0:01:53 > 0:01:56which harks back to the city's industrial past.

0:01:56 > 0:02:01This is Bootle, about four miles outside Liverpool city centre.

0:02:01 > 0:02:05Once a thriving area, partly down to the shipbuilding industry.

0:02:05 > 0:02:10In fact, at one point, over 30,000 dockers had their homes here.

0:02:12 > 0:02:14About 90% of the properties in Bootle were damaged

0:02:14 > 0:02:16during heavy bombing in World War II.

0:02:16 > 0:02:21But this row of terraces appears to have stood the test of time.

0:02:26 > 0:02:30Nowadays, the area is really popular with people looking to rent,

0:02:30 > 0:02:33so it's attracting lots of landlords and investors,

0:02:33 > 0:02:36and the property I'm here to see sounds like it might be ideal.

0:02:36 > 0:02:40Three bedrooms, mid-terrace and a guide price of just £39,000.

0:02:56 > 0:03:00So for that amount of money, I have to say I am not expecting much,

0:03:02 > 0:03:07and I reckon this is a fantastic find. I love this kind of house.

0:03:10 > 0:03:12You come in through the front door, a little corridor,

0:03:12 > 0:03:15this front living room area here with a big sort of semi-bay window

0:03:15 > 0:03:18throwing lots of light. Slightly less light at the back,

0:03:18 > 0:03:21cos the window has actually been boarded up.

0:03:21 > 0:03:23But you can imagine a really nice fireplace in here,

0:03:23 > 0:03:25and the open-plan feel you get

0:03:25 > 0:03:28from this being opened up to a large archway is superb.

0:05:22 > 0:05:26I think the rental figure would be about £500 per calendar month.

0:07:41 > 0:07:47Well, I sold my house in Bowden... my husband died.

0:07:47 > 0:07:51And I decided, with my son-in-law's help,

0:07:51 > 0:07:55to put the money into property rather than into a bank.

0:07:55 > 0:07:58- Right. - So, it really was as simple as that.

0:07:58 > 0:08:01And Nigel was already doing property anyway.

0:08:01 > 0:08:03He bought...I think it was four houses

0:08:03 > 0:08:06and done them up very beautifully.

0:08:06 > 0:08:08So it seemed an exciting idea.

0:08:08 > 0:08:11That's how it all started.

0:08:11 > 0:08:13With a view to doing them up and selling them on

0:08:13 > 0:08:16- or with a view to renting them out? - I am intending to rent mine.

0:08:18 > 0:08:24I started out in this business with the idea of buying to do them up

0:08:24 > 0:08:25and sell the houses.

0:08:25 > 0:08:29But I ended up renting one house and found that it worked out

0:08:29 > 0:08:31- really quite well.- Right.

0:08:31 > 0:08:34I subsequently bought more and that's what I've done.

0:08:34 > 0:08:37So what about where you're living now, have you got a new house?

0:08:37 > 0:08:41No. No. Actually, when my husband died, he was in hospital

0:08:41 > 0:08:44- and he died in hospital... - I'm sorry. - ..and at that point, I was staying

0:08:44 > 0:08:50with my daughter and with Nigel, and it just, I just never went home!

0:08:50 > 0:08:53THEY LAUGH So she's moved in with us.

0:08:55 > 0:08:59That arrangement suits them all very well.

0:08:59 > 0:09:03With Jo's house let out, it soon became clear that if she sold

0:09:03 > 0:09:07her house instead, and invested in properties better suited to the rental market,

0:09:07 > 0:09:11she could get a much better return on her money.

0:09:11 > 0:09:13So, do you know this area?

0:09:13 > 0:09:15And if not, why pick this particular area?

0:09:15 > 0:09:18I don't know it at all. Nigel did, because...

0:09:18 > 0:09:22I know it well. I used to work not too far away from here and, in fact,

0:09:22 > 0:09:27I have one of my properties, it's just three roads away.

0:09:27 > 0:09:30- So it made perfect sense to look for more.- Right.

0:09:30 > 0:09:32And this is one of two,

0:09:32 > 0:09:36the other one being opposite that came up at auction at the same time.

0:09:36 > 0:09:38An absolutely perfect management situation -

0:09:38 > 0:09:40do them both up together, rent them both together,

0:09:40 > 0:09:43and then we've got three in very close proximity.

