0:00:02 > 0:00:05Welcome to the show. It's no secret that there are opportunities

0:00:05 > 0:00:07for good investment in the property market.

0:00:07 > 0:00:08No, it certainly isn't,

0:00:08 > 0:00:10especially given how much we talk about it.

0:00:10 > 0:00:12But how do you make a good investment?

0:00:12 > 0:00:16Well, don't overspend, make a plan, have a budget

0:00:16 > 0:00:20and stick to it, and possibly buy your next home under the hammer.

0:00:45 > 0:00:48There are all kinds of reasons for buying property at auction...

0:00:48 > 0:00:51But the main one is possibly get yourself a bargain.

0:00:51 > 0:00:54Yeah, so let's see what today's buyers managed to do.

0:00:55 > 0:00:57In Streatham, South London,

0:00:57 > 0:01:01this four-bed mid-terrace has a really cute roll-top bath,

0:01:01 > 0:01:05but there's not enough room for the both of us.

0:01:05 > 0:01:08I'm reminiscing about the good old days in this two-bedroom

0:01:08 > 0:01:11apartment in Newport, Shropshire.

0:01:11 > 0:01:15Would you mind just giving me a minute? I'm getting quite emotional.

0:01:15 > 0:01:18Drastic measures to support a dodgy wall

0:01:18 > 0:01:22at this three-bedroomed end terrace in Cwmfelinfach, South Wales.

0:01:22 > 0:01:25I could just stay here for a little bit longer. There you go.

0:01:26 > 0:01:29All of these properties have been sold at auction.

0:01:29 > 0:01:31We'll find out who bought them and what they paid for them

0:01:31 > 0:01:33when they went under the hammer.

0:01:33 > 0:01:34Yours, sir. Well done.

0:01:39 > 0:01:41Nowadays, Streatham has a busy high street

0:01:41 > 0:01:45with plenty of local amenities, as well as three train stations with

0:01:45 > 0:01:48services into central London.

0:01:48 > 0:01:51It's hard to believe now, but Streatham was once a village

0:01:51 > 0:01:56with natural springs, celebrated for their health-giving properties.

0:01:58 > 0:02:01Now, I've travelled a mile and a half from the centre to an area

0:02:01 > 0:02:04known as Streatham Vale, which is becoming more and more desirable.

0:02:06 > 0:02:08On the downside? Well, this can be a busy road,

0:02:08 > 0:02:09but on the upside?

0:02:09 > 0:02:13Well, there are local amenities right on your doorstep, as well as

0:02:13 > 0:02:16something else that can never be taken for granted in London -

0:02:16 > 0:02:19unrestricted on-street parking.

0:02:19 > 0:02:21Now, that'll save you the cost of the permit

0:02:21 > 0:02:24and it'll also save visitors having to root around

0:02:24 > 0:02:26in their wallets to find a pay-and-display.

0:02:26 > 0:02:28So, I'm here to see a four-bedroomed mid-terrace house

0:02:28 > 0:02:33and it had a guide price of £250,000 plus.

0:02:33 > 0:02:36Sounds like a lot of property for the money in this area.

0:02:36 > 0:02:38But how much healing will it need on the inside?

0:02:40 > 0:02:43I think whoever buys this 1930s property will be needing

0:02:43 > 0:02:46more than spa water to breathe new life into it.

0:02:49 > 0:02:52Straight away, this house has got such a wonderful feel.

0:02:52 > 0:02:55A really nice front door, a fantastic hallway.

0:02:55 > 0:02:59Everything has been stripped so it sounds quite hollow,

0:02:59 > 0:03:02but lots of wood everywhere. Panelling all along here,

0:03:02 > 0:03:05which, once you've painted, will look lovely,

0:03:05 > 0:03:08a great-sized lounge and a fantastic fireplace.

0:03:08 > 0:03:09It's made out of marble.

0:03:09 > 0:03:13Once you've given that a bit of TLC, that would come up a treat.

0:03:13 > 0:03:14What I would change are the windows.

0:03:14 > 0:03:18They're metal and they certainly don't look right and, um, well,

0:03:18 > 0:03:23round here, you've got... Well, you've got a very open-plan kitchen

0:03:23 > 0:03:27and a sort of loungey-dining room area, I suppose.

0:03:27 > 0:03:29French doors out to the garden.

0:03:29 > 0:03:33I love that dresser! That would look beautiful painted.

0:03:33 > 0:03:36Again, you could use the same paint on this. Little table and chairs

0:03:36 > 0:03:40in here to demonstrate how you can eat in this kitchen.

0:03:40 > 0:03:44It's got a really nice feel, this house. So far, so good.

0:03:48 > 0:03:51One key skill, when renovating an old house like this,

0:03:51 > 0:03:55is to strike the correct balance between old and new features.

0:03:57 > 0:04:01# No matter what the future brings

0:04:01 > 0:04:04# As time goes by. #

0:04:04 > 0:04:07And remember, before you skip anything,

0:04:07 > 0:04:10check out the value at a local reclamation yard.

0:04:13 > 0:04:17The bedrooms on the first floor comprise a small one to the front...

0:04:20 > 0:04:24..a medium-sized one to the rear...

0:04:24 > 0:04:27and the largest overlooking the front.

0:04:27 > 0:04:31# Where the blue of the night

0:04:31 > 0:04:35# Meets the gold of the day

0:04:35 > 0:04:41# Someone waits for me

0:04:42 > 0:04:47# And the gold of her hair

0:04:47 > 0:04:51# Crowns the blue of her eyes

0:04:51 > 0:04:55# Like a halo tenderly... #

0:04:55 > 0:04:58There's some really lovely quirky little features in this house.

0:04:58 > 0:05:03These beautiful, stripped-back, grey wooden floorboards and these -

0:05:03 > 0:05:06'30s panelled doors, absolutely gorgeous.

0:05:06 > 0:05:09But the biggest surprise is in this bathroom.

0:05:09 > 0:05:11A wonderful roll-top bath!

0:05:11 > 0:05:15So lovely, but there's not enough room for the both of us.

0:05:15 > 0:05:18# Splish splash I was taking a bath

0:05:18 > 0:05:22# Long about a Saturday night

0:05:22 > 0:05:24# Rub-dub Just relaxing in the tub... #

0:05:24 > 0:05:30So up to bedroom number four and, OK, it's not too small up here,

0:05:30 > 0:05:33but with the pitch of the roof, the head height,

0:05:33 > 0:05:37well, it's a bit restricted, so what would you do to improve it?

0:05:37 > 0:05:38Not great.

0:05:38 > 0:05:42I think it's crying out for a dormer window extension through here.

0:05:42 > 0:05:44That would rarely improve the size of this space.

0:05:44 > 0:05:47It would give more head height and I think you need to try

0:05:47 > 0:05:50and think about fitting an en-suite bathroom up here as well.

0:05:50 > 0:05:52It would really make a difference.

0:05:53 > 0:05:56The top of the door reveals the scale of the height problem

0:05:56 > 0:05:58and, providing the floor has been strengthened

0:05:58 > 0:06:00to pass building regulations,

0:06:00 > 0:06:02a dormer would easily add value.

0:06:04 > 0:06:07Out the back here and you've got a fairly decent-sized garden.

0:06:07 > 0:06:10Plenty of space for the kids to play in

0:06:10 > 0:06:13or a barbecue when the British sun decides to shine.

0:06:13 > 0:06:15Like today, it's amazing!

0:06:15 > 0:06:18But could you do anything else with this garden?

0:06:18 > 0:06:22Maybe think about extending. The house already has four bedrooms,

0:06:22 > 0:06:25so I don't think you need to add any more of those, but you could

0:06:25 > 0:06:29perhaps think about a single-storey extension out here

0:06:29 > 0:06:32to improve on that ground floor space and then you could create

0:06:32 > 0:06:35a really lovely kitchen and diner out the back here.

0:06:35 > 0:06:39That extra living space would really add to the saleability

0:06:39 > 0:06:40of a house like this.

0:06:41 > 0:06:44We called upon the services of a local estate agent

0:06:44 > 0:06:46to get his opinion and valuations.

0:06:48 > 0:06:50The layout of the property on the ground floor,

0:06:50 > 0:06:51it does actually work quite well.

0:06:51 > 0:06:54There's a few minor tweaks and changes you might want to make.

0:06:54 > 0:06:55The main one is,

0:06:55 > 0:06:58it looks like there's a supporting pillar

0:06:58 > 0:07:01that is in between the dining area and the kitchen.

0:07:01 > 0:07:04That could be knocked through to make it a nice big open-plan space

0:07:04 > 0:07:07and maybe block up the original kitchen door

0:07:07 > 0:07:09and just have one entrance through to the rear of the property.

0:07:09 > 0:07:12I think that would work really well.

0:07:12 > 0:07:15There are so many combinations of possible extensions, let's stick

0:07:15 > 0:07:19to the value of the house after a straightforward refurbishment.

0:07:19 > 0:07:21Once renovated, without extending the property,

0:07:21 > 0:07:26this would achieve approximately 475 to £480,000.

0:07:26 > 0:07:29With a guide price of £250,000,

0:07:29 > 0:07:31it seems that there's money to be made here.

0:07:31 > 0:07:33What about rental?

0:07:33 > 0:07:35Once renovated, this property would achieve

0:07:35 > 0:07:37approximately £1,800 per calendar month.

0:07:37 > 0:07:41Well, that's the London factor for you. Elsewhere in the country,

0:07:41 > 0:07:44we'd be looking at much lower values than that.

0:07:44 > 0:07:47Yes, there are some issues to iron out with this house,

0:07:47 > 0:07:49but there is also plenty of space to work with.

0:07:49 > 0:07:53That says potential to me and, brought back to full health

0:07:53 > 0:07:57and fully refurbished, well, this could be a lovely family home.

