0:00:49 > 0:00:52But buying at auction is one of the simplest processes.

0:00:52 > 0:00:55Your hand goes up, the hammer goes down, and you've bought it.

0:00:55 > 0:00:58And that's what happened to the three properties on today's show.

0:01:00 > 0:01:02In Cumbria, I find a beach bungalow that makes me

0:01:55 > 0:01:58and beautiful beaches such as this one,

0:01:58 > 0:02:03South Braystones in Cumbria, between Whitehaven and Sellafield.

0:02:03 > 0:02:05It really is a lovely spot.

0:02:05 > 0:02:09A rural and tranquil retreat overlooking the Irish Sea.

0:02:11 > 0:02:14Those stunning stretches of beach really do give you

0:02:14 > 0:02:16a wonderful sense of calm and quiet.

0:02:19 > 0:02:21There are a couple of caravan sites and some unique

0:02:21 > 0:02:25and very individual dwellings along the beachfront.

0:02:25 > 0:02:27Some of them were originally built for the navvies

0:02:27 > 0:02:29who built the railway.

0:02:29 > 0:02:30The nearest village is a few miles away,

0:02:30 > 0:02:34so you don't have any local amenities on your doorstep.

0:02:34 > 0:02:37There is a railway station here, so you're not completely cut off,

0:02:37 > 0:02:41but it really does feel like a hideaway, well off the beaten track.

0:02:45 > 0:02:51And what a fantastic place to sit and watch the sun go down.

0:02:54 > 0:02:58I mean, literally, a stone's throw from the beach.

0:03:57 > 0:04:01But what it is is extraordinarily characterful and,

0:04:01 > 0:04:04believe it or not, I love it.

0:04:04 > 0:04:08Yes, if you look at this less as a full-time home and more of

0:04:08 > 0:04:12a weekend retreat, then you realise what a great place it could be.

0:04:14 > 0:04:17The stove in the kitchen is not only used for cooking,

0:04:17 > 0:04:19but also heats the house.

0:04:20 > 0:04:23Electricity is provided by a generator in the garage,

0:04:23 > 0:04:27and there's mains water and a septic tank.

0:04:27 > 0:04:30The previous occupier is still in the process of moving out,

0:04:30 > 0:04:35but you can see how it could be a lovely home from home.

0:04:35 > 0:04:37So, we absolutely love the charm.

0:04:37 > 0:04:40We do want to be fairly confident that the property itself

0:04:40 > 0:04:42is actually fairly solid.

0:04:42 > 0:04:43On a day like this, it's not too bad,

0:04:43 > 0:04:45but in the middle of the winter,

0:04:45 > 0:04:47I imagine this bit of coast gets a bit of a battering.

0:04:47 > 0:04:50It's certainly non-standard construction,

0:04:50 > 0:04:53so if you're thinking about getting a mortgage on this place, forget it.

0:04:53 > 0:04:58OK? The roof, again, it's not what you'd would ideally like,

0:04:58 > 0:05:00but get a builder to check that out

0:05:00 > 0:05:03and see if it's at least watertight.

0:05:03 > 0:05:05I would want to spend a bit of time and effort

0:05:05 > 0:05:07out here sorting out this sort of front area.

0:05:07 > 0:05:10That could be improved quite well.

0:05:10 > 0:05:15But what you can't take away from this place is the location.

0:05:15 > 0:05:18Because you walk out the door, you sit on your seat,

0:05:18 > 0:05:23have your cup of coffee or tea, and you look at that view,

0:05:23 > 0:05:26and you go, "Yes!"

0:05:40 > 0:05:45and fabulous views as far as the front of the property is concerned.

0:05:45 > 0:05:48However, things aren't quite so appealing at the back.

0:05:48 > 0:05:54Well, just behind the property there's good and bad news.

0:05:54 > 0:05:59Basically, this is the railway line that links Barrow and Carlisle.

0:05:59 > 0:06:01The trains don't come along that frequently.

0:06:05 > 0:06:07And when they do, they're not exactly THAT noisy.

0:06:07 > 0:06:11The bad news is that the land itself is owned by Network Rail.

