0:06:09 > 0:06:14So, the idea was to face it towards the residential market

0:06:14 > 0:06:16where somebody would see its potential.

0:06:16 > 0:06:19It's crying out for some modernisation.

0:06:19 > 0:06:24It's crying out for some extensions. It's a perfect development scheme.

0:06:53 > 0:06:55but simply renovate what's here,

0:06:55 > 0:06:59this would have a value in excess of £300,000.

0:07:06 > 0:07:08It would be worth whatever effort you put into it

0:47:24 > 0:47:27in the projects that we do. We do put our soul in such a build,

0:47:27 > 0:47:31and that's the reason why they do come out the way they do.

0:47:31 > 0:47:35A high-spec finish doesn't just take a lot of attention and passion.

0:47:35 > 0:47:36It takes a lot of money.

0:47:38 > 0:47:42When we initially started this particular job, we sat down,

0:47:42 > 0:47:45choosing materials and the finishes that we were going to use,

0:47:45 > 0:47:47and we realised that, actually,

0:47:47 > 0:47:50we can invest a little bit more money into this property.

0:47:50 > 0:47:53We dropped our plans of going into the loft and extending it,

0:47:53 > 0:47:56which saved us quite a bit of money,

0:47:56 > 0:47:58which we could spend on internal works.

0:47:58 > 0:48:01Plus, we decided to go for a little bit more high-end finishes,

0:48:01 > 0:48:05such as the granite worktops and slightly more expensive appliances

0:48:05 > 0:48:08that were already in the house, which brought our costs slightly up.

0:48:08 > 0:48:12So, we did finish above 100,000 spent on this house.

0:48:12 > 0:48:14I think we got it right on the spot.

0:48:14 > 0:48:16Artem has clearly done the maths

0:48:16 > 0:48:19and worked out that adding the loft extension

0:48:19 > 0:48:21would not equal a good return.
