0:06:16 > 0:06:18would have negotiated some kind of deal

0:06:18 > 0:06:20with the previous property owner,

0:06:20 > 0:06:23and that can be all sorts of things from leasing the roof

0:06:23 > 0:06:26on a long-term lease to actually buying that roof space.

0:06:26 > 0:06:27The thing is, you don't know.

0:06:27 > 0:06:29So, as the new owner, what is the situation?

0:06:29 > 0:06:32What is your relationship with the people

0:06:32 > 0:06:34who installed the solar panels? Who owns them?

0:06:34 > 0:06:36These are things that your solicitor needs to check out.

0:06:36 > 0:06:39The information should be in the legal pack,

0:06:39 > 0:06:41but it certainly needs to be researched thoroughly

0:06:41 > 0:06:43before you buy.

0:06:45 > 0:06:47Here's a man who could shed some light

0:06:47 > 0:06:49on those mysterious solar panels.

0:06:49 > 0:06:54But first, let's get his overall impressions of this house.

0:06:54 > 0:06:57Quite a nice street, low rental area,

0:06:57 > 0:06:59so it's the type of street people want to live in.

0:06:59 > 0:07:01The target market for this sort of property

0:07:01 > 0:07:05would be first-time buyers, maybe younger, small families.

0:07:06 > 0:07:09And what about those solar panels?

0:07:09 > 0:07:13The solar panel system was introduced by the local councils

0:07:13 > 0:07:16for, purely, hot water heating systems.

0:07:16 > 0:07:19Even though this installation was a local council initiative,

0:07:19 > 0:07:22it's very unlikely they own the panels.

0:07:22 > 0:07:25What's more probable is that they are owned

0:07:25 > 0:07:27and maintained by an energy company,

0:07:27 > 0:07:31but the council will make a good starting point for research.

0:07:31 > 0:07:34Moving onto valuations, how much does he reckon

0:07:34 > 0:07:36this property could rent for once refurbished?

0:07:36 > 0:07:39In the rental market, done to a modern standard,

0:07:39 > 0:07:40two-bedroom property,

0:07:40 > 0:07:45would properly fetch in the region of £400-425 per calendar month.

0:07:46 > 0:07:48And a sales value?

0:07:48 > 0:07:51Completed to high standards, I believe the property would reach

0:07:51 > 0:07:55in the region of 65, possibly up to £70,000.

0:07:56 > 0:08:00So, a little bit of work to be done to sort this place out

0:18:06 > 0:18:10now to turn it into a residential unit, and I think

0:18:10 > 0:18:14it's going to make a very unique and nice home for somebody.

0:18:14 > 0:18:18I think you'll probably look to turn the stairs slightly, put in a shower

0:18:18 > 0:18:21and switch the kitchen downstairs and then just

0:18:21 > 0:18:23make it light and airy,

0:18:23 > 0:18:27but it could be a lovely property with the right attention to detail.

0:18:28 > 0:18:31So, if the property was renovated with the attention to detail,

0:18:31 > 0:18:33what does he think it would be worth?

0:18:35 > 0:18:37If it was converted into a one-bedroom house,

0:18:37 > 0:18:41this property is going to be worth in the region of £275,000

0:18:41 > 0:18:44and would probably rent in the region of £1,100-£1,200