0:06:11 > 0:06:15I say bad news, because even if you do own this beach bungalow,

0:06:15 > 0:06:17the landowner, Network Rail, have the power

0:06:17 > 0:06:22to ask you to vacate with just three months' notice.

0:06:22 > 0:06:23And, not only that,

0:06:23 > 0:06:26any prospective buyer has to make an application

0:06:26 > 0:06:28to continue the lease.

0:06:28 > 0:06:29Should that application fail,

0:06:29 > 0:06:32the sale of the property would fall through.

0:06:33 > 0:06:35# I've got the power... #

0:06:37 > 0:06:40And power of another kind might also be a factor for some would-be

0:06:40 > 0:06:45purchasers, as Sellafield nuclear power station is just a few

0:06:45 > 0:06:47hundred yards down the beach.

0:06:49 > 0:06:53With all these factors, this is one to consider carefully.

0:06:53 > 0:06:56I'm wondering about that power of approval of the purchaser,

0:06:56 > 0:06:59held by the landowner in this case.

0:06:59 > 0:07:02Where would that leave a buyer at auction,

0:07:02 > 0:07:04where transactions are normally unconditional

0:07:04 > 0:07:06and completion normally takes place

0:07:06 > 0:07:08within a month of the hammer falling?

0:07:08 > 0:07:12We asked the man who wielded the gavel on this sale to explain.

0:07:12 > 0:07:15The method of sale is going to be slightly different with this

0:07:15 > 0:07:17one at auction, in that

0:07:17 > 0:07:21it's going to be offered not unconditionally.

0:07:21 > 0:07:23But it will have to be offered conditional

0:07:23 > 0:07:26upon a Network Rail receiving an application

0:07:26 > 0:07:29and passing that application for a prospective buyer.

0:07:29 > 0:07:33So there will be a period allowed for that application process.

0:07:33 > 0:07:36Should the application process fail,

0:07:36 > 0:07:41and Network Rail refuse the application, then the sale is off.

0:07:41 > 0:07:45The buyer gets his deposit back, and the vendor will probably

0:07:45 > 0:07:49decide whether it will be re-offered at the next auction.

0:07:49 > 0:07:51That's some reassurance, anyway.

0:07:51 > 0:07:53The guide price was £30,000 plus.

0:07:53 > 0:07:58So, what are the potential returns for this beach bungalow?

0:07:58 > 0:08:01If this property was exposed to the sales market after you

0:08:01 > 0:08:04refurbished it, then the property would probably achieve

0:08:04 > 0:08:06a figure in the region of £40,000.

0:08:07 > 0:08:10The auctioneer also believes it has limited rental potential.

0:08:10 > 0:08:14It's not in an area traditionally associated with holiday lets,

0:08:14 > 0:08:16so perhaps this is one that investors

0:08:16 > 0:08:18wouldn't be fighting over.

0:08:18 > 0:08:21But as a beach bolt-hole, I still find it pretty attractive.

0:08:24 > 0:08:26Well, there are clearly problems with this place,

0:08:26 > 0:08:29and no, it's not the building itself,

0:08:29 > 0:08:32or the roof, or the floor, it's that whole thing with the lease.

0:08:32 > 0:08:35That is an uncertainty I don't like.

0:08:35 > 0:08:39That said, I'd still take a gamble on it.

0:08:39 > 0:08:42I love the location and it's got charm.

0:11:26 > 0:11:29One of the issues, of course, is the land, isn't it?

0:11:35 > 0:11:38It's a 12-month rolling contract, but one of the clauses in the lease

0:11:38 > 0:11:41- is that they can give me three months.- At any stage?

0:11:41 > 0:11:44- At any stage, yes. - Presumably you can have the house.

0:11:44 > 0:11:48- Yes, I can. Just got to move it! - How does that make you feel?

0:11:48 > 0:11:50A little bit nervous, but it was here 30 years ago,

0:11:50 > 0:11:52so I don't feel that bad.

0:11:54 > 0:11:57and got a two-bedroomed terraced house up the road

0:11:57 > 0:12:01from my property, but it hasn't quite got the same kerb appeal.

0:13:46 > 0:13:49so you can nip into town in just under half an hour.

0:13:49 > 0:13:52Carshalton was in fact once a centre of

0:13:52 > 0:13:56lavender growing before housing took the place of fields.