0:09:43 > 0:09:46- So you've bought another one across the road?!- Yes.- Right!- Indeed!

0:09:48 > 0:09:51Two properties on the same street bought by the same person

0:09:51 > 0:09:54at the same auction. All very efficient.

0:09:54 > 0:09:56If you're going to build a portfolio,

0:09:56 > 0:10:00keeping your properties close together does make a lot of sense.

0:10:01 > 0:10:05- So, tell me what you're going to do to the house.- Everything.

0:10:06 > 0:10:10Actually, this is the first time we've walked around

0:10:10 > 0:10:13and said we need to do this and we need to do that.

0:10:19 > 0:10:22The kitchen needs to be completely redone, as does the bathroom.

0:10:22 > 0:10:24All the wallpaper will be stripped.

0:10:24 > 0:10:27Where necessary, it'll be completely re-plastered.

0:10:27 > 0:10:31My philosophy has been to do it slightly better than the normal

0:10:31 > 0:10:36rental market demands, in order that we don't have any void periods.

0:10:36 > 0:10:40Keep the tenant happy, keep giving them something that they will

0:10:40 > 0:10:44- appreciate, and, in turn, hopefully they will appreciate us.- Right, OK,

0:10:44 > 0:10:47and make it a nice quality property that they will look after it.

0:10:47 > 0:10:51Yes, so we will probably spend more than you would think we ought to.

0:10:52 > 0:10:55In fact, they've got a generous budget of £16,000-£18,000

0:10:55 > 0:10:59and a timescale of around three months.

0:10:59 > 0:11:01They also hope to replicate the refurbishment with their other

0:11:01 > 0:11:07£43,000 purchase across the road which they bought sight unseen.

0:11:08 > 0:11:11We weren't actually able to look around it prior to the auction,

0:11:11 > 0:11:14because it had been boarded up and the agent couldn't give us access.

0:11:14 > 0:11:17How is it now you've had a look around?

0:11:17 > 0:11:21Well, actually, it will overall slightly cost us

0:11:21 > 0:11:24- less to do that property up than this.- Wow!

0:11:24 > 0:11:26And it cost us less at auction,

0:11:26 > 0:11:29because everybody was that little bit more nervous about it.

0:11:29 > 0:11:31- So...- That's interesting.

0:11:31 > 0:11:34We took a little bit of a gamble, but I think it's paid off well.

0:11:34 > 0:11:37Well, you're gambling with your mother-in-law's money!

0:11:37 > 0:11:40- This is true, yes!- That's the best gamble, isn't it?!

0:11:40 > 0:11:44Much easier than with your own! But I treated it as though it was my own.

0:11:44 > 0:11:45Yes.

0:11:45 > 0:11:49Let's hope that the gamble continues to pay off,

0:11:49 > 0:11:53because with Nigel's help, Jo hopes to build her portfolio

0:11:53 > 0:11:58up to five properties, giving her a steady rental income.

0:11:58 > 0:12:02And she doesn't intend to take a back seat with the renovation either.

0:13:26 > 0:13:30of families, as well as being home to English rugby at Twickenham Stadium.

0:13:37 > 0:13:40This part of Twickenham is called Strawberry Hill

0:13:40 > 0:13:44after Horace Walpole's Gothic mansion, Strawberry Hill House.

0:14:00 > 0:14:05The property I'm here to see shares the castle's lovely location,

0:14:05 > 0:14:09but it was built in the 1970s and is a little less extravagant.

0:14:09 > 0:14:12It's a four-bed terrace on this nicely kept estate

0:14:12 > 0:14:17and it had a guide price of £375,000.

0:14:17 > 0:14:22It's an unusual property for this area, but the street as well kept.

0:14:22 > 0:14:25From the outside, the house appears very promising.

0:14:25 > 0:14:29There's an integral garage thrown in, so on first impressions,

0:14:29 > 0:14:30it's looking good.

0:14:34 > 0:14:37Doesn't really feel like a proper front door.

0:14:37 > 0:14:40It also doesn't feel very solid, this house.

0:14:40 > 0:14:46The kitchen is extremely disappointing, really small,

0:14:46 > 0:14:48even smaller downstairs loo, but at least you've got one,

0:14:48 > 0:14:53so I suppose that is a bonus. And just the one reception room.

