0:25:27 > 0:25:32I could see was, wait for it, to move the bathroom downstairs.
0:25:32 > 0:25:37I know, how is this for a complete turnaround on my usual thinking?
0:25:37 > 0:25:40That upstairs bathroom you could change to a bedroom,
0:25:40 > 0:25:43give yourself another bedroom, maybe put a bathroom down here,
0:25:43 > 0:25:47but you would have to factor that into your cost and into your budget,
0:25:47 > 0:25:50and would it be worth it when it comes to the rental market?

0:25:52 > 0:25:56Someone weighing up this very issue was former aviation engineer Claire,
0:25:56 > 0:25:58who, along with her husband Nicholas,
0:25:58 > 0:26:00purchased the property for £60,000.
0:26:00 > 0:26:04Claire had really worked hard at her research, but it now appeared
0:26:04 > 0:26:08'her initial plans to move that bathroom had been grounded.'
0:26:08 > 0:26:11I've taken advice off somebody who knows more than I do
0:26:11 > 0:26:14and I'd like to keep the configuration as it is now and,
0:26:14 > 0:26:17if I want to do that conversion at a later date, then I'll do it.
0:26:19 > 0:26:22With restructuring plans on the back burner,
0:26:22 > 0:26:26Claire had a £7,000 budget and a timescale of six-to-eight weeks
0:26:26 > 0:26:30to get the property off the ground and into the rental market.
0:26:33 > 0:26:35So here we are, bang on time,
0:26:35 > 0:26:39eight weeks on, to see if Claire has stuck with her revised plan.
0:26:45 > 0:26:49That kitchen is looking great, bright and clean but, hang on,