0:13:56 > 0:13:57The question is,

0:13:57 > 0:14:01will the property we're here to see have that sweet smell of success?

0:14:10 > 0:14:13You can imagine Carshalton was once a little waterside town,

0:14:13 > 0:14:17nestled in the Surrey countryside, but its quaint shops

0:14:19 > 0:14:22to its popularity as a commuter hot spot.

0:14:22 > 0:14:26Unfortunately, that brings with it a lot of traffic, which seems to

0:14:26 > 0:14:29be one of the drawbacks of the property I'm here to see.

0:14:30 > 0:14:34So, we'd left the pretty ponds and cute high street behind us, sadly,

0:14:34 > 0:14:38and just on the edge of town is the property we're here to see today.

0:14:38 > 0:14:40It's much more of a suburban feel round here,

0:14:40 > 0:14:43but you're still only ten minutes walk or so

0:14:43 > 0:14:44to the train station,

0:14:44 > 0:14:47which has got to be one of the main attractions.

0:14:47 > 0:14:50Now, the house itself has got three bedrooms and a guide price

0:14:50 > 0:14:53of £160,000, and it's screaming out

0:14:53 > 0:14:55for some off-road parking.

0:14:55 > 0:14:57I'm going to have a look around.

0:14:58 > 0:15:01It would be worth getting permission to lower that kerb,

0:15:01 > 0:15:04then you could park your car away from the busy road.

0:15:04 > 0:15:09Not great for the outside view, though, so how about the one inside?

0:15:09 > 0:15:11The first thing I would do would be to get a new,

0:15:11 > 0:15:13efficient, double-glazed door,

0:15:13 > 0:15:16so you don't hear any of the road noise.

0:15:16 > 0:15:17But what a welcoming hallway.

0:15:20 > 0:15:23lots of under-the-stairs storage, and you can even think about

0:15:23 > 0:15:25knocking these through too, to have a loo.

0:15:28 > 0:15:31and in here, what a fabulous area.

0:15:31 > 0:15:35It's bright and sunny, somewhere for the kids to sit up -

0:15:35 > 0:15:37a little breakfast bar. The kitchen,

0:15:37 > 0:15:39I really like this sort of U-shaped design.

0:15:39 > 0:15:41Obviously, it's all very dated.

0:15:41 > 0:15:43It needs ripping out and starting again.

0:15:43 > 0:15:48What's through here? What a nice surprise, check out the garden.

0:15:49 > 0:15:52This space is possibly three times the length and, at present,

0:15:52 > 0:15:56also the height of your average semi-detached garden.

0:15:56 > 0:15:59So it looks like it's going to need a combine harvester rather than

0:15:59 > 0:16:02a strimmer to deal with this wilderness.

0:16:02 > 0:16:06Some of the local residents might not be pleased to be moved on.

0:16:06 > 0:16:10But look at the house. It's easy to see the potential here.

0:16:10 > 0:16:13There's plenty of room for a single-storey extension,

0:16:13 > 0:16:17just like the neighbour's, or moving up into the loft.

0:16:17 > 0:16:19Again, just like next door.

0:16:19 > 0:16:23Back inside, and upstairs there are three bedrooms, two doubles

0:16:23 > 0:16:24and a small single.

0:16:26 > 0:16:29And a bathroom suite that's just starting to show its age.

0:16:29 > 0:16:33In general, though, it all feels a little compact up here,

0:16:33 > 0:16:36so if money's tight and you're looking to create some space,

0:16:36 > 0:16:39then I think I might just have a sneaky solution for that.

0:16:42 > 0:16:46So, how do you add space to a property without extending it?

0:16:46 > 0:16:51Sounds like a trick question? Well, it's not, you just remove this baby.

0:16:51 > 0:16:55Now, gaining that extra couple of feet can make all the difference

0:16:55 > 0:16:57to the feel of a room, and suddenly, well,

0:16:57 > 0:17:00you're not restricted to where you can fit in your furniture.

0:17:00 > 0:17:03It's a reasonably big job since you have to continue to support

0:17:03 > 0:17:07the chimney stack above the bit you're removing with steels,

0:17:07 > 0:17:09and it must be done properly and with care.