0:07:57 > 0:08:01Who agreed? Let's head to the auction and find out.

0:08:01 > 0:08:05Move on to lot 96.

0:08:05 > 0:08:07Four bedroom mid-terrace house

0:08:07 > 0:08:09in need of modernisation.

0:08:09 > 0:08:12Looking for 250. Don't want to go too much lower.

0:08:12 > 0:08:14240 anywhere?

0:08:14 > 0:08:16240 I've got.

0:08:16 > 0:08:21245. 250. It's with the lady here on my right.

0:08:21 > 0:08:24Anybody else? 255, sir, yeah? 255.

0:08:24 > 0:08:25260.

0:08:25 > 0:08:27Leaving the guide price way behind,

0:08:27 > 0:08:32bids continue and we rejoin at 348,000.

0:08:32 > 0:08:37348, 349, 350, 351.

0:08:38 > 0:08:44352, 353, 354.

0:08:44 > 0:08:48No? It's with you, sir. Blue jumper. £353,000.

0:08:48 > 0:08:49The bid's with you,

0:08:49 > 0:08:52it's against the lady at the front here on my right.

0:08:52 > 0:08:54Anybody else?

0:08:54 > 0:09:01If not, 353 for the first, 353 for the second, 353 for the third.

0:09:01 > 0:09:06354, back in. Nearly. 355? 356.

0:09:06 > 0:09:09Sure? I'll go through it again.

0:09:09 > 0:09:14355 for the first, 335 for the second, 355 for the third

0:09:14 > 0:09:16and final time, all done?

0:09:16 > 0:09:19- GAVEL BANGS - Sold 355.

0:09:19 > 0:09:21The successful bid came from Daryl.

0:09:21 > 0:09:22He and his brother, Richard,

0:09:22 > 0:09:25have been developing properties for ten years.

0:09:25 > 0:09:28I met brother Richard, a professional rugby player,

0:09:28 > 0:09:32back at their £355,000 purchase to talk about their plans.

0:09:33 > 0:09:36- Richard, lovely to meet you today. - Yes, lovely to meet you.

0:09:36 > 0:09:38- Congratulations.- Thank you.

0:09:38 > 0:09:41Now, you weren't actually bidding for this at the auction, were you?

0:09:41 > 0:09:43Well, me and my brother went to the auction together.

0:09:43 > 0:09:44I was there in the morning.

0:09:44 > 0:09:47I then had to go off for some other business.

0:09:47 > 0:09:49My brother stayed and I trusted it to him

0:09:49 > 0:09:51and we ended up with this one.

0:09:51 > 0:09:53Were you happy with the outcome, the price he paid?

0:09:53 > 0:09:54We paid less than what our target was,

0:09:54 > 0:09:57so we're actually very happy with the price we paid.

0:09:57 > 0:09:58It's a great property.

0:09:58 > 0:10:01It almost like a blank canvas for us to just gut it

0:10:01 > 0:10:05- and send the builders in.- This is a really great property.- Thanks.

0:10:05 > 0:10:07I walked in here and thought, wow!

0:10:07 > 0:10:10I like it, it's got a lot of shabby chic style to it

0:10:10 > 0:10:14and a lot of people would love to live in this as it is,

0:10:14 > 0:10:17but I'm sure you have got major plans for the place?

0:10:17 > 0:10:18As you might be able to tell,

0:10:18 > 0:10:21not everything here necessarily meet building regs.

0:10:21 > 0:10:25- Like the wall behind us here. - That bit of wall!

0:10:25 > 0:10:27Yeah, this little bit of wall here, that's going to have to come out.

0:10:27 > 0:10:30We'll probably need to stick a steel in above,

0:10:30 > 0:10:32so there's going to be a bit of work to do.

0:10:32 > 0:10:35We want to turn this back into, give it new life

0:10:35 > 0:10:38and turn it back into a good family property.

0:10:38 > 0:10:41It really is that, it's a big, solid, four-bedroom family house

0:10:41 > 0:10:42and it does work.

0:10:42 > 0:10:45There are a few things you could tweak to make it even better,

0:10:45 > 0:10:47so what is your plan? Where are you going to go from here?

0:10:47 > 0:10:49We're going to build a dormer onto the back

0:10:49 > 0:10:51to create a lot more space up there.

0:10:51 > 0:10:53Fabulous, it really needs a dormer.

0:10:53 > 0:10:57It just doesn't work as it is. It's like, I need to see outside!

0:10:57 > 0:10:59Exactly.

0:10:59 > 0:11:01We'll probably be able to fit an en-suite up there as well,

0:11:01 > 0:11:06so we're going to have a lovely big master en suite. Redo the bathroom.

0:11:06 > 0:11:08Downstairs, we're going to put a downstairs toilet

0:11:08 > 0:11:10- into the cupboard under the stairs.- Fabulous.

0:11:10 > 0:11:13Anything that's going to add value because ultimately,

0:11:13 > 0:11:15this is an investment for us.

0:11:15 > 0:11:17How do you cope with your rugby training

0:11:17 > 0:11:19and your matches alongside property development?

0:11:19 > 0:11:23- Surely that must keep you busy? - It does, yeah.

0:11:23 > 0:11:26The nature of a rugby player, we can't, it's the nature of any

0:11:26 > 0:11:29sportsman, you can't be training every hour of every day.

0:11:29 > 0:11:34Your body physically can't hack it, so you do get a lot of downtime.

0:11:34 > 0:11:38Training is hard, you're physically tired, but it lends itself quite

0:11:38 > 0:11:41nicely to doing some work outside, to have some other interests.

0:11:41 > 0:11:44I will look to get out of rugby in the next couple of years.

0:11:44 > 0:11:47I'm 30 now and I don't want to be playing for too much longer,

0:11:47 > 0:11:49to try and save the body little bit.

0:11:49 > 0:11:52- Yes, actually, you still look intact.- Relatively.

0:11:52 > 0:11:54I've got a little bit of a cauliflower ear and scars.

0:11:54 > 0:11:57Your nose is all right. Yeah, it's looking good.

0:11:57 > 0:12:00Thank you, it's very nice of you to say.

0:12:00 > 0:12:02So you only think you have a few more years left in rugby?

0:12:02 > 0:12:04Well, potentially.

0:12:04 > 0:12:07I'm involved with Canada now, we have the World Cup coming up

0:12:07 > 0:12:11at the end of this year, so I would hope to be involved in that.

0:12:11 > 0:12:14That is going to be the pinnacle of my rugby career.

0:12:14 > 0:12:17I'd love to get to the end of next season with the option of

0:12:17 > 0:12:20either carrying on playing or going into full-time property developing.

0:12:20 > 0:12:22So, let's talk about this property.

0:12:22 > 0:12:23How much money and budget do you have?

0:12:23 > 0:12:26We're not going to be doing any of the work ourselves.

0:12:26 > 0:12:28We've got a team of builders that are going to do the work for us.

0:12:28 > 0:12:30We're satisfied they'll do a good job for us.

0:12:30 > 0:12:32So, what's the budget? How much?

0:12:32 > 0:12:34They've assured us they'll get everything done

0:12:34 > 0:12:36that we're asking for, for £50,000.

0:12:36 > 0:12:37Wow, that's fantastic!

0:12:37 > 0:12:40How long do you think it will take you to do the work?

0:12:40 > 0:12:42We've budgeted four to five months.

0:12:42 > 0:12:46- The builders assured us it will be done in four.- Another assuring!

0:12:46 > 0:12:52- That's £50,000 and five months work.- Quite, you take that as it is.

0:12:52 > 0:12:55It's an assurance, it's not a guarantee.

0:12:55 > 0:12:58So, Richard, what happens after this investment?

0:12:58 > 0:13:01Well, we would like to roll straight onto the next one.

0:13:01 > 0:13:04The idea being that we've added enough value here to be able

0:13:04 > 0:13:06to borrow against the added equity

0:13:06 > 0:13:10- and that can go towards our next project.- You're quite hungry for it.

0:13:10 > 0:13:12Property developing really is something that you're

0:13:12 > 0:13:15- getting into in a big way now? - Well, absolutely.

0:13:15 > 0:13:18I hope for it to be my career when I retire from rugby.

0:13:18 > 0:13:20We're going to finish this project about the time

0:13:20 > 0:13:25- I'm hopefully playing with Canada in the World Cup.- Are you?

0:13:25 > 0:13:28Hopefully. I need to get selected first. But ultimately,

0:13:28 > 0:13:30we just want to be able to flip straight onto the next one.

0:13:30 > 0:13:32Well, I'm really excited to see the outcome.

0:13:32 > 0:13:35- We will be back in five months to check up on you.- Great.

0:13:35 > 0:13:38Now, I'd like a rugby player's handshake please.

0:13:38 > 0:13:42- Thank you and good luck. - Cheers, thanks very much.- Thank you.

0:13:43 > 0:13:47So, rugby player Richard has big plans to whip this property

0:13:47 > 0:13:50into shape, but how will he choose to tackle the renovations?

0:13:50 > 0:13:55Well, we'll touch down later on in the show and you can find out.

0:14:01 > 0:14:04Six miles north of Telford, Shropshire,

0:14:04 > 0:14:07lies the pretty market town of Newport which has been

0:14:07 > 0:14:09a place of settlement since the Saxon times.

0:14:11 > 0:14:15Despite a fire in 1665, some historic buildings remain today.

0:14:16 > 0:14:21# Built to last! #

0:14:21 > 0:14:25Although much more modern, the lot I'm here to see is just as sturdy.

0:14:25 > 0:14:28Say what you like about local authority blocks of flats,

0:14:28 > 0:14:31but there's one thing you have to say - they were built properly

0:14:31 > 0:14:34and you won't find any stud walls in there.

0:14:34 > 0:14:38It's in there, on the first floor, we find our property.

