0:09:07 > 0:09:08That went very well.

0:09:08 > 0:09:11- Originally I think I said I was going to move into that place.- Yes.

0:09:11 > 0:09:13But we had three offers within a week

0:09:13 > 0:09:15and we sold it straightaway

0:09:15 > 0:09:18because the offers were too good to turn down.

0:09:18 > 0:09:21- Did you make a nice, worthwhile profit?- Yes, it was all right.

0:09:50 > 0:09:53As you can see by the size of it, you can do so much with it.

0:09:53 > 0:09:56Looking at the houses around it, it just seems that it will fetch

0:09:56 > 0:09:59the kind of money we are looking for, so it seemed about right.

0:09:59 > 0:10:03It seems that Martin and Sean knew when they were onto a good thing.

0:10:03 > 0:10:04They've obviously got the ability

0:10:04 > 0:10:07to look beyond the superficial problems here

0:10:07 > 0:10:10and see that the place is brimming with possibilities.

0:25:05 > 0:25:09when they renovated this terraced property in Tonbridge, Kent.

0:25:18 > 0:25:20you know there's something to head for, so there's

0:25:20 > 0:25:23a goal at the end of the day that we are striving for.

0:25:27 > 0:25:31but we're looking up to a year really, but I think we'll manage it.

0:26:23 > 0:26:28a spacious new hallway, a downstairs toilet/shower room and a study area.

0:26:38 > 0:26:41At the back, the brothers have created an amazing

0:26:41 > 0:26:45single-storey extension, which leads to an impressive new kitchen.

0:26:55 > 0:26:59The lads were on hand to tell us all about this amazing transformation,

0:26:59 > 0:27:03starting with Sean and that fabulous new kitchen.

0:27:03 > 0:27:05This room here was the original kitchen.

0:27:05 > 0:27:07We had worktops all down this side,

0:27:07 > 0:27:12we had the existing door over in that corner and it led to the outside.

0:27:12 > 0:27:16So now, out this side, we've had a single extension.

0:27:19 > 0:27:23on the walls already, so they can just come in and put a TV straight up

0:27:23 > 0:27:26and it leads directly out to the back garden,

0:27:26 > 0:27:29where we've put bifold doors and a decking area straight out,

0:27:29 > 0:27:32so you just walk straight out and don't have to step down anything.

0:27:32 > 0:27:37This rear extension definitely adds a new dimension to the ground floor,

0:27:38 > 0:27:41has changed the dynamics for the rest of the house.

0:27:42 > 0:27:45On the middle floor, the beautifully restored master bedroom

0:27:45 > 0:27:49retains its layout, but the new extension has allowed

0:27:49 > 0:27:52not only for the creation of an immaculate ensuite...

0:27:56 > 0:27:58contemporary family bathroom.

0:28:55 > 0:28:59With its own access, the basement's also had a complete renovation

0:28:59 > 0:29:02and could be used as a reception room or a fifth bedroom,

0:29:02 > 0:29:07plus there's also an additional room to be used as a home cinema.

0:29:07 > 0:29:09And, at the back, a wine cellar.

0:29:09 > 0:29:13Even here, the quality of work is excellent.

0:29:13 > 0:29:16We wanted to give it the highest possible finish

0:29:16 > 0:29:18because I think the property deserves that and it needs that

0:29:18 > 0:29:22and we tried to keep some character features in it.

0:29:22 > 0:29:24We wanted to keep the Victorian feel of the property

0:29:24 > 0:29:27- but give a modern twist on it. - I'm proud of how it's gone.

0:29:27 > 0:29:31This is the first build that we've done of this size

0:29:31 > 0:29:33and we haven't really had any problems.

0:29:33 > 0:29:36We've hit some minor problems, but we got over them pretty easily

0:29:36 > 0:29:40and it's ended up looking like this, so I'm very happy with.

0:30:08 > 0:30:12but after taking advice from estate agents, their architect

0:30:12 > 0:30:15and doing some research, they made the decision,

0:30:15 > 0:30:18so there's no new-build at the bottom of this garden.

0:30:18 > 0:30:21We didn't think it'd be a good idea to go planning at the back,

0:30:21 > 0:30:24because we think it probably would have devalued this property,

0:30:24 > 0:30:26but if it didn't, it certainly would have been

0:30:26 > 0:30:29harder to sell having someone overlooking you right at the back.

0:30:29 > 0:30:32The brothers started work on the house six months after

0:30:32 > 0:30:34I first came here and met their schedule by doing

0:30:34 > 0:30:37the complete renovation within 12 months.

0:30:37 > 0:30:40But how did their budget fare?

0:30:40 > 0:30:44The budget went over slightly, but I think we had 80 to 100,000.

0:30:44 > 0:30:49We ended up spending 110 on it, just around 110 I think it was.