0:26:54 > 0:26:58Yes, it is, and it seems Claire did decide to go for the downstairs
0:26:58 > 0:27:02bathroom after all. Amazing.
0:27:02 > 0:27:05Instead of the old outhouses, there is now a lovely modern family
0:27:05 > 0:27:09bathroom in their place.
0:27:09 > 0:27:12The lounge and dining room have been tastefully decorated
0:27:12 > 0:27:14and are looking brand-new.
0:27:17 > 0:27:21So if there is a bathroom down here, that means changes upstairs.
0:27:27 > 0:27:30I did like the idea of turning the upstairs bathroom
0:27:30 > 0:27:33into a third bedroom, but it was never going to be an easy job.
0:27:33 > 0:27:36So how did it go?
0:27:36 > 0:27:39If you remember, when you were last here,
0:27:39 > 0:27:42we had a bathroom here, there was a bath here
0:27:42 > 0:27:46and we had a false wall here, which housed the soil pipe.
0:27:46 > 0:27:49This wall, when we took the plaster off,
0:27:49 > 0:27:52we found out that the wall was actually resting on a floorboard,
0:27:52 > 0:27:56so we had to have a concrete lintel put in to support that.
0:27:56 > 0:28:01We changed the glass to clear glass and, in the corner of the room,
0:28:01 > 0:28:05we had the original boiler, which was housed in a cupboard,
0:28:05 > 0:28:08which we removed to make the room a lot bigger.
0:28:08 > 0:28:12My son Oliver did the first coat of paint in this room,
0:28:12 > 0:28:15so that was his contribution to the project.
0:28:15 > 0:28:18Well, with a little help from Oliver, plus one or two tradesmen,
0:28:18 > 0:28:23I imagine, Claire has turned this into a terrific property.
0:28:23 > 0:28:27Claire was advised against moving the bathroom by a property agent.
0:28:27 > 0:28:31However, she decided to go back to her original plan after
0:28:31 > 0:28:32reviewing her homework.
0:28:32 > 0:28:35She is convinced this is the best way of maximising her
0:28:35 > 0:28:39investment in a rental market. But what about everything else?
0:28:39 > 0:28:43The rest of the house, I've replastered most of the upstairs,
0:28:43 > 0:28:46I've fitted a new kitchen and a new bathroom
0:28:46 > 0:28:49and refurbed throughout, new carpets,
0:28:49 > 0:28:51and also painted the outside.
0:28:51 > 0:28:54The change of mind, with regards to the bathroom,
0:28:54 > 0:28:57meant a change in budget, from seven grand to £10,000,
0:28:57 > 0:29:00with £4,000 going on the conversion alone.
0:29:00 > 0:29:02That wasn't the end of the spending either.
0:29:02 > 0:29:05I'd had a survey done on the property before I actually
0:29:05 > 0:29:08completed and the survey told us that we
0:29:08 > 0:29:11needed a firewall installed in the loft.
0:29:11 > 0:29:15This was a good idea, finding this out at the beginning of the project
0:29:15 > 0:29:17because, you can imagine a house in this state,
0:29:17 > 0:29:21having to go through the house and build a wall in the loft,
0:29:21 > 0:29:26so it was a good use of money at that stage in the project.
0:29:26 > 0:29:27It was just to make it safe.
0:29:27 > 0:29:31Because the house hadn't been sold in more than 30 years,
0:29:31 > 0:29:34that's a problem that you can come across.
0:29:35 > 0:29:38A firewall is fitted in most semis and terraced houses.
0:29:38 > 0:29:42It provides protection from fire in neighbouring properties and is
0:29:42 > 0:29:46essential if, like Claire, you're planning to rent your property out.
0:29:46 > 0:29:49Claire has tried to do a lot of the work herself,
0:29:49 > 0:29:53along with sons Dan and Oliver and husband Nicholas.
0:29:53 > 0:29:56Plus, she's built up good working relationships with various
0:29:56 > 0:30:00tradesmen along the way, but it hasn't all been plain sailing.
0:30:00 > 0:30:04The last three weeks has been a challenge because all the work has
0:30:04 > 0:30:06been on the bathroom and the kitchen,
0:30:06 > 0:30:08and it's quite a small area to
0:30:08 > 0:30:12manage all the different trades in that area.
0:30:12 > 0:30:16So it's just been a juggle to get one trade in after the other to
0:30:16 > 0:30:19complete the project.
0:30:19 > 0:30:23Complete it she has and all within her original timescale
0:30:23 > 0:30:24of six-to-eight weeks.
0:30:24 > 0:30:28Claire has invested a total of £70,000 here.
0:30:28 > 0:30:31Will her decision to add a bedroom pay dividends?
0:30:31 > 0:30:35We've asked two local estate agents for their opinions.
0:30:35 > 0:30:38The selling points are definitely the three bedrooms.
0:30:38 > 0:30:42It's a good location, really nice kitchen and bathroom, as well,
0:30:42 > 0:30:45so I don't see any trouble selling this one.
0:30:45 > 0:30:48It's actually rental that Claire's interested in,
0:30:48 > 0:30:51but let's have a listen to those sales valuations anyway.
0:30:51 > 0:30:54If I was to place this property on the open market,
0:30:54 > 0:30:58I would expect it to achieve somewhere in the region of £90,000.
0:30:58 > 0:31:00For market resale purposes,
0:31:00 > 0:31:05I'd suggest putting the property on the market at £90,000-95,000.
0:31:05 > 0:31:08Well, if Claire was to change her mind and decide to sell,
0:31:08 > 0:31:13she could achieve, with that higher valuation of £95,000,
0:31:13 > 0:31:16a very healthy pre-tax profit of 25 grand.
0:31:16 > 0:31:20But it's yields, not profits, we're interested in.
0:31:21 > 0:31:23If I was to put this property to the market,
0:31:23 > 0:31:26I would look at £475 per calendar month.
0:31:26 > 0:31:28This property should achieve a rental figure of

0:31:31 > 0:31:33OK, that's about right.
0:31:33 > 0:31:35I was talking to some of the neighbours,
0:31:35 > 0:31:37they were talking more like £500,
0:31:37 > 0:31:41but I'm happy with 475-500.
0:31:41 > 0:31:45Well, I'm happy to report that, since filming, Claire has actually
0:31:45 > 0:31:50found a tenant who will be willing to pay £475 per calendar month.
0:31:50 > 0:31:54That equates to a yield of around 8%, which is brilliant.
0:31:56 > 0:31:59So with this property done, dusted and successful,