0:14:38 > 0:14:42It's got two bedrooms and has a guide price of £65,000 plus.

0:14:42 > 0:14:43Let's take a look.

0:14:45 > 0:14:49And this leasehold flats comes with a 99-year lease

0:14:49 > 0:14:53and an annual service charge of £543.

0:14:53 > 0:14:56I have to say, from the outside, it all looks clean and tidy

0:14:56 > 0:14:57and well maintained.

0:15:00 > 0:15:04OK, we have a small little hallway here.

0:15:04 > 0:15:07Large lounge just over there, but I'll come back to that.

0:15:07 > 0:15:11In here, we've got some storage. A nice big storage cupboard there.

0:15:11 > 0:15:15Straight into the kitchen, which...

0:15:15 > 0:15:18a bit of damp or mould in the corner just there.

0:15:18 > 0:15:20The kitchen would need to come out.

0:15:20 > 0:15:22A brand-new kitchen in here, freshen it up a bit.

0:15:22 > 0:15:26Some new flooring as well and that'd be really nice.

0:15:26 > 0:15:31Extra storage in there as well. A good-sized kitchen. Happy so far.

0:15:31 > 0:15:34Into this area and we've got the bathroom in here.

0:15:34 > 0:15:37More signs of damp as well

0:15:37 > 0:15:42and it all seems to be centred near the windows or above the windows.

0:15:42 > 0:15:44But this, you may be able to salvage.

0:15:44 > 0:15:46A bit of elbow grease in there,

0:15:46 > 0:15:50maybe paint the radiator as well and I think you'd be OK.

0:15:50 > 0:15:52I'm liking what I'm seeing so far.

0:15:53 > 0:15:56Yes, the basic layout to the flat is great.

0:15:56 > 0:15:57It will need a new kitchen,

0:15:57 > 0:16:00but I think you might be able to save the bathroom.

0:16:02 > 0:16:06And that damp? Well, this place has been unoccupied for a while

0:16:06 > 0:16:08and, with the windows closed and no heating,

0:16:08 > 0:16:12this looks like it might be damp from condensation.

0:16:12 > 0:16:16Open the windows, get that heating on, I reckon the damp will be gone.

0:16:17 > 0:16:20I think I'd still bring an expert in just to be sure.

0:16:21 > 0:16:24OK, let's check out that lounge.

0:16:24 > 0:16:27And what a nice-sized lounge it is as well.

0:16:27 > 0:16:31Loads of light coming in through that huge window.

0:16:31 > 0:16:34There's a few signs of damp in and around the room,

0:16:34 > 0:16:36but nothing too major.

0:16:36 > 0:16:39Great spaced lounge, but...

0:16:39 > 0:16:42I just want to show you this additional piece of space.

0:16:44 > 0:16:49Normally, you don't get any outside space with a flat, but here, you do.

0:16:49 > 0:16:52And this is definitely a bonus.

0:16:53 > 0:16:56OK, well, the views might not be exactly stunning

0:16:56 > 0:16:59but it's a chance to open a door and...

0:16:59 > 0:17:02# Get outside

0:17:02 > 0:17:05# Get outside. #

0:17:07 > 0:17:08And with no garden,

0:17:08 > 0:17:12this little bit of outside space can really make a difference.

0:17:12 > 0:17:16So I'm here in the master bedroom and it's a really nice-sized room.

0:17:16 > 0:17:18Lots of light coming in.

0:17:18 > 0:17:21You need some new carpet in here, decorate it throughout

0:17:21 > 0:17:22and it would be done.

0:17:22 > 0:17:24But I'm over here near this cladding.

0:17:24 > 0:17:29Now, it can hide a multitude of sins, but somebody has already been

0:17:29 > 0:17:33investigating and that looks OK to me.

0:17:33 > 0:17:35Let's check out the other bedroom.

0:17:35 > 0:17:40And into the second bedroom, which is my favourite, and that is why.

0:17:40 > 0:17:43Look at that wallpaper. Get in there!

0:17:43 > 0:17:46- # We're playing for England - England!

0:17:46 > 0:17:50# We're playing the song

0:17:50 > 0:17:52# We're singing for England... #

0:17:52 > 0:17:54This is pretty much finished to me.

0:17:54 > 0:17:57The only thing you'd want to change is the carpet,

0:17:57 > 0:17:59cos everything else is perfect.

0:18:03 > 0:18:07Would you mind just giving me a minute? I'm getting quite emotional!

0:18:07 > 0:18:09It's taking me back, so if you got just...

0:18:09 > 0:18:13If you wouldn't mind, just leave me in here alone, I'd appreciate it.

0:18:14 > 0:18:16Thank you. All the way.

0:18:16 > 0:18:19- # We're singing for England - England! #

0:18:19 > 0:18:22'Sorry about that. It might've only been four caps,

0:18:22 > 0:18:26'but playing for my country was undoubtedly one of my highlights

0:18:26 > 0:18:28'and a great honour, I might add.'

0:18:31 > 0:18:35But a bit like the general decor of this flat, it's now in the past.

0:18:38 > 0:18:40It wouldn't take much effort to resurrect it

0:18:40 > 0:18:42and bring it back to tip-top shape.

0:18:42 > 0:18:44The flat, I mean, not my football career.

0:18:44 > 0:18:46The knees have definitely gone.

0:18:49 > 0:18:52What does a local property expert think?

0:18:52 > 0:18:55Can this flat be Premier League? And what can he tell us

0:18:55 > 0:18:57about this part of the country?

0:19:00 > 0:19:01Newport is a desirable town.

0:19:01 > 0:19:04It's just outside of Telford, which is a major shopping centre,

0:19:04 > 0:19:06but Newport's very self-sufficient.

0:19:06 > 0:19:08The schooling's very highly regarded here and there's

0:19:08 > 0:19:11some really good local amenities and transport links as well.

0:19:11 > 0:19:13But if the location is up to spec,

0:19:13 > 0:19:17what's needed to be done to the flat to prepare it for modern life?

0:19:17 > 0:19:20It wouldn't take very much. It is just generally cosmetic attention.

0:19:20 > 0:19:22The kitchen maybe needs replacing.

0:19:22 > 0:19:25Otherwise, just general decor and carpeting, I think.

0:19:25 > 0:19:29This flat was guided at £65,000 plus,

0:19:29 > 0:19:33so is there most potential uplift in the value to be had?

0:19:33 > 0:19:35Resale of the property, once the work is carried out,

0:19:35 > 0:19:38would be around £95,000.

0:19:38 > 0:19:40That's encouraging, considering, on the face of it,

0:19:40 > 0:19:42how little work is needed here.

0:19:42 > 0:19:44What about the rental returns?

0:19:46 > 0:19:47The property would rent for

0:19:47 > 0:19:50approximately £500 per calendar month once the work was done.

0:19:52 > 0:19:55There's not a lot you can say about this flat

0:19:55 > 0:19:57and there's definitely not a lot that needs doing.

0:19:57 > 0:19:59Yes, you would have to deal with that damp issue,

0:19:59 > 0:20:02but I'm 99% sure that it's just

0:20:02 > 0:20:04because this place has been closed up for a few months.

0:20:04 > 0:20:06You'd have to modernise it

0:20:06 > 0:20:09and hopefully keep that wallpaper as well.

0:20:09 > 0:20:12Let's see who won it when it went under the hammer.

0:20:12 > 0:20:16Lot 62. It's a two-bedroomed first floor apartment.

0:20:16 > 0:20:18It is in need of modernising. 60 to start?

0:20:20 > 0:20:2260 bid. Thank you. At £60,000.

0:20:23 > 0:20:2562, can I see now? 62.

0:20:25 > 0:20:2764. 66.

0:20:29 > 0:20:31At £66,000.

0:20:31 > 0:20:34One, you're saying. 67. 68 now to my right.

0:20:34 > 0:20:36£68,000. 69?

0:20:37 > 0:20:4069 on the phone.

0:20:40 > 0:20:4170.

0:20:41 > 0:20:4371.

0:20:45 > 0:20:48At £70,000, then, to my right. At £70,000.

0:20:48 > 0:20:5271 anywhere else? If not, £70,000 once...

0:20:52 > 0:20:54£70,000 twice...

0:20:54 > 0:20:58Third and final time. At £70,000...

0:20:58 > 0:21:00Your lot, well done.

0:21:00 > 0:21:03And so the hammer fell at £70,000.

0:21:05 > 0:21:08Hidden from our camera, the successful bidder was Sandra.

0:21:10 > 0:21:13Sandra is an English teacher and, together with her husband,

0:21:13 > 0:21:16Simon, they've been building up a small property portfolio.

0:21:18 > 0:21:21I met her back at the flat to find out more.

0:21:21 > 0:21:24- Sandra, nice to meet you. - Nice to meet you.- Congratulations.

0:21:24 > 0:21:27- Thank you.- You've got yourself a very nice flat.

0:21:27 > 0:21:30- What attracted you to this flat? - I think the town.- Yeah?

0:21:30 > 0:21:33- It's quite a vibrant little town. - Do you know the area?

0:21:33 > 0:21:36- Do you know it well?- Yes, very well. I live quite near.- Oh, so you...?

0:21:36 > 0:21:39I feel quite comfortable that it's a decent flat and a decent area.

0:21:39 > 0:21:43- Did you view the flat?- Yes.- Good. Did you read the legal pack?- I did.

0:21:43 > 0:21:45Get in there. So, in the legal pack,

0:21:45 > 0:21:47was there anything that surprised you or shocked you?

0:21:47 > 0:21:51Not shocked. But interesting. It made me go back to the figures.

0:21:51 > 0:21:54So, for example, the service charge on this flat, it's about

0:21:54 > 0:21:58£46 a month, which is quite expensive for this type of flat.

0:21:58 > 0:22:01The other one I've bought is about £10 a month.