0:17:09 > 0:17:13But if you're struggling for space, all the muck and mess

0:17:13 > 0:17:17and extra cost could be well worth the effort.

0:17:17 > 0:17:20Removing those chimney breasts would certainly be cheaper

0:17:20 > 0:17:23than adding a new extension or converting your loft.

0:17:23 > 0:17:28But it's no weekend DIY job, it's a task best left to professionals.

0:17:28 > 0:17:31So loads of potential and, despite the traffic,

0:17:31 > 0:17:33a good location in Carshalton.

0:17:35 > 0:17:38But bearing in mind its guide price of £160,000 plus,

0:17:38 > 0:17:40does a local estate agent

0:17:40 > 0:17:44think it would be worth spending a substantial sum here?

0:17:44 > 0:17:47The golden rule in sort of refurbishing a property is to

0:17:47 > 0:17:50spend the least amount for the maximum effect.

0:17:50 > 0:17:53With this property, I do think it leads uplifting.

0:17:53 > 0:17:55I don't think it's going to take that much, really.

0:17:55 > 0:17:59You would probably get away with spending about 15 or 20,000 maybe.

0:17:59 > 0:18:01And if you're more prudent, less.

0:18:01 > 0:18:05So with that guide price of £160,000 plus,

0:18:05 > 0:18:09what sort of returns could the new owner expect?

0:18:09 > 0:18:13Once it's refurbished, probably around £250,000.

0:18:15 > 0:18:18This property would probably achieve around £1,250

0:18:20 > 0:18:24This is a decent house in an excellent area with scope to

0:25:29 > 0:25:32But since the beach bungalow had been here for over 30 years,

0:25:32 > 0:25:37local lady Marge, encouraged by her sister, Kath, decided after

0:25:37 > 0:25:42taking advice that it was worth the risk and bought it for 31,000.

0:25:42 > 0:25:44I have bought it for a holiday home for me and my kids.

0:26:45 > 0:26:48It will be a lovely spot on a sunny day to sit

0:26:53 > 0:26:58the central lounge is now a welcome retreat from the grey skies.

0:26:58 > 0:26:59There's new laminate flooring,

0:26:59 > 0:27:03and heating and it's completely refurbished throughout.

0:27:06 > 0:27:09As are the two bedrooms which are now modern and bright.

0:27:14 > 0:27:17But perhaps the biggest change is in the kitchen.

0:27:21 > 0:27:25We've put a complete new kitchen in, there was nothing, originally

0:27:25 > 0:27:30but a sink unit, a Rayburn cooker and a large boiler in the corner.

0:27:30 > 0:27:32So we've taken out the Rayburn, tiled the back of the wall,

0:27:32 > 0:27:36put a free-standing cooker in and a combi-boiler that works really well.

0:27:38 > 0:27:42The kitchen is looking great and with the bathroom given

0:27:42 > 0:27:45a full makeover, complete with electric shower,

0:27:45 > 0:27:49this has been a comprehensive refurbishment from ceiling to floor.

0:27:51 > 0:27:53When I got the property three months ago,

0:27:53 > 0:27:56all the floors needed to be changed,

0:27:56 > 0:27:58the floors have gone up by four inches,

0:27:58 > 0:28:02the original people decided, after a period of time,

0:28:02 > 0:28:04they would put central heating in.

0:28:04 > 0:28:06What they did was lay the pipes

0:28:06 > 0:28:10over the top of the original floor and put a false floor over the top.

0:28:10 > 0:28:13So we have changed that because we had a step going into the kitchen

0:28:15 > 0:28:18I changed the patio doors which I didn't intend doing

0:28:18 > 0:28:21but after I got the property realised one of the doors was jammed solid.

0:28:21 > 0:28:25The dining room table and chairs in, the two sofas.

0:28:27 > 0:28:32I think all of the greens set it off and finish it off nicely.

0:29:05 > 0:29:09But, as she bought this as a holiday home for herself and her family,

0:29:09 > 0:29:13what do her two children make of their beach bungalow?

0:29:13 > 0:29:16# We're all going on a summer holiday

0:29:16 > 0:29:20# No more workin' for a week or two... #

0:29:20 > 0:29:23They love it. My sister has a caravan

0:29:23 > 0:29:27and when we were children we had a caravan on the other caravan site.

