0:12:19 > 0:12:25The Margate Renewal Partnership was set up to spearhead the regeneration of the town

0:12:25 > 0:12:29into a creative and cultural hub while embracing and celebrating its traditions.

0:12:30 > 0:12:34It seems incredible that just steps from the beach

0:12:34 > 0:12:37is a road that is still very ripe for renovation.

0:12:37 > 0:12:40The property I'm here to see

0:12:40 > 0:12:43is this end of terrace, currently split into two units.

0:16:36 > 0:16:40which had a guide price of between 70 and 75,000.

0:16:42 > 0:16:45If you could get permission to keep it as two flats

0:16:45 > 0:16:49and then undergo the appropriate conversion works, it's worth it.

0:16:49 > 0:16:54You'd get a much better return in the two units than you would if it were put back into one large house.

0:16:55 > 0:16:59Let's talk figures. What could this place sell for once done up?

0:17:01 > 0:17:04If the property was fully renovated as one house,

0:17:04 > 0:17:06in today's market I would expect it to achieve

0:17:06 > 0:17:10somewhere between 170 and £175,000.

0:17:10 > 0:17:14If the property was split into two with a three-bed maisonette upstairs

0:17:14 > 0:17:16and a one-bed garden flat downstairs,

0:17:16 > 0:17:23I would expect them to achieve somewhere between 100 and 115,000 for the three-bed property,

0:17:23 > 0:17:29and the one-bed I would expect to achieve somewhere between 70 and 75,000.

0:17:32 > 0:17:35you could make more money with it as two units.

0:20:11 > 0:20:14Some of the period features have been taken out, which is a shame.

0:20:14 > 0:20:16But I intend to put some of them back in.

0:24:01 > 0:24:06Some people turn up to auctions and they haven't viewed it, or read the legal packs.
