0:15:24 > 0:15:28well, it could cost you thousands. A lot of thousands.

0:15:28 > 0:15:33In fact, a similar case recently not far away from here, just up the road,

0:15:36 > 0:15:40Now, that expenditure could easily bring you more profit in return,

0:35:31 > 0:35:35would normally achieve approximately £50 per week per room.

0:35:35 > 0:35:38As a whole property we would expect, per calendar month, this property

0:35:38 > 0:35:41to achieve somewhere in the region of £450.

0:35:41 > 0:35:45So, rental-wise, a similar income whatever approach you take.

0:35:45 > 0:35:50But, either way, it's a good yield, maybe up to 20% on a house

0:35:50 > 0:35:52that was guided at 25,000.

0:35:52 > 0:35:55I think this sort of property in this condition, we'd expect it to achieve

0:35:55 > 0:35:59somewhere in the region of 50 to £55,000.

0:42:09 > 0:42:12It was bought by Pierre, who now works in public relations,

0:42:12 > 0:42:15but, in a former life, was an estate agent,

0:42:15 > 0:42:17and he obviously saw the potential of this flat

0:42:17 > 0:42:22that needed little work to get it returning on his hefty investment.

0:42:22 > 0:42:24What route are you going to take here?

0:42:24 > 0:42:28Well, I think what I'm going to do first of all is just, basically, do it up,

0:42:28 > 0:42:32freshen it up a bit, and then it should really be ready to go.

0:42:32 > 0:42:36That's what do, initially. I'll let it for the first six months,

0:42:36 > 0:42:38and I'll just get a flavour of then what to do with it.

0:42:38 > 0:42:42Pierre had a £3,000 budget

0:42:42 > 0:42:46and a one-month turnaround plan for the initial cosmetic makeover.

0:43:07 > 0:43:12He decided not to rent it out in the end, but to press ahead and start a renovation

0:43:12 > 0:43:16while simultaneously trying to purchase the loft space

0:43:16 > 0:43:19and the freehold in order to extend upwards.

0:43:19 > 0:43:22So, what have we got so far, then?

0:43:23 > 0:43:27Well, the living room and bedroom have been stripped back,

0:43:27 > 0:43:28replastered and whitewashed.

0:43:28 > 0:43:32And, towards the rear, the old toilet and bathroom

0:43:32 > 0:43:35have been joined to create a new shower room.

0:43:35 > 0:43:38And, though it doesn't look like it at the moment,

0:43:38 > 0:43:43those changes have led to an increase in the size of the kitchen as I'd hoped.

0:43:43 > 0:43:47What I've done in the hallway and the kitchen is to remove the door

0:43:47 > 0:43:51that was originally just here, which made for a small kitchen.

0:43:51 > 0:43:56I've removed the doorway. I've moved this wall, it's a stud partition wall,

0:43:56 > 0:43:59outwards into the hallway and made it open plan.

0:43:59 > 0:44:01I've kept the skylight,

0:44:01 > 0:44:05so that the hallway itself will be nice and bright,

0:44:05 > 0:44:07albeit slightly smaller than it was.

0:44:07 > 0:44:11The idea of that is to have kitchen units running along this wall,

0:44:11 > 0:44:15running underneath the window, and here, in this area here,

0:44:15 > 0:44:18now that it's bigger, there'll be space for a table with four chairs.

0:44:18 > 0:44:23So it will be an eating kitchen, which is very important in a flat of this size.

0:44:23 > 0:44:26I'll be putting a doorway just here,

0:44:26 > 0:44:30and then we've got the doorway to the shower room, which is a little smaller

0:44:30 > 0:44:33because, of course, I've used some of the space for the kitchen,

0:44:33 > 0:44:36but at the same time, because I've moved the shower tray

0:44:36 > 0:44:38and made it width-wise rather than length-wise,

0:44:38 > 0:44:41I've used some of the width of the hallway

0:44:41 > 0:44:43and it will still be of a decent size.

0:44:43 > 0:44:46In fact, it will be very difficult to tell

0:44:46 > 0:44:50that it's actually reduced in size, the shower room, but the kitchen benefits.

0:44:50 > 0:44:55Increasing the kitchen size is a wise move for Pierre.

0:44:55 > 0:44:58But, after 11 months, why isn't it finished?

0:44:58 > 0:45:01Well, the work's all been put on hold

0:45:01 > 0:45:03because the purchase of freehold and loft space

0:45:03 > 0:45:05still hasn't been signed off.

0:45:05 > 0:45:10It's taken a long time, but the loft space is ideal for conversion.