0:33:37 > 0:33:40and a little over 5m long.
0:33:40 > 0:33:42The garage will have stone brickwork,
0:33:42 > 0:33:44it'll have flat felt roof and timber gates,
0:33:44 > 0:33:46and they will go at a strange angle
0:33:46 > 0:33:49to avoid moving that electrical substation outside.
0:33:49 > 0:33:52Now, I can't claim it's the most thrilling idea I've ever heard,
0:33:52 > 0:33:55but it's hard to get your creative juices flowing,
0:33:55 > 0:34:00designing somewhere to park your car, if you get my drift.

0:34:10 > 0:34:11Well, it sounds simple enough
0:34:11 > 0:34:14and coming in at an angle shouldn't be too much of a problem.
0:34:14 > 0:34:19But, in my experience, there is always a catch of some sort.
0:34:21 > 0:34:24Just because this plot has planning, it doesn't mean there isn't
0:34:24 > 0:34:27work for you to do here prior to building because, look,
0:34:27 > 0:34:30what is wrong with this picture?
0:34:30 > 0:34:32It's this, there is no dropped kerb,
0:34:32 > 0:34:35which you will need before you can begin.
0:34:35 > 0:34:37Now, this shouldn't be a problem,
0:34:37 > 0:34:40but you'll need to apply to the council to get this dropped and then
0:34:40 > 0:34:43you'll have to foot the bill for the work, which, all in all,
0:34:43 > 0:34:45it could cost you a couple of grand.
0:34:45 > 0:34:48Now, it's not a big deal, but it's a little bit annoying.
0:34:48 > 0:34:51Ah, the old red tape is never too far away in London
0:34:51 > 0:34:55and, with a plot of land barely big enough to swing a cat,
0:34:55 > 0:34:58the added headache of planning permission to drop a kerb,
0:34:58 > 0:35:00hmmm, may just put people off.
0:35:00 > 0:35:01So who's going to want this?
0:35:01 > 0:35:05Well, somebody who's after secure parking, for sure.
0:35:05 > 0:35:08But would it be worth their while? Does the investment add up?
0:35:08 > 0:35:11Well, say you live in a biggish house down the round,
0:35:11 > 0:35:14you spend seven grand on the land, ten grand building the garage,
0:35:14 > 0:35:17say total £20,000 with extras.
0:35:17 > 0:35:22You could add around 15-20,000 on to the value of your home,
0:35:22 > 0:35:25so the answer is, no, it doesn't add up.
0:35:25 > 0:35:30It adds saleability for sure, but it's not going to make you a penny.
0:35:30 > 0:35:32# Man you won't give me no money... #
0:35:32 > 0:35:35So maybe this goes to someone who doesn't want to make
0:35:35 > 0:35:39money from it, perhaps a family that needs extra storage, or a car
0:35:39 > 0:35:44enthusiast that wants to keep his precious motor off the busy streets.
0:35:44 > 0:35:49However, whoever it is will feel the tiny grip of yet more red tape.
0:35:49 > 0:35:52So when is a garage not a garage?
0:35:52 > 0:35:56Well, when it's too small, according to Essex County Council.
0:35:56 > 0:35:59Last year, they were claiming that garages had become too titchy for
0:35:59 > 0:36:01many modern cars and that the
0:36:01 > 0:36:03government guidelines should be changed.
0:36:03 > 0:36:06Now, they argued the minimum size should be 7m-by-3m,
0:36:06 > 0:36:11substantially bigger than the garage planned here,
0:36:11 > 0:36:14and anything smaller shouldn't be classed as a garage at all.
0:36:14 > 0:36:17Now, I don't know where they've got with this
0:36:17 > 0:36:19and whether Wandsworth Council will think of following suit,
0:36:19 > 0:36:22but this sort of situation demands you do your research
0:36:22 > 0:36:25because you don't want to buy a plot of land for a garage
0:36:25 > 0:36:28and find out that you've spent thousands on a plot of land
0:36:28 > 0:36:31for what's little more than a shed.
0:36:32 > 0:36:35'Oh, crikey! It's enough to give you a headache.
0:36:35 > 0:36:39'Let's see if a local property agent can see the positives here.'
0:36:39 > 0:36:42A lot of the houses around here don't have garages
0:36:42 > 0:36:43or any off-street parking.
0:36:43 > 0:36:47Most of the roads around here are just the standard houses with
0:36:47 > 0:36:50no parking at all. I think to have a garage in this road,
0:36:50 > 0:36:53because there are no garages to the houses, I think, you know,
0:36:53 > 0:36:56when the house came on the market to sell around here,
0:36:56 > 0:36:58to have the garage, you know, would be popular.
0:36:58 > 0:37:01Your one would be the next one to go because you could offer that facility.
0:37:01 > 0:37:03As I thought, then, it won't add value
0:37:03 > 0:37:06but it is an appealing prospect for those in need.
0:37:06 > 0:37:09So with that in mind, if a garage is built,
0:37:09 > 0:37:12what kind of value are we talking about?
0:37:12 > 0:37:15I think to market a garage along here would probably be somewhere
0:37:15 > 0:37:17between 15-20,000 and then hopefully
0:37:17 > 0:37:19we got as close to it as we could.
0:37:19 > 0:37:22So one option could be to rent the garage, what about that?
0:37:22 > 0:37:26I think, if we rented out the garage on a monthly basis, we'd be starting
0:37:26 > 0:37:30off at £500 a month and just see how close we could get to it.
0:37:30 > 0:37:33I can't imagine there's a huge market for this lot
0:37:33 > 0:37:34but for someone, well,
0:37:34 > 0:37:37it could be just what they've been hankering after -
0:37:37 > 0:37:41storage, security, off-road parking, or a little investment opportunity.

