0:11:24 > 0:11:27The M2 motorway is only minutes away, as well as a train line

0:11:27 > 0:11:31that would get you into Central London in under an hour.

0:11:36 > 0:11:39and this is typical 1930s suburbia.

0:11:39 > 0:11:42Nothing wrong with that, nice and practical.

0:11:42 > 0:11:46And the property I'm here to see is this, a detached two-bedroom

0:11:52 > 0:11:56Well, there's not a lot of kerb appeal, but if the front is

0:11:56 > 0:12:00anything to go by, this is a very big plot - and there's a garage.

0:14:09 > 0:14:13But before you get carried away, it's time to do the sums.

0:14:16 > 0:14:17around £200,000.

0:14:17 > 0:14:21You knocked it down, built a four or five-bedroom place,

0:14:21 > 0:14:23did it nicely, high spec...

0:14:23 > 0:14:25How much are you going to spend?

0:14:25 > 0:14:28200K, maybe more?

0:14:28 > 0:14:32So you're into a £400,000 project.

0:14:32 > 0:14:35If you go by the rule that you should spend

0:14:35 > 0:14:37a third on your land, a third on your build's cost

0:14:37 > 0:14:40and you walk away with a third as profit,

0:14:40 > 0:14:44you'd be hoping to sell for £600,000.

0:14:44 > 0:14:47And I simply can't see a house here making that sort of money.

0:14:47 > 0:14:51You can pick up a large family home for well under 500,000 grand on this

0:14:51 > 0:14:56road, which makes me think maybe this bungalow is worth working with.

0:14:57 > 0:15:01Look, I'm not saying a possible 100-grand profit on my hypothetical

0:15:01 > 0:15:05five-bedroom house wouldn't be worth aiming for,

0:15:05 > 0:15:07but it does rest on lots of ifs and buts.

0:15:09 > 0:15:12That possible profit could quickly disappear if it goes well over

0:15:12 > 0:15:16the guide, or demolition and building costs escalated.

0:15:18 > 0:15:20Are there any other options?

0:15:20 > 0:15:22Well, a big plot like this could easily bear

0:15:22 > 0:15:26a pair of semidetached houses, which might increase your margins.

0:15:28 > 0:15:31But would it get planning permission?

0:15:31 > 0:15:35Now, this street does seem to be dominated by detached homes.

0:15:35 > 0:15:38What would the local estate agent recommend

0:15:38 > 0:15:39for this interesting bungalow?

0:15:40 > 0:15:45I would recommend extending and going up into the loft

0:15:45 > 0:15:46and making it bigger that way,

0:15:46 > 0:15:50because the cost of knocking it down and moving it

0:15:50 > 0:15:54might not justify the final cost of the completed project.

0:15:54 > 0:15:58But whichever option is viable, it all comes down to the maths.

0:15:58 > 0:16:02So what kind of values will these options make?

0:16:02 > 0:16:06If you extended the property and made it a four-bedroom,

0:16:06 > 0:16:10you could see a value from 450 to £500,000.

0:16:10 > 0:16:15If you knocked the property down and made it a new detached property,

0:16:15 > 0:16:21four, maybe five bedrooms, you might push the value up to 500,000 plus.

0:16:21 > 0:16:25Sounds like knocking down isn't necessarily the way to reap

0:16:25 > 0:16:26the biggest rewards.

0:16:26 > 0:16:28What about the renting potential?

0:16:28 > 0:16:32If a bungalow is left as a two-bedroom, I think you would

0:16:32 > 0:16:38achieve a figure of between £700 and £750 per calendar month.

0:16:38 > 0:16:42As a four or five-bedroom detached property, the rental income

0:16:42 > 0:16:48should be in the region of say £1,400 to £1,500 per calendar month.

0:16:48 > 0:16:51This is a very interesting lot with lots of options.

0:16:51 > 0:16:55Do you renovate, do you demolish? What would you build here? Hmm.

0:27:22 > 0:27:26And how many vans we would have to hire to remove garden rubbish.

0:27:26 > 0:27:28I'm proud of us both that we've done it

0:27:28 > 0:27:30because, you know, at the end of the day,

0:27:30 > 0:27:34we've taken on a massive task and it's come to fruition.

0:27:41 > 0:27:45The roof has been done to match the neighbours and looks terrific.

0:27:57 > 0:28:01And then all the jobs are then put back because of that, you know?

