0:13:26 > 0:13:30it's worth seeing if it could serve up a decent investment opportunity.

0:16:42 > 0:16:49You are in the centre of Dover, but you're not actually in a prime central location for the cafe.

0:16:49 > 0:16:55The main high street is further down the road and that is where you would stand a greater chance

0:16:55 > 0:17:00of getting your lunchtime trade. Even if you do fancy a Panini and a coffee,

0:17:00 > 0:17:05where do you put your car? This road is impossible to park on. Look at these yellow lines.

0:17:10 > 0:17:15but you've got to ask yourself a good few questions.
