0:00:48 > 0:00:51So, here are three properties that were sold at auction.

0:01:33 > 0:01:36Port Glasgow began as a town called Newark,

0:01:36 > 0:01:40but Newark town changed to Port Glasgow when it became

0:01:40 > 0:01:45the main port for off-loading and loading cargo for Glasgow.

0:01:45 > 0:01:48Shifting sandbanks prevented ships from navigating further up

0:01:48 > 0:01:52the Clyde to the city and so Port Glasgow was born.

0:01:54 > 0:01:57Well, the property I'm here to see is about a mile from either

0:02:01 > 0:02:04built on a hill, at least it's downhill in one direction.

0:02:09 > 0:02:12get inside, looks like there's been some fairly substantial

0:04:16 > 0:04:17First, you could open-plan it.

0:04:17 > 0:04:21Take out this wall and then you'd have this sort of kitchen

0:04:21 > 0:04:24living space, which I think would be really, really nice.

0:04:24 > 0:04:28Moving through here, there are so many of these odd little cupboards.

0:04:28 > 0:04:34This one, though, contains the mother of all boilers.

0:04:34 > 0:04:36What is that?

0:04:36 > 0:04:41Well, that's obviously part of the whole hot-air central heating system

0:04:41 > 0:04:45but I noticed since I first saw those grilles

0:04:45 > 0:04:47that there are thermostats and radiators

0:04:47 > 0:04:50so the boiler in the kitchen is obviously providing

0:04:50 > 0:04:53a more modern approach to central heating

0:04:53 > 0:04:55so that means that's redundant.

0:04:55 > 0:04:59At the very least, it gives you extra space

0:04:59 > 0:05:03and that could be utilised here in the bathroom which isn't massive.

0:05:03 > 0:05:05But look at that.

0:05:05 > 0:05:10That is the rear of that cupboard with the boiler in it,

0:05:10 > 0:05:14so get rid of that and you'd enhance this bathroom quite considerably.

0:05:14 > 0:05:17So, suddenly with a really nice sized bathroom,

0:05:21 > 0:05:23you've got a really lovely flat.

0:05:42 > 0:05:46I think renovation in this property should be to a reasonable standard

0:05:46 > 0:05:48but not excessive as there certainly

0:05:48 > 0:05:51is a ceiling in terms of long-term value.

0:05:51 > 0:05:55But it would be for the rental or first-time buyer market.

0:05:57 > 0:06:00So, let's start with those possible first-time buyers, then.

0:06:00 > 0:06:04What would be the resale value after it was refurbished?

0:06:04 > 0:06:08Done to a reasonable standard, I would anticipate this property

0:06:08 > 0:06:12to resale for between £40,000 and £45,000.

0:06:12 > 0:06:14And what if the owner wanted to rent it out?

0:06:14 > 0:06:17For a one-bedroom flat of this ilk,

0:06:17 > 0:06:22we would anticipate a rental value of £350 to £375 per calendar month.

0:06:24 > 0:06:29So, not too much work to be done on this one and keep the budget tight

0:06:29 > 0:06:32and you could end up with a good little investment property.

0:07:49 > 0:07:51Tell me why you wanted to buy this flat.

0:07:51 > 0:07:55Well, I've had a number of properties for my own use,

0:07:55 > 0:08:00family use, over the years and I've just finished a fairly lengthy

0:08:00 > 0:08:03- career in the military, in the Royal Marines, 32 years...- Wow.

0:08:03 > 0:08:05And my final appointment was fairly locally,

0:08:05 > 0:08:09- just across the other side of the Clyde there...- Right.

0:08:09 > 0:08:11- The naval base at Faslane.- Right.

0:08:11 > 0:08:14And along with my retirement came a little bit of a pension

0:08:14 > 0:08:19and I sort of identified an opportunity to hopefully make

0:08:19 > 0:08:23- an investment into property for the purposes of refurbishing.- Right.

0:08:23 > 0:08:25And have you had a lot of interesting property, or...?