0:14:58 > 0:15:02You've got some parquet flooring. Now, personally, I'm not a huge fan.

0:15:24 > 0:15:29That's all I can say, really. A bit characterless, but a great location.

0:15:39 > 0:15:43but one of the singles at the rear, well, it's tiny.

0:16:03 > 0:16:08but a four-bed with two singles, it doesn't make much sense to me,

0:16:08 > 0:16:12considering you're struggling for living space downstairs!

0:16:12 > 0:16:15I don't feel there's a need for four bedrooms up here.

0:16:15 > 0:16:18Half of them will look really quite tiny.

0:16:18 > 0:16:21Personally, I would look to do a bit of a rejig.

0:16:21 > 0:16:25For example, how about knocking down this wall here to make

0:16:25 > 0:16:28a lovely big master?

0:16:28 > 0:16:31Now, this might make for a roomier living situation,

0:16:31 > 0:16:33but I would check with the local agents first,

0:16:33 > 0:16:37because it might not be a case of the bigger the better here.

0:16:37 > 0:16:39And you don't want to rejig the whole layout,

0:16:39 > 0:16:42only to knock money off the value.

0:16:48 > 0:16:52It shouldn't cost the earth to knock these two rooms together,

0:16:54 > 0:16:57But if you'd like to change the layout downstairs,

0:17:00 > 0:17:02Right, so there's no room to extend,

0:17:02 > 0:17:05so how can we create space inside?

0:17:05 > 0:17:08Ah! This is your garage.

0:17:08 > 0:17:10Now, since there are no parking restrictions out here,

0:17:10 > 0:17:12I think sacrifice the garage,

0:17:12 > 0:17:14which most people use for storage anyway,

0:17:14 > 0:17:16and turn that space into your kitchen.

0:17:16 > 0:17:19Most houses on the terrace have done exactly that.

0:17:19 > 0:17:23And I can see why. It's a lot of wasted square footage,

0:17:23 > 0:17:26and while it might not add much value to your house,

0:17:26 > 0:17:30it would add a lot in terms of quality of your living space.

0:17:30 > 0:17:33So I reckon you should turn the existing kitchen

0:17:33 > 0:17:37into a utility area or a study, maybe.

0:17:37 > 0:17:40And knock the garage through to create a new kitchen.

0:17:40 > 0:17:44We asked a local estate agent to take a look around and tell us

0:17:44 > 0:17:49what he thought the options were for this mid-terrace in Twickenham.

0:17:49 > 0:17:53I'd open the kitchen up into the garage to make the kitchen larger.

0:17:53 > 0:17:55On the first floor, I'd definitely keep the bedrooms as they are.

0:17:55 > 0:17:58Four bedrooms are really hard to come by,

0:17:58 > 0:18:00so making it three would be a big mistake.

0:18:00 > 0:18:04Once the house has been refurbished with the new, bigger kitchen,

0:18:04 > 0:18:06how much rental income could it generate?

0:18:06 > 0:18:10For renting the property in good condition,

0:18:10 > 0:18:12it should be in the region of about £2,200 per calendar month

0:18:12 > 0:18:15to £2,300 per calendar month.

0:18:15 > 0:18:19What about the resale value of the refurbished property?

0:18:19 > 0:18:23If you've done a really, really good job, at least £500,000.

0:18:23 > 0:18:27And maybe £550,000 if it's particularly special.

0:18:27 > 0:18:30It's not a Strawberry Hill spectacular, but this house

0:18:30 > 0:18:34is a solid investment in an area that families are dying to move to.

0:18:34 > 0:18:37And while there's a bit to do to make the most of it,

0:18:37 > 0:18:39you've got scope to add value,

0:18:39 > 0:18:42and that really is what developing is all about.

0:24:51 > 0:24:54My philosophy has been to do it slightly better than

0:24:54 > 0:24:58the normal rental market demands and keep the tenant happy,

0:24:58 > 0:25:02keep giving them something that they will appreciate.

0:25:03 > 0:25:06They gave themselves a budget of £16,000-£18,000

0:26:31 > 0:26:36but we asked our lettings agent to come along and get a view,

0:26:36 > 0:26:39and he actually advised us to go instead for a four-bedroom

0:26:39 > 0:26:42professional let, so that's what we've done.