0:22:01 > 0:22:04And, equally, they've got a planned spend on the building over

0:22:04 > 0:22:06the next three years, I think it is.

0:22:06 > 0:22:09And I'm getting my legal packs a bit confused, but it's a few

0:22:09 > 0:22:15- thousand, so roughly that equates to an extra £150 a month costs.- Wow.

0:22:15 > 0:22:18'Well, I'm glad to hear that teacher Sandra

0:22:18 > 0:22:19'had done her homework on this one.

0:22:19 > 0:22:23'Gold star and go to the top of the class, young lady.

0:22:23 > 0:22:26'And it had meant she has spotted a few hidden extras in that

0:22:26 > 0:22:28'all-important legal pack.'

0:22:28 > 0:22:31What are you going to do to it?

0:22:31 > 0:22:33If anything!

0:22:33 > 0:22:37Of course, it's beautiful. New kitchen, new bathroom, new carpets.

0:22:37 > 0:22:41- And decorate and then I think it's good to go.- Quite a lot of damp.

0:22:41 > 0:22:44- Yes.- Doesn't seem too severe for me, really.- I didn't think so.

0:22:44 > 0:22:48When I looked at it, it's that kind of damp where people haven't opened the windows.

0:22:48 > 0:22:52I also just checked with the neighbours. I knocked on the door and said, "Excuse me.

0:22:52 > 0:22:57- "Have you got any damp problems?" "No." So, I felt quite confident that's just a...- Good for you.

0:22:57 > 0:22:58..quick, easy clean.

0:22:58 > 0:23:04- So who's going to do the work? - Erm... Not me.- Is that you out?

0:23:04 > 0:23:06Yeah, yeah.

0:23:06 > 0:23:09I've got a nice builder whose children go to school with mine,

0:23:09 > 0:23:12so I'm hoping he'll do me a nice deal.

0:23:12 > 0:23:15- And if he doesn't... - You'll find someone else.- Yeah.

0:23:15 > 0:23:18They'll have to make new friends.

0:23:18 > 0:23:19Nice painter and decorator.

0:23:19 > 0:23:22A couple of kitchen companies are going to look around,

0:23:22 > 0:23:25measure up and give me some nice quotes. We'll go from there.

0:23:25 > 0:23:28- New bathroom or you going to try and resurrect that?- That's a hard one.

0:23:28 > 0:23:31My builder wants me to resurrect it, but I think that's cos

0:23:31 > 0:23:35he just doesn't want to do it, cos it's tiling, but it needs a new one.

0:23:35 > 0:23:38I think, really. I want it to be as nice as...

0:23:38 > 0:23:42- Nice enough, if I want to live in it, then...- Yeah. Completely.

0:23:42 > 0:23:45- What's your budget?- I think I could do it in five.- Mm-hm.

0:23:45 > 0:23:47Maybe even slightly under.

0:23:47 > 0:23:48OK.

0:23:48 > 0:23:52Five grand should be enough for this flat and Sandra's given herself

0:23:52 > 0:23:55two months to get the work carried out and get on the rental market.

0:23:57 > 0:24:01So your other properties, your other ventures, are they similar to this?

0:24:01 > 0:24:05Do you stick to flats? Or do you get all kinds of properties?

0:24:05 > 0:24:09I'm still in the baby stages, so I've got a few... What have I got?

0:24:09 > 0:24:12Two two-bed terraces, a flat in Glasgow

0:24:12 > 0:24:15and I've just, the month after this auction,

0:24:15 > 0:24:18I bought another one at the same auction, just round the corner.

0:24:18 > 0:24:21Good on you. Why did you get into property in the first place?

0:24:21 > 0:24:23I love what I do. I teach and I love it.

0:24:23 > 0:24:27But I don't think I'll be such an enthusiastic teacher at 67,

0:24:27 > 0:24:30so this is kind of the retirement plan and it's quite fun.

0:24:30 > 0:24:33And it seems to be working for you, otherwise you wouldn't have

0:24:33 > 0:24:36got to the situation of having as many as you have.

0:24:36 > 0:24:39There are risks, yeah. We didn't rent the Liverpool one out for about three months

0:24:39 > 0:24:42and, fingers crossed, it should rent out at the end of this month.

0:24:42 > 0:24:45- So... But another one paid for it, so it was OK.- Good for you.

0:24:45 > 0:24:47- Too many of those and that would be bad.- That's it, exactly.

0:24:47 > 0:24:50- You've got to be careful what you get, what you buy.- Yeah.

0:24:50 > 0:24:53- Sandra, I wish you good luck. - Thank you.- I'm sure you'll be fine.

0:24:53 > 0:24:55- Take care.- Thank you.

0:24:55 > 0:24:59I think this will be a walk in the park for Sandra to turn around.

0:24:59 > 0:25:02She has got other properties up and down the country,

0:25:02 > 0:25:06but I'm pretty sure this will be her easiest renovation to date.

0:25:06 > 0:25:09She's also done her research and read the legal pack.

0:25:09 > 0:25:12The only question I have is what yield is she going to achieve?

0:25:12 > 0:25:15You can find that out later in the programme.

0:25:15 > 0:25:17Coming up, I've seen damp before,

0:25:17 > 0:25:21but this property in South Wales has turned it into an art form.

0:25:21 > 0:25:23This wall... Look at it.

0:25:23 > 0:25:24Wow!

0:25:27 > 0:25:30And we find out why emotions are running high for teacher

0:25:30 > 0:25:32Sandra in Newport, Shropshire.

0:25:32 > 0:25:34I feel emotional.

0:25:40 > 0:25:42Back now to Streatham, South London,

0:25:42 > 0:25:46to an area close to Norbury Station called Streatham Vale

0:25:46 > 0:25:49where earlier I spotted an opportunity to add value to

0:25:49 > 0:25:52this 1930s four-bedroom mid-terrace

0:25:52 > 0:25:55by adding a dormer to the rear roof space.

0:25:55 > 0:25:58That would really improve the size of this space.

0:25:58 > 0:26:01It would give more head height and I think you need to try

0:26:01 > 0:26:04and think about fitting an en-suite bathroom up here as well.

0:26:04 > 0:26:06It would really make a difference.

0:26:06 > 0:26:12The property was sold at auction for £355,000 as a joint venture between

0:26:12 > 0:26:15Daryl, who put the bid in, and his professional rugby playing

0:26:15 > 0:26:19brother, Richard, with a view to renting after refurbishment.

0:26:21 > 0:26:24It was clear that the house needed a significant amount of work,

0:26:24 > 0:26:28but Richard was equally clear that the future for the two brothers

0:26:28 > 0:26:30lay in property development.

0:26:30 > 0:26:33They already had their eyes set on their next venture.

0:26:34 > 0:26:37I hope for it to be my career when I retire from rugby.

0:26:37 > 0:26:40We're going to finish this project about the time that I'm

0:26:40 > 0:26:42hopefully playing with Canada in the World Cup.

0:26:42 > 0:26:45I need to get selected first. But ultimately,

0:26:45 > 0:26:47we just want to be able to flip straight on to the next one.

0:26:47 > 0:26:53- Well, I'm really excited to see the outcome. We will be back in five months to check up on you.- Great.

0:26:53 > 0:26:55Well, Richard did get selected

0:26:55 > 0:26:59and passed the refurbishment ball to Daryl.

0:26:59 > 0:27:01Now, Richard got back the night before we came to film,

0:27:01 > 0:27:04so will he be happy with the conversion or will

0:27:04 > 0:27:07he think Daryl should have TRIED harder?

0:27:09 > 0:27:12# When I can't find the words I just go

0:27:12 > 0:27:15# Doo-doo, doo-doo, doo-doo

0:27:15 > 0:27:19# I don't like it, no, I love it. #

0:27:19 > 0:27:20What's not to love?

0:27:20 > 0:27:25The sleek units, appliances and tiling make for a modern finish.

0:27:25 > 0:27:26# I love it. #

0:27:31 > 0:27:33Closing off the old kitchen door

0:27:33 > 0:27:38and removing that stub of a wall has really opened this room up.

0:27:38 > 0:27:43And it allows access under the stairs now for a downstairs loo.

0:27:43 > 0:27:47New windows, heating, electrics, flooring

0:27:47 > 0:27:51and replastered walls give this '30s something a new lease of life.

0:27:52 > 0:27:55# Doo-doo, doo-doo-doo

0:27:55 > 0:27:59# I don't like it, no, I love it. #

0:27:59 > 0:28:05And the new feel continues upstairs, where I'm sad to see the panel doors

0:28:05 > 0:28:09and the roll top bath haven't survived the renovation.

0:28:09 > 0:28:12But I suppose, well, they're not to everybody's taste,

0:28:12 > 0:28:16whereas the neutral tone splashback provides a fairly safe backdrop.

0:28:19 > 0:28:24The largest bedroom on the first floor looked like this. And now...

0:28:29 > 0:28:32# I don't like it, no, I love it.

0:28:32 > 0:28:36# Doo-doo, doo-doo-doo

0:28:36 > 0:28:40# I don't like it, no, I love it. #

0:28:40 > 0:28:45The other two bedrooms are equally bright, clean and carefree.

0:28:50 > 0:28:55Instead of being a no-go area, the back garden is now cleared.

0:28:57 > 0:29:01And from here, you can really get a good view of the new dormer.

0:29:01 > 0:29:04Over to Richard.

0:29:04 > 0:29:09Well, this is where the bulk of the structural work has taken place.

0:29:09 > 0:29:12It's actually opened up a nice new window with great views,

0:29:12 > 0:29:15so that's going to be really nice for the master suite.

0:29:15 > 0:29:19Got new laminate wood floor gone down, we've repainted the walls.

0:29:19 > 0:29:21New lighting's gone in and a nice en suite,

0:29:21 > 0:29:25which will make this a great master bedroom.

