0:01:41 > 0:01:44It was in the beautiful city of Ripon in North Yorkshire,

0:01:44 > 0:01:47founded over 1,300 years ago.

0:01:47 > 0:01:51Some buildings have stood here since the 7th century.

0:01:51 > 0:01:56I'm here to see another historic property, this one built in 1750.

0:01:56 > 0:01:59It's a part commercial, part residential unit

0:01:59 > 0:02:01with a double frontage onto this road.

0:02:01 > 0:02:06The first thing I'm noticing is that it is on one of the main routes into the centre of Ripon

0:02:06 > 0:02:13and it's right by this set of traffic lights which could explain the £50,000 guide price.

0:02:13 > 0:02:15Let's take a look inside.

0:02:15 > 0:02:20This roadside position is definitely a big negative.

0:02:20 > 0:02:24With narrow streets and pavements, the house seems to shake and rattle

0:02:24 > 0:02:26every time large vehicles pass by.

0:02:28 > 0:02:31It's hard to imagine this as a shop really, apart from the fact

0:02:31 > 0:02:35you have these huge great windows looking onto the street.

0:02:35 > 0:02:38Given this is listed, that could be a good thing or a bad thing

0:02:38 > 0:02:44because one of the things the planners would not want you to do is change the windows.

0:02:44 > 0:02:46If this was going to be a residential place,

0:02:46 > 0:02:50windows like that looking onto the main road might not be ideal.

0:02:50 > 0:02:54But at the moment, throwing lots of natural light in here which we really like.

0:02:58 > 0:03:01Again, not ideal that the room is right on that road,

0:03:25 > 0:03:28I think if you're a tall person, you would be banging your head

0:03:28 > 0:03:30quite regularly, but it does give a certain sense of charm.

0:03:37 > 0:03:39The only issue is, it doesn't have a damp-proof course,

0:03:39 > 0:03:42I would guess, and it would be expensive to do something about that.

0:03:42 > 0:03:45Maybe take it up, which would be a real shame, but that is the only way

0:03:45 > 0:03:48you're going to get that important damp-proof course in.

0:03:48 > 0:03:50This, I imagine, at some stage was the kitchen.

0:03:50 > 0:03:54At the moment, it's pretty much like the rest of the house,

0:03:54 > 0:03:58a bit higgledy-piggledy. The window is out onto a small courtyard.

0:03:58 > 0:04:03It is the natural place for the kitchen in the house to be.

0:04:03 > 0:04:06But there's a lot of work before you get to that stage.

0:04:06 > 0:04:11So, there's flooring to be sorted, along with damp proofing.

0:04:11 > 0:04:15The walls need to be skimmed and plastered.

0:04:15 > 0:04:16The ceiling has seen better days

0:04:16 > 0:04:20and there's probably wood treatment to be done, too, and that's just downstairs.

0:04:20 > 0:04:25Upstairs, my guess is that this was the flat associated with the shop downstairs.

0:04:25 > 0:04:29You've got a little room there, a bedroom there,

0:04:29 > 0:04:30stairs up to the attic room.

0:04:30 > 0:04:36A living room area there and through to, judging by the fact there's a sink,

0:04:36 > 0:04:39I'm guessing this was where the kitchen was.

0:04:39 > 0:04:41As you can see, it's extremely basic and it gets worse

0:04:41 > 0:04:45because there's also a door that leads into the bathroom.

0:04:45 > 0:04:48So not ideal whatsoever.

0:04:48 > 0:04:52However, what this property does offer is options.

0:04:52 > 0:04:56You can keep the unit downstairs as a commercial unit,

0:04:56 > 0:04:59you could convert upstairs into a much better presented flat,

0:04:59 > 0:05:02you could convert downstairs to a flat.

0:05:02 > 0:05:05But don't forget this is a listed buildings so all those things

0:05:05 > 0:05:09would not only have to have building regulations approval, planning permission,

0:05:09 > 0:05:11it will also need listed buildings approval

0:05:11 > 0:05:14so there's a lot of hoops to jump through.

0:07:58 > 0:08:02Absolutely for the price. Why did you want to buy it?

0:08:02 > 0:08:08Well, it was really to get on the market in the UK first of all.

0:08:08 > 0:08:12- This is the first property that we own.- You talk about in the UK?

0:08:12 > 0:08:14We have a property in the French Alps.

0:08:14 > 0:08:19- Wow!- It was just something that we've got as a base here as well.