0:26:42 > 0:26:46The new layout, three bedrooms upstairs and one downstairs,

0:26:46 > 0:26:50works well for multiple occupancy,

0:26:50 > 0:26:52and because it's for fewer than five people in just

0:26:52 > 0:26:58a two-storey building, they don't need an HMO licence.

0:26:58 > 0:27:01The one big unforeseen was that the roof needed to be replaced.

0:27:01 > 0:27:05That meant that the three-month timescale slipped to five.

0:27:05 > 0:27:08Nigel has been here most days lending a hand.

0:27:08 > 0:27:13But what about his mother-in-law, Jo? Has she been hands-on too?

0:27:13 > 0:27:17We've had one visit so she could see it three-quarters done,

0:27:17 > 0:27:20to make sure she was happy, which she was, thank goodness.

0:27:49 > 0:27:53Well, it all comes down to how easily they can rent rooms out

0:27:56 > 0:28:00Their total spend on the project is £72,000.

0:28:00 > 0:28:03We asked along two local estate agents

0:28:03 > 0:28:05to get their take on the property.

0:28:05 > 0:28:08I think the property has been done to a very good standard.

0:28:08 > 0:28:10It's a good spacious property,

0:28:10 > 0:28:12and excellent that he's managed to get a downstairs toilet in

0:28:12 > 0:28:15and done a really nice job generally throughout the house.

0:28:15 > 0:28:18There would be two ways to actually rent this property,

0:28:18 > 0:28:22that would be the normal... to say one family,

0:28:22 > 0:28:24but you could always use the multi-let idea,

0:28:24 > 0:28:26which would be using four rooms.

0:28:26 > 0:28:28The problem with that is, you would make more money,

0:28:28 > 0:28:31but then it's a bit more difficult to let.

0:28:32 > 0:28:33That's an interesting point.

0:28:33 > 0:28:36If Jo and Nigel were to sell the property on,

0:28:36 > 0:28:39what might it fetch on the resale market?

0:28:39 > 0:28:43For sale, we would market this property at £84,950.

0:28:43 > 0:28:47And we would hope to achieve £80,000 plus.

0:28:47 > 0:28:48If you decide to sell the property,

0:28:48 > 0:28:52it would be in the region of £80,000-£85,000.

0:28:52 > 0:28:56A sale at 80,000 or 85,000 would give a gross profit

0:28:56 > 0:29:00of between £8,000 and £13,000, which isn't bad at all.

0:29:00 > 0:29:04Both estate agents agree that Nigel and Jo could rent the house out

0:29:04 > 0:29:08to a family for between £550 and £600 per month, but their plan

0:29:08 > 0:29:13is to let the four bedrooms to four separate professionals.

0:29:13 > 0:29:15What kind of income might that generate?

0:29:15 > 0:29:18If you did use the multi-let idea,

0:29:18 > 0:29:21you would probably get more in the region of £50 per week per room.

0:29:21 > 0:29:24Although I think it might be difficult around this area,

0:29:24 > 0:29:28you could possibly achieve £50-£60 per week per room.

0:29:28 > 0:29:32£50 per room per week equates to an income of £800 per month,

0:29:32 > 0:29:36which would be an amazing yield of 13%.

0:29:36 > 0:29:41And if they manage to get £60 per room per week, that would rise to 16%

0:29:41 > 0:29:45if they were able to fill the house with tenants all year round.

0:29:45 > 0:29:47But the rental market is strong here,

0:29:47 > 0:29:52so it does look like Nigel has invested Jo's money wisely.

0:29:52 > 0:29:55Those numbers stack perfectly with what we were hoping for,

0:29:55 > 0:29:57so I can go back very happily today.

0:29:57 > 0:30:00The house across the road is still a work in progress,

0:30:00 > 0:30:05but buoyed up by the success of this project, Nigel and Jo are planning

0:30:05 > 0:30:10to take on two more properties this year, so what is the secret

0:30:10 > 0:30:13to a smooth working relationship with your mother-in-law?

0:30:15 > 0:30:18I'm very, very fortunate that she is a bright lady

0:30:20 > 0:30:24but nevertheless, lets me get on with it for the day-to-day running.

