0:05:42 > 0:05:45make it hard to do building maintenance like painting,

0:05:49 > 0:05:52But, personally, I would remove this pesky plant

0:43:55 > 0:44:00in need of a full upgrade with signs of damp and general neglect.

0:44:00 > 0:44:04And it was bought for £53,000 by financial services expert Riz,

0:44:04 > 0:44:07as his second property project.

0:44:07 > 0:44:10So, was he tickled pink to get it?

0:44:12 > 0:44:15To be completely honest, when I turned up at the auction which

0:44:15 > 0:44:18was actually my first time, I'd not been to an auction before,

0:44:18 > 0:44:22it was the first lot and I kind of put my hand up and went from there.

0:44:22 > 0:44:24- Really?- Yeah.- You didn't anticipate buying it then?

0:44:24 > 0:44:29No, I had a look at it briefly for about five minutes, you know,

0:44:29 > 0:44:33- a week before... - You bought it, sir, well done.

0:44:36 > 0:44:38Yes, that's the thing with auctions.

0:44:38 > 0:44:43Stick your hand up, no-one else bids and the property could be yours.

0:44:43 > 0:44:45But it's one thing buying a house,

0:44:45 > 0:44:47it's another getting it up to scratch,

0:44:47 > 0:44:50so with plans to rent it out and an £8,000 budget

0:44:50 > 0:44:52and a two and a half month timescale,

0:44:52 > 0:44:56Riz needed to make his slightly surprising purchase work for him.

0:44:58 > 0:45:01And now four and a half months later, we're back with Riz to

0:45:01 > 0:45:05check on progress. Is it still good to be green or pretty in pink?

0:45:07 > 0:45:08Well, no more.

0:45:08 > 0:45:14It's more cool and contemporary with neutral tones in the living area,

0:45:14 > 0:45:17though the changes in the kitchen are more black and white

0:45:17 > 0:45:20and where once was a utility area, there is now

0:45:20 > 0:45:24a downstairs shower room, or it will be when it's finished.

0:45:24 > 0:45:26So, what is the state of play?

0:45:28 > 0:45:31There is still a lot of things that need to be doing,

0:45:31 > 0:45:35especially around tidying up in the back yard, repainting,

0:45:35 > 0:45:41decorating, but, yes, it feels good overall to come so far in,

0:45:41 > 0:45:44well, not such a short time but, you know, we're nearly there.

0:45:46 > 0:45:48Well, kind of nearly there.

0:45:48 > 0:45:51Riz hopes it can all be finished off in about a month.

0:45:52 > 0:45:54And then this four bedroomed house can finally be

0:45:54 > 0:45:56ready for the rental market.

0:45:57 > 0:46:00But what was the biggest hold-up with the project?

0:46:04 > 0:46:07One of the main reasons for the delay in that was the weather,

0:46:07 > 0:46:09especially the rain that we had.

0:46:10 > 0:46:14The upstairs bathroom roof was actually leaking

0:46:14 > 0:46:19so that had to be re-felted and re-tiled. That's now repaired.

0:46:19 > 0:46:21The time it took for the plaster to dry,

0:46:21 > 0:46:24it took three to four weeks for it to dry.

0:46:24 > 0:46:27Some of it collapsed from the ceilings and that had to be

0:46:27 > 0:46:31redone and that was another three weeks of time on top of that.

0:46:31 > 0:46:35Getting your house damp free can be really time consuming.

0:46:35 > 0:46:39Sometimes it's necessary to bring in dehumidifiers to really

0:46:39 > 0:46:42get the walls bone dry and ready for painting

0:46:42 > 0:46:43and often, all you can do is wait.

0:46:45 > 0:46:47# I will wait

0:46:49 > 0:46:51And while Riz was tackling the damp,

0:46:51 > 0:46:55he also decided to do some layout changes.

0:46:55 > 0:46:58The logic behind having a bathroom downstairs,

0:46:58 > 0:47:03I mean, this was previously just used as a utility room.

0:47:03 > 0:47:04The logic was twofold.

0:47:05 > 0:47:11Firstly, upstairs room, we've used that as a bedroom with an en-suite,

0:47:11 > 0:47:13so we have a bathroom downstairs, as well,

0:47:13 > 0:47:16that can be used as a family bathroom.

0:47:16 > 0:47:19Secondly, there was originally planning permission for this

0:47:19 > 0:47:23property to have it as two separate flats, so that still leaves

0:47:23 > 0:47:26open the potential of doing that in the future.

0:47:26 > 0:47:28This was definitely a sensible move,

0:47:28 > 0:47:30not only making that fourth bedroom better

0:47:30 > 0:47:34but giving himself the option to turn it into a flat at a later date.

0:47:34 > 0:47:38But delays and an extra bathroom surely added to his costs.

0:47:38 > 0:47:42The original budget was going to be around £8,000.

0:47:42 > 0:47:46So far, we're at around 7,500, so, well within budget despite

0:47:46 > 0:47:48the problems that we've been having.