0:08:25 > 0:08:28I've had different types of property,

0:08:28 > 0:08:32ranging from small up to a fairly sizable farm

0:08:32 > 0:08:34on the Blackdown Hills in Somerset,

0:08:34 > 0:08:36which took a bit of looking after.

0:08:36 > 0:08:39At the moment, I'm...

0:08:39 > 0:08:41This is probably going to be about the biggest thing.

0:08:41 > 0:08:46Although it's relatively small property, in terms of work that needs

0:08:46 > 0:08:49doing, I think it's about the right level for us to sort of start at.

0:08:49 > 0:08:51And who's going to do the work?

0:08:51 > 0:08:55The cosmetics will be Stephen, the painting and decorating,

0:08:55 > 0:08:59but I've got a chap locally that's done a bit of work for us before

0:08:59 > 0:09:02and he's going to be meeting me here at the property

0:09:02 > 0:09:05and we'll discuss it and talk about some ideas

0:09:05 > 0:09:09- and I shall pretty much probably hand it to him.- Right.

0:09:11 > 0:09:15whilst serving at the nearby naval base and he's thoroughly

0:09:15 > 0:09:19embraced the local area and made it his home since leaving the navy.

0:09:26 > 0:09:30has always had a little bit of an interest in property.

0:09:30 > 0:09:35- We've had a fairly tricky year with a health issue for Jan.- Oh, no.

0:09:35 > 0:09:39But she's come through that very well and we're hoping to get...

0:09:39 > 0:09:41What was that, do you mind me asking?

0:09:41 > 0:09:43Well, she was diagnosed with breast cancer and that

0:09:43 > 0:09:48sort of coincided with me terminating my service with the Royal Marines.

0:09:49 > 0:09:51And so, really, I think this also gives us

0:09:51 > 0:09:58another sort of branch to step onto as I transition onto my next

0:09:58 > 0:10:00chapter in my life, my professional life,

0:10:00 > 0:10:07and also gives Jan something to sort of join in, supported with Stephen.

0:10:07 > 0:10:09- Right. How is your mum? - Yeah, she's really well.

0:10:09 > 0:10:11She came through it brilliantly.

0:10:11 > 0:10:16She's made a full recovery and she's getting on with her life.

0:10:16 > 0:10:20So, this will give her something to do in her spare time as well.

0:10:20 > 0:10:23Brilliant, so are you all going to sort of join together as a family

0:16:13 > 0:16:16for a barbecue, etc, and certainly if you got rid of conifers,

0:16:16 > 0:16:18it would be a whole lot better.

0:16:18 > 0:16:22And indeed, what looks like some serious ivy issues,

0:16:22 > 0:16:25which are going up the rear of the property, there, which is

0:16:25 > 0:16:30something that need to be addressed cos ivy has a horrible...

0:16:30 > 0:16:33knack of getting into the pointing, causing damp issues

0:16:33 > 0:16:35and all sorts of stuff. So definitely get rid of that.

0:16:35 > 0:16:37But the back here, what we also have

0:16:37 > 0:16:39is a couple of really interesting outbuildings.

0:16:39 > 0:16:44An outside loo there and then this little sort of, I don't know,

0:16:44 > 0:16:45just space.

0:16:45 > 0:16:48I would want to integrate that in which the kitchen

0:16:48 > 0:16:50and maybe even integrate this as well,

0:16:50 > 0:16:53although it's quite nice to have an outside loo for the garden etc.

0:16:53 > 0:16:54Either way, play around with this,

0:16:54 > 0:16:57I don't really think you're going to have enough space to put

0:16:57 > 0:17:01an extension on but certainly enough potential here to increase

0:17:01 > 0:17:03the size of that kitchen, which is a very good thing.

0:17:36 > 0:17:39The main point is what do you do with that little room

0:17:39 > 0:17:42and the bathroom? Neither of which are very satisfactory.

0:17:42 > 0:17:45I don't think it's really a three-bedroomed house

0:17:45 > 0:17:47as it stands now.

0:17:47 > 0:17:52For me, I'd take that partition out and make it into a much better,

0:17:52 > 0:17:55more appealing bathroom and you finish up with

0:17:55 > 0:17:56two conventional bedrooms.