0:30:30 > 0:30:34This is South Hylton, a suburb of Sunderland,

0:30:34 > 0:30:37situated on the banks of the Wear, as in Tyne and Wear.

0:30:39 > 0:30:43so you could be in the city centre within around 12 minutes.

0:44:06 > 0:44:10and I absolutely love the French limestone. That's my favourite.

0:44:34 > 0:44:38a separate shower and he's managed to squeeze in a new airing cupboard.

0:44:38 > 0:44:42The space for the linen cupboard was stolen from a slight quirk

0:44:42 > 0:44:45in the smallest bedroom. Where the cupboard was before,

0:44:45 > 0:44:48then we've made that into a nice shower,

0:44:48 > 0:44:52so now we've got a proper shower, proper bath, it works very well.

0:44:52 > 0:44:56Bill discovered he'd have to strip out the original 1970s' plumbing,

0:44:56 > 0:45:00so what effect did that have on the budget?

0:45:01 > 0:45:04The original budget was £30,000-£35,000,

0:45:04 > 0:45:07but with the problems that we had in the old '70s build

0:45:07 > 0:45:12and making it comply and putting everything in, we went up to £39,000.

0:45:13 > 0:45:18A bit of an overspend, but these two have worked well together.

0:45:18 > 0:45:20Pamela does all the colours and the designs.

0:45:20 > 0:45:24I get to do the building and make the creative side of it work.

0:45:34 > 0:45:37The refurbishment took 10 weeks in the end,

0:45:37 > 0:45:42and Pam and Bill have created a stylish and contemporary house.

0:45:42 > 0:45:45But they're both reeling from some recent very sad news

0:45:45 > 0:45:47that they had to cope with about their dog.

0:45:49 > 0:45:52Georgie had a heart condition

0:45:52 > 0:45:56and she's been poorly for just over a year,

0:45:56 > 0:45:59and she died five weeks ago.

0:45:59 > 0:46:02We've got some great memories of her here, actually, in this house,

0:48:44 > 0:48:47I met up with business partners, Chris and Khiam,

0:48:47 > 0:48:50who were planning to turn the two flats into three.

0:48:50 > 0:48:53They already owned several other properties on the same street

0:48:53 > 0:48:56and were doing their best to improve the housing stock

0:48:56 > 0:48:59in the village they grew up in, one property at a time.

0:49:02 > 0:49:05So why the desire to buy this particular street, Chris?

0:49:05 > 0:49:08Me, personally, I was born and bred down in South Hylton,

0:49:08 > 0:49:11Khiam has lived down the village for 20 odd years,

0:49:11 > 0:49:13and we take great pride in the village itself...

0:49:13 > 0:49:16- Right.- ..and doing them up to that standard.

0:49:16 > 0:49:20So, did they manage to polish up these properties enough

0:49:20 > 0:49:22to make the village proud?

0:49:22 > 0:49:25We're back just four months later to see how they got on.

0:49:29 > 0:49:32They have indeed managed to convert it into three flats.

0:49:32 > 0:49:34First up, let's check out

0:49:34 > 0:49:37the one-bedroom flat on the ground floor.

0:49:43 > 0:49:46The living room which was at the front of the property

0:49:46 > 0:49:50has been cut considerably in size to create this smaller bedroom.

0:49:50 > 0:49:54And thankfully, all that crazy wallpaper has gone.

0:49:55 > 0:49:57In the old configuration,

0:49:57 > 0:49:59the front door opened straight into the living room.

0:49:59 > 0:50:04But now, because of a new wall, you gain access through the kitchen,

0:50:04 > 0:50:08utilising the remaining part of the old sitting-room.

0:50:08 > 0:50:10Previously, there was a kitchen

0:50:10 > 0:50:14and this oddly shaped room at the back of the house,

0:50:14 > 0:50:16but a wall was removed and the kitchen ripped out,

0:50:16 > 0:50:20allowing for a much larger living room to be created

0:50:20 > 0:50:23with a toilet and shower off to the side.

0:50:23 > 0:50:26The flat may not be quite finished,

0:50:26 > 0:50:29but it's on its way to being a well-designed, one-bedroom property.

0:51:29 > 0:51:32with access to the shared garden.