0:45:10 > 0:45:12I've had to negotiate with the freeholder

0:45:12 > 0:45:14over the purchase of the freehold,

0:45:14 > 0:45:17and including the loft space.

0:45:17 > 0:45:20Once that's done, we'll need planning permission

0:45:20 > 0:45:22to convert the loft space

0:45:22 > 0:45:25into a big double bedroom with an en suite.

0:45:25 > 0:45:27And that will be the master bedroom.

0:45:27 > 0:45:32So it looks like Pierre is taking matters onto another level, literally.

0:45:32 > 0:45:36Adding a loft conversion could cost approximately 25,000.

0:45:36 > 0:45:39But he's hoping it's a small outlay

0:45:39 > 0:45:42compared to the potential returns on the property.

0:45:42 > 0:45:45And, if all goes to plan,

0:45:45 > 0:45:48it seems that the work already carried out on the first floor

0:45:48 > 0:45:50could change dramatically again.

0:45:50 > 0:45:54I might well be converting the living room and the existing bedroom

0:45:54 > 0:45:58into a big, L-shaped, open-plan kitchen-diner-living.

0:45:58 > 0:46:03And then the existing kitchen could be converted into a smaller double bedroom.

0:46:03 > 0:46:08But, if that does come off, then this could be an exceptional property.

0:46:18 > 0:46:22And one of its big attractions was the long lease of 125 years,

0:46:22 > 0:46:24which was a big bonus for Pierre

0:46:27 > 0:46:29Well, the freehold itself was quite reasonable

0:46:29 > 0:46:32because both flats were in very long leases,

0:46:32 > 0:46:34the freehold was about 3,500.

0:46:34 > 0:46:37But the roof space itself was kept separate in the sale,

0:46:37 > 0:46:41and I've had to negotiate on that, and that's come in at about 20,000.

0:46:42 > 0:46:48Getting the freehold and roof space is costing Pierre 23,500.

0:46:48 > 0:46:50He reckons, once the loft has been converted

0:46:50 > 0:46:52and the first floor finished off,

0:46:52 > 0:46:58his projected total spend will be 327,000.

0:46:59 > 0:47:01But at the moment he is undecided

0:47:01 > 0:47:05whether to let or sell the finished product.

0:47:05 > 0:47:08So, it's time to find out, from two local estate agents,

0:47:08 > 0:47:12their thoughts on this first floor flat in Shepherd's Bush.

0:47:12 > 0:47:15My first impression of the flat is it's a work in progress,

0:47:15 > 0:47:17I think they're doing a very good job.

0:47:17 > 0:47:19I like the layout. It works really well.

0:47:19 > 0:47:22Brilliant-sized kitchen-breakfast room, which is highly desirable.

0:47:22 > 0:47:24My first impression of the property,

0:47:24 > 0:47:27seems as if the work is going very well.

0:47:27 > 0:47:30It has a good-sized living room with good, high ceilings

0:47:30 > 0:47:32and a good-sized double bedroom.

0:47:32 > 0:47:36But should Pierre press ahead with his plans for the loft?

0:47:36 > 0:47:39I, without a doubt would, go into the loft space.

0:47:39 > 0:47:42It adds huge value to the property

0:47:42 > 0:47:45and opens up a completely larger market.

0:47:45 > 0:47:48Putting a bedroom in the loft would be an absolutely great idea,

0:47:48 > 0:47:51purely because it would bring a lot more rental income

0:47:51 > 0:47:53and, of course, when it comes to selling the flat,

0:47:53 > 0:47:55it will add value to the flat.

0:47:55 > 0:47:59And adding value is the name of the game here.

0:47:59 > 0:48:04These two estate agents reckon that renovated as a one-bed,

0:48:04 > 0:48:07it would be worth 330 to 360,000.

0:48:07 > 0:48:12Bearing in mind Pierre's estimated total spend of 327 grand

0:48:12 > 0:48:14for the bigger two-bed flat,

0:48:14 > 0:48:16what resale figure could he achieve?

0:48:16 > 0:48:21We could be looking to market this, I think, between 450, 475.

0:48:21 > 0:48:27As a two-bedroom flat, I would value this at 450 to £460,000.

0:48:27 > 0:48:32Well, those valuations could give a possible pre-tax profit

0:48:32 > 0:48:35of between 123 to 148,000.

0:48:35 > 0:48:37Incredible!

0:48:37 > 0:48:40But would Pierre be better off holding on to this property

0:48:40 > 0:48:43as a long-term investment?

0:48:43 > 0:48:45What sort of rentals could he achieve?

0:48:45 > 0:48:49As a two-bedroom property, I would expect to obtain around,

0:48:49 > 0:48:52roundabout 1,500 a month, maybe a touch more.