0:29:25 > 0:29:28Brother Daryl seems to have done a good job supervising

0:29:28 > 0:29:31the builders, but were there any unforeseen hiccups?

0:29:31 > 0:29:34Building a dormer on the roof of your property requires

0:29:34 > 0:29:38the permission of your neighbours, because we're in a mid-terrace.

0:29:38 > 0:29:42Obviously, if our builders are doing some work, and suddenly it causes

0:29:42 > 0:29:44a crack on the wall, that's going to affect our neighbours.

0:29:44 > 0:29:47That's obviously something we were aware of.

0:29:47 > 0:29:50We knew we had to get party wall agreements in place.

0:29:50 > 0:29:54But we didn't foresee that both sets of neighbours would want to appoint

0:29:54 > 0:29:57their own surveyors, which they're perfectly within their rights

0:29:57 > 0:30:01to do, but we hoped we may just be able to get away with our surveyor.

0:30:01 > 0:30:04So that whole process took a couple of weeks before the builders

0:30:04 > 0:30:07were able to start work on the dormer up here.

0:30:07 > 0:30:11Did the delay affect the original £50,000 budget?

0:30:11 > 0:30:14Once we had dotted all the Is and crossed all the Ts on our contract,

0:30:14 > 0:30:18the builders came in at 55,000 and that's what they delivered on.

0:30:18 > 0:30:22And what about the insurance on the timescale from the new builders?

0:30:22 > 0:30:25We were informed by builders that they'd be able to get it

0:30:25 > 0:30:27done in four to fine months. Unfortunately, that took a little

0:30:27 > 0:30:31bit longer than anticipated, but it hasn't been an issue for us.

0:30:31 > 0:30:33But will the brothers still be happy

0:30:33 > 0:30:37when they hear what our two estate agents have to say?

0:30:37 > 0:30:39Their business model is to rent this property

0:30:39 > 0:30:43and, having paid a total of £410,000, it will be interesting

0:30:43 > 0:30:47to see what the agents consider the rental income should be.

0:30:47 > 0:30:51And, for that, first impressions count.

0:30:51 > 0:30:53The property feels very airy and spacey.

0:30:53 > 0:30:57You get a lot of light coming in to the property. It's very spacious.

0:30:57 > 0:30:59I don't think you could have done a better job of it,

0:30:59 > 0:31:03- to be honest.- The finish that they've used at the property is very

0:31:03 > 0:31:05neutral, which is very appealing.

0:31:05 > 0:31:08It makes it stand out to the majority of the competition.

0:31:08 > 0:31:11We know the boys intend renting out, but with a total

0:31:11 > 0:31:16spend of £410,000, just for us, come on, what's it worth now?

0:31:16 > 0:31:19I believe the resale value of this property would be

0:31:19 > 0:31:24somewhere in the region of £470,000 to £475,000.

0:31:24 > 0:31:29I feel the property will fetch on the current market £475,000.

0:31:29 > 0:31:34A potential pre-taxes and expenses profit of £65,000.

0:31:34 > 0:31:38Given that, what sort of rental income can the boys expect?

0:31:38 > 0:31:41I believe a rental figure would be achieved of somewhere

0:31:41 > 0:31:45in the region of £1,950 per calendar month to £2,000 per calendar month.

0:31:45 > 0:31:47On the rental market,

0:31:47 > 0:31:51the property will fetch £1,995 per calendar month.

0:31:51 > 0:31:54But the guys have already got tenants lined up.

0:31:54 > 0:31:57We sourced the tenants ourselves online

0:31:57 > 0:32:01and we have gone through the vetting process and we've been able to rent

0:32:01 > 0:32:05the property out to these tenants at £1,950 per calendar month.

0:32:08 > 0:32:12That rental income will give the chaps a 6% yield on their investment

0:32:12 > 0:32:16and, with mortgage rates relatively low, what are their future plans

0:32:16 > 0:32:18and do they include new builders?

0:32:18 > 0:32:21One of the primary things that we've learned is

0:32:21 > 0:32:24the benefits of having a very good team around you.

0:32:24 > 0:32:26We've had a fantastic team of builders that have just

0:32:26 > 0:32:29worked tirelessly and with very little stress put back on us.

0:32:29 > 0:32:32So we're going to roll them straight in to our next project.

0:32:32 > 0:32:35We've bought a very similar house just down the road in Streatham,

0:32:35 > 0:32:39which they're going to be able to roll straight in to. But then, moving forward,

0:32:39 > 0:32:43we're going to look to start scaling up what we're trying to do.

0:32:43 > 0:32:45Well, Richard's got another four years to keep

0:32:45 > 0:32:48expanding his portfolio before he has to choose

0:32:48 > 0:32:52if he's going to don his number eight shirt again for his

0:32:52 > 0:32:55mother's birth country Canada or stick with the high vis jacket.

0:33:04 > 0:33:07Over to the South Wales valleys now, where the

0:33:07 > 0:33:11town of Blackwood, Caerphilly, has a musical claim to fame,

0:33:11 > 0:33:15for it was at this school in the Oakdale district where pupils

0:33:15 > 0:33:18formed a band, the Manic Street Preachers,

0:33:18 > 0:33:21and the rest, as they say, is history.

0:33:21 > 0:33:25Well, about a mile and a half from the towns of Blackwood

0:33:25 > 0:33:27and Risca is the property I'm here to see.

0:33:27 > 0:33:31Now, it is right by the side of this busy main road, which isn't

0:33:31 > 0:33:35ideal, but the good news is that it is at least in an elevated position.

0:33:35 > 0:33:40£42,000 was the guide price for this three-bed end of terrace. In we go.

0:33:40 > 0:33:44I'm in the former mining village of Cwmfelinfach.

0:33:44 > 0:33:49It depended on coal until its colliery closed in 1964.

0:33:50 > 0:33:51OK.

0:33:51 > 0:33:56A little entrance area there with an interior door, which is

0:33:56 > 0:33:57good and then into sort of a...

0:33:57 > 0:34:01I suppose a welcoming little bit, I suppose, you'd call it.

0:34:01 > 0:34:04Would you? Would you have that on the details?

0:34:04 > 0:34:06One dining room, one lounge, and one welcoming little bit.

0:34:06 > 0:34:09Well, maybe it's not estate agent speak, I don't care.

0:34:09 > 0:34:11This is a welcoming little bit from now on.

0:34:11 > 0:34:14Kind of front living room area there, which is

0:34:14 > 0:34:17quite pleasant, although nasty signs of damp on that end wall.

0:34:17 > 0:34:20Yikes! But stairs up to your bedrooms there.

0:34:20 > 0:34:22Through into your rear sitting area,

0:34:22 > 0:34:25through the welcomey bit into the rear sitting area.

0:34:25 > 0:34:27And again, this wall... Look at it.

0:34:29 > 0:34:31Wow!

0:34:31 > 0:34:34Nasty, nasty, nasty. Now, that is the end wall,

0:34:34 > 0:34:38so my guess is some of the rendering on the outside perhaps has

0:34:38 > 0:34:42failed, but that's definitely something that needs addressing.

0:34:42 > 0:34:44But then through into the kitchen.

0:34:46 > 0:34:48Ah, this is quite pleasant.

0:34:48 > 0:34:51Looks like it's been refurbished in the not too distant past.

0:34:51 > 0:34:53And if you're renting it out,

0:34:53 > 0:34:56this bit of the house looks like you could leave it pretty much as it is.

0:34:56 > 0:35:00It's a nice space. So, ground floor, a few bits and pieces there.

0:35:00 > 0:35:03In fact, there's a downstairs loo out there.

0:35:03 > 0:35:06Ground floor, getting a pretty big tick.

0:35:08 > 0:35:10# I think I've found it

0:35:10 > 0:35:13# And I think I love it. #

0:35:13 > 0:35:16Of course, you would need a suitable budget for re-rendering

0:35:16 > 0:35:19the damp walls, but square footage-wise,

0:35:19 > 0:35:22it's a winner and a downstairs loo is always a bonus.

0:35:22 > 0:35:26Although I think it's fair to say it's seen better days.

0:35:29 > 0:35:32So, upstairs, does that spaciousness continue?

0:35:32 > 0:35:35Yeah, I think it does, actually. Big bedroom towards the back there.

0:35:35 > 0:35:38Nice-sized family bathroom.

0:35:38 > 0:35:41Second bedroom towards the front of the property there.

0:35:41 > 0:35:45It's not huge, but it's OK. And then a fairly decent-sized third bedroom.

0:35:45 > 0:35:48Lots of light coming in through the windows,

0:35:48 > 0:35:50some nice views across the valleys.

0:35:50 > 0:35:53Obviously, you've got central heating as well, which is

0:35:53 > 0:35:56good, but the only downside you can see inside is again

0:35:56 > 0:35:59the continuation of that damp. So get that sorted.

0:35:59 > 0:36:03And what you've got here is a pretty big house.

0:36:03 > 0:36:07In general, most render coatings have a lifetime of 15 to 20 years.

0:36:07 > 0:36:11Common causes of breakdown are water getting behind the render

0:36:11 > 0:36:15and freezing. Well, at the back of the property,

0:36:15 > 0:36:17you've got this little courtyard area.

0:36:17 > 0:36:21Looks to me like it's always going to be fairly shady, so not ideal.

0:36:21 > 0:36:26But something which is a bit more problematic is this.

0:36:26 > 0:36:30Now, you find this kind of thing in a lot of properties

0:36:30 > 0:36:34in the Welsh valleys. It's a massive retaining wall.

0:36:34 > 0:36:36It's basically holding back the valley.

0:36:36 > 0:36:38As you can see, at the end here.

0:36:38 > 0:36:44It's already started to give way and that is a fairly serious issue,

0:36:44 > 0:36:47because you can imagine the weight of soil that's behind here and

0:36:47 > 0:36:51the amount of work that goes into actually building a wall like this.

