:05:11This property is struggling to offer any plus points.

0:05:12 > 0:05:15But, out the back, I've discovered one big bonus.

0:05:20 > 0:05:23as a former self-contained basement flat.

0:05:23 > 0:05:24It's got a separate entrance here.

0:05:24 > 0:05:28Unfortunately, I can't get in there today, as it's all blocked up.

0:05:28 > 0:05:32But I have been told it's almost the same size,

0:05:32 > 0:05:34the same square footage, as up there.

0:05:34 > 0:05:36So, I'm thinking,

0:05:36 > 0:05:38teenage den, separate granny flat.

0:05:38 > 0:05:40Or, if it was my own house,

0:05:40 > 0:05:45I would love this as a big family kitchen-diner, with sliding doors

0:05:45 > 0:05:48and a big deck area, which opens out onto this big garden.

0:05:48 > 0:05:51I think it will be great for entertaining.

0:05:51 > 0:05:54And it leaves two reception rooms upstairs.

0:05:56 > 0:05:59We invited a local property expert to come and have a look at the place.

0:05:59 > 0:06:03What are her recommendations for this renovation project?

0:06:03 > 0:06:06Just what are the options here?

0:06:07 > 0:06:10Well, obviously, it needs some work doing.

0:06:10 > 0:06:12But I think it's got great potential,

0:06:12 > 0:06:18either for the buy-to-let market, or a residential home.

0:06:18 > 0:06:19You'd either renovate it

0:06:19 > 0:06:24and have it as a four-bedroom detached lovely period family home.

0:06:24 > 0:06:27Or, obviously with planning permission from the council,

0:06:27 > 0:06:33you could possibly convert it into four self-contained flats,

0:06:33 > 0:06:36which will give really good rental potential.

0:06:36 > 0:06:39Student accommodation, that sort of thing.

0:06:39 > 0:06:42What rental income could you achieve here, either as a family home,

0:06:42 > 0:06:46or as a house rented out to students?

0:06:46 > 0:06:48If this was renovated,

0:06:48 > 0:06:50and rented out as family private family residence,

0:06:50 > 0:06:55I think you'd probably be looking at about £650-£700 a month.

0:06:55 > 0:06:57But, if you went down the planning permission

0:06:57 > 0:06:59for the student accommodation,

0:06:59 > 0:07:03that could be something like £1,300 a month.

0:07:03 > 0:07:05But what about the sale value,

0:07:05 > 0:07:08both for a four-bed house,

0:07:08 > 0:07:11or for a student house divided into flats?

0:07:11 > 0:07:15As a student accommodation, obviously with the full renovation,

0:07:15 > 0:07:20You could be looking at about £190,000 to £195,000.

0:07:20 > 0:07:25For one family, about £180,000 to £185,000.

0:07:27 > 0:07:31This is a large project for anybody to take on.

0:09:16 > 0:09:19I'm normally in the estate agency camp.

0:09:19 > 0:09:21Hold on, Colin, you're not supposed to be buying the stock up!

0:09:21 > 0:09:24No, we're not allowed to buy our own stock.

0:09:24 > 0:09:27But we've been running a property business for 30 years.

0:09:27 > 0:09:31And, with the recession, estate agency's a bit more difficult these days.

0:09:31 > 0:09:34So I'm spending more of my time looking for other opportunities,

0:09:34 > 0:09:36and obviously we've bought this from somebody else's auction.

0:09:36 > 0:09:39So, is this property predominantly for you,

0:09:39 > 0:09:41to go in your portfolio of properties?

0:09:41 > 0:09:43Well, this one is to buy and sell.

0:09:43 > 0:09:46So, we're going to buy this, renovate it, and then sell it.

0:09:46 > 0:09:49So, we're not going to keep it in our portfolio,

0:09:49 > 0:09:51this is going to be shifted through.

0:09:52 > 0:09:54So, as well as being an estate agent,

0:09:54 > 0:09:58Colin is also a partner in the family property business.

0:09:58 > 0:09:59They run an auction house,

0:09:59 > 0:10:04and also buy, sell and let properties.

0:10:05 > 0:10:07This is going to be an easy chat for me.

0:10:07 > 0:10:10Basically, through the eyes of an estate agent,

0:10:10 > 0:10:13what did you see, what is so great about this place that you wanted to buy it?

0:10:13 > 0:10:15It's a large house.

0:10:15 > 0:10:18It doesn't look as large inside as it does outside.

0:10:18 > 0:10:20It's rather disappointing on the inside.

0:10:20 > 0:10:22"Disappointing" isn't the word I'd have used.

0:10:22 > 0:10:24It's just slightly deceptive.