0:48:52 > 0:48:53A two-bedroom flat

0:48:53 > 0:48:57would achieve anything from 15 to £1,600 a month.

0:48:57 > 0:49:01Well, those rental figures could give Pierre an annual rental yield

0:49:01 > 0:49:04of between 5 and a half to just under 6%.

0:49:04 > 0:49:08So, at the moment, it seems the resale values are the best way forward.

0:49:08 > 0:49:12But neither of these sorts of returns will be possible

0:49:12 > 0:49:15until the loft conversion is complete.

0:49:15 > 0:49:18So has Pierre got any idea what he'll do with the flat

0:49:18 > 0:49:21- once the renovation is finished? - With regards to what I do to it,

0:49:21 > 0:49:25whether or not I keep it, live in it, sell it, rent it, they're all very much open.

0:49:25 > 0:49:28I think what's important is to get the work done,

0:49:28 > 0:49:30have a look at it as a completed project,

0:49:30 > 0:49:33and then I'll be able to decide what to do with it.

0:49:35 > 0:49:37In Preston, Lancashire,

0:49:37 > 0:49:41a two-bedroomed Victorian house went up for auction

0:49:41 > 0:49:44situated close to the university

0:49:44 > 0:49:46and in a tired but reasonable condition.

0:49:46 > 0:49:50This house seemed an ideal project for someone to come in and refurbish.

0:49:50 > 0:49:53However, there was a catch with this house,

0:49:53 > 0:49:57as it was part of the Preston Council's Landlord Accreditation Scheme,

0:49:57 > 0:50:01which meant it could only be bought by an accredited landlord

0:50:01 > 0:50:02or an owner-occupier.

0:50:02 > 0:50:06But this didn't put off local heating engineer, Alex,

0:50:06 > 0:50:10who bought it with the help of his mum, Janet, for £48,000 at auction.

0:50:10 > 0:50:14Sold to the lady in the aisle at the back. Good buy, that.

0:50:14 > 0:50:15Tell me why you wanted to buy this place.

0:50:15 > 0:50:19I decided to invest my money into property.

0:50:19 > 0:50:24A year ago, me and my friend bought a house together.

0:50:24 > 0:50:27We fully renovated it and sold it on.

0:50:27 > 0:50:30- We made a good sum of money. - Oh, great.

0:50:30 > 0:50:33And he's moved on and bought a house with his girlfriend,

0:50:33 > 0:50:35so I thought, I'll go out and buy a house of my own.

0:50:35 > 0:50:37- Wow.- So, here we are.

0:50:37 > 0:50:39# All by myself

0:50:40 > 0:50:41# All by myself... #

0:50:47 > 0:50:50And with this, his first solo project,

0:50:50 > 0:50:53Alex not only wanted to refurbish it,

0:50:53 > 0:50:55but had some ambitious plans

0:50:55 > 0:50:58with hopes to install solar panels on the roof to heat the water.

0:50:58 > 0:51:02And he hoped to complete the refurbishment in just three months

0:51:02 > 0:51:05on a budget of around £7,000.

0:51:05 > 0:51:08Well, just over two months later, we're back.

0:51:11 > 0:51:15And along with a new front door,

0:51:15 > 0:51:17the hoped-for solar panel is in place.

0:51:24 > 0:51:28Inside, the dated decor and the gas fire have been removed,

0:51:28 > 0:51:32to be replaced by much simpler lines.

0:51:32 > 0:51:37And the kitchen's been spruced up and a new back door installed.

0:51:41 > 0:51:45And, as for that Eiger of a staircase, well that's still the same,

0:51:45 > 0:51:49but the new white paint gives it a brighter feel.

0:51:49 > 0:51:53So, what's it been like for Alex, tackling this project?

0:51:54 > 0:51:58A lot of late nights and a lot of weekends taken up.

0:51:58 > 0:52:00But well worth it, in the end.

0:52:01 > 0:52:05Yes, with a full-time job as a heating engineer in the family firm,

0:52:05 > 0:52:09it's always tricky finding the time to do up a property as well.

0:52:15 > 0:52:18But now both the bedrooms are completely refurbished.

0:52:20 > 0:52:24And there's a great new bathroom suite.

0:52:24 > 0:52:27So, in the bathroom, we've completely modernised it.

0:52:27 > 0:52:31We've lowered the ceiling and put some new spotlights in.

0:52:31 > 0:52:35We've completely changed the layout of the bathroom.

0:52:35 > 0:52:40We've moved the bath from this back wall here, there over here.

0:52:40 > 0:52:41That was to incorporate the shower.