0:28:03 > 0:28:05Almost too well, if I'm being honest with you, you know?

0:28:05 > 0:28:08You don't normally see things happen in the way you want them to.

0:28:10 > 0:28:13This is very true, but again, our first-timers seem to have

0:28:13 > 0:28:16dealt with the issues in a calm and practical manner.

0:28:18 > 0:28:21But what about that dreaded woodworm?

0:28:21 > 0:28:23The woodworm was located predominantly at the back wall

0:28:23 > 0:28:26and there were other areas, but it was just patches.

0:28:26 > 0:28:28So the actual infestation wasn't too bad.

0:28:28 > 0:28:31And all the joists upstairs are absolutely fine, so...

0:28:31 > 0:28:33- So, we were lucky.- Down here.

0:32:59 > 0:33:03And it's not a bad-looking '60s house.

0:33:03 > 0:33:07And since the house isn't that old, how bad could it be?

0:34:27 > 0:34:31possibly one or two storey, possibly an extension at the side

0:34:31 > 0:34:33over the existing single-storey bit that is there,

0:34:33 > 0:34:35definitely worth doing.

0:34:35 > 0:34:38How about a wraparound that encompassed the two?

0:34:38 > 0:34:41At the end of the day, it would all come down to the cost

0:34:41 > 0:34:45and if it was going to add that amount of value or more

0:34:45 > 0:34:46to the property itself.

0:42:52 > 0:42:55When I first looked at the property,

0:42:55 > 0:43:00I was looking at keeping it as it is and then extending it slightly,

0:43:00 > 0:43:02renovating and going upwards and backwards

0:43:02 > 0:43:06and then possibly putting something at the back with a side access.

0:43:06 > 0:43:08We've come up with a few other ideas as well.

0:43:08 > 0:43:11One of those is my other half would like to keep it

0:43:11 > 0:43:15for our own personal residential home as well.

0:43:16 > 0:43:19Before Joe's wife set her sights on living here,

0:43:19 > 0:43:21the plan was to chop the garden in half

0:43:41 > 0:43:43alternatives at the back at the moment.

0:43:43 > 0:43:47So Joe had many options here - to extend the existing bungalow,

0:43:47 > 0:43:51to knock it down and build a new house, to break up the garden

0:43:51 > 0:43:53and build numerous houses.

0:43:53 > 0:43:55Decisions, decisions.

0:43:55 > 0:43:58All relying on planning permission.

0:43:58 > 0:44:01And 11 months later, the result.

0:44:24 > 0:44:28We originally wanted to go with the option of a house

0:44:28 > 0:44:31and basically extend the bungalow upwards

0:44:31 > 0:44:35and also build a couple of properties at the back of the garden.

0:44:35 > 0:44:37We didn't get that option from the planners

0:44:37 > 0:44:41so I decided I would go for a side extension

0:44:41 > 0:44:42and a chalet bungalow,

0:44:42 > 0:44:45which is what we eventually got passed by the planners

0:44:45 > 0:44:47so we've gone about four metres to the right-hand side,

0:44:47 > 0:44:51half a metre or so on the left-hand side and we knocked down the front

0:44:51 > 0:44:53because it looked rather ugly

0:44:53 > 0:44:55to make it a little bit more appealing

0:44:55 > 0:44:59and give it a wider hallway and an entrance area.

0:44:59 > 0:45:04I'm wondering why, with so little of the original bungalow left,

0:45:04 > 0:45:07he didn't just build from scratch.

0:45:07 > 0:45:09Because they wouldn't let me build a house on here.

0:45:09 > 0:45:12Their argument was there's bungalows to the left

0:45:12 > 0:45:13and bungalows to the right.

0:45:13 > 0:45:16My argument was there's a house across the road

0:45:16 > 0:45:18which has bungalows to the left and the right.

0:45:18 > 0:45:21The planners' argument was that, "Well, that was done in the past.

0:45:21 > 0:45:23"We've changed the rules."

0:45:24 > 0:45:28Joe weighed everything up and opted to extend the original bungalow

0:45:28 > 0:45:31to create this chalet bungalow with upstairs space.

0:45:33 > 0:45:35It will have, upstairs, four double bedrooms.

0:45:35 > 0:45:38One, a master bedroom, will be larger,

0:45:38 > 0:45:41two en-suite rooms, en-suite bathrooms,

0:45:41 > 0:45:43one main bathroom upstairs.