0:10:24 > 0:10:27But I think that's mainly because it's in such a poor state.

0:10:27 > 0:10:30To me, it just looks derelict and almost as if it's going to fall down.

0:10:30 > 0:10:34You don't have to go upstairs to look at the bedrooms. Look!

0:10:46 > 0:10:49To most people, they'd come and think it's a derelict wreck.

0:10:49 > 0:10:52For me, it's saved a load of money clearing it out.

0:10:54 > 0:10:57But it needs completely doing. So, the wiring,

0:10:57 > 0:11:00the plumbing, heating, kitchens, bathrooms.

0:11:00 > 0:11:03There are some walls that are going to be moved around.

0:11:03 > 0:11:06We're going to put a bathroom in where it's just a tiny little hole at the minute.

0:11:06 > 0:11:09We're going to make the two bedrooms at the front,

0:11:09 > 0:11:13where it's one big bedroom at the minute, and it can afford to be two bedrooms.

0:11:13 > 0:11:16The bedroom that's immediately above us doesn't look that big

0:11:16 > 0:11:19but actually it's 14x13.

0:11:22 > 0:11:24Yep, I can go with that!

0:11:24 > 0:11:25It's the same size as this room.

0:11:25 > 0:11:29- And I can see it!- So this roughly the size of the room you've got.

0:11:29 > 0:11:31So you'll end up with one great master bedroom,

0:11:31 > 0:11:35two really good single bedrooms.

0:11:35 > 0:11:38And a smaller single bedroom at the back of the house.

0:11:38 > 0:11:40It's got the room downstairs,

0:11:40 > 0:11:43which means it can still have two great reception rooms.

0:11:46 > 0:11:50- Obviously, I'm thinking this is going to be the kitchen?- Yes.

0:11:50 > 0:11:52We're stood in the kitchen at the minute.

0:11:52 > 0:11:55The attraction for me of having two reception rooms on different levels,

0:11:55 > 0:11:58if you go into most houses, the reception rooms are next to each other.

0:11:58 > 0:12:01If you've got noisy teenagers,

0:12:01 > 0:12:04and they want to play their music or have their telly a bit loud.

0:12:04 > 0:12:06Or just have some fun.

0:12:06 > 0:12:08And you've got Mum and Dad in the next room going,

0:12:08 > 0:12:11"Turn it down" Cut the noise!"

0:12:11 > 0:12:12They can go downstairs

0:12:12 > 0:12:15and have as much noise as they like. Get it well insulated.

0:12:15 > 0:12:16The kids can have a great time.

0:12:16 > 0:12:19Parents can have a great time, well away from each other,

0:12:19 > 0:12:21not causing either of them any trauma.

0:12:21 > 0:12:25Clearly, Colin's planning a single residence here as a family home,

0:12:25 > 0:12:28rather than a multi-let.

0:12:28 > 0:12:31This rear ground floor room will be the dining kitchen.

0:13:07 > 0:13:10At the minute, we've got 30 projects on the go.

0:13:10 > 0:13:14So, I am hectically busy at the moment.

0:13:14 > 0:13:15The property business is good.

0:13:15 > 0:13:17There are buyers out there in the market.

0:13:17 > 0:13:19There's good properties to buy.

0:13:19 > 0:13:22So, for me it's really healthy at the moment.

0:13:22 > 0:13:27And life is very positive, and some really exciting projects.

0:13:30 > 0:13:32We're spending £40,000 on it.

0:13:32 > 0:13:35- £40,000. How long is it going to take you to do?- Eight weeks.

0:13:40 > 0:13:43It won't necessarily be eight weeks from today,

0:13:44 > 0:13:46But, from the day we walk into the property,

0:13:46 > 0:13:49- to the day he gives me the keys back, it will be eight weeks. - Will it really?- Yes.

0:15:40 > 0:15:42Not surprisingly, I guess.

0:15:42 > 0:15:46And, not a bad kitchen it is.

0:15:46 > 0:15:48It's kind of in that era where it just about needs to be replaced.

0:15:50 > 0:15:53But you might want to consider just putting a new work surface,

0:15:53 > 0:15:55or maybe cupboard and drawer fronts.

0:15:55 > 0:15:57That could definitely give it a bit of a lease of life.

0:16:00 > 0:16:03But, the whole house, is just that little bit...

0:16:03 > 0:16:07It's not bad. In fact, it's actually quite good. But it just needs updating.

0:16:07 > 0:16:09In here, main living room area. You've got a gas fire.

0:16:09 > 0:16:12Again, a little bit dated, you probably want to replace that.

0:16:12 > 0:16:14Some of this stuff on the walls could come off,

0:16:14 > 0:16:17and just make it nice and plain and simple. It's not a bad-sized space.