0:30:49 > 0:30:51But I think, you know, every penny was well spent,

0:47:52 > 0:47:56of the space upstairs by adding a shower room and a second bedroom.

0:50:28 > 0:50:32To my mind, this one-bed cottage wasn't just in need of updating,

0:50:32 > 0:50:36it required a complete rethink of the rather bizarre downstairs

0:50:36 > 0:50:40layout, with rooms built in rooms, creating corridors in odd places.

0:50:40 > 0:50:42And upstairs, there were two rooms -

0:50:42 > 0:50:46a double bedroom overlooking the road and then the boxroom.

0:50:46 > 0:50:49And when I'm talking about box, I'm talking about cardboard box.

0:50:49 > 0:50:52This thing is absolutely tiny.

0:50:52 > 0:50:56And, with the right of access at the back preventing any possible

0:50:56 > 0:50:58extensions, the cottage could only

0:50:58 > 0:51:01be rejigged on the footprint it sat on.

0:51:02 > 0:51:06But, for taxi drivers Chris and Jill, they felt there was an

0:51:06 > 0:51:11opportunity not only to improve the cottage, but to improve its value.

0:51:11 > 0:51:15So they bought it for £155,000 at auction and had quite

0:51:15 > 0:51:20ambitious plans for this, their third property venture together.

0:51:20 > 0:51:23Trying to turn it into a two-bedroom.

0:51:23 > 0:51:26If we do that, then we move up the bracket from a one bedroom to a two.

0:51:26 > 0:51:28In order to keep the cost down,

0:51:28 > 0:51:31the plan was for Chris to live in the cottage while doing

0:51:31 > 0:51:35some of the work and bringing in tradespeople where necessary.

0:51:35 > 0:51:38They were hoping to do it on a budget of just £5,000

0:51:38 > 0:51:41and a three to six month timescale.

0:51:41 > 0:51:44But, with the combination of the slow-down in the property

0:51:44 > 0:51:49market and Chris retiring, things haven't moved on quite as expected.

0:51:51 > 0:51:56So, now, over five years later, we're back.

0:51:59 > 0:52:02There's not only off-road parking,

0:52:02 > 0:52:05it seems the cottage is now more off-road itself.

0:52:08 > 0:52:11They started to rebuild this A30, which was completely unknown to me.

0:52:11 > 0:52:14I didn't know they were going to do all this.

0:52:14 > 0:52:17They've actually moved the A30 across by 16 feet.

0:52:17 > 0:52:20So it's given us a little private road coming down the side.

0:52:22 > 0:52:26The roof I got a grant from the council for, so there's

0:52:26 > 0:52:30a brand-new roof on it, both the flat roof and the main roof.

0:52:30 > 0:52:34With the outside sorted, Chris could turn his attention to the inside.

0:52:38 > 0:52:40So, the front reception room

0:52:40 > 0:52:45now houses the relocated stairs and has been completely refurbished.

0:52:45 > 0:52:47But the main challenge was always going to be

0:52:47 > 0:52:49that rather odd back area.

0:52:49 > 0:52:51Has that now been sorted?

0:52:53 > 0:52:54It sure has.

0:52:57 > 0:53:00What I've done here is I've opened the area right up.

0:53:00 > 0:53:03The bathroom was here, a small galley kitchen

0:53:03 > 0:53:07and I've literally put an RSJ across,

0:53:07 > 0:53:10put a skylight in to get the light in, moved all the drains,

0:53:10 > 0:53:12so that they still flow in the same way

0:53:12 > 0:53:16and then packed the bathroom from here and tucked it into the back.

0:53:18 > 0:53:21So, the bathroom was removed from its awkward

0:53:21 > 0:53:23position in the middle of the room

0:53:23 > 0:53:27and placed in a much more suitable space at the back of the cottage.

0:53:27 > 0:53:30And it was a case, then, of trying to sort these bedrooms out.

0:53:30 > 0:53:33Moving the stairs to a more central position in the cottage

0:53:33 > 0:53:37allowed Chris to even up the rooms upstairs.

0:53:37 > 0:53:40So now, instead of one large bedroom and one very small boxroom...

0:53:44 > 0:53:48..there are two decent-sized double bedrooms.

0:53:48 > 0:53:52So, it may have taken a while, but the cottage is now much improved.

0:53:54 > 0:53:59It was such a challenge and at one stage I thought, "I can't do this.

0:53:59 > 0:54:01"This one's going to beat me."

0:54:01 > 0:54:04But I'm one of those people, I just can't give up. I won't give up.

0:54:04 > 0:54:07It's a case of I keep on going, keep on going.

0:54:07 > 0:54:11And as you see the light at the end of the tunnel, you just work

0:54:11 > 0:54:13your way towards it and eventually you pop out of the other end.

0:54:23 > 0:54:27been very much Chris' project, it's also been his home.

0:54:32 > 0:54:36The idea is to sell it for as much as I can get for it, but it will
