0:07:04 > 0:07:07What might excite people about this particular place is that

0:07:07 > 0:07:11it has potential to be re-established as an equestrian centre,

0:07:11 > 0:07:14it's got potential, perhaps, as a smallholding,

0:07:14 > 0:07:18convert it as an adventure centre for young people, youth.

0:07:18 > 0:07:21There are so many ideas for somebody who's got vision.

0:07:21 > 0:07:25The house is large but it needs a lot of renovation internally

0:07:25 > 0:07:27and probably some structural assessment

0:07:27 > 0:07:29from the external point of view,

0:07:29 > 0:07:32but, again, it's got potential, and with money spent on it,

0:07:32 > 0:07:33it'll be a lovely home.

0:08:06 > 0:08:09but if money was spent on it to modernise it,

0:08:09 > 0:08:12and quite a bit needs to be done, you'll easily double that.

0:08:16 > 0:08:19I think the land could be worth £300,000-400,000 on its own

0:16:12 > 0:16:16It's a flat roof, notoriously bad for leaking

0:16:16 > 0:16:18if they're not well maintained.

0:16:18 > 0:16:20You are going to have to set aside

0:16:20 > 0:16:23some of your budget to sort that out, really.

0:16:23 > 0:16:26But in terms of space, yeah, it's all right.

0:16:29 > 0:16:32I'd definitely get someone to check the extension,

0:16:32 > 0:16:35with its flat roof and uPVC cladding.

0:16:35 > 0:16:38I reckon it would be much better replaced with a lovely,

0:16:38 > 0:16:41modern space that would be more family-friendly

0:16:41 > 0:16:44and would open out onto this long garden.

0:16:44 > 0:16:48You could have ample indoor and outdoor space,

0:16:48 > 0:16:51but a dry space would be a really good start.

0:16:52 > 0:16:56Another troubling aspect is that misplaced bathroom.

0:17:13 > 0:17:15as opposed to where it is right now,

0:17:15 > 0:17:18although you'd lose a bedroom, so you'd have to weight that up.

0:17:18 > 0:17:21Second bedroom there and then a good-sized bedroom at the front,

0:17:21 > 0:17:24but once again, look at that front wall.

0:17:25 > 0:17:27So much damp in this property.

0:17:27 > 0:17:30Now, some of that could have been caused by the fact that

0:17:30 > 0:17:33it looks to me that it hasn't been lived in for quite a while,

0:17:33 > 0:17:36and you will naturally get that kind of condensating damp,

0:17:36 > 0:17:38but it could be more serious,

0:17:38 > 0:17:41so it's another reason why you really need to get this property

0:17:41 > 0:17:45looked over by somebody who knows what they're talking about.

0:17:46 > 0:17:48So it's time to call in a local expert,

0:17:48 > 0:17:51in this case the auctioneer who sold the property.

0:17:51 > 0:17:54The guide price was 59 grand-plus.

0:17:54 > 0:17:57The options here, really, I think are two-fold.

0:17:57 > 0:18:00It depends who buys it and want they want to do with it, ultimately.

0:18:00 > 0:18:04The big thing about this house is its non-traditional construction.

0:18:04 > 0:18:05In the expert's opinion,

0:18:05 > 0:18:09this could be non-standard or non-traditional construction,

0:18:09 > 0:18:12terms which are generally used for houses made from concrete blocks,

0:18:12 > 0:18:16for instance, which could be tricky or impossible to get a mortgage on.

0:18:16 > 0:18:21My assumption is that it will get renovated to a modest standard

0:18:21 > 0:18:23and it will then get rented out.

0:18:23 > 0:18:26I think that's likely to happen.

0:18:26 > 0:18:29If you were to target the owner-occupier market,

0:18:29 > 0:18:35so, for example, you're pointing it at first-time buyers,

0:18:35 > 0:18:39clearly, mortgageability is an important aspect of that.

0:18:39 > 0:18:40It's not always easy to tell

0:18:40 > 0:18:44if a house is non-standard or traditional construction,

0:18:44 > 0:18:48particularly if there's a covering to the fabric of the building,

0:18:48 > 0:18:51so I would always recommend getting a survey done,

0:18:51 > 0:18:54especially if you're relying on a mortgage.

0:18:54 > 0:18:56He mentioned a modest renovation.

0:18:56 > 0:18:57If that was carried out,

0:18:57 > 0:19:01what does he think the property could fetch on the resale market?

0:49:04 > 0:49:07Taking into consideration the work to be done,

0:49:07 > 0:49:10if this was completely finished, I would expect a sale price

0:49:10 > 0:49:13of around £110,000-£115,000.

0:49:15 > 0:49:19I think it wouldn't have a value in excess of £95,000.

0:49:19 > 0:49:23And that's simply because the market has been narrowed down

0:49:23 > 0:49:26by the fact that it's difficult to mortgage.