0:47:08 > 0:47:13redecoration, new bathroom, new kitchen.
0:47:13 > 0:47:17This property is impressive inside and out and, as a first project
0:47:17 > 0:47:20together for this team, they seem to have got everything right,
0:47:20 > 0:47:22despite a few hiccups.
0:47:22 > 0:47:26We planed to renovate the property in eight-to-ten weeks,
0:47:26 > 0:47:29but it's taken us 11 weeks in total
0:47:29 > 0:47:33due to having new electric, new plumbing.
0:47:33 > 0:47:35We didn't take that into account.
0:47:35 > 0:47:39We thought the electrics would be okay
0:47:39 > 0:47:42with just a little bit of tweaking up,

0:47:52 > 0:47:55Reconfiguring the kitchen has really made this property

0:48:25 > 0:48:28That overspend means that David and John have made a total
0:48:28 > 0:48:32investment here, including the purchase price, of 187,000.
0:48:32 > 0:48:36So will two local property experts think it's a wise investment
0:48:36 > 0:48:38in a property they plan to sell?
0:48:41 > 0:48:44First impression is great. Yeah, I love the drive.

0:49:22 > 0:49:25but will that be reflected in their valuations?

0:49:27 > 0:49:30Yeah, I think if you put this property up for rent,
0:49:30 > 0:49:33I'd look at asking £695 per calendar month.
0:49:33 > 0:49:38I would say it's got a rental value of about £700 per calendar month.
0:49:38 > 0:49:42The higher rental figure there would bring a modest yield of around 4.5%.
0:49:42 > 0:49:45However, it is the sales valuations that David
0:49:45 > 0:49:49and John are most interested in.
0:49:49 > 0:49:54I would put it on the market at a price of around £215,000.

0:51:27 > 0:51:30Now, space is always at a premium in London and a guaranteed
0:51:30 > 0:51:34parking lot should have been worth its weight in gold, shouldn't it?
0:51:35 > 0:51:37So who's going to want this?
0:51:37 > 0:51:40Well, somebody who's after secure parking for sure,
0:51:40 > 0:51:44but would it be worth their while? Does the investment add up?
0:51:44 > 0:51:46Well, say you live in a biggish house down the road,
0:51:46 > 0:51:49you spend seven grand on the land, ten grand building the garage,
0:51:49 > 0:51:52say total 20,000 with extras,
0:51:52 > 0:51:57you could add around 15-20,000 onto the value of your home.
0:51:57 > 0:52:00So the answer is, no, it doesn't add up.
0:52:00 > 0:52:05It adds saleability, for sure, but it's not going to make you a penny.