0:08:19 > 0:08:24- How come you have a property in the French Alps? - We run a business there.

0:08:24 > 0:08:29- We run a catered chalet. - Great. Whereabouts?- La Plagne.

0:08:29 > 0:08:31Giles and Claire met in the French Alps.

0:08:31 > 0:08:34They had always dreamt of running a chalet in France

0:08:34 > 0:08:37and achieved that in 2004.

0:08:37 > 0:08:39But with that work being very seasonal,

0:08:39 > 0:08:43they decided they needed another project and an investment

0:08:43 > 0:08:46in the UK which they could work on for part of the year.

0:08:49 > 0:08:52With family and friends in the local area,

0:08:52 > 0:08:54Ripon seemed the ideal spot,

0:08:54 > 0:08:58but boy, what a project they've taken on.

0:08:58 > 0:09:00What sort of experience have you got?

0:09:00 > 0:09:04I can paint! I'm a painter and decorator.

0:09:04 > 0:09:07- Oh, are you? - And Giles is a plasterer.

0:09:07 > 0:09:12- I'm a general builder by trade but plastering is my skill.- Great.

0:09:12 > 0:09:15So that will keep me busy.

0:09:15 > 0:09:18I had this image that you were going to say, I'm excellent at snowboarding

0:09:18 > 0:09:21and you were going to say, I can do fantastic parallel turns!

0:09:21 > 0:09:25You can plaster and you can paint and decorate? That's brilliant.

0:09:25 > 0:09:30- Can you both ski?- Yes, we can ski quite well.- How well?

0:09:30 > 0:09:37- I represented England. - Oh, that well, then?

0:09:37 > 0:09:39You represented England in what?

0:09:39 > 0:09:42- In the slalom.- Did you?

0:09:42 > 0:09:45Well, I think Giles's plastering skills

0:09:45 > 0:09:49and Claire's decorating ability might be more useful here.

0:09:49 > 0:09:52It's going to be an uphill struggle to turn this property around.

0:09:52 > 0:09:54What are you going to do to the place?

0:09:54 > 0:09:57We're going to have the kitchen downstairs, of course.

0:09:57 > 0:10:01The shopfront will be the living area, lounge.

0:10:01 > 0:10:06Then upstairs, three or four double bedrooms

0:10:09 > 0:10:14we will renovate that as well into maybe office space or bedroom.

0:10:17 > 0:10:21Erm, probably 20, 25. A lot of the work...

0:10:21 > 0:10:22It's going to be self-built.

0:10:22 > 0:10:25It's going to be done between us

0:10:25 > 0:10:29and family and a few friends, so hopefully we can keep it quite low.

0:10:31 > 0:10:34Giles and Claire's plans to convert the old shop and flat

0:10:34 > 0:10:37into one large house sounded very impressive.

0:10:37 > 0:10:42When we went back after 14 months to see the results...

0:10:44 > 0:10:47Well, the outside was a big improvement,

0:10:47 > 0:10:52with snowy white rendered walls and a new black front door.

0:10:55 > 0:10:56While inside?

0:10:56 > 0:11:00Well, on the face of it it's not quite so impressive,

0:11:00 > 0:11:05but as with any assault on a mountain, the key to success is preparation.

0:11:06 > 0:11:11As you can see, one of the major changes was opening up this wall,

0:11:11 > 0:11:17and then the other change was we had to take up the old floor.

0:11:17 > 0:11:21We took out about five tons of rubble.

0:11:21 > 0:11:24DPC'd and insulated it and put the Indian slate down

0:11:24 > 0:11:28and now it's just waiting to be plastered and finished.

0:11:28 > 0:11:32So, in fact, the amount of work done here is deceptive.

0:11:32 > 0:11:34They've made structural changes, rewired,

0:11:34 > 0:11:37replumbed and damp-proofed throughout.

0:11:37 > 0:11:40By moving the kitchen downstairs, they've altered the layout

0:11:40 > 0:11:42so there are now four bedrooms upstairs,

0:11:42 > 0:11:47but owing to the grade two listing there were some things they couldn't change.

0:11:47 > 0:11:50With the windows, we decided to make them good ourselves

0:11:50 > 0:11:52cos they were going to be too expensive

0:11:52 > 0:11:56if we got brand-new ones, and then we got somebody to help us

0:11:56 > 0:12:02to re-weight them and re-cord them and they've come up pretty good.

0:12:02 > 0:12:04Giles and Claire tackled other jobs.