0:29:27 > 0:29:29So, yeah, born to it.

0:29:29 > 0:29:34When the sun does shine brightly you can see it's a great holiday

0:29:34 > 0:29:37location and it's now a great holiday home too.

0:29:37 > 0:29:41But did her proposed £2-£3,000 budget survive the changes?

0:29:41 > 0:29:45Including the decking, it's coming in just under £5,000.

0:29:45 > 0:29:47So I'm still quite happy with that.

0:29:51 > 0:29:56Well, her £5,000 spend on top of her £31,000 purchase price takes

0:29:56 > 0:30:01the total outlay to 36,000, not including tax and other costs.

0:30:01 > 0:30:04What do two local property experts, including the auctioneer

0:30:04 > 0:30:08who sold the property, make of her refreshed seaside retreat?

0:30:08 > 0:30:13When I saw this property a few months ago it was completely

0:30:13 > 0:30:15different to what it is now. What a transformation!

0:30:15 > 0:30:17Very, very impressed with the result.

0:30:17 > 0:30:21The most important thing is the lady has put heart

0:30:21 > 0:30:25and soul into trying to make this a homely place for herself

0:30:25 > 0:30:29but, to be fair, this property isn't about the dwelling,

0:30:29 > 0:30:30it's about the location.

0:30:30 > 0:30:34And with that in mind, dependent upon your point of view,

0:30:34 > 0:30:36it's either heaven or it's hell.

0:30:36 > 0:30:39The lease for the land that the bungalow sits on is

0:30:46 > 0:30:50So, having spent £36,000 on it, was it a good investment for Marge?

0:30:52 > 0:30:58I think you would achieve in the region of £45-£50,000.

0:30:58 > 0:31:01If we found the right buyer, on the right day with the sun

0:31:01 > 0:31:06shining I would anticipate getting somewhere between 45 and £50,000.

0:31:06 > 0:31:09Those valuations could mean a potential pre-tax

0:31:09 > 0:31:12profit of between £9,000 and £14,000.

0:31:12 > 0:31:15So, what does Marge make of those resale figures?

0:31:15 > 0:31:18They're probably right.

0:31:18 > 0:31:21A property is only worth what somebody is prepared to pay for it.

0:31:24 > 0:31:27This type of property is not traditionally rented out

0:31:27 > 0:31:32but the estate agents said rental values in the region of £350

0:31:32 > 0:31:35per calendar month might be possible for a long-term tenancy

0:35:20 > 0:35:24because around these parts, especially this housing estate,

0:35:24 > 0:35:29and other areas like it, they used stuff called red ash -

0:35:29 > 0:35:35it's basically the mining residue, the slag from the mining industry -

0:35:35 > 0:35:40and they use that for hard core to go underneath floors.

0:35:40 > 0:35:42They then put concrete floors on top.

0:35:42 > 0:35:46Over time, some of that mining waste contains chemicals which

0:35:46 > 0:35:50reacts with the concrete and that can have all sorts of complications.

0:35:50 > 0:35:52It can cause the floor to bubble

0:35:52 > 0:35:53In the worst case scenario

0:35:53 > 0:35:56it can damage the foundations of the property.

0:35:56 > 0:36:00It's easy to get a survey done to check the state of the red ash

0:36:00 > 0:36:03and to give you the all clear or the beware.

0:36:03 > 0:36:04It's something you need to know about

0:36:04 > 0:36:07because when it comes to getting the mortgage,

0:36:07 > 0:36:09if a mortgage company finds out there is red ash

0:36:09 > 0:36:12and it turns out to be the nasty stuff, you won't get a mortgage.

0:43:52 > 0:43:55Mark couldn't be there when we first visited,

0:43:55 > 0:43:58but Trevor was certainly open to my suggestions for this semi.

0:43:58 > 0:44:01Just to get a little bit more space in here,

0:44:01 > 0:44:03would you think about taking out the chimney stack?

0:44:03 > 0:44:06We have thought about it, to be truthful.

0:44:06 > 0:44:12I'm very pro-removing them, I think it will give it more space. But Mark,

0:54:28 > 0:54:30Yeah, I mean, my mum's pretty much semi-retired now,