0:52:41 > 0:52:44We've moved the toilet from over there, in the old bath's position,

0:52:44 > 0:52:46just to create more space.

0:52:46 > 0:52:48I think it looks really well.

0:52:50 > 0:52:53And, of course, the hot water for the new shower and bath

0:52:53 > 0:52:55will be supplemented by the solar panel,

0:52:55 > 0:52:58heated by the balmy Preston sunshine.

0:53:25 > 0:53:29Alex plans this to be a long-term rental property,

0:53:29 > 0:53:31so he hopes the solar technology

0:53:31 > 0:53:34will eventually pay back the £3,000 he invested in it.

0:53:34 > 0:53:38So, he's achieved his goal of putting on a solar panel,

0:53:38 > 0:53:41but did he manage the goal of doing most of the work himself?

0:53:41 > 0:53:43I obviously put the heating system in,

0:53:43 > 0:53:47the bathroom, the solar panels, the boiler.

0:53:48 > 0:53:51Didn't really help much with the decoration, cos I didn't have time,

0:53:51 > 0:53:53so we had to get a painter in.

0:53:53 > 0:53:56That's affected the budget a bit.

0:53:56 > 0:53:58I also helped the electrician and in the yard, as well,

0:53:58 > 0:54:02I put the shuttering up, the willow shuttering,

0:54:02 > 0:54:04and did a bit of work on the ground with the flags

0:54:04 > 0:54:07and painted the outside as well.

0:54:07 > 0:54:09OK. So, predominantly, the work has been down to him,

0:54:09 > 0:54:12but his parents also helped out,

0:54:12 > 0:54:15particularly with the administration side of things.

0:54:15 > 0:54:18And now the house is finished, what's next?

0:54:18 > 0:54:21We're going to get accredited by Preston City Council.

0:54:21 > 0:54:23And then we can get it rented out.

0:54:24 > 0:54:28But how much has it cost to get this three-bedroomed terraced house up to what he hopes

0:54:28 > 0:54:32is the standard necessary to secure accreditation?

0:54:32 > 0:54:35I think the budget was about £7,000.

0:54:35 > 0:54:38We've gone slightly over with £9,000.

0:54:38 > 0:54:41And that was to do with the solar ,really.

0:54:41 > 0:54:44But it will pay back in time, so I'm quite happy to do so.

0:54:45 > 0:54:50£9,000 budget, on top of a £48,000 purchase price at auction,

0:54:50 > 0:54:54would take Alex's total spend to £57,000, without costs and fees.

0:55:05 > 0:55:08I mean overall, the development of the property is very similar

0:55:08 > 0:55:10to what we'd expect to see in a terraced house

0:55:10 > 0:55:11in this area of Preston.

0:55:11 > 0:55:14However, obviously the modern technology of the solar panel

0:55:14 > 0:55:18is a little bit unusual, certainly for a property of this size.

0:55:18 > 0:55:21I think it's extremely good. It's been done to a very high standard,

0:55:21 > 0:55:23nice and neutral throughout.

0:55:23 > 0:55:25Nice kitchen, nice bathroom.

0:55:25 > 0:55:27Yep, done to a really good standard,

0:55:27 > 0:55:29so it should either sell or let really quickly.

0:55:29 > 0:55:33Alex isn't looking to sell this house on any time soon,

0:55:33 > 0:55:39but how is his 57,000 investment faring in the current resale market?

0:55:39 > 0:55:43I think in the current market a property like this would achieve in the region of £85,000.

0:55:43 > 0:55:46I believe in the current sales market, the property would be worth

0:55:46 > 0:55:49between £85,000 and £95,000.

0:55:49 > 0:55:53That's above what we expected, yeah, what we expected.

0:55:53 > 0:55:57I expected around 70, 75 at the moment,

0:55:57 > 0:55:59so, yeah, I'm pretty chuffed with that.

0:55:59 > 0:56:06So a potential pre-tax uplift in value between 28 and £38,000.

0:56:06 > 0:56:09But how would it do on the all-important rental market?

0:56:11 > 0:56:14This property could achieve £495 per calendar month.

0:56:14 > 0:56:16I believe, in the current rental market,

0:56:16 > 0:56:18the property should bring between £450 per calendar month

0:56:18 > 0:56:20to £500 per calendar month.

0:56:20 > 0:56:25I expected 450 to 475, so that's spot on there.

0:56:25 > 0:56:29So, once Alex achieves accreditation from Preston City Council,

0:56:29 > 0:56:34he could see a very healthy yield of between 9.5-10.5%

0:56:34 > 0:56:36certainly making this a good, solid investment,