0:12:04 > 0:12:06They'd stripped out the bathroom

0:12:06 > 0:12:09and removed the concrete from the attic floor.

0:12:09 > 0:12:13But they did have a chalet business to run.

0:12:13 > 0:12:15That meant they were only able to spend four or five months

0:12:15 > 0:12:18working on the house at this stage.

0:12:18 > 0:12:21They'd employed a specialist team to lay the floor

0:12:21 > 0:12:24but the rest of the work was done with help from family and friends.

0:12:24 > 0:12:29Claire's dad actually dropped in to lend the electrician a hand.

0:12:29 > 0:12:33But unfortunately my father fell through the floorboards

0:12:33 > 0:12:35in the bathroom, but he was OK.

0:12:35 > 0:12:39He didn't actually end up in the kitchen!

0:12:42 > 0:12:45But with all that help from friends and family,

0:12:45 > 0:12:47at least their budget hadn't gone through the roof.

0:13:44 > 0:13:48so it's no surprise that demand around here is strong.

0:13:48 > 0:13:53The property I'm here to see is not in the vibrant beating heart

0:13:53 > 0:13:56of Brixton but much nearer Tulse Hill.

0:13:56 > 0:14:00It's an area probably due a price rise in the coming years,

0:14:00 > 0:14:03which still doesn't explain the guide price

0:14:03 > 0:14:06of this two-bedroom garden maisonette.

0:14:06 > 0:14:10150,000? There's definitely something wrong with it.

0:14:19 > 0:14:24but two beds regularly go for about £250,000 around here.

0:16:08 > 0:16:12but surely there must be another explanation for this reasonable guide price.

0:16:12 > 0:16:17Now, I'm not saying you can't find a bargain at auction. Far from it.

0:16:17 > 0:16:21But this property is guided at £100,000 less than it's worth.

0:16:21 > 0:16:24A lucky find? Uh-uh.

0:16:24 > 0:16:27This maisonette has issues galore.

0:16:27 > 0:16:30First, an absentee freeholder.

0:16:30 > 0:16:34The lease isn't short at 114 years so that is a blessing,

0:16:34 > 0:16:38but an absentee freeholder means no-one will be collecting

0:16:38 > 0:16:41the service charge, probably maintaining the building,

0:16:41 > 0:16:43organising the insurance,

0:16:43 > 0:16:46and mortgage lenders, they will hate it.

0:16:46 > 0:16:52# I'm telling you baby You and my landlord's got to go. #

0:16:52 > 0:16:56And with mortgages still a struggle to obtain in many cases,

0:16:56 > 0:17:00taking on a property that will be hard to finance is risky indeed.

0:17:01 > 0:17:04At the front of the property, I've spotted a crack

0:17:04 > 0:17:07between the ground floor and first floor windows.

0:17:07 > 0:17:11I'd want to get that professionally checked out in case it's a serious

0:17:11 > 0:17:14structural problem that could have affected the guide price as well.

0:17:16 > 0:17:19We invited a local estate agent to come and have a look

0:17:19 > 0:17:22at the maisonette. What are his first impressions?

0:17:22 > 0:17:25It's a good-sized property. There's a lot of potential.

0:17:25 > 0:17:27It would appeal to an investor.

0:17:27 > 0:17:29It needs a lot of work to be done.

0:17:29 > 0:17:32But it's a nice, decent-sized property in a good location.

0:17:32 > 0:17:34Assuming there are no major structural problems,

0:17:34 > 0:17:38how much could the maisonette be worth after a full makeover?

0:17:38 > 0:17:41The property's probably worth around 250,000,

0:17:41 > 0:17:44but with the right care and attention, you'd be looking at

0:17:44 > 0:17:46270, 280,000.

0:17:46 > 0:17:49And the income potential for a buy-to-let investor?

0:17:49 > 0:17:50With regards to rental,

0:17:50 > 0:17:54you'd probably be looking to achieve around 1,300 per calendar month.

0:17:54 > 0:17:57This maisonette could go one of two ways.

0:17:57 > 0:18:01It can make somebody a fortune or it could suck up your money

0:18:01 > 0:18:04and still be unmortgageable.

0:20:17 > 0:20:21with the structure, you have to get on with the neighbours downstairs.

0:20:21 > 0:20:24You have to sort it out yourself. That is something quite worrying.

0:20:26 > 0:20:30The good is in about two years' time if they stay absent,
