0:14:26 > 0:14:30Well, situated on this slightly busy main road,

0:14:30 > 0:14:37a two-bedroom Victorian terrace. The guide price was £40,000-plus.

0:14:37 > 0:14:40Loads of properties like this were built in that era,

0:14:40 > 0:14:42probably to house railway workers.

0:14:42 > 0:14:45And they can often be a very solid investment.

0:14:48 > 0:14:53Ah. Not quite the welcome mat I was expecting.

0:16:12 > 0:16:15Overall, the ground floor looks like it needs quite a bit of upgrading.

0:16:46 > 0:16:50and blah, blah, blah, these kind of two-bedroomed terraced houses like these

0:16:50 > 0:16:54are still very much what people want to buy and rent.

0:16:54 > 0:16:59Maybe as a second step on the property ladder, first family home.

0:17:00 > 0:17:04they will resell well and you pretty much know what they are going to cost to renovate.

0:17:04 > 0:17:08So, actually, this is a good property to go for.

0:17:10 > 0:17:14And, as the old saying goes, they don't make them like that anymore.

0:17:18 > 0:17:21But while the layouts don't lend themselves to modern living,

0:17:21 > 0:17:24these places do offer decent-sized rooms.

0:46:57 > 0:47:01there was a hole that was probably 2ft by 2ft.

0:54:59 > 0:55:02We had difficulties with the sewer

0:55:02 > 0:55:06because it's only this house in the road that has an access panel.

0:55:06 > 0:55:09At the back of the house we had a Thames Water mains sewer

0:55:09 > 0:55:12running under where we wanted to do the extension.

0:55:12 > 0:55:14So we had to move it over

0:55:14 > 0:55:16and it took a lot of time.

0:55:16 > 0:55:19We had to apply to Thames Water to move the sewer,

0:55:19 > 0:55:23which is straightforward but time-consuming.

0:55:23 > 0:55:25We had to design it

0:55:25 > 0:55:27and we had to rebuild,

0:55:27 > 0:55:30so this was the main thing which held us up.

0:55:30 > 0:55:32And that took about six weeks.

0:55:32 > 0:55:34It was interesting because

0:55:34 > 0:55:38you don't do these sort of things every day.

0:55:38 > 0:55:40It's been like a challenge for us.

0:55:40 > 0:55:41A challenge indeed.

0:55:41 > 0:55:44In addition to spending £90,000 on the renovations,

0:55:44 > 0:55:475,000 more than their initial budget,

0:55:47 > 0:55:51the sewer issue led to their 12-week schedule

0:55:51 > 0:55:53being extended to four-and-a-half months.

0:55:55 > 0:55:57Was it a challenge worth waiting for?

0:55:57 > 0:56:00We asked along two property experts to find out.

0:56:00 > 0:56:01I think it's a wonderful property.

0:56:01 > 0:56:03I think the kitchen is a very good size.

0:56:03 > 0:56:07The kitchen-breakfast-room-diner is very popular at the moment.

0:56:47 > 0:56:52was to sell, so what would the experts estimate as a market value?