0:45:43 > 0:45:46Then downstairs, there will be three reception rooms,

0:45:46 > 0:45:51one large and two double rooms, and a large kitchen and a garage.

0:45:52 > 0:45:55Wow. A new house in all but name,

0:45:55 > 0:45:58especially when you consider the extra square footage

0:45:58 > 0:45:59being added to this property.

0:46:00 > 0:46:04Well, if you just take downstairs, it's increased by just over 50%.

0:46:04 > 0:46:08If you take the upstairs, it's more than double the living space.

0:46:09 > 0:46:13I reckoned from the start this big plot could take a big house.

0:46:13 > 0:46:15However, all the wrangling over planning

0:46:15 > 0:46:19has taken its toll on Joe's six to nine months' time frame.

0:46:20 > 0:46:23We got approval, in the end, in March.

0:46:23 > 0:46:26Unfortunately, I got let down by my architect,

0:46:26 > 0:46:28which meant I had to find somebody else

0:46:28 > 0:46:30to take over the next part of it,

0:46:30 > 0:46:33which was to do the building regulations plans

0:46:33 > 0:46:36and he couldn't work for another three, four weeks

0:46:36 > 0:46:38so we got another delay there.

0:46:38 > 0:46:40And then eventually, he started working on it

0:46:40 > 0:46:44and we got that approved and we are now into our ninth week.

0:46:44 > 0:46:47So, we've made pretty good progress,

0:46:47 > 0:46:50considering the fact that we've only had two months at it.

0:46:51 > 0:46:55Joe predicts it'll take another two months to complete the work.

0:46:55 > 0:46:59It's been a long battle and not just with the paperwork side of things.

0:47:00 > 0:47:03The building process has proved troublesome too.

0:47:03 > 0:47:07The original plan was to use the bungalow's internal walls, but...

0:47:08 > 0:47:12The bricks basically were held together by the render.

0:47:12 > 0:47:15The mortar inside was purely just sand

0:47:15 > 0:47:19and you could pick it up, you could pick the bricks up,

0:47:19 > 0:47:23so there was no other option than to actually rebuild the walls.

0:47:25 > 0:47:28Add to that issues with woodworm in the joists and foundations.

0:47:28 > 0:47:31Oh, this has not been an easy journey!

0:47:31 > 0:47:34Joe originally did his sums and worked out

0:47:34 > 0:47:37that extending was the better financial option

0:47:37 > 0:47:40rather than building an entirely new bungalow.

0:47:40 > 0:47:42But with all the issues he uncovered...

0:47:42 > 0:47:44If I'd known at the start

0:47:44 > 0:47:47that the walls inside were going to be this bad,

0:47:47 > 0:47:51I think it would have been cheaper, where we've got to at the moment,

0:47:51 > 0:47:53to actually say, "We'll bulldoze it all down."

0:47:53 > 0:47:56So, in a way, if I'd known what I know now,

0:47:56 > 0:47:58I probably would have knocked it down.

0:48:03 > 0:48:07Hindsight, as they say, is a wonderful thing.

0:48:07 > 0:48:10But at £245,000,

0:48:10 > 0:48:13this plot was still tremendous value.

0:48:14 > 0:48:17Building spend wise, how are things progressing?

0:48:17 > 0:48:21We've spent approximately £45,000.

0:48:21 > 0:48:23It's about £25,000 on materials

0:48:23 > 0:48:28and probably around £20,000 in terms of labour costs.

0:48:28 > 0:48:30It's just a basic split.

0:48:30 > 0:48:33We still have quite a bit to spend.

0:48:34 > 0:48:39Joe reckons his eventual spend should be around £100,000,

0:48:39 > 0:48:42but he's prepared for £125,000.

0:48:42 > 0:48:47If we add that higher sum to his purchase price of £245,000,

0:48:47 > 0:48:51it would mean a grand total of 370 grand invested here.

0:48:52 > 0:48:55We asked two local estate agents to come along

0:48:55 > 0:48:59and tell us how this chalet bungalow might fare on the local market.

0:49:01 > 0:49:04The appeal of the chalet bungalow that they've ended up with

0:49:04 > 0:49:07is that it would be a house, yeah?

0:49:07 > 0:49:10It has got an upstairs, but it is a bungalow

0:49:10 > 0:49:14so could be adapted for somebody who needs rooms downstairs.

