0:02:52 > 0:02:56was the former Sunday school with a raised area and small kitchen.

0:02:59 > 0:03:05after an auction bid of 290,000, were Nick and Sonia.

0:03:05 > 0:03:07Experienced developers in their own right,

0:03:07 > 0:03:11they were embarking on their second project together.

0:03:12 > 0:03:15Nick was a quantity surveyor and Sonia an accountant,

0:03:15 > 0:03:19who had also run her own building company -

0:03:19 > 0:03:22a great skill set for a big project like this.

0:03:22 > 0:03:24So, what were their plans?

0:03:24 > 0:03:27In a nutshell, we hope to turn it into a lovely family home.

0:03:27 > 0:03:29For you guys to live in?

0:03:29 > 0:03:32Um, yes. That is the likelihood at the moment.

0:03:32 > 0:03:34That we're going to live here ourselves.

0:03:34 > 0:03:37So, Sonia, what's the story behind you finding this?

0:03:37 > 0:03:40Well, we moved to Goudhurst just over a year ago,

0:03:40 > 0:03:42and my daughter's school's local.

0:03:42 > 0:03:46So I drove past this building every day taking her to school

0:03:46 > 0:03:48and noticed it was empty

0:03:48 > 0:03:52and we approached the Methodists to see if we could buy it

0:03:52 > 0:03:54but, unfortunately, at the time, they said no,

0:03:54 > 0:03:56it would have to be sold at auction.

0:03:56 > 0:03:58So we sort of followed it.

0:03:58 > 0:04:01So we have been tracking it for some time.

0:04:01 > 0:04:04The couple were already renovating another property

0:04:04 > 0:04:05in Rochester in Kent

0:04:05 > 0:04:09and were planning to finish that before starting work on the chapel.

0:04:09 > 0:04:11They were also wanting to revise the plans

0:04:11 > 0:04:16that had already been passed, which would inevitably cause delay.

0:04:16 > 0:04:18Would it be worth the wait?

0:04:19 > 0:04:24Our view is that it's not the right design for this building.

0:04:24 > 0:04:25Why do you say that?

0:04:25 > 0:04:29Erm, because it doesn't do justice to the space that's here.

0:04:29 > 0:04:33Basically, they're intending to put a floor all the way through here

0:04:33 > 0:04:36and ruin the potential of having some double height space in it.

0:04:36 > 0:04:40It virtually demolishes all of the Sunday School room at the back,

0:04:40 > 0:04:42which we don't think is also appropriate.

0:04:42 > 0:04:45We have an architect on board who is starting to draw up...

0:04:45 > 0:04:48Hopefully, interpret our vision for it

0:04:48 > 0:04:50and put his own mark on it, too.

0:04:50 > 0:04:51And we believe we will end up with

0:04:51 > 0:04:53a better product, at the end of the day.

0:04:53 > 0:04:57So, how are you going to do that without cutting back on space?

0:04:57 > 0:05:00If you want to keep this as one, and not use it as two floors,

0:05:00 > 0:05:02how are you going to do that in terms of space?

0:05:02 > 0:05:05There will be a part floor, running through,

0:05:05 > 0:05:08but what we want to do is keep the dramatic two-storey space

0:05:08 > 0:05:13around the two sides where the tall windows are.

0:05:13 > 0:05:16Ingenious. And not bisecting the windows got my vote.

0:05:16 > 0:05:21Nick and Sonia's total development budget was set at £200,000,

0:05:21 > 0:05:23inclusive of fees and expenses.

0:05:25 > 0:05:28Added to the 290,000 they'd already paid at auction,

0:05:28 > 0:05:31it would take them to half a million pounds.

0:05:32 > 0:05:36Now, their target of completion was just one year.

0:05:38 > 0:05:41So, it's just one dwelling that you're looking at building.

0:05:41 > 0:05:44At the moment, the intention is just to build one,

0:05:44 > 0:05:47but we are looking at the possibility of a second property

0:05:47 > 0:05:51on the adjoining land, which was part of the purchase.