0:17:56 > 0:18:00The auctioneer agrees that there's room for extending that kitchen into

0:18:00 > 0:18:05the outhouse area, but what does he think about converting the loft?

0:18:05 > 0:18:06There's certainly potential for it.

0:18:06 > 0:18:09I think a lot depends on what you're going to do

0:18:09 > 0:18:10ultimately with the house.

0:18:10 > 0:18:13If you are going to sell it on, once renovated,

0:18:13 > 0:18:15you're actually going to be investing a lot of money

0:18:15 > 0:18:17in converting the roof space,

0:18:17 > 0:18:21which isn't going to be wholly reflected in an enhanced sale price.

0:18:21 > 0:18:24So you wouldn't do that to sell it.

0:18:24 > 0:18:27That is always a balance you've got to strike.

0:18:27 > 0:18:30If this house was bought for investment purposes,

0:18:30 > 0:18:33it sounds like you wouldn't make your money or your time back,

0:18:33 > 0:18:36so how do the figures stack up?

0:18:36 > 0:18:38What if you just did a straight refurbishment?

0:18:38 > 0:18:40Renovating what is here

0:18:40 > 0:18:44but removing the partition in that little third bedroom study area,

0:18:44 > 0:18:49so you make a larger bathroom, it would have a value of about £95,000.

0:18:49 > 0:18:51If you took this house to its ultimate,

0:18:51 > 0:18:53and we've mentioned about a roof conversion,

0:28:36 > 0:28:40You can certainly tell Rob is a former military man.

0:28:40 > 0:28:42So how about that kitchen?

0:28:42 > 0:28:44Overall, generally with the flat,

0:28:44 > 0:28:48we're quite restricted with size so throughout we wanted to try

0:28:48 > 0:28:52and capitalise and make the best of the space there is available.

0:28:52 > 0:28:54It's quite a long kitchen,

0:28:54 > 0:28:58it was clearly designed to look out over the gardens.

0:28:58 > 0:29:04We decided also we wanted to make sure there were integrated

0:29:04 > 0:29:08electrical items, built-in oven, hob, extractor.

0:29:08 > 0:29:11And really, it's fully functioning

0:29:11 > 0:29:15and suitable for either younger people or older people.

0:29:15 > 0:29:20Rob's made the most of the space in the rest of the flat, too.

0:29:20 > 0:29:23The hall cupboard's gone, but that hot-air system that was

0:29:23 > 0:29:27taking up so much room in the other cupboard has gone, too.

0:29:27 > 0:29:32We came across the idea of perhaps removing that storage space

0:29:32 > 0:29:36to enlarge the entrance to make a entrance hallway.

0:29:36 > 0:29:40Although we had an initial concern about losing the storage space,

0:29:40 > 0:29:43we've since made up for it from the space that we created

0:29:43 > 0:29:45when we took the boiler out.

0:29:45 > 0:29:49With the help of Jan's son, Stephen, Rob was able to bring it in

0:39:03 > 0:39:08No. No. It was about 120,000 to 125,000 guide price,

0:39:08 > 0:39:10we thought we'd go up to about 135,000

0:39:10 > 0:39:14and then, I think, just before it came up, we had a quick discussion

0:39:14 > 0:39:16and then thought, "Don't want to lose it,"

0:39:16 > 0:39:18"perhaps we'll just go up to 140,000."

0:39:20 > 0:39:22"Oh, just before the auction, we'll add five or ten grand."

0:39:28 > 0:39:31I felt quite scared by the process, simply because things do move

0:44:03 > 0:44:05Paula, who works for a bed company,

0:44:05 > 0:44:08was royally inspired by her first investment project.

0:44:09 > 0:44:12- or your company makes the beds for Buckingham Palace?- For the Queen.

0:44:12 > 0:44:16- How cool is that?- So, it'll have nice beds in here if I do move in.

0:44:16 > 0:44:19So, how did she manage on her 10 to 15 grand budget

0:44:19 > 0:44:22and her four month time scale? Was it a dream?

0:45:04 > 0:45:08and I just thought to bring the end of the building into this one,

0:45:08 > 0:45:13albeit a small space, it has increased it by probably a third.

