0:17:40 > 0:17:44it would probably be worth maximum £550,000.

0:17:46 > 0:17:50soaking up around 80,000 to £100,000 of the renovation budget?

0:17:50 > 0:17:53Once it's actually been renovated and extended,

0:17:53 > 0:17:58it's probably worth in the region of about £625,000.

0:45:01 > 0:45:06so we started our search quite wide in West London

0:53:41 > 0:53:44When we took the wallpaper off, which was one of the first jobs,

0:53:49 > 0:53:52excluding one small ceiling,

0:53:52 > 0:53:56and that gave us an opportunity to develop our plastering skills.

0:53:56 > 0:53:58And we also had help from our instructor who came along

0:53:58 > 0:54:01and did ceilings and some of the walls with us,

0:54:01 > 0:54:03so we had more learning experience from him,

0:54:03 > 0:54:06but we really enjoyed it. Really enjoyed it.

0:54:08 > 0:54:13They have also had help with the rewiring, gas and plumbing jobs

0:54:13 > 0:54:15from certified installers.

0:54:15 > 0:54:18Delays on another property they were working on

0:54:18 > 0:54:21has pushed them a little over on their schedule,

0:54:21 > 0:54:24but how have they fared on the budget front?

0:54:25 > 0:54:29The budget was 5,000 with a 1,000 reserve,

0:54:29 > 0:54:31but we've gone to 7,300

0:54:31 > 0:54:34and the reason being that we had to put in a new boiler,

0:54:34 > 0:54:36which we didn't think we'd have to,

0:54:36 > 0:54:40so that was just over 1,000 there, and then the shower.

0:54:40 > 0:54:42Once we took away that storage cabinet in the corner

0:54:42 > 0:54:46we had so much space a smaller, or a normal-sized shower unit,

0:54:46 > 0:54:50would have been lost in there, so we had to go for a bigger unit,

0:54:50 > 0:54:52so there was a bit more money spent there,

0:54:52 > 0:54:55so that drove us up to 7,300.

0:54:55 > 0:55:03That £7,300 spend brings their total outlay here to £47,300.

0:55:03 > 0:55:05We asked two local estate agents,

0:55:05 > 0:55:08including the one who saw the flat before,

0:55:08 > 0:55:10to give us their thoughts on the renovation.

0:55:13 > 0:55:15I think they've done the property to a good standard,

0:55:17 > 0:55:19Perhaps they could have done a little bit more

0:55:19 > 0:55:22if they were living here themselves, but, yeah, I like it.
