0:11:32 > 0:11:36But it's been nice because I've been so focused on my career

0:11:36 > 0:11:39and working long hours and everything for the last 12 years or so,

0:11:39 > 0:11:41and it's been nice to be able to spend

0:11:41 > 0:11:43that little bit more time with the family.

0:11:43 > 0:11:46The ideal thing about this is I can work on this during the day,

0:11:46 > 0:11:50maybe the odd weekend, but I'm still coming home every night to the family

0:11:50 > 0:11:53and to the kids, so it's ideal.

0:49:50 > 0:49:53It certainly wasn't short of potential

0:49:53 > 0:49:58and retired computer company owner David bought it for 130,000

0:49:58 > 0:50:02in partnership with another retired friend, Paul.

0:50:02 > 0:50:04After chatting on a golf course,

0:50:04 > 0:50:07they thought it might be fun to have a go at property developing.

0:50:07 > 0:50:10They thought this would be the ideal property

0:50:10 > 0:50:12to get into the swing of things.

0:50:12 > 0:50:15The only question was, what to do with it?

0:50:15 > 0:50:17There's plan A and Plan B.

0:50:17 > 0:50:20Plan A is to convert it to two one-bedroom flats.

0:50:20 > 0:50:25Plan B is we do a straightforward renovation

0:50:25 > 0:50:27and leave it as a nice three-bedroom flat.

0:50:27 > 0:50:30So David and business partner Paul had a tricky decision to make.

0:50:30 > 0:50:35The two flat option needed planning permission and a proposed budget

0:50:35 > 0:50:36of 35 to 40,000,

0:50:36 > 0:50:40or there could be a more straightforward refurbishment

0:50:40 > 0:50:45to keep it as a single maisonette which would cost around 20,000.

0:50:45 > 0:50:50So, what was it to be? A full 13 months later we're back.

0:50:52 > 0:50:56At last, the scaffolding has gone from the adjacent building

0:50:56 > 0:50:58and there are new windows and doors.

0:50:58 > 0:51:00Stepping inside...

0:51:03 > 0:51:05..I only see one entrance.

0:51:05 > 0:51:09It looks like they've retained it as a maisonette.

0:51:12 > 0:51:16Yes, the large lounge is a giveaway. Not a bed in sight.

0:51:44 > 0:51:46and we went to go for a white and black finish

0:51:46 > 0:51:50so black floor, white and black units, metro tiles.

0:51:50 > 0:51:54We put plinth lighting in, undercover lighting.

0:51:54 > 0:51:57We're really pleased with the finish of the kitchen.

0:51:57 > 0:52:01They have opted for a refurbishment instead of the flat conversion

0:52:01 > 0:52:04but they've not only gone for high-spec fittings but have also

0:52:04 > 0:52:06made the most of all the space they had here.

0:52:06 > 0:52:09The wall between the two bedrooms upstairs,

0:52:09 > 0:52:13we took that out and put a new one and with a dog leg

0:52:13 > 0:52:16so we now have three double bedrooms as well.

0:52:16 > 0:52:19That neat solution has improved the middle bedroom

0:52:19 > 0:52:22without unduly affecting the second bedroom.

0:52:26 > 0:52:30The master bedroom's also got a little bit extra.

0:52:30 > 0:52:33We put an en-suite in the main bedroom.

0:52:33 > 0:52:36That was a challenge as we didn't want to be too intrusive in the room

0:52:36 > 0:52:38so we put a slight angle on the front

0:52:38 > 0:52:42and we put a smaller shower in but it's still perfectly adequate.

0:52:42 > 0:52:45I've tried it so you can shower and dry in there.

0:52:46 > 0:52:49That en-suite shower room is complemented

0:52:49 > 0:52:52by a fully refurbished bathroom suite.

0:52:56 > 0:52:59All in all, I think this is a pretty impressive change throughout

0:52:59 > 0:53:02but why did they decide to choose plan B over plan A?

0:53:06 > 0:53:09We did apply for planning permission. It took us a while to get it

0:53:09 > 0:53:12but we actually got full planning for the conversion.

0:53:12 > 0:53:15The development we had next door had been very intrusive

0:53:15 > 0:53:18and it became clear that we wouldn't be able to sell or rent the property

0:53:18 > 0:53:21until the development next door was finished

0:53:21 > 0:53:24so we put the whole development on hold

0:53:24 > 0:53:27and we also bought another one in Maidstone.

0:53:27 > 0:53:30We concentrated on that development

0:53:30 > 0:53:34and then it became just too expensive and too difficult, really,

0:53:34 > 0:53:36to do the conversion here so we decided to opt

0:53:36 > 0:53:40for just a straight renovation to do three bedrooms.

0:53:45 > 0:53:48So the delays with the next door made them feel

0:53:48 > 0:53:51they had no option but to go with plan B.

0:53:51 > 0:53:55However, despite it being over a year since we first saw it,

0:53:55 > 0:53:59the work was carried out over just three months.

0:53:59 > 0:54:00The builder did the bulk of it

0:54:00 > 0:54:04and David and his business partner Paul finished off the cosmetic bits

0:54:04 > 0:54:07hoping that would keep their budget in check.

0:54:07 > 0:54:10We originally planned about 20,000 for the renovation

0:54:10 > 0:54:15of the property but we decided to put an en-suite in

0:54:15 > 0:54:19and we put some extra features in.

0:54:19 > 0:54:22Also, because we applied for planning permission with drawings

0:54:22 > 0:54:24and everything else, that put it up,

0:54:24 > 0:54:27so we probably spent a fraction over 22.

0:54:27 > 0:54:32A £22,000 spend on top of the £130,000 purchase price

0:54:32 > 0:54:38will take their total outlay without costs and fees to £152,000.

0:54:38 > 0:54:43So, has opting to keep this as a single dwelling paid off?