0:47:50 > 0:47:51There is still some work to do

0:47:51 > 0:47:56but if Riz sticks to his £8,000 budget along with his £53,000

0:47:56 > 0:48:02purchase price, his total spend will be £61,000 without taxes and fees.

0:48:02 > 0:48:05So, will this end up as a good purchase?

0:48:05 > 0:48:07What do two local estate agents think?

0:48:09 > 0:48:13First impressions is that it's been re-skimmed throughout

0:48:13 > 0:48:17which obviously makes the property a lot fresher and brighter,

0:48:17 > 0:48:20however, of course, there is still further works to be completed.

0:48:20 > 0:48:23Certainly, there's aspects of the property that I think could

0:48:23 > 0:48:27have been improved, architraves, I feel an updated kitchen with

0:48:27 > 0:48:30built-in cooker, hob and extractor would have been an advantage.

0:48:30 > 0:48:33Certain aspects of updating, doors, etc,

0:48:33 > 0:48:37to the property would have been beneficial.

0:48:37 > 0:48:39Well, yes, it's definitely a work in progress,

0:48:39 > 0:48:45but can there still be profit to be made on Riz's £61,000 investment?

0:48:45 > 0:48:48I feel when the property's renovation works have been

0:48:48 > 0:48:49carried out, in today's market,

0:48:49 > 0:48:53I would expect the property to achieve in the region of £65,000.

0:48:53 > 0:48:56If the property is done to a basic standard,

0:48:56 > 0:49:00I can see the resale value being in the region of £70,000.

0:49:00 > 0:49:03Well, there could be a small profit on resale,

0:49:03 > 0:49:06so what does Riz think of those valuations?

0:49:06 > 0:49:11I bought it for 53 and invested less than 8K.

0:49:11 > 0:49:14In the current market, that's not bad.

0:49:14 > 0:49:19So, potentially, a pre-tax profit of around £4-£9000

0:49:19 > 0:49:22but more importantly, how about its rental potential.

0:49:22 > 0:49:24In today's market,

0:49:24 > 0:49:29I would expect the rental to be set around £425 per calendar month.

0:49:29 > 0:49:32The rental figure would be in the region of £450 per calendar month.

0:49:32 > 0:49:35OK, that's pretty much in line with what I expected, in fact,

0:49:41 > 0:49:45an annual rental yield above 8%, so, as a rental vehicle,

0:51:31 > 0:51:34the kitchen is actually smaller than when we last saw it,

0:51:34 > 0:51:37but there is a good reason for that.

0:51:37 > 0:51:38When we bought the property,

0:51:38 > 0:51:42the kitchen had been extended into the outhouse.

0:51:42 > 0:51:47What that was doing was bringing a lot of damp from the outhouse

0:51:47 > 0:51:49into the house itself.

0:51:49 > 0:51:52So, on balance, and weighing up our options,

0:51:52 > 0:51:56we decided to put the kitchen back to how it was when the house was built.

0:51:56 > 0:52:01So we've shortened the kitchen slightly, put a new studded wall in,

0:52:01 > 0:52:05insulated, plastered and made it good.

0:52:05 > 0:52:09A small but dry kitchen seems like a good compromise.

0:52:09 > 0:52:11What about upstairs?

0:52:35 > 0:52:39Clean, bright and modern - they've done a great job here.

0:52:39 > 0:52:41Even more impressive because, as I suspected,

0:52:41 > 0:52:46the property had no damp course in place, meaning the job in hand

0:52:46 > 0:52:50would prove to be a big one, especially downstairs.

0:52:50 > 0:52:54Starting in here in the front room, we took all the floors up -

0:52:54 > 0:52:58this was a wooden floor that had gone rotten due to damp.

0:52:58 > 0:53:01We dug also the floor up in the dining room,

0:53:01 > 0:53:04which was just quarry tiles on top of soil.

0:53:04 > 0:53:07We then had to remove all the plaster, up to a metre high,

0:53:07 > 0:53:11in some cases higher, where it was basically falling off the walls.

0:53:11 > 0:53:17Then every internal wall was drilled and chemically damp proofed.

0:53:17 > 0:53:23We then had to level the floors out, insulation, damp course -

0:53:23 > 0:53:26that was from front to back all the way through.

0:53:26 > 0:53:31And then insulated, poured the new concrete down and levelled out.

0:53:33 > 0:53:34Phew! Well, on top of all that,

0:53:34 > 0:53:36there's been a total rewire,

0:53:36 > 0:53:42double glazing throughout, plus gas central heating and a new boiler.

0:53:42 > 0:53:45Plans to move the bathroom downstairs

0:53:45 > 0:53:48and turn the space into a third bedroom were shelved.

0:53:50 > 0:53:54The second-hand kitchen units look a bit dated to me,

0:53:54 > 0:53:56and could be a bit of a false economy.

0:53:56 > 0:53:59But... uh-oh, I'm gutted to see

0:53:59 > 0:54:04that the Art Deco fireplace has gone.

0:54:04 > 0:54:08The Fireplace Preservation Society will not be pleased!

0:54:08 > 0:54:11That aside, the family have worked hard and created a nice,