0:36:51 > 0:36:54More specifically, repairing a wall like this,

0:36:54 > 0:36:59to do it properly, you'd be talking about taking the whole lot,

0:36:59 > 0:37:01all this stone and what's behind it out,

0:37:01 > 0:37:05and that means access issues, who knows what, and then rebuilding it.

0:37:05 > 0:37:09I mean, you could literally blow 10, 15,000 quid just sorting

0:37:09 > 0:37:13this wall out, and, at the moment, it doesn't look like it is...

0:37:13 > 0:37:17This bit is about to fall down, but, judging by that, it won't be long,

0:37:17 > 0:37:22so this really, really needs to be taken into consideration.

0:37:22 > 0:37:26Or I could just stay here for a little bit longer. There you go.

0:37:27 > 0:37:29Won't move now.

0:37:29 > 0:37:34# All in all, you're just another brick in the wall... #

0:37:36 > 0:37:39I'll get somebody in to build it.

0:37:39 > 0:37:43# All in all, you're just another brick in the wall... #

0:37:44 > 0:37:48Sorry. Well, it was all a bit too good to be true.

0:37:48 > 0:37:51That retaining wall certainly does need retaining.

0:37:51 > 0:37:53It'll be a dirty job, and, as they say,

0:37:53 > 0:37:56somebody does indeed need to do it.

0:37:56 > 0:37:58Overall, though, I think this house has potential

0:37:58 > 0:38:00if you got it for the right price.

0:38:00 > 0:38:02So what does a local estate agent think?

0:38:04 > 0:38:08Yeah, in general, I think there's not a massive amount to do here.

0:38:08 > 0:38:12I think that obviously there is some work that needs to be looked at.

0:38:12 > 0:38:16There are a few damp issues, I've noticed, on the one-side wall,

0:38:16 > 0:38:22in particular. And some work outside at the rear with the retaining wall.

0:38:22 > 0:38:24But in general, I think it is

0:38:24 > 0:38:27mainly sort of a lot of cosmetic work, redecoration,

0:38:27 > 0:38:32new carpets, and I think it'll be a very nice property when it's done.

0:38:32 > 0:38:35One thing the purchaser will need to bear in mind is that this is

0:38:35 > 0:38:40a leasehold property. Thankfully, with an 880-year term.

0:38:40 > 0:38:43But it may cause issues with the freeholder

0:38:43 > 0:38:47when it comes to structural work, like the two walls.

0:38:47 > 0:38:49How's the local sales market?

0:38:49 > 0:38:52Yes, it is decent at the moment, probably the best I've seen it,

0:38:52 > 0:38:56sales wise, in quite some time. Lettings is still moving well.

0:38:56 > 0:38:59But I do think people are starting to think to themselves,

0:38:59 > 0:39:02"As it's moved, sales-wise, a lot better now, let's give it

0:39:02 > 0:39:05"a go at selling it, rather than going down the lettings route."

0:39:05 > 0:39:07But both are good.

0:39:07 > 0:39:12What level of rental income could the purchaser expect after sorting everything out?

0:39:12 > 0:39:15Once the property is complete, I feel the property could

0:39:15 > 0:39:19achieve a rental value of about £500 per calendar month.

0:39:19 > 0:39:22And if brought to market for a sale?

0:39:22 > 0:39:24Once the work is complete, I feel the property could

0:39:24 > 0:39:27achieve between the value of about £85-£90,000.

0:39:30 > 0:39:34Well, it is certainly a lot of house for that £42,000 guide price.

0:39:34 > 0:39:37A bit of damp, but, you know, lots of space.

0:39:37 > 0:39:40Don't particularly like the fact it is right above

0:39:40 > 0:39:43this busy main road, but the elevated position is good.

0:39:43 > 0:39:47But for me, by far the biggest issue is that wall at the back

0:39:47 > 0:39:49and how much it is going to cost to sort it out.

0:39:49 > 0:39:53Still, let's see who decided to take it on when it went under the hammer.

0:39:53 > 0:39:57Lot 21, which is a bay-fronted,

0:39:57 > 0:40:00end of terrace house. Popular location, Cwmfelinfach.

0:40:00 > 0:40:02Start me, I don't know, start me at 40, will you?

0:40:02 > 0:40:04Do we see a hand at 40, just to get it started? Thank you.

0:40:04 > 0:40:0840, I've got you there. At 40. At 40. At one can I see? At 40.

0:40:08 > 0:40:12One I'm looking for. At 40,000, one I'm looking for now. 41.

0:40:12 > 0:40:17Thank you, 41. 41. 42 there. Back to you. Thank you, 42. 43. 43.

0:40:17 > 0:40:2242.5, then. 42.5. 43, if you like. Thank you, 43. And a half. No.

0:40:22 > 0:40:25At 43,000. Make no mistake, it is being sold all the time.

0:40:25 > 0:40:28At £43,000, then, for the first time, second time,

0:40:28 > 0:40:32you are now out, third and last time at £43,000.

0:40:32 > 0:40:36Yours, sir, well done. Your number, please. 90. Thank you very much.

0:40:36 > 0:40:38We will have somebody down with you shortly.

0:40:38 > 0:40:40The successful bidder was Ryan,

0:40:40 > 0:40:43a production planner at a steel company.

0:40:43 > 0:40:45We met up back at the house.

0:40:45 > 0:40:47- Ryan, good to meet you. - Nice to meet you.

0:40:47 > 0:40:51- Congratulations.- Cheers.- Tell me why you wanted to buy this place.

0:40:51 > 0:40:54It is just another one to add to the portfolio.

0:40:54 > 0:40:58- Going to do it up and sell it on. - Oh, great. So, big portfolio?

0:40:58 > 0:41:02- Yes, nine at the moment.- Oh, great. So, how old are you?- 26.- 26.

0:41:02 > 0:41:06- When did you start with your first one?- The first one was at 18.- Wow.

0:41:06 > 0:41:10And how did you finance the first one, cos that's always the hardest, isn't it?

0:41:10 > 0:41:13- The first one was a borrowed deposit off my parents.- Right.

0:41:13 > 0:41:16What attracted you to this particular house, then?

0:41:16 > 0:41:19It is not very far from where I live and it was pretty cheap,

0:41:19 > 0:41:23- to be honest.- You obviously know the area pretty well.- Yeah.

0:41:23 > 0:41:26On a busy main road, but it is a bit elevated,

0:41:26 > 0:41:29- so that wasn't too much to put you off?- No, I think it is a good area.

0:41:29 > 0:41:33Knowing the area and where the better properties for investment

0:41:33 > 0:41:35are located are a big bonus.

0:41:35 > 0:41:39As is living nearby, so that, when it comes to doing the renovations,

0:41:39 > 0:41:44the commute is much cheaper. What about the house itself?

0:41:44 > 0:41:46To be honest, the house, I think, is in good condition.

0:41:46 > 0:41:49Just a lot of damp, which needs sorting.

0:41:49 > 0:41:51- That's the main issue, really.- Right.

0:41:51 > 0:41:54So let's talk about the damp, then. What do you think is causing that?

0:41:54 > 0:41:57Either a problem with the roof or the rendering on the end wall.

0:41:57 > 0:42:00- I think it's sort of contained to the end wall.- Right.

0:42:00 > 0:42:03- Hopefully that will sort it out.- And how much work do you do, actually?

0:42:03 > 0:42:08A lot myself. I use a few trades on the side. But, yes, a lot myself.

0:42:08 > 0:42:12- And, spare time, what is your family life like?- Good.

0:42:12 > 0:42:17- I've got a shift job, four days off a week, so it works out OK.- Family?

0:42:17 > 0:42:20Yes. A little daughter. Hiding around here somewhere.

0:42:20 > 0:42:22- HE LAUGHS - Will she be helping?

0:42:22 > 0:42:25Yeah, she loves helping. She likes passing me screws.

0:42:25 > 0:42:29Really? Oh. And a bit of painting. How old is she?

0:42:29 > 0:42:32- She is two and a half.- Oh, wow.

0:42:32 > 0:42:35In fact, Isla, the next generation of property developers

0:42:35 > 0:42:39in the family, gave her seal of approval earlier when taking a tour.

0:42:42 > 0:42:45So, have you budgeted specifically for the wall in the garden?

0:42:45 > 0:42:48Yes, it has been taken into consideration in the budget.

0:42:48 > 0:42:50And what is the total budget?

0:42:50 > 0:42:54- I'm looking at around 10 to 12,000, if I can.- So, what's the timescale?

0:42:54 > 0:42:57I'm hoping within six months. I've got a small project to finish

0:42:57 > 0:42:59this month, and then straight onto this.

0:42:59 > 0:43:02- And then rent it out, or sell this one on?- Sell.- Sell.

0:43:02 > 0:43:04Well, listen, congratulations. Good luck with it.

0:43:04 > 0:43:07- And I look forward to seeing how you get on.- Cheers.

0:43:09 > 0:43:12Well, I think Ryan has got himself a good property here,

0:43:12 > 0:43:15but I think he may have underestimated the cost

0:43:15 > 0:43:18and effort required to sort that wall out.

0:43:18 > 0:43:19How will he get on,

0:43:19 > 0:43:23and will we come back to see little handprints all over the walls?

0:43:23 > 0:43:25You can find out later in the show.

0:43:29 > 0:43:32So, we saw how one of our buyers managed their renovation,

0:43:32 > 0:43:33but what about the other two?

0:43:33 > 0:43:36Yes, time and money has been spent, but how's it turned out?

0:43:36 > 0:43:38Let's take a look.

0:43:41 > 0:43:43Earlier, I was in Newport, Shropshire,

0:43:43 > 0:43:47where I took a look around this first floor, two-bedroom apartment.

