0:16:48 > 0:16:53but whatever you do, it needs to be sensitive to this beautiful setting.

0:16:53 > 0:16:57The bungalow may be average, but the garden is anything but.

0:17:02 > 0:17:07utterly private and really like living within the gorgeous woodland itself.

0:17:37 > 0:17:43so this postcode may not warrant building a property as lavish as the land.

0:17:43 > 0:17:47If you wanted to live here, you might not care about the sums,

0:17:47 > 0:17:52but an investor would definitely need to work out if a profit was possible here,

0:17:52 > 0:17:57even if they got it for anywhere near that £160,000 to £165,000 guide price.

0:18:48 > 0:18:55then I think you would be looking at a property in the region of 350,000 for a two, three-bedroom property.

0:18:57 > 0:19:02For rental purposes, if you were to build a smaller bungalow,

0:19:02 > 0:19:06I think you'd be looking for £750 a month,

0:19:06 > 0:19:11and if you were to achieve that two-storey, big house, four, five bedrooms,

0:19:11 > 0:19:16really, you could be looking in excess of £1,500 a month.

0:19:16 > 0:19:20These days, the chances of getting planning permission

0:19:20 > 0:19:24to build a home right in the middle of the wood are slim to none,

0:19:24 > 0:19:29but here, somebody's done that work for you and gifted the new owner with a canvas

0:19:29 > 0:19:32on which to paint a really special property.