0:45:33 > 0:45:35The real problems, though, were upstairs.

0:45:35 > 0:45:39So how has Paula conquered the damp?

0:45:39 > 0:45:42There was damp in the original bathroom.

0:45:42 > 0:45:45We had been told it was a ball stuck in the eaves.

0:45:45 > 0:45:47It wasn't, it was just one slate that had moved,

0:45:47 > 0:45:50but because it had moved for some time,

0:45:50 > 0:45:55it had let in quite a bit of damp which has since been fixed,

0:45:55 > 0:45:58and a new joist put in the bathroom ceiling.

0:45:58 > 0:46:03Firstly the bathroom had a corridor with the original boiler,

0:46:03 > 0:46:06the bath, the toilet, the sink was over here, too,

0:46:06 > 0:46:10and that was a separate partitioned bedroom.

0:46:10 > 0:46:13And we took away the partitioning, put a couple of steps in

0:46:13 > 0:46:16because it's quite a high drop, and a new bathroom suite.

0:46:16 > 0:46:21That cupboard there now houses the combi boiler and it meant

0:46:21 > 0:46:23that we could have a large stand-alone shower

0:46:23 > 0:46:26with a towel rail, too.

0:46:26 > 0:46:28This is a new floor in here, also.

0:46:46 > 0:46:50Having taken away the small box bedroom to enlarge the bathroom,

0:46:50 > 0:46:54Paula made the decision to keep the house as a two-bed property.

0:46:56 > 0:46:58So in this room,

0:46:58 > 0:47:03it was half covered in an old style fitted wardrobe which

0:47:03 > 0:47:09we removed, new windows, new window ledges, the TV point is high

0:47:09 > 0:47:10on the wall for the flat-screen TVs

0:47:10 > 0:47:13as they are in all the reception rooms.

0:47:13 > 0:47:17And we swapped the door for a nicer style door

0:47:17 > 0:47:20and then plastered and painted.

0:47:24 > 0:47:26Although this was a business venture for Paula,

0:47:26 > 0:47:30it had to run alongside her full-time career.

0:47:30 > 0:47:33So what outside help did she have?

0:47:33 > 0:47:38We had professionals in but we know a lot of professionals

0:47:38 > 0:47:40cos my partner is in the trade,

0:47:40 > 0:47:44so we had a bricklayer come in and he bricked up the doors

0:47:44 > 0:47:48and put the patio door in for us, then we had a professional carpenter

0:47:48 > 0:47:53fit the kitchen and my partner is an electrician so the underfloor

0:47:53 > 0:47:57heating went in and the lighting and the new electrics in general.

0:47:57 > 0:48:00And plumbers to put the bathroom suite in

0:48:00 > 0:48:04and a gas plumber to do the central heating.

0:48:04 > 0:48:05And I did the painting

0:48:05 > 0:48:10and mucked in as people's sort of lackey the rest of the time.

0:48:10 > 0:48:14But seeing the house finished and come together at the very, very end

0:48:14 > 0:48:17is the best feeling. It's been quite stressful.

0:48:17 > 0:48:21Paula is happy with her renovation budget of 14,500,

0:48:21 > 0:48:24and if you add that to her purchase price,

0:48:24 > 0:48:28that means she's invested £82,000 in total.

0:48:30 > 0:48:31So how happy will she be

0:48:31 > 0:48:35when two estate agents have a look at all her hard work?

0:48:37 > 0:48:39It gave me that wow-factor, to be honest.

0:48:39 > 0:48:44I felt it actually exceeded my expectations.

0:48:44 > 0:48:47I like the kitchen, I think the bathroom is exceptional

0:48:47 > 0:48:50and overall, it's of a high standard.

0:49:12 > 0:49:15the fact that they can move straight into this with nothing to do,

0:49:22 > 0:49:27I feel this property will achieve £525 to £550 per calendar month.

0:52:45 > 0:52:50so no, they still had quite a lot to do.

0:52:52 > 0:52:55We got rid of the wretched woodchip, that was the biggest task.

0:52:55 > 0:52:56Well, it was everywhere, wasn't it?

