0:43:00 > 0:43:03this place presented a new kind of challenge.

0:43:05 > 0:43:08This is the first property I ever bought at auction

0:43:08 > 0:43:10and, funnily enough, all my previous ones were new-builds.

0:43:10 > 0:43:13I'm going to have to stop you, because this is funny for me.

0:43:13 > 0:43:17Most start off with a little refurbishment like this,

0:43:17 > 0:43:20and they move on to a new-build.

0:43:20 > 0:43:22With a new-build, typically, you're looking at

0:43:22 > 0:43:25a year to 16 months' turnaround time -

0:43:25 > 0:43:27by the time you've got your financing in place,

0:43:27 > 0:43:29and you've sorted out the planning...

0:43:29 > 0:43:31Whereas with a little refurbishment like this,

0:43:31 > 0:43:33it was a way to keep my crew busy, and I thought,

0:43:33 > 0:43:37you know what? I should be able to turn this around in 3-4 months.

0:43:37 > 0:43:40Dennis was undaunted by the prospect of taking on this project,

0:43:40 > 0:43:44and it's now 15 weeks since he and I had that conversation.

0:43:46 > 0:43:48How does it look now?

0:43:48 > 0:43:50Is it even finished?

0:44:18 > 0:44:20It's finished all right, and it looks pretty amazing -

0:44:20 > 0:44:22and fully-furnished!

0:44:24 > 0:44:26I'm delighted he got rid of that titchy kitchen,

0:44:26 > 0:44:30and has created a fabulous open-plan kitchen-diner and living room,

0:44:30 > 0:44:34as well as sticking to his plan of keeping the front room,

0:44:34 > 0:44:36which is currently laid out as a lounge,

0:44:36 > 0:44:38but could be used as a bedroom.

0:44:39 > 0:44:43And upstairs has seen some equally impressive changes.

0:44:58 > 0:45:02And the problem we had upstairs, the bedrooms were in the wrong place

0:45:02 > 0:45:04and they were just too small.

0:45:04 > 0:45:08So, this bedroom here, that has become one of the masters,

0:45:08 > 0:45:11was originally two small rooms - you had a dividing wall here.

0:45:11 > 0:45:15Where we put the bathroom is where the smaller bedroom was.

0:45:15 > 0:45:18And then this room, you had a chimney breast taking up

0:45:18 > 0:45:21almost the entire space.

0:45:21 > 0:45:24So, we had to find a way that we could get more space

0:45:24 > 0:45:26into the house, into the bedrooms.

0:45:26 > 0:45:28And the way we did that originally

0:45:28 > 0:45:31was with a plan to extend over the kitchen.

0:45:31 > 0:45:33Now, the problem with that is, it would have required

0:45:33 > 0:45:36planning permission, which could have taken several months,

0:45:36 > 0:45:39and we weren't sure whether the structure,

0:45:39 > 0:45:41the weight of that structure,

0:45:41 > 0:45:44would be supported by the existing kitchen roof.

0:45:44 > 0:45:47So, we came up with another plan instead.

0:45:47 > 0:45:51The plan was, take the smallest of the poky bedrooms,

0:45:51 > 0:45:54turn it into a family bathroom,

0:45:54 > 0:45:57and then, taking advantage of the permitted development rights,

0:45:57 > 0:46:01do a loft extension upstairs, which is exactly what we did

0:46:01 > 0:46:04and we put a new staircase as part of that.

0:46:07 > 0:46:10And this is the loft. As you can see, it's a bright, big space,

0:46:10 > 0:46:12lots of windows.

0:46:12 > 0:46:15A little constrained with the ceiling height because, obviously,

0:46:15 > 0:46:18we had to keep within the permitted development rules but flexible room.

0:46:18 > 0:46:21Someone wants an office space here, they can have it.

0:46:21 > 0:46:24Someone wants to put a wardrobe, we can do a wardrobe.

0:46:24 > 0:46:26But I also like it

0:46:26 > 0:46:30because what we've done with this house is created flexible space.

0:46:30 > 0:46:32This could be bought by two sharers

0:46:32 > 0:46:36and they would both have two lovely master bedrooms.

0:46:36 > 0:46:40Well, I didn't see that coming but I'm sold. Dennis has found a hugely

0:46:40 > 0:46:44effective way of working the space available,

0:46:44 > 0:46:47which helped to keep him within his three month timescale.

0:46:47 > 0:46:51His budget was originally 33,000, with an extension out back

0:46:51 > 0:46:54and he'd been worried that he would get carried away

0:46:54 > 0:46:56and overspend on this refurbishment.

0:46:56 > 0:46:59So, has he?

0:46:59 > 0:47:02We've gone over-budget but it was a conscious decision.

0:47:02 > 0:47:05Once we decided to do the loft extension,

0:47:05 > 0:47:07we knew we would be looking at spending more money.

0:47:07 > 0:47:11So, we ended up spending another, I would say, about £20,000.

0:47:11 > 0:47:15So, all in, we're about 52.

0:47:16 > 0:47:20Add that to his purchase price of £248,000

0:47:20 > 0:47:23and Dennis has spent 300,000 here.

0:47:23 > 0:47:25He wants to sell the property

0:47:25 > 0:47:28and to do that he's done something a little different.

0:49:46 > 0:49:50I would be happy to value this property for £375,000 and I'm

0:49:50 > 0:49:53more than confident in myself that I can get the full asking price.

0:49:53 > 0:49:56I would currently put this property on the market at 385,000

0:49:56 > 0:49:58and with the demand for stock at the moment,

0:49:58 > 0:50:01I would expect to achieve that, if not more.