0:16:17 > 0:16:20Through to your main sleeping accommodation.

0:16:20 > 0:16:23You've got your bathroom and toilet there.

0:16:23 > 0:16:26First bedroom there. That's a bit worrying on that wall.

0:16:26 > 0:16:28You could be forgiven for thinking

0:16:28 > 0:16:31that someone's tried to doodle a map of the world here.

0:16:31 > 0:16:36But this is actually an enormous damp patch. Not good!

0:16:37 > 0:16:39This is the second bedroom.

0:16:39 > 0:16:44- HE LAUGHS - Again, very 1980s. Big mirrored wardrobes!

0:16:44 > 0:16:47But, as I keep on saying, whenever I visit properties,

0:16:47 > 0:16:50you must always look inside cupboards and things

0:16:50 > 0:16:53because it can reveal a multitude of problems.

0:16:53 > 0:16:54And, in fact, there it is.

0:16:54 > 0:16:57It wasn't just confined to that bedroom.

0:16:57 > 0:17:00There, the damp, which I saw, is in this room as well.

0:17:00 > 0:17:05It's a bit more of a serious problem than I had initially thought.

0:17:05 > 0:17:08And also, this wardrobe.

0:17:08 > 0:17:10I think it shrinks the room a bit too much. So, get rid of that.

0:17:10 > 0:17:14And, more importantly, try and figure out what's going on with that damp.

0:17:16 > 0:17:18More often than not, there's no great mystery

0:17:18 > 0:17:21when it comes to a wet, wet, wet patch like this!

0:17:21 > 0:17:24So, it's straight out to the front garden

0:17:24 > 0:17:26to see if anything obvious is amiss.

0:17:28 > 0:17:31Well, you know, it's a bit strange,

0:17:31 > 0:17:33because this is definitely the front of the property,

0:17:33 > 0:17:37because you've got the front doors, the numbers, names of the houses.

0:17:37 > 0:17:40But, instead of having a road there, you've just got this little walkway.

0:17:40 > 0:17:43But, given that the main garden of the property is out here

0:17:43 > 0:17:45at the front, back, whatever you want to call it,

0:17:45 > 0:17:48I actually think it works quite well because, if you have children,

0:17:48 > 0:17:50no danger of them running out onto the road.

0:17:50 > 0:17:52So it's also quite quiet.

0:17:52 > 0:17:55While I'm out here, one thing I do notice, up on the roof there,

0:17:55 > 0:17:59if you notice where the roof of our property joins the next one,

0:17:59 > 0:18:02there's a bit of concrete just missing there, a little fillet.

0:18:02 > 0:18:05I reckon that is where the water's getting in

0:18:05 > 0:18:07and causing the damp below.

0:18:07 > 0:18:09Not too expensive to fix that.

0:18:09 > 0:18:11And, in terms of downstairs,

0:18:11 > 0:18:14a bit of replastering and repainting required.

0:27:58 > 0:28:03one of which is an en suite, as well as a good-sized family bathroom.

0:28:05 > 0:28:08and his team of builders have transformed the place.

0:28:08 > 0:28:12But he was pretty adamant it would only take eight weeks.

0:28:12 > 0:28:14So, why the delay?

0:28:14 > 0:28:18It probably has taken us about 10 to 12 weeks to do the work.

0:28:18 > 0:28:19So, it did take a little longer.

0:28:19 > 0:28:23We ended up taking walls down that we weren't anticipating having to

0:28:23 > 0:28:24take down.

0:28:24 > 0:28:28Doing the cellar took a little bit longer than we anticipated,

0:28:28 > 0:28:31so we've ended up with an extra three or four weeks run on

0:28:31 > 0:28:33from the original time scale.

0:28:33 > 0:28:37So, it's not been too bad. We just delayed starting it.

0:28:37 > 0:28:40And that is why it has taken longer than we anticipated.

0:28:44 > 0:28:48since you did have about 30 other projects on the go at the same time,

0:29:26 > 0:29:30having it on the ground floor wasn't such a bad move after all.

0:29:31 > 0:29:35Keeping the kitchen upstairs was a real discussion point.

0:29:35 > 0:29:38We decided that it was the centrepiece of the house,

0:29:38 > 0:29:40you know, it was where the family can come together.

0:29:40 > 0:29:43It's a great entertaining space.

0:29:43 > 0:29:45We've got the lounges downstairs and upstairs.

0:29:45 > 0:29:49So, we felt for the family and for it to be a great entertaining area,

0:29:53 > 0:29:58So with his purchase price of 75,000 and his renovation costs coming in at 50 grand,