0:52:56 > 0:52:58It was on the ceiling, it was on the walls,

0:52:58 > 0:53:01it had been painted over lots of times.

0:53:01 > 0:53:04So I think that's about the only thing holding some of it up.

0:53:04 > 0:53:07After that, we decided everything needed plastering and if we're

0:53:07 > 0:53:10going to plaster, we thought that's the time to have it rewired as well.

0:53:10 > 0:53:13Nice, SMOOTH walls make the place look crisp and clean

0:53:13 > 0:53:16and well worth all the expense and effort.

0:53:16 > 0:53:19What room are they most pleased with?

0:53:19 > 0:53:22Well, the kitchen particularly I think we're very pleased with,

0:53:22 > 0:53:26we think that's gone very well and we changed one of the windows

0:53:26 > 0:53:30in the kitchen and it just looks a lot more of a unit now.

0:53:30 > 0:53:35We had to take the ceiling down completely in the kitchen

0:53:35 > 0:53:39and that meant we exposed all the bathroom, right up to the roof

0:53:39 > 0:53:43rafters, really, because the wood was rotten and also in the bathroom,

0:53:43 > 0:53:47we had to take a chimney breast down as well, that wasn't being supported

0:53:47 > 0:53:51at all underneath, so that was a lot of work in those two rooms.

0:53:51 > 0:53:54The bathroom in this house was already upstairs,

0:53:54 > 0:53:55but it did need redoing.

0:53:55 > 0:53:58Well, in the bathroom we've moved things around a bit.

0:53:58 > 0:54:01The basin is still where it was, the toilet's just moved along a bit,

0:54:01 > 0:54:02but the problem we had was with the bath,

0:54:02 > 0:54:04which was right in front of the window

0:54:04 > 0:54:07and we didn't think that was the best place to be standing to have

0:54:07 > 0:54:09a shower so our builder suggested this arrangement

0:54:09 > 0:54:12and put this little stud wall on the end,

0:54:12 > 0:54:14just as a place to put the shower head

0:54:14 > 0:54:19and now we think it works very well, it's a very spacious bathroom.

0:54:19 > 0:54:23Talking of space, they have changed the attic at all. Why not?

0:54:23 > 0:54:26There was quite a lot to do in the rest of the house and we're

0:54:26 > 0:54:29only ever going to use that as a hobby room or a storage room.

0:54:29 > 0:54:33As the attic doesn't need building regulations in order to be called

0:54:33 > 0:54:37a third bedroom, I think Freda might have made the right decision here.

0:54:37 > 0:54:40And the improvements even continue outside.

0:54:56 > 0:54:58grass that I have to come over twice a week to cut it.

0:54:58 > 0:55:00So the sooner we get somebody in,

0:55:00 > 0:55:03the sooner somebody else can start doing that.

0:55:03 > 0:55:06And access for the new tenants will now be so much easier as that

0:55:06 > 0:55:11all-important parking area has been incorporated into the back garden.

0:55:11 > 0:55:15But still, it hasn't been as straightforward as first thought.

0:55:15 > 0:55:17It was much bigger than we expected.

0:55:17 > 0:55:20I mean, we were very, very lucky because we had

0:55:20 > 0:55:22a superb builder who was really brilliant,

0:55:22 > 0:55:27because I think everything he had to do, a lot of it wasn't planned.

0:55:27 > 0:55:31And what effect did this have on their £15,000 budget?

0:55:31 > 0:55:33Budget-wise, we have gone over-budget.

0:55:33 > 0:55:40We've ended up, including the carpets throughout, we spent 22,500.

0:55:40 > 0:55:42So we're a bit over-budget.

0:55:42 > 0:55:46The only way we saved any money from all our expense was by selling

0:55:46 > 0:55:51a few things on online auctions and we got £100 for the fireplace

0:56:29 > 0:56:32It's a great location, it's also in fantastic condition

0:56:32 > 0:56:35so people can move straight in without having to lift a finger.

0:56:35 > 0:56:37The only thing I don't like about this property is

0:56:40 > 0:56:42It's exactly as it was when I first saw it
