0:03:09 > 0:03:13A really unnecessary dividing wall, which I think you'd want to take

0:03:13 > 0:03:15out to almost mirror that side

0:03:21 > 0:03:25bigger on the inside than it looks on the outside, cos it carries

0:04:11 > 0:04:14keep it as one big house or possibly split it back

0:04:18 > 0:04:21one thing you'll have to do, amongst other things,

0:04:21 > 0:04:23is put in a staircase, cos there is only one at the moment.

0:04:27 > 0:04:29obviously, in this side of the cottage.

0:06:46 > 0:06:50My concern would be that there are no similar houses all around...

0:06:53 > 0:06:55so the planners might have an issue with that.

0:06:55 > 0:06:58Also, you'd have to have a permanent access via that road,

0:06:58 > 0:07:01which might be difficult to get.

0:07:01 > 0:07:04But, whichever way you look at it, it's got to be worth a punt.

0:07:09 > 0:07:12and it could attract lots of different buyers -

0:07:14 > 0:07:17developers who would, of course, have to do their homework,

0:07:17 > 0:07:21or maybe just someone wanting a slice of the good life.

0:07:31 > 0:07:34I think the layout of the property is fine as it is.

0:07:34 > 0:07:37I think upstairs is really the only bit you need to play with,

0:07:37 > 0:07:39in order to gain an extra bedroom.

0:07:39 > 0:07:43And I also think that character is important for this property,

0:07:43 > 0:07:46so I think that obviously needs to be put into it, as well,

0:07:46 > 0:07:48when the work's done.

0:07:48 > 0:07:52Get the character back in and this would be a wonderful home.

0:07:52 > 0:07:55But whilst renovating, what sort of resale value could the house

0:07:55 > 0:07:58achieve if kept as a three bed?

0:08:02 > 0:08:05and hope to achieve £280,000.

0:08:05 > 0:08:09And if it was renovated and turned into a four bedroom property,

0:08:09 > 0:08:14we'd be looking at £335,000 and hope to achieve £325,000.

0:10:11 > 0:10:14and get it back on the market and hopefully make a turn on the thing.

0:10:15 > 0:10:17I haven't for a while.

0:10:17 > 0:10:20I've been out of the game for a few years, sort of through the recession,

0:10:20 > 0:10:25but certainly it is what I've been involved in for the last 20-odd years.

0:10:27 > 0:10:31- Erm, I've been working in the racing industry.- Racing?

0:10:31 > 0:10:35Yeah, a friend and I completely stumbled into it,

0:10:35 > 0:10:40but we made a piece of equipment that replicated paddling in the sea,

0:10:41 > 0:10:44I don't know if you're familiar with a regular horse walker,

0:10:44 > 0:10:47but they went down a ramp and they walked round

0:10:47 > 0:10:49- and round in very cold saltwater.- Oh!

0:10:49 > 0:10:54It is a known thing in the industry. If you've got access to the sea

0:10:54 > 0:10:58or the beach, you'd use it. If you haven't, you could buy one of our...

0:10:59 > 0:11:01And what, it sort of makes it harder for them?

0:11:01 > 0:11:04Yeah, there is a bit of resistance training.

0:11:04 > 0:11:09The cold was good for recovery after fast work and that sort of thing.

0:11:09 > 0:11:13So, from paddling pools for horses back to property,

0:11:13 > 0:11:15and what a place to restart with.

0:11:15 > 0:11:19Nick plans to take it all back to bare walls and renovate

0:11:21 > 0:11:24And, in the process, add a fourth bedroom.

0:11:24 > 0:11:28He has thought about restoring it to two two-bedroom cottages

0:11:28 > 0:11:31but reckons the cost of putting in the extra kitchen, bathroom

0:11:31 > 0:11:35and staircase would make any profit margin quite tight.

0:11:41 > 0:11:44Er, yes, we've got to do rather a lot of clearing, I think, first,

0:11:44 > 0:11:46so we can see what's there.

