0:02:18 > 0:02:21Anyway, it has a guide price of £60,000-plus.

0:03:21 > 0:03:24I've been searching for utilities on this plot of land

0:03:24 > 0:03:27and I haven't found any as of yet.

0:03:30 > 0:03:34but what I would suggest is factor that into your budget,

0:03:34 > 0:03:37cos getting utilities connected can be costly.

0:03:42 > 0:03:45connecting to the gas mains can cost you around £300.

0:04:29 > 0:04:34Yes, you'd get a lot more flats on, smaller income, but more of it,

0:04:34 > 0:04:38or one detached house would give you one big lot of income.

0:04:38 > 0:04:41What you decide to do depends on who bought it

0:04:41 > 0:04:44and what they want to do with it.

0:04:44 > 0:04:48The current plans are for a four-bed detached house,

0:04:48 > 0:04:50but if you want to change that to flats or a couple of semis,

0:04:50 > 0:04:53you need to get back to the drawing board.

0:04:56 > 0:04:58to see what would be allowed on the plot.

0:05:25 > 0:05:27and equally there's going to be a demand for flats as well.

0:05:27 > 0:05:31I think the detached house option is a good route to go down

0:05:31 > 0:05:35just based on the properties nearby, they're a gated community of

0:05:35 > 0:05:37similar four or five-bedroom detached houses.

0:05:43 > 0:05:45It depends entirely on the specification

0:05:45 > 0:05:49but a four-bed detached house in the area can go for £200,000 or more.

0:08:09 > 0:08:11buying them and actually modernising them

0:08:11 > 0:08:13but it has always been a dream of mine to actually build my own house.

0:08:13 > 0:08:16I've worked in the building supply industry

0:08:16 > 0:08:18since the age of about 25

0:08:18 > 0:08:22and seen house builders build and thinking,

0:08:22 > 0:08:24"Oh, I'd like to do this, I'd like to do that."

0:09:21 > 0:09:24We'll stick to the basic guidelines but the outline planning permission

0:09:24 > 0:09:28is purely a footprint, there's no detailed drawings whatsoever.

0:09:28 > 0:09:31It does have planning permission for a four-bed detached,

0:10:15 > 0:10:18No, I don't. Whilst I've worked in the building industry all my life

0:10:20 > 0:10:22we used to manufacture prefabricated brickwork

0:10:22 > 0:10:26for the national house builders, I've never laid a brick in my life.

0:10:26 > 0:10:29Done a bit of painting, that's about it.

0:10:29 > 0:10:31But, no, I have a builder,

0:10:31 > 0:10:35who is very, very good on the last house, having the construction.

0:10:35 > 0:10:39The guy's brilliant, he's built about 50 houses

0:10:39 > 0:10:42- and he's good.- Experienced. Knows his stuff.- Experienced,

0:10:42 > 0:10:46- he's got as much pride in his work as we've got.- Perfect.

0:10:46 > 0:10:49Yeah, so long as his price is right, we've got the plans drawn up...

0:10:49 > 0:10:53- You're getting involved!- He'll get the job, he'll get the job, yeah.

0:10:53 > 0:10:58And Trevor has a budget of £155,000 to build it.

0:11:10 > 0:11:13One thing that did surprise me is that the gas is subsidised

0:11:13 > 0:11:15from the cost of it by the government,

0:11:15 > 0:11:17the other two services aren't

0:11:17 > 0:11:19- and there's a massive differential between them.- Oh, yes.

0:11:19 > 0:11:22And it does add up to quite a few thousand pounds.

0:11:22 > 0:11:24And there's a little extra, I mean,

0:11:24 > 0:11:28even something like getting the street number for the house,

0:11:28 > 0:11:30you know, we have to pay for that.

0:16:00 > 0:16:03and, really, it's about whether or not you want to rent this out,

0:16:06 > 0:16:08then I think I would definitely do that.

0:16:08 > 0:16:11The alternative way of not losing, obviously, a bedroom

0:16:11 > 0:16:13is to try and find space in here.

0:16:13 > 0:16:17Luckily, the front master bedroom is actually quite a nice size

0:16:17 > 0:16:19so, theoretically, you could put a stud partition wall in here,

0:16:19 > 0:16:24separate door into the bedroom there and a door into a bathroom here.

0:16:26 > 0:16:28Again, it's going to come down to whoever bought this

0:16:46 > 0:16:50you could add that much-needed space onto the rear of the property.

0:16:53 > 0:16:56it's about checking what similar priced properties have got.

0:16:59 > 0:17:01is it worth doing if you're buying it, renting it?

0:17:01 > 0:17:02Lots of things to weigh up.

0:17:02 > 0:17:06But certainly a house that has possibilities aplenty.

0:17:07 > 0:17:10I think overall there is plenty of room for improvement,

0:17:12 > 0:17:14and that is what we like to see in a property.

0:17:27 > 0:17:32I would 100% be looking to move the bathroom up onto the first floor

0:17:32 > 0:17:35so I envisage that it'd be a, you know, a two-bed property,

0:17:35 > 0:17:39with a decent-sized bathroom at the end of the project.

0:27:40 > 0:27:44My role in the house was really just being a nosy parker

0:27:44 > 0:27:46from the builder's point of view.

0:27:46 > 0:27:49The only issue that I did have was that I've actually worked

0:27:49 > 0:27:51in the brick industry all my life

0:27:51 > 0:27:54and we couldn't actually use the brick that we wanted to use

0:27:54 > 0:27:55so I had to compromise a little bit

0:27:55 > 0:27:58but I've still used my second choice of bricks

0:27:58 > 0:27:59but I love the brick that we've chosen.

0:27:59 > 0:28:02It's been one of my, sort of, ambitions to always build