0:05:53 > 0:05:57With planning permission for the total development granted,

0:05:57 > 0:05:59we returned just over two years later

0:05:59 > 0:06:02and there were plenty of clues that this was going to be

0:06:02 > 0:06:04an outstanding transformation.

0:06:24 > 0:06:27The two-storey space was certainly dramatic

0:06:27 > 0:06:29and the interior colour scheme accentuated this

0:06:29 > 0:06:31with its monochromatic tones.

0:06:37 > 0:06:42It's amazing! And certainly nothing like before.

0:06:45 > 0:06:48How was it achieved?

0:06:48 > 0:06:51The slates were reclaimed and reused and supplemented where necessary.

0:06:51 > 0:06:56The bricks from the original chapel were... It was hand-demolished

0:06:56 > 0:06:59and all salvaged and used in the reconstruction of the walls.

0:06:59 > 0:07:01As we came into the house,

0:07:01 > 0:07:04we wanted to keep some nice light, open spaces,

0:07:04 > 0:07:08but keeping a palette of largely white, grey, and black

0:07:08 > 0:07:11with some splashes of colour.

0:07:11 > 0:07:13There was a good mix of old and new

0:07:13 > 0:07:18with a hi-tech office area concealed behind the lounge.

0:07:22 > 0:07:26A doorway through to the oak-beamed glass extension

0:07:26 > 0:07:29and the space where there was once Sunday school lessons

0:07:29 > 0:07:32became an amazing high-spec kitchen-diner.

0:07:37 > 0:07:40It may have looked minimalist, but had everything that even

0:07:40 > 0:07:43the most demanding of chefs could have wished for.

0:07:45 > 0:07:48The kitchen, we wanted to use natural materials

0:07:48 > 0:07:52and we wanted to use oak to continue the oak frame outside

0:07:52 > 0:07:56and we also wanted to introduce the darker colours to mimic

0:07:56 > 0:08:01the slate on the roof and the dark flooring.

0:08:01 > 0:08:03But also white to lighten it up, really.

0:08:03 > 0:08:05I said everything,

0:08:05 > 0:08:09but I didn't expect the church pew seating cleverly colour-coded

0:08:09 > 0:08:13to make it stand out as a preserved original feature.

0:08:13 > 0:08:16Next, there's a utility and cloakroom.

0:08:16 > 0:08:18Then, there's the mezzanine level, where again,

0:08:18 > 0:08:22respect for the building's past shines through.

0:08:22 > 0:08:26We've been in a number of church buildings that have been converted

0:08:26 > 0:08:28and one of the issues always is,

0:08:28 > 0:08:32particularly from the external elevations,

0:08:32 > 0:08:36when you put a floor across at a high level, it spoils the lines

0:08:36 > 0:08:38and chops the windows in half,

0:08:38 > 0:08:41so we were aware that we didn't really want to do that, we

0:08:41 > 0:08:44wanted to bring the floors back from the windows,

0:08:44 > 0:08:47but there's always a compromise and a balance between having

0:08:47 > 0:08:50some floor space upstairs to stand on and to use as bedrooms,

0:08:50 > 0:08:53but hopefully what we've achieved is some quite dramatic space

0:08:53 > 0:08:56and the church from the outside

0:08:56 > 0:08:59largely looks as it was when it was first built.

0:08:59 > 0:09:03Well, I thought it was dramatic and in my view,

0:09:03 > 0:09:07the compromise of lost upstairs space was so worth it.

0:09:07 > 0:09:11There was still room for a great family bathroom and three bedrooms.

0:09:16 > 0:09:20Two decent-size ones, one of which was being used as a store room.

0:09:24 > 0:09:28The third bedroom, the master, was an amazing light, spacious room,

0:09:28 > 0:09:30with en suite facilities,

0:09:30 > 0:09:33complete with those beautiful modern sliding doors,

0:09:33 > 0:09:37which gave access to the balcony above the kitchen.

0:09:37 > 0:09:39It was a breathtaking use of a building

0:09:39 > 0:09:44which the original plans bought with the chapel would have torn down.

0:09:44 > 0:09:47And speaking of plans, what was in store for the land next door?