0:11:46 > 0:11:49There's a lot of outbuildings and concrete pads and one thing

0:11:49 > 0:11:53or another, so if we can clear it all back, see exactly what we've got,

0:11:53 > 0:11:57there's an opportunity to bring access in for vehicles at the back.

0:11:57 > 0:11:59- Now, when you say that, is there? - There is, yeah.

0:11:59 > 0:12:03There is a track that runs round the back that is privately owned

0:12:03 > 0:12:06but rented to the parish.

0:12:06 > 0:12:09And, for an annual fee, you can get a licence to bring vehicles in,

0:12:09 > 0:12:12which most other properties in the street have done.

0:12:16 > 0:12:19No, there's not a guarantee,

0:14:30 > 0:14:34that once upon a time made this place affluent.

0:14:34 > 0:14:37Modern times have proven tougher, and despite being

0:14:37 > 0:14:43in the Southeast, property prices here are still resolutely low.

0:14:43 > 0:14:47Roads like this are a clear reminder of Chatham's industrial past.

0:14:47 > 0:14:50The terraces just seem to go on for miles and would have

0:14:50 > 0:14:55housed dockyard workers when Chatham was buzzing with industry.

0:14:55 > 0:14:57Today, the houses are at the lower end of the scale

0:14:57 > 0:15:00but they still make very decent homes.

0:15:00 > 0:15:02The one I am here to see is this.

0:15:02 > 0:15:08It's got three bedrooms and it had a guide price of 75,000-85,000,

0:15:08 > 0:15:10and it sits at the top of a very steep hill.

0:15:21 > 0:15:24I just hope whoever buys this has a reliable handbrake

0:15:26 > 0:15:28Still, I love these Victorian terraces

0:16:33 > 0:16:36and replacing it means extra expense for any potential buyer.

0:18:48 > 0:18:53Guided at 75,000-85,000, I hope he's feeling energetic.

0:18:53 > 0:18:54Its needs some TLC.

0:18:54 > 0:18:57It's not great deals, it's not structural, it's all cosmetic.

0:18:57 > 0:18:59But it needs addressing before anything happens with it.

0:18:59 > 0:19:04And sold on or rented as quickly as possible, and turn it around.

0:19:04 > 0:19:08Once the changes are made, what sort of sale prices are realistic?

0:19:08 > 0:19:13I'd expect you'd get around 100, possibly slightly more, but then that

0:19:13 > 0:19:16would be competing against probably better properties in the area.

0:19:16 > 0:19:19The maximum you'd achieve per calendar month on a rental

0:19:19 > 0:19:21property here would be £600.

0:19:21 > 0:19:24However, I think it would go a little bit less to get the right

0:19:24 > 0:19:26person in at the right time and have it rented out all the time.

0:19:26 > 0:19:29It would be easy to rent out. They're not hard properties to rent.

0:19:29 > 0:19:34A solid, standard terrace that would rent as soon as it is renovated.

0:19:34 > 0:19:36Just what plenty of people are after.

0:29:10 > 0:29:15area of the garden we could have developed was outside

0:29:15 > 0:29:17the village development boundary

0:29:17 > 0:29:22and the whole area of the village is a conservation area anyway.

0:29:22 > 0:29:26So it was going to be extremely difficult to get the planning.

0:29:26 > 0:29:32However, there was another clever solution to the lay of the land where everyone won.

0:29:32 > 0:29:36What we have done is sold a small section of it to next door.

0:29:36 > 0:29:39There's a new fence gone up outside, so that helped.

0:29:41 > 0:29:43It's all looking tickety-boo.

0:29:43 > 0:29:47Nick had joked he would call his budget 60,000

0:29:47 > 0:29:50and hoped to come in at 43 and look clever.

0:29:50 > 0:29:54However, although he spent the upper budget of 60,000,

0:29:55 > 0:29:58Nick has taken a salary for the work he's done -