0:43:47 > 0:43:49It had been empty for some time,

0:43:49 > 0:43:52which I thought had led to a few damp problems.

0:43:52 > 0:43:58With a 99-year lease, ground rent and service charges of £543 a year.

0:44:00 > 0:44:05But my favourite room was the second bedroom. And that is why.

0:44:05 > 0:44:09Look at that wallpaper. This is pretty much finished to me.

0:44:09 > 0:44:11The only thing you would want to change is the carpet,

0:44:11 > 0:44:14because everything else is perfect.

0:44:14 > 0:44:17# We're playing for England

0:44:17 > 0:44:19# England...! #

0:44:19 > 0:44:21If you wouldn't mind just leaving me in here alone.

0:44:21 > 0:44:24I would appreciate it. Thank you.

0:44:24 > 0:44:26# We're playing for England

0:44:26 > 0:44:29# England...! #

0:44:29 > 0:44:32Yes, I know this song came out eight years before I joined the England

0:44:32 > 0:44:37squad, but you know what they say, nostalgia isn't what it used to be.

0:44:37 > 0:44:40Eventually, I had a one-on-one with English teacher Sandra,

0:44:40 > 0:44:43the new owner. She paid £70,000,

0:44:43 > 0:44:46and I wanted to know what her tactics were going to be.

0:44:46 > 0:44:50New kitchen, new bathroom, new carpet and

0:44:50 > 0:44:54- decorate, and then I think it is good to go.- Quite a lot of damp. - Yes.

0:44:54 > 0:44:57I also just checked with the neighbours. I knocked on the door and said, "Excuse me,

0:44:57 > 0:44:59"have you got any damp problems?" "No."

0:44:59 > 0:45:04So, I felt quite confident that that's just a quick, easy clean.

0:45:04 > 0:45:07- New bathroom, or are you going to try and resurrect that? - That's a hard one.

0:45:07 > 0:45:10My builder wants me to resurrect it, but I think that is

0:45:10 > 0:45:14because he just doesn't want to do it, because it is tiling. But it needs a new one, I think, really.

0:45:14 > 0:45:19- I want it to be nice enough for if I want to live in it. - Yeah.- And it is good.

0:45:19 > 0:45:23But Sandra thought she would rent it after a five grand renovation,

0:45:23 > 0:45:24taking two months.

0:45:24 > 0:45:26We're back six weeks later to find out

0:45:26 > 0:45:31if her punctuality has been as good as her punctuation.

0:45:31 > 0:45:34# That's what I go to school for... #

0:45:34 > 0:45:35In the front bedroom, Sandra is

0:45:35 > 0:45:40top of the class at removing the old mildew stains and wooden cladding.

0:45:44 > 0:45:48The kitchen, too, is a lesson in out with the old and in with the new.

0:45:49 > 0:45:53# That's what I go to school for

0:45:53 > 0:45:57# That's what I go to school for... #

0:45:57 > 0:46:00In fact, the kitchen was the teacher's pet, with a sizeable

0:46:00 > 0:46:02chunk of the budget spent on it.

0:46:06 > 0:46:09In the lounge, I'm pleased to see the dated decor is replaced

0:46:09 > 0:46:13with a new, neutral palette.

0:46:13 > 0:46:14In here, like the rest of the flat,

0:46:14 > 0:46:17new flooring coverings have brought the place to life.

0:46:19 > 0:46:23Sandra's builder got his way when it came to the bathroom.

0:46:23 > 0:46:26Apart from the new toilet, the bathroom suite cleaned up nice enough,

0:46:26 > 0:46:29even for Sandra to use.

0:46:29 > 0:46:33# ..I can't help but stop and stare... #

0:46:35 > 0:46:38Where does that leave? Oh, yes, the back bedroom.

0:46:38 > 0:46:41The shrine to the beautiful game and England.

0:46:42 > 0:46:46I wonder what it looks like with new carpet.

0:46:46 > 0:46:48VOICE ECHOES: NO-O-O-O!

0:46:48 > 0:46:51# ..we drive past school to say goodbye

0:46:51 > 0:46:55# My friends They can't believe their eyes. #

0:46:55 > 0:46:58I'm speechless. Utterly speechless.

0:46:58 > 0:47:00But fortunately, my script says,

0:47:00 > 0:47:02"What was the biggest challenge, Sandra?"

0:47:02 > 0:47:05I think perhaps organising the different people who were

0:47:05 > 0:47:09coming into work. That would be a top tip for somebody.

0:47:09 > 0:47:11We organised a schedule of works.

0:47:11 > 0:47:13And we sent that to everybody, so they were clear what needed doing,

0:47:13 > 0:47:17who was coming in when. So that made it go quite smoothly.

0:47:17 > 0:47:20And next time, I'd probably put cleaning on there,

0:47:20 > 0:47:22because I was surprised, in between tradesmen,

0:47:22 > 0:47:25I sometimes needed to come in and do a bit of cleaning up.

0:47:25 > 0:47:27And, if it was further away, that would be really hard.

0:47:27 > 0:47:30Little things like that can make a huge difference.

0:47:30 > 0:47:32And it was lovely to come in with a bag of doughnuts one day and see the

0:47:32 > 0:47:37kitchen fitter, and the builder had the scope of work stuck to the wall, with a plan.

0:47:37 > 0:47:41They were really, clearly following it, and they did appreciate that.

0:47:41 > 0:47:43I bet they appreciated the doughnuts, too.

0:47:43 > 0:47:46Sounds like you plan things pretty meticulously.

0:47:46 > 0:47:48I'll be honest, I haven't done much of the organisation.

0:47:48 > 0:47:52My husband is a project manager, so he's organised that, really,

0:47:52 > 0:47:54so he's organised me and he has organised everybody.

0:47:54 > 0:47:57So, I have to give him some credit.

0:47:57 > 0:47:59Sandra and her husband have renovated before.

0:47:59 > 0:48:01Has this one gone to plan?

0:48:01 > 0:48:04This is the first one I've personally seen from auction

0:48:04 > 0:48:08to refurb, so that's quite nice. I feel emotional.

0:48:08 > 0:48:09SHE LAUGHS

0:48:09 > 0:48:13That makes two of us, Sandra. I loved that England wallpaper, too.

0:48:15 > 0:48:17- What about the budget? - My budget was £5,000.

0:48:17 > 0:48:20But I've only spent £4,800.

0:48:20 > 0:48:22Are you impressed?

0:48:23 > 0:48:25Very impressed.

0:48:25 > 0:48:27But the important test comes from the two estate agents

0:48:27 > 0:48:31we called in to give the apartment the thorough examination.

0:48:31 > 0:48:35With her first solo property, Sandra has decided to let.

0:48:35 > 0:48:37Let's see what the agents think.

0:48:38 > 0:48:41First up, this chap, who looks familiar

0:48:41 > 0:48:43because he has seen the flat before.

0:48:44 > 0:48:46First impressions of the property, very good.

0:48:46 > 0:48:49I do remember it from the first time, it was very rough

0:48:49 > 0:48:52around the edges and it needed quite a lot of work doing it, to be fair.

0:48:52 > 0:48:54But it smells very fresh, it looks very good,

0:48:54 > 0:48:57and I believe they have done a very good job with it.

0:48:57 > 0:48:59I like the finishing in the kitchen and the bathrooms.

0:48:59 > 0:49:01They've used high-quality vinyls,

0:49:01 > 0:49:03the splash backs are very nice in the kitchen.

0:49:03 > 0:49:06High-quality units, and the paintwork is very good as well.

0:49:06 > 0:49:07And so it should be.

0:49:07 > 0:49:11Sandra's painter and decorator spent 14 days using special mould

0:49:11 > 0:49:16treatment, steamed stripping, lining and finally emulsioning the walls,

0:49:16 > 0:49:20making it the most time-consuming of all the refurbishment jobs.

0:49:20 > 0:49:22What would the end result rent for?

0:49:22 > 0:49:26Rental potential, the owner should achieve £525 per calendar month.

0:49:26 > 0:49:29On the rental market, I believe this property would

0:49:29 > 0:49:32achieve £525-£550 per calendar month.

0:49:32 > 0:49:34I think those values are fair.

0:49:34 > 0:49:38I know other flats here are rented for about 525.

0:49:38 > 0:49:40I've got somebody interested already,

0:49:40 > 0:49:42and it has only just gone on the market today,

0:49:42 > 0:49:46so I think I should definitely be able to rent it for 525.

0:49:46 > 0:49:49If she does get 525, let's do the maths.

0:49:49 > 0:49:55Sandra bought for £70,000 and spent 4,800 refurbishing.

0:49:55 > 0:49:57Minus the service charge and ground rent, her annual

0:49:57 > 0:50:00income will be over £5,700,

0:50:00 > 0:50:04giving her a yield of just under 8%.

0:50:04 > 0:50:06How's that for an investment, Miss?

0:50:07 > 0:50:11This has been a great investment property and a great introduction

0:50:11 > 0:50:15to investment property, so I'm definitely going to do some more.

0:50:15 > 0:50:17I bought one the following month at auction,

0:50:17 > 0:50:19and that will be finished in four weeks.

0:50:19 > 0:50:24And I'm hoping that I can get another two bought and done,

0:50:24 > 0:50:26perhaps in the next three months.

0:50:26 > 0:50:29Apart from the schedule of works, which I'm certainly going to use

0:50:29 > 0:50:31in the future, has she got any other tips?

0:50:31 > 0:50:34I think, even with a really simple kitchen like this,

0:50:34 > 0:50:36it's worth getting some kitchen companies in.

0:50:36 > 0:50:39They'll come in free of charge, they'll make a plan for you

0:50:39 > 0:50:42and give you some advice, and then you're actually

0:50:42 > 0:50:45in a great position to talk to both companies about a good quote.

