0:05:19 > 0:05:21Now the three most common are,

0:05:21 > 0:05:23you've got the roof window conversion where you just put

0:05:23 > 0:05:25a window in line with the roof,

0:05:25 > 0:05:29but you will need high ceilings in the attic space for that.

0:05:29 > 0:05:32You've then got the dormer roof conversion where you add a window

0:05:32 > 0:05:37which is also built out on the roof, so you create a bit of extra space.

0:05:37 > 0:05:40And then you've got, well, like our neighbours,

0:05:40 > 0:05:44the mansard conversion, which lifts the whole side of the roof,

0:05:44 > 0:05:47creating so much more space.

0:05:47 > 0:05:50But much more disturbance outside, which means more regulations

0:05:50 > 0:05:53and of course, neighbours to keep on board.

0:05:54 > 0:05:58Now there are examples of each type of conversion all along the street.

0:05:58 > 0:06:01So what you go for really depends on your budget

0:06:01 > 0:06:04and the value it could potentially add to the property.

0:06:04 > 0:06:08For a bit of expert advice we've asked along a local estate

0:06:08 > 0:06:11agent to see if he thinks a conversion is worth the investment.

0:06:13 > 0:06:16In my opinion, when doing a loft conversion it's always better,

0:06:16 > 0:06:20where possible, to do a mansard roof or a proper dormer extension,

0:06:20 > 0:06:23and that way you can definitely get two bedrooms rather than just

0:06:23 > 0:06:24maybe one big loft room.

0:06:24 > 0:06:27If this was my property I also think I would do a rear extension

0:06:27 > 0:06:30and maybe open up the kitchen to the dining room

0:06:30 > 0:06:32and make that a nice big open family space.

0:06:32 > 0:06:36Well, I couldn't agree more, that old lean-to has seen better days.

0:06:36 > 0:06:39But if completed, what would a new extension out the back

0:06:39 > 0:06:41add to the value of the property?

0:06:43 > 0:06:45The property just being left as it is would

0:06:45 > 0:06:48sell for approximately £400,000.

0:06:48 > 0:06:50Doing the rear extension and refurbishing to a good standard,

0:06:50 > 0:06:53this property would sell in excess of £450,000.

0:06:54 > 0:06:56And if you were to add the new extension

0:06:56 > 0:06:58and convert the attic space?

0:06:59 > 0:07:02Doing a loft extension with a proper dormer

0:07:02 > 0:07:05conversion at the back, I think you would get two bedrooms

0:07:05 > 0:07:09and therefore the property would sell for approximately £500,000.

0:07:09 > 0:07:12With a lot to be done here this certainly cries out as a great

0:07:12 > 0:07:14investment opportunity.

0:07:14 > 0:07:19And with the catalogue also pointing out that loft conversion potential,

0:07:19 > 0:07:23surely this must have been a popular lot when it went up for auction?

0:18:34 > 0:18:37but this one needs so much work to get it up to standard.

0:18:44 > 0:18:49looking in the region of £25,000, possibly higher.

0:18:49 > 0:18:51Whoever buys this property is really going to have their work cut

0:18:53 > 0:18:56So, with a guide price of £75,000 what could the house

0:18:56 > 0:18:59sell for once the renovation is complete?

0:19:10 > 0:19:13achieve in the region of £700 per calendar month.

0:28:45 > 0:28:48and just to showcase what a lovely living room it could be.

0:28:48 > 0:28:52So we picked greys because it's a good background colour

0:28:52 > 0:28:55and you have splashes of colour like the rug and the cushions.

0:28:55 > 0:28:59It kind of puts a bit of life and personality into the room.

0:28:59 > 0:29:03So, yes, all in all, I'm quite happy with how it turned out.

0:29:37 > 0:29:40So we decided in the end to knock that down and rebuild it,

0:29:40 > 0:29:43which had effects on our time and budget as well.

0:31:36 > 0:31:39and taken almost five months rather than the original three.

0:48:28 > 0:48:31The main reasons for that being the kitchen, which needed to be

0:48:38 > 0:48:42and don't forget, he'd already paid top price at auction.

0:48:46 > 0:48:50So, what will two local estate agents think of this investment?

0:48:50 > 0:48:52This is my second time in the property,

0:48:52 > 0:48:54and the changes are dramatic, to be honest.

0:48:54 > 0:48:56I'm really surprised at what I've seen.

0:48:56 > 0:48:58I think the new layout of the property does work

0:48:58 > 0:48:59particularly well.

0:48:59 > 0:49:01It's a terrific job.

0:49:01 > 0:49:03Demand for this property's going to be high.

0:49:03 > 0:49:07There's a very, very high market for Earlsdon with students,

0:49:07 > 0:49:09and this is a perfect find.

0:49:10 > 0:49:13Bali spent £102,000 at auction,

0:49:13 > 0:49:17and 50 grand renovating and furnishing the house.

0:49:17 > 0:49:21The estate agents estimated that the bedroom without the en-suite

0:49:21 > 0:49:25could reach a figure of between £120 to £125 a week.

0:49:25 > 0:49:28What about the bedrooms with the en-suites?

0:49:32 > 0:49:34The en-suite bedrooms could expect to return in the region of

0:49:34 > 0:49:38probably £135, £140 per week.

0:49:38 > 0:49:44We would be looking around the £135 to £140 per week mark.

0:49:44 > 0:49:46Yeah, that's almost spot on.

0:49:46 > 0:49:49A little bit more on one, and about the same for the others.

0:49:50 > 0:49:56On the face of it, that's a yield of over 18%, but it's worth remembering

0:49:56 > 0:49:58that those rooms may not rent all year,

0:49:58 > 0:50:03particularly those long summer months, if you do rent to students.

0:50:04 > 0:50:08Still, it's a good result nonetheless, and if Bali were

0:50:08 > 0:50:13to sell his £152,000 investment, could he make a profit on it?

0:50:16 > 0:50:21I'd be expecting to put it on the market for about £185-£190,000.

0:50:21 > 0:50:24That would generate a yield of about 9%,

0:50:24 > 0:50:26based on the rental figures that I've given.

0:50:26 > 0:50:31For that price, a new buyer could still make a decent yield of 9%,

0:50:31 > 0:50:36and Bali would potentially have a pre-tax profit of 38 grand.

0:50:36 > 0:50:40But this developer has his sights set on other things.

0:55:20 > 0:55:24but because it's my first venture, I wasn't on a timescale.
