0:16:26 > 0:16:30pipes are, before you start drawing up any of those extension plans.

0:16:50 > 0:16:53a first-time buyer's property or a second-time buyer's property.

0:17:25 > 0:17:30at the back, would it be worthwhile doing an extension to this house?

0:17:30 > 0:17:34Doing an extension on the property could cost you £35-£40,000,

0:17:34 > 0:17:36so it's very important that if you're going to do an extension

0:17:36 > 0:17:40and you're trying to resell something straight after, that you really check

0:17:40 > 0:17:43the prices of the resales against the value of actually doing the work.

0:17:43 > 0:17:46As the property is at the moment, refurbished,

0:17:46 > 0:17:47I'd say it'd be valued at around £300,000.

0:17:47 > 0:17:49If somebody did a ground-floor extension,

0:17:49 > 0:17:51I don't think it would give any more value,

0:17:51 > 0:17:53so it'd still be around the £300,000 mark.