0:54:04 > 0:54:07not all has gone to plan.
0:54:07 > 0:54:10The plot has been cleared and levelled with gates,
0:54:10 > 0:54:13added to create a rentable and secure parking spot.
0:54:13 > 0:54:16Plus, out the front, the kerb has been dropped
0:54:16 > 0:54:18to accommodate the space.
0:54:18 > 0:54:22Back in July 2010, Liz had plans for a workshop
0:54:22 > 0:54:24and garage, approved by the council.
0:54:24 > 0:54:27But, unfortunately, due to personal issues,
0:54:27 > 0:54:31Liz wasn't able to begin the works, so the plans lapsed and,
0:54:31 > 0:54:33on reapplying, they were subsequently rejected,
0:54:33 > 0:54:37as Liz explains further.
0:54:37 > 0:54:40The plans which were initially accepted by the council
0:54:40 > 0:54:43were for a workshop, but with a mezzanine.
0:54:43 > 0:54:47I wanted a mezzanine level, so that I could store a lot of my goods.
0:54:47 > 0:54:53We decided to do a beautiful curved roof with glass at the front,
0:54:53 > 0:54:56so that the light would come in for when I'm sewing.
0:54:56 > 0:54:59Unfortunately, they're the plans which were initially passed,
0:54:59 > 0:55:01but when we...
0:55:01 > 0:55:04Obviously, it lapsed, the planning application lapsed,
0:55:04 > 0:55:07and when I reapplied it wasn't accepted.
0:55:07 > 0:55:11So back to the drawing board for a lower level roof.

0:55:15 > 0:55:18if there is objections from the neighbours, which was the case here.
0:55:18 > 0:55:22So while she rethinks her plans, Liz has made the best of it

0:55:27 > 0:55:31Liz is clearly a very positive person, but it's been a challenging
0:55:31 > 0:55:33few years for her and her partner Billy.
0:55:35 > 0:55:38Unfortunately, my partner's been very, very ill
0:55:38 > 0:55:41and we only live around the corner,
0:55:41 > 0:55:44but his illness prevented him from, actually, even going upstairs.

0:55:46 > 0:55:51and time converting the lower ground floor of our property
0:55:51 > 0:55:54into accommodation, so that it would be very comfortable for him
0:55:54 > 0:55:56whilst he goes through his illness,
0:55:56 > 0:56:01so that's also what's stopped me banging on with this.
0:56:02 > 0:56:06So it's been a bit of a rocky road for Liz and Billy,
0:56:06 > 0:56:09but it's great to see that lovely Liz is still smiling.

0:56:13 > 0:56:16she's invested around £28,000.
0:56:16 > 0:56:20So, after four long years, and Liz having to go back to the drawing
0:56:20 > 0:56:25board with her plans, is she still happy with her little plot of land?
0:56:26 > 0:56:30I'm still very happy that I bought it because, in the end, I know that
0:56:30 > 0:56:34if I don't get the planning permission that I want
0:56:34 > 0:56:37then I've always got the alternative to just come in here, put a load of
0:56:37 > 0:56:41organic soil down and make myself an organic vegetable garden,
0:56:41 > 0:56:44which I'd be very happy to do as well.
0:56:45 > 0:56:47Well, before Liz gets the compost out,
0:56:47 > 0:56:50let's hear what a local agent thinks of this plot of land.
0:56:50 > 0:56:55I think a garage in this particular area is in extremely high demand.
0:56:55 > 0:56:58I don't think there's going to be much problem in trying to

0:57:30 > 0:57:32sense for Liz to build a garage to sell on.
0:57:32 > 0:57:35And, with her current rental, she's doing well.

0:57:38 > 0:57:41This plot was bought to make her working life easier,