0:49:14 > 0:49:17My first impression is it's an excellent house

0:49:17 > 0:49:21in an excellent position on an excellent plot.

0:49:22 > 0:49:25Well, there you have it. Positivity all round.

0:49:25 > 0:49:29But Joe's into this project for £370,000.

0:49:29 > 0:49:32So, what sort of resale value could it make?

0:49:32 > 0:49:34The sales value of this property,

0:49:34 > 0:49:38when completed, as I said, dependent upon a good finish,

0:49:38 > 0:49:43could be from £470,000 to £500,000.

0:49:43 > 0:49:45I predict a sale value for this property

0:49:45 > 0:49:49to be in the region of £450,000 to £475,000.

0:49:49 > 0:49:53I would probably say it's going to be around £500,000 to £525,000.

0:49:53 > 0:49:55Maybe more. It depends on the finish.

0:49:56 > 0:49:59When finished, there's an excellent chance

0:49:59 > 0:50:02of Joe selling this property for £500,000.

0:52:19 > 0:52:22gives that cottagey feel that Heather was after.

0:52:31 > 0:52:34that now houses the brand-new downstairs cloakroom.

0:52:40 > 0:52:46I think what they have done has gone above and beyond my expectations.

0:53:53 > 0:53:57We literally stripped everything so it was a shell.

0:53:57 > 0:53:58The loft...

0:53:58 > 0:54:03We had issues with the loft - waspnests, rats' droppings.

0:54:03 > 0:54:06Everything had to come out of the loft.

0:54:06 > 0:54:08The driveway was just an absolute nightmare.

0:54:08 > 0:54:10We didn't know what to do with the driveway

0:54:10 > 0:54:13and we didn't know whether we should be spending this or that

0:54:13 > 0:54:14or try and do it ourselves.

0:54:14 > 0:54:16We were very fortunate with the driveway

0:54:16 > 0:54:20because a company was doing several driveways down the road

0:54:20 > 0:54:22so we were able to capitalise on that

0:54:22 > 0:54:24and we ended up with a lovely driveway.

0:54:25 > 0:54:29The fact Heather could see the quality of work being done by this company was a good thing.

0:54:29 > 0:54:34However, always be cautious if people knock on your door

0:54:34 > 0:54:36and offer you these kind of services out of the blue.

0:54:36 > 0:54:39It often ends very badly.

0:54:39 > 0:54:43I didn't spend a lot of time on site whilst the job was being done,

0:54:43 > 0:54:45but both my sons were on site.

0:54:45 > 0:54:48Her friend Helen was involved too

0:54:48 > 0:54:51and they are all delighted with the result.

0:54:53 > 0:54:57This is a high-end finish and Heather should be very proud.

0:54:59 > 0:55:03So, how has she done on her timescale and budget?

0:55:03 > 0:55:06Budget to start off with was quite small.

0:55:06 > 0:55:08We were hoping for round about the £15,000 mark

0:55:08 > 0:55:11and we kept the spreadsheet going

0:55:11 > 0:55:13and we knew exactly what we were spending

0:55:13 > 0:55:15and then it started to go over the £15,000,

0:55:15 > 0:55:18but it was things like we wanted to change the soffit

0:55:18 > 0:55:20and put the pipes all underneath,

0:55:20 > 0:55:24we wanted to put a new driveway up, so things started adding up.

0:55:24 > 0:55:27And, you know, it was so lovely inside,

0:55:27 > 0:55:30we had to do stuff on the outside as well to match it.

0:55:30 > 0:55:32It just seemed silly to do half a job.

0:55:32 > 0:55:34So, the budget, unfortunately, came in at around...

0:55:34 > 0:55:38It was about £30,000 after everything.

0:55:38 > 0:55:40But, yeah, money well spent.

0:55:40 > 0:55:42In terms of timescale,

0:55:42 > 0:55:45we anticipated it taking about three months.

0:55:45 > 0:55:47It took six months, but then, having said that,

0:55:47 > 0:55:53we spent double the budget, but we weren't bothered by that.

0:55:53 > 0:55:55It wasn't a problem because

0:55:55 > 0:55:58the property prices were going up month by month

0:55:58 > 0:56:00so we were happy to sit on it.

0:56:00 > 0:56:04Heather was lucky she found a reliable local builder to do the work

0:56:04 > 0:56:06while she balanced the books herself.

0:56:11 > 0:56:15with a total spend of £305,000, she's clearly delighted.
