0:06:57 > 0:06:59Is this something you've been doing for a long time?

0:06:59 > 0:07:04We started this a year ago, finished a place down in Hampshire

0:07:04 > 0:07:08in Liss Forest, which is just under offer now.

0:07:14 > 0:07:18It's always been project management but in banking and insurance

0:10:07 > 0:10:11potentially very interesting. It's got three bedrooms,

0:11:42 > 0:11:44and if you look at the chimney stack,

0:11:44 > 0:11:49again, the pointing on that looks like it's in need of some attention.

0:11:49 > 0:11:52Now, any work on the roof is going to need scaffolding

0:11:52 > 0:11:56if it's to be done safely, and that is going to be expensive.

0:11:56 > 0:11:58So, as I said, whenever you view a property,

0:11:58 > 0:12:01make sure you come outside and give it a good look.

0:12:04 > 0:12:07If you're going to rent this out as an HMO

0:12:07 > 0:12:10- that's a house of multiple occupancy -

0:12:10 > 0:12:13then among a lot of other regulated issues, like fire alarms,

0:12:13 > 0:12:15gas certificates and so on,

0:12:15 > 0:12:19HMO inspectors would look at the suitability of the rooms.

0:12:21 > 0:12:24At the front of the house, there is a good-sized double,

0:12:24 > 0:12:25but the single room is small.

0:25:25 > 0:25:28and we're actually renting it out to a couple now, which is great.

0:26:15 > 0:26:18and when they took them out, they found some dry rot.

0:26:18 > 0:26:21That had to be sorted and that was quite costly and time-consuming.

0:26:25 > 0:26:29but with Sophie's help, they did a lot of the decorating themselves.
