0:27:56 > 0:28:01we kind of had a good look around it and started to rip the carpets up

0:28:01 > 0:28:05and everything and realised that we had what we call red ash.

0:28:05 > 0:28:09We realised we had to dig all of the concrete out

0:28:09 > 0:28:11and all of the red ash out.

0:28:11 > 0:28:13Around about 60 to 70 tonnes,

0:28:13 > 0:28:16that's every floor downstairs had to be removed.

0:28:16 > 0:28:20So basically we got the impact gun and took the concrete out

0:28:20 > 0:28:24and we had to physically wheelbarrow it all out and pickaxe it all out,

0:28:24 > 0:28:28so that was time-consuming. That was one we hadn't planned for.

0:28:32 > 0:28:36Red ash is a type of material that contains sulphate

0:28:36 > 0:28:40and was commonly used between the 1940s and the 1970s

0:28:40 > 0:28:43as infill under concrete flooring.

0:28:43 > 0:28:46Unfortunately, because sulphate reacts to any damp,

0:28:46 > 0:28:48it can rise up and crack the concrete

0:28:48 > 0:28:51which affects the property's brickwork.

0:28:51 > 0:28:53The only way to deal with it is to dig it all out,

0:28:53 > 0:28:57so I'm guessing that £7,000 to £10,000 has flown

0:28:57 > 0:28:59out of those double-glazed windows.

0:28:59 > 0:29:02Obviously with the red ash being the main problem, all of

0:29:02 > 0:29:06the kitchen had to be destroyed and pretty much started again there,

0:29:06 > 0:29:09so the budget went through to about just over 15,000.