0:53:01 > 0:53:05The place is looking amazing. Who would have thought

0:53:05 > 0:53:08that by making a third flat out of the original two properties,

0:53:08 > 0:53:11you could make them all feel better proportioned.

0:53:11 > 0:53:14So what works exactly have been done here?

0:53:15 > 0:53:18Rewiring, re-plumbing, replastering, damp coursing, new roofs,

0:53:18 > 0:53:21new windows. Basically, left the shell of the original

0:53:21 > 0:53:25and just built everything new from the inside.

0:53:25 > 0:53:29And what a great result. Chris and Khiam were fortunate enough

0:53:29 > 0:53:32not to need planning permission for the conversion.

0:53:32 > 0:53:35This was mainly done by adding or removing internal stud walls.

0:53:35 > 0:53:38As the building was already registered

0:53:38 > 0:53:40as a house of multiple occupancy,

0:53:40 > 0:53:44they discovered they could do it all within building regulations.

0:53:44 > 0:53:48The hardest jobs were the electrics and sorting out the plumbing

0:53:48 > 0:53:50to each individual flat,

0:53:50 > 0:53:53and that's where trusted trades stepped in.

0:53:53 > 0:53:55But there's still a bit to do.

0:53:55 > 0:53:56The project is almost 90 % done.

0:53:56 > 0:53:59What's left is basically the cosmetic stuff.

0:53:59 > 0:54:02Paintwork, joinery, the finishing of the bathrooms,

0:54:02 > 0:54:06just double-checking everything and skirting boards,

0:54:06 > 0:54:09and in about two weeks, I think we should be done.

0:54:10 > 0:54:13The boys were delayed in starting the project,

0:54:13 > 0:54:17so they will overshoot their 3 to 4 month timescale, but not by much.

0:54:17 > 0:54:21What about their £35,000 budget?

0:54:23 > 0:54:25The budget has kind of risen slightly.

0:54:25 > 0:54:28We originally estimated it to be around the area of £35,000,

0:54:28 > 0:54:31but we have already spent £37,000,

0:54:31 > 0:54:35and we think another three is required to finish the flat off

0:54:35 > 0:54:38and hand them over to the tenants.

0:54:38 > 0:54:41If they do end up spending their estimated £40,000

0:54:41 > 0:54:47on the restoration, that will take the total outlay here to £99,000.

0:54:47 > 0:54:50The big question is, was it all worth it?

0:54:50 > 0:54:55We invited along two local property experts to give us their views.

0:54:55 > 0:54:57I think the gentlemen have done a fantastic job

0:54:57 > 0:55:02with the properties, redeveloping them to a high standard.

0:55:02 > 0:55:05It looks like the kitchens, the bathrooms in all the actual flats

0:55:05 > 0:55:09are a decent quality and they should attract good tenants.

0:55:09 > 0:55:12They've been converted well.

0:55:12 > 0:55:16They've sort of used a lot of good materials, nice bathrooms,

0:55:16 > 0:55:19nice kitchens, been decorated to a good standard.

0:55:19 > 0:55:21Well, that's all really positive.

0:55:21 > 0:55:23Chris and Khiam should be very proud.

0:55:23 > 0:55:27But how much do they think this whole property could make

0:55:27 > 0:55:29collectively in rental income?

0:55:29 > 0:55:33As a rental income, I would estimate about £1,200 per calendar month.

0:55:33 > 0:55:37For all three flats, I would say that he could achieve

0:55:37 > 0:55:40a rental in the region of £1,200 per calendar month.

0:55:40 > 0:55:43Yep, that's higher than what we anticipated.

0:55:43 > 0:55:46Yeah, we estimated about £1,100, so that's good.

0:55:46 > 0:55:51It sure is good! That's a potential yield of 14.5%

0:55:51 > 0:55:54if they can rent out all three flats.

0:55:54 > 0:55:57If all three properties were sold as one job lot,

0:55:57 > 0:56:01what could they hope to achieve in today's market?

0:56:01 > 0:56:06In a resale, I would estimate a value of about £175,000.

0:56:08 > 0:56:12I think he's looking to achieve in the region of £155,000.

0:56:12 > 0:56:15- That's good.- It is. - We were expecting,

0:56:15 > 0:56:21we thought about £140,000 would be a good selling price in this market.
