0:02:08 > 0:02:11So, big question is, will the property I'm here to see

0:02:11 > 0:02:15be pulsating with potential or as cold as a tomb?

0:02:16 > 0:02:20Each year, Whitby holds a gothic weekend for Bram Stoker fanatics,

0:02:20 > 0:02:24who are drawn to its eerie abbey and atmospheric coastline.

0:02:24 > 0:02:28But today, it's not just Stoker fans.

0:02:28 > 0:02:31The town is buzzing with day trippers and holidaymakers

0:04:12 > 0:04:18Fairly questionable fireplace, you want to get rid of that,

0:04:18 > 0:04:22but the big thing about this room is that. I mean, how fantastic?

0:04:24 > 0:04:27you've got St Mary's church on the top of the hill there,

0:04:27 > 0:04:32lots of people. But what a fantastic location this property is.

0:04:32 > 0:04:35But something's not quite working in terms of the layout.

0:04:35 > 0:04:38I think there's a trick being missed here, big time.

0:04:38 > 0:04:41Why not think about converting this into a two-bedroom flat?

0:04:43 > 0:04:46the amount of rent you could get, or the value,

0:04:46 > 0:04:49and I don't think it would be that difficult.

0:04:50 > 0:04:53leaving access through to the kitchen, create a bedroom there,

0:04:53 > 0:04:57then knock out this wall here, in between this room and the kitchen,

0:04:57 > 0:05:01to create a really nice open-plan living/kitchen area, with those fantastic views.