0:09:49 > 0:09:54What we're envisaging building is a three-storey house,

0:09:54 > 0:09:59one level of which is subterranean, bar the front elevation,

0:09:59 > 0:10:01which would be largely glass.

0:10:01 > 0:10:04It's going to be an ICF construction,

0:10:04 > 0:10:06which is insulated concrete formwork,

0:10:06 > 0:10:09so basically you put a load of polystyrene Lego bricks together,

0:10:09 > 0:10:11with lots of steel in them,

0:10:11 > 0:10:14and you pour the concrete and it will actually be...

0:10:14 > 0:10:17Well, we're hoping it will actually be a passive house,

0:10:17 > 0:10:19it will not need any heating.

0:10:20 > 0:10:24The budget for the new build was £200,000.

0:10:24 > 0:10:26The couple have five children between them

0:10:26 > 0:10:30and the hope was that the new house, combined with the chapel,

0:10:30 > 0:10:32could be home to the entire family.

0:10:32 > 0:10:35But how much had it cost for the project so far?

0:10:37 > 0:10:42On the chapel, we have spent about £350,000,

0:10:42 > 0:10:46it includes a little bit of money relating to the site next door,

0:10:46 > 0:10:49enabling some drainage work and the construction of a shed

0:10:49 > 0:10:54at the back, which we needed to do prior to excavating the main dig.

0:10:54 > 0:10:59The couple spent one and a half times the original £200,000 budget

0:10:59 > 0:11:01on this renovation -

0:11:01 > 0:11:07added to their £290,000 purchase price makes a total of £640,000.

0:11:07 > 0:11:11But bear in mind that because they're converting a property into

0:11:11 > 0:11:15a home, they may be able to claim VAT back on some of the materials,

0:11:15 > 0:11:18which could be a significant sum.

0:11:18 > 0:11:22What did two estate agents make of this project?

0:11:22 > 0:11:25Unbelievable, I think, is the best way of describing it.

0:11:25 > 0:11:28It is a fabulous building.

0:11:28 > 0:11:33The position of the property, the character, the improvements...

0:11:33 > 0:11:37In fact, it's probably one of the best conversions I've ever seen.

0:11:37 > 0:11:39The workmanship is first-class.

0:11:39 > 0:11:42Taking an average of the agents' valuations,

0:11:42 > 0:11:46at this point Nick and Sonia stood to make a modest profit

0:11:46 > 0:11:50of £55,000, but this house wasn't for sale.

0:11:50 > 0:11:54And there was another entirely new house still to be built.

0:11:54 > 0:11:56Given their overspend on the chapel,

0:11:56 > 0:12:00would they keep to their £200,000 budget?

0:12:00 > 0:12:03Would the house be as high-spec? I couldn't wait to see.

0:12:03 > 0:12:07And you can find out how they get on later in the programme.

0:12:13 > 0:12:16In Stoke-on-Trent in the Midlands, there's a statue

0:12:16 > 0:12:21giving public recognition to one of the city's famous potters.

0:12:21 > 0:12:25In the northeast district of Smallthorne, where I am today,

0:12:25 > 0:12:28they celebrate the planets in the street names.

0:12:31 > 0:12:35And talking of the solar system, I did find one street

0:12:35 > 0:12:37named after a star in the footballing world.

0:12:37 > 0:12:39There's hope for me yet.

0:12:39 > 0:12:43Just a ten-minute drive away from Hanley town centre is

0:12:43 > 0:12:45the property I'm here to see.

0:12:45 > 0:12:48Now, what's up for grabs is a three-bed end-of-terrace house

0:12:48 > 0:12:51with a guide price of £45,000-plus

0:12:51 > 0:12:54and it's just across the road from a primary school.

0:12:54 > 0:12:58Let's take a look and see what's on offer.

0:12:58 > 0:13:02So, we're straight in to the main part of the house,

0:13:02 > 0:13:07which is lounge and dining area.

0:13:07 > 0:13:11It would have been two rooms at some stage during its life,

0:13:11 > 0:13:15with a wall just here. Central heating, fireplace,

0:13:15 > 0:13:19but lots of light coming in, they've made good use of this space.

0:13:19 > 0:13:23Through here, we have stairs going up to the bedrooms.