0:50:45 > 0:50:47And I've been back and I've looked at my invoice,

0:50:47 > 0:50:50I actually saved 85% on this kitchen.

0:50:50 > 0:50:54That's good negotiation, isn't it? Definitely worth that.

0:50:54 > 0:50:56Well, I mark that as a nine out of ten.

0:50:56 > 0:50:58Would have been full marks, Sandra,

0:50:58 > 0:51:00if you had kept the England wallpaper.

0:51:04 > 0:51:07Now, listen carefully. I'll say this only once.

0:51:09 > 0:51:13Back now to Cwmfelinfach, South Wales, where earlier

0:51:13 > 0:51:16I saw this three-bedroom end terrace, sold at auction

0:51:16 > 0:51:19for £43,000 to Ryan.

0:51:19 > 0:51:21At the tender age of 26,

0:51:21 > 0:51:24he wasn't the youngest property developer in the family.

0:51:24 > 0:51:29That would be his charming 2½-year-old daughter, Isla,

0:51:29 > 0:51:32in charge of passing screws to Daddy.

0:51:32 > 0:51:34I found this house to be very spacious,

0:51:34 > 0:51:38but not without its problems. This wall, look at it.

0:51:38 > 0:51:40Wow.

0:51:40 > 0:51:43Nasty, nasty, nasty. That is the end wall,

0:51:43 > 0:51:46so my guess is, some of the rendering on the outside perhaps

0:51:46 > 0:51:50has failed, but that is definitely something that needs addressing.

0:51:50 > 0:51:54And sadly, it wasn't just the internal and external walls

0:51:54 > 0:51:57that looked like they could need expensive repairs.

0:51:57 > 0:52:00As you can see, at the end here, it has

0:52:00 > 0:52:05already started to give way, and that is a fairly serious issue,

0:52:05 > 0:52:09because you can imagine the weight of soil that's behind here.

0:52:09 > 0:52:12But with this being his ninth property that he hoped to

0:52:12 > 0:52:16sell on, production planner Ryan remained undaunted.

0:52:16 > 0:52:18So, have you budgeted specifically for the wall in the garden?

0:52:18 > 0:52:21Yes, it has been taken into consideration in the budget.

0:52:21 > 0:52:23And what is the total budget?

0:52:23 > 0:52:27- I'm looking at around 10 to 12,000, if I can.- Right.

0:52:27 > 0:52:29- We'll see how it goes. - So, what is the timescale?

0:52:29 > 0:52:32I'm hoping within six months. I've got a small project to

0:52:32 > 0:52:34finish this month and then straight onto this.

0:52:34 > 0:52:38We are back just over six months later to find out whether this

0:52:38 > 0:52:41young property developer made the right decision when he bought it.

0:52:42 > 0:52:44# I know we're so young

0:52:44 > 0:52:46# But I swear you're the one for me #

0:52:46 > 0:52:49Many would have run a mile upon seeing this damp.

0:52:49 > 0:52:51But...

0:52:51 > 0:52:53# I knew it right from the start

0:52:53 > 0:52:55# You're some kind of heaven

0:52:55 > 0:52:57# That's all that I need

0:52:57 > 0:53:00# I found it in you I found it in you. #

0:53:00 > 0:53:02What a transformation.

0:53:02 > 0:53:05I especially like the tiling into the window reveals.

0:53:05 > 0:53:09And the weathered darker tone of the tiles coordinates with the flooring.

0:53:18 > 0:53:22And the new P-shaped bath affords extra room for a shower above.

0:53:27 > 0:53:30Downstairs, the old toilet is now a much happier place

0:53:30 > 0:53:32with new fittings and a makeover.

0:53:34 > 0:53:37The same goes for the kitchen, which used to look like this...

0:53:38 > 0:53:43Ryan certainly had vision when deciding on his plan of action.

0:53:43 > 0:53:45# I knew it right from the start

0:53:45 > 0:53:47# You're some kind of heaven

0:53:47 > 0:53:49# That's all that I need

0:53:49 > 0:53:53# I found it in you I found it in you

0:53:53 > 0:53:55- # You're some kind of heaven - Heaven

0:53:55 > 0:53:57# That's all that I needed

0:53:57 > 0:54:00# I found it in you Too good to be true

0:54:00 > 0:54:02# You've got me singing, baby... #

0:54:02 > 0:54:05The lighter colours in the reception room make the most

0:54:05 > 0:54:07of that beautiful bay window.

0:54:16 > 0:54:20The second reception room was plagued by the terrible damp

0:54:20 > 0:54:24that inflicted all of rooms with the gable end wall in them.

0:54:25 > 0:54:26That's now cured,

0:54:26 > 0:54:29and the result is a bright, fresh open space.

0:54:29 > 0:54:30Much improved.

0:54:33 > 0:54:37Upstairs, the bedrooms have neutral colour schemes

0:54:37 > 0:54:40and painted woodwork replacing the darker previous wood stain.

0:54:50 > 0:54:54And again, the damp damage has been repaired with replaced ceilings

0:54:54 > 0:54:56and associated plasterwork.

0:55:02 > 0:55:05So, was the gable end a big job?

0:55:06 > 0:55:08The problem, I think, mainly, was upstairs.

0:55:08 > 0:55:11There was a leak, in a pipe running along that wall.

0:55:11 > 0:55:13And it seemed to be just running down it,

0:55:13 > 0:55:15and it done a lot of damage.

0:55:15 > 0:55:18So, we fixed the leak and we've replastered the wall,

0:55:18 > 0:55:19and it seems fine now.

0:55:19 > 0:55:22That was a lucky and money-saving happenstance.

0:55:22 > 0:55:24Were there further damp issues?

0:55:24 > 0:55:27We was thinking we may have to do a damp course,

0:55:27 > 0:55:30but the water was coming from above, not below.

0:55:30 > 0:55:32There doesn't seem to be any rising damp at all.

0:55:32 > 0:55:35So, if the gable end wasn't the problem you thought it might be,

0:55:35 > 0:55:37what was the biggest problem?

0:55:37 > 0:55:40The biggest job was the bathroom. We had the whole thing out.

0:55:40 > 0:55:42Had all the floors up. Had to redo the pipework.

0:55:42 > 0:55:44It was in a bit of a state.

0:55:44 > 0:55:47But it seems to be looking tidy now, anyway.

0:55:47 > 0:55:51Ryan reckons he's done at least 40% of the work himself.

0:55:51 > 0:55:54But he needed expert help when it came to the retaining wall.

0:55:56 > 0:55:57This is the back yard,

0:55:57 > 0:56:00where we had a problem with the old retaining wall.

0:56:00 > 0:56:03We've managed to take it all out by hand, filled two skips,

0:56:03 > 0:56:06and we've had a builder in to rebuild this one instead.

0:56:06 > 0:56:08So, it's a lot better.

0:56:08 > 0:56:09So, how's the budget?

0:56:09 > 0:56:11We're pretty much on budget.

0:56:11 > 0:56:13I've spent about 13,000 all in.

0:56:14 > 0:56:17Nothing's really gone outside the plan.

0:56:17 > 0:56:21Everything sort of has gone in the direction I was expecting.

0:56:21 > 0:56:22At the time of filming,

0:56:22 > 0:56:25Ryan had six properties rented out and two for sale,

0:56:25 > 0:56:28planning on putting this one up for sale also.

0:56:28 > 0:56:30But have plans changed?

0:56:31 > 0:56:34The plan now is just to put it straight up for sale.

0:56:34 > 0:56:36And move onto the next one.

0:56:36 > 0:56:38To find out if Ryan can move on,

0:56:38 > 0:56:42we called in two local estate agents for their thoughts and valuations,

0:56:42 > 0:56:45starting with the agent that came here before.

0:56:45 > 0:56:48I think he was wise to address the retaining wall at the back.

0:56:48 > 0:56:52It's a big wall and, obviously, it could cause problems in the future.

0:56:52 > 0:56:56He's done such a good job inside the house, I'm glad he's done that.

0:56:56 > 0:56:58This is my first time inside this property.

0:56:58 > 0:57:01I think it's been refurbished to a good standard.

0:57:01 > 0:57:03It is a good layout inside the property

0:57:03 > 0:57:05and I think it'll make a great family home.

0:57:05 > 0:57:08Ryan bought the property for £43,000 at auction

0:57:08 > 0:57:11and has spent another £13,000 on it.

0:57:11 > 0:57:13So, what would it be worth now?

0:57:14 > 0:57:18To achieve for sale, I would expect about £85,000.

0:57:18 > 0:57:21I would put the property on the market for about 95,000,

0:57:21 > 0:57:24looking to achieve between 90 and 95,000.

0:57:24 > 0:57:27If Ryan achieved the average of the two at 90,000,

0:57:27 > 0:57:32that would mean a profit of £34,000, minus the usual taxes and expenses.

0:57:32 > 0:57:34How's that?

0:57:36 > 0:57:39That's pretty much what I was expecting. Happy with those figures.

0:57:39 > 0:57:42Any lessons learnt on this ninth property?

0:57:42 > 0:57:45What I've learned from this one is sometimes it can go OK.

0:57:45 > 0:57:47I've had a lot of others gone a lot worse.

0:57:47 > 0:57:49In fact, things continued to go OK,

0:57:49 > 0:57:53because, after our filming, Ryan sold for 90,000.

0:57:53 > 0:57:56And Ryan's confident that Isla will continue her role

0:57:56 > 0:57:59of passing screws to Daddy at his next purchase.

0:58:05 > 0:58:07Well, we hope you've enjoyed the programme.

0:58:07 > 0:58:10And you've got some inspiration from our buyers on today's show.

0:58:10 > 0:58:13Yes, we'll see you next time for more stories from the auctions

0:58:13 > 0:58:15- here on Homes Under The Hammer. - ALL: Goodbye.