0:13:23 > 0:13:25I'll investigate that in a while.

0:13:25 > 0:13:30Into the galley kitchen, which is small, but you could possibly

0:13:30 > 0:13:34rekindle some of this, and the bathroom at the end there.

0:13:34 > 0:13:38It's all a little bit tired and definitely needs a bit of love.

0:14:45 > 0:14:48and reconfigure a landing or the stairs, but it can be expensive.

0:15:20 > 0:15:23or even fallen away, in the process,

0:15:23 > 0:15:26taking a bit of mortar away from in between the bricks,

0:15:26 > 0:15:30making that look incredibly dangerous and it would need re-pointing.

0:16:02 > 0:16:04The modernisations that I would basically recommend

0:16:04 > 0:16:08for this particular property is a new kitchen, a new bathroom,

0:16:08 > 0:16:12new carpets, and perhaps new radiators as well.

0:16:12 > 0:16:16And rendering doing at the front and the back of the property.

0:16:16 > 0:16:19At an auction guide price of £45,000-plus,

0:16:19 > 0:16:23what could this property be worth once all the work is done?

0:16:23 > 0:16:27This property could be worth in the region of £75,000,

0:16:27 > 0:16:30once it's all done up.

0:16:30 > 0:16:33Plenty of headroom there, I think, to make a profit.

0:16:33 > 0:16:36What about on the rental market?

0:16:36 > 0:16:38On the rental market,

0:16:38 > 0:16:44this property has the potential of generating £475 per calendar month.

0:16:44 > 0:16:48I think this is a great property with a fantastic guide price.

0:16:48 > 0:16:51There may be an issue with access to the third bedroom, a little bit

0:16:51 > 0:16:53of damp here and there,

0:16:53 > 0:16:56but I think there's a great opportunity to be had right here.

0:18:13 > 0:18:17So, I perhaps learnt my lessons there not to go kite surfing again.

0:18:17 > 0:18:21Kite surfing?! Oh, no! What happened?

0:18:21 > 0:18:23I woke up in hospital six weeks later, I don't know.

0:18:23 > 0:18:26Anyway, I've forgotten about that now, concentrating on property.

0:18:26 > 0:18:29But Lee's luck is definitely improving.

0:18:29 > 0:18:33He got this house for £40,000 and by negotiating after the auction,

0:18:33 > 0:18:36he paid less than the reserve price.

0:18:38 > 0:18:42My first question was about his new strategy to not attend the auction.

0:18:42 > 0:18:44It's a new approach, but at the moment,

0:18:44 > 0:18:47I feel like it's working, so hopefully I'll be doing it again.

0:18:50 > 0:18:52Yeah, very happy with the price I paid!

0:18:52 > 0:18:58For a three-bed end-terraced, next to a school, pubs, shops, chip shop

0:19:35 > 0:19:38the roofer's coming to sort the roof out at the weekend,

0:19:41 > 0:19:46and bathroom on Friday and I'm going away for the next four days.

0:20:39 > 0:20:42I had more than 28 days where I wasn't going to lose my deposit

0:20:42 > 0:20:45if it all did fall through, but saying that,

0:20:45 > 0:20:50I can make quite a substantial investment in valuation fees,

0:20:50 > 0:20:54structural surveyor and it could have all gone wrong.

0:28:20 > 0:28:23Two floors down in the subterranean basement, the floor,

0:28:23 > 0:28:25like the rest of the ones in the house,

0:28:25 > 0:28:27is formed from polished concrete.

0:28:28 > 0:28:31As well as being the main access to Chapel View,

0:28:31 > 0:28:34the basement also has a toilet and the remaining area

0:28:34 > 0:28:37will eventually compromise of an office and a bedroom.

0:28:41 > 0:28:44Down here is the engine room of the eco-house,

0:28:44 > 0:28:48with a heat-reclamation pump system and underfloor heating.

0:28:48 > 0:28:51The house, unfortunately, doesn't quite make passive status,

0:28:51 > 0:28:54as there are no photovoltaic panels on the roof,

0:28:54 > 0:28:57or other means of generating its own electricity.
