0:01:53 > 0:01:57and mainline train station and bus stations,

0:01:57 > 0:02:00you find tree-lined roads with good-sized family properties.

0:02:00 > 0:02:05Well, this is a lovely residential street with lots of

0:02:05 > 0:02:09grand Edwardian houses. So far, I really am impressed,

0:02:09 > 0:02:11but will that continue?

0:02:11 > 0:02:15Well, the property I am here to see is a four-bedroom end of terrace,

0:02:15 > 0:02:19and it had a guide price of £420,000.

0:02:19 > 0:02:21And it's this.

0:02:21 > 0:02:24Little bit eerie from the outside, but lovely.

0:02:24 > 0:02:27But before I head inside, the first thing I've noticed -

0:02:27 > 0:02:29no off-street parking,

0:02:29 > 0:02:32so that is something you can think about doing before you even walk

0:02:33 > 0:02:36And there's certainly room to create parking

0:02:37 > 0:02:41though it would be nice to keep some of that front garden space.

0:05:46 > 0:05:50which means they were designed by architect Archibald Cameron Corbett.

0:05:50 > 0:05:53Now, Archibald, he wanted to promote

0:05:53 > 0:05:55healthy living and thriving communities,

0:05:55 > 0:06:00hence plenty of local facilities, large front and back gardens,

0:06:00 > 0:06:06and apparently he even insisted on an embargo on alcohol at the time.

0:06:06 > 0:06:09Luckily, that last point no longer applies, thankfully,

0:06:09 > 0:06:12but these gorgeous houses are part of his legacy.

0:06:12 > 0:06:14Well, most of them are anyway,

0:06:14 > 0:06:16and the one we're looking at hopefully will be too,

0:06:16 > 0:06:18once the renovation works are complete.

0:06:20 > 0:06:23And in fact, this Corbett house was built around the 1900s

0:06:23 > 0:06:27and is thought to be one of the first built on the road.

0:06:29 > 0:06:33Which means it's the oldest building, but also the largest.

0:06:33 > 0:06:35It was originally sold for £800,

0:06:35 > 0:06:37which was a lot of money in those days!

0:06:42 > 0:06:44What does a local estate agent make

0:06:44 > 0:06:48of this grand old and unique four-bedroom property?

0:06:49 > 0:06:51Properties like this are very unusual to come up nowadays

0:06:51 > 0:06:54within London boroughs, only because people have bought them

0:06:54 > 0:06:56and converted them so much into flats,

0:06:56 > 0:06:58so to see something like this is absolutely amazing

0:06:58 > 0:07:01and I love it. I love the fact that hopefully someone will buy it as

0:07:01 > 0:07:04a house and live in it, that would be the best thing for the house.

0:07:04 > 0:07:07Yes, relatively large untouched houses

0:07:07 > 0:07:10like this in London are becoming rare beasts.

0:07:10 > 0:07:13But if keeping it as a house is the best thing to do,

0:07:13 > 0:07:16how would it be best to enhance it for modern living?

0:07:18 > 0:07:21The house has got a very good-sized garden and it's quite a wide plot,

0:07:21 > 0:07:23and the way the layout is at the back, the footprint,

0:07:23 > 0:07:26you could extend quite easily right across the back,

0:07:26 > 0:07:27extending the kitchen.

0:07:27 > 0:07:30The off-street parking option, I think, should be done.

0:07:30 > 0:07:32Most of the houses down here have it,

0:07:32 > 0:07:35and there is sort of permit parking on the road as well,

0:07:35 > 0:07:37so, if it was me, I would definitely put off-street parking in.

0:07:38 > 0:07:42This house was guided at 420,000, but it's going to take -

0:07:42 > 0:07:45at the very least - 100,000 to get it up to standard,

0:07:45 > 0:07:48so could this one be worth investing in?

0:09:53 > 0:09:57while Penny works in the retail sector as a senior merchandiser,

0:10:00 > 0:10:03I'm delighted to say the house is going to be their new family home.

0:10:08 > 0:10:11I love this house! Full of character.

0:10:11 > 0:10:13Is it the character that inspired you to want to buy this?

0:10:13 > 0:10:14Totally, really, yes.

0:10:14 > 0:10:18It's a beautiful period property and there's so much potential.

0:10:18 > 0:10:21I've lived in Eltham for about 18 years,

0:10:21 > 0:10:24and I've always wanted to live in this road,

0:10:24 > 0:10:27and I walk past it quite frequently when I take my children

0:10:27 > 0:10:29to and from school. And, yeah,

0:10:29 > 0:10:31I'm really excited to have the opportunity to live here.

0:10:31 > 0:10:34So what happened, did you see the auction sign go up, did you think,

0:10:34 > 0:10:37- "I'd love to live there!"- Yes. Actually, the next-door neighbour

0:10:37 > 0:10:38came round to tell me, cos we'd walked by it

0:10:38 > 0:10:40and I'd wondered for a while

0:10:40 > 0:10:42what was going to happen to this house and thought,

0:10:42 > 0:10:44"Oh, wouldn't it be great if we could live there?"

0:10:44 > 0:10:47And he actually came round and said, "It's going up for auction."

0:10:47 > 0:10:49It's a bit like, "Oh, my word!"

0:10:49 > 0:10:52And very, very quickly, obviously, you have to move.

0:10:52 > 0:10:55So when the hammer went down on auction day, tell me how you felt?

0:10:55 > 0:10:57Really emotional.

0:10:57 > 0:10:59At the viewings, there were so many developers in here,

0:10:59 > 0:11:03so many people in here, and I thought we hadn't got a chance,

0:11:03 > 0:11:06but we went along, thought, "Nothing to lose,

0:11:06 > 0:11:08"we know our budget, let's just go and see",

0:11:08 > 0:11:10and as you're going along

0:11:10 > 0:11:12you're suddenly starting to think,

0:11:12 > 0:11:14"Actually, we might actually get this."

0:11:14 > 0:11:18And then when it went down, I was just really, really emotional.

0:11:18 > 0:11:20So you had already fallen in love with the property?

0:11:20 > 0:11:22Yeah, but I was trying not to!

0:11:22 > 0:11:25You know when you think, "I'm not going to get it"?

0:11:25 > 0:11:27so I was trying to be reserved,

0:11:27 > 0:11:29but, yeah, I had fallen in love with it.

0:11:29 > 0:11:31Having recently sold their own house,

0:11:31 > 0:11:33they are currently living with Penny's parents,

0:11:33 > 0:11:36but with both children going to nearby schools,

0:11:36 > 0:11:39you can see whyy Penny was so keen to get this house,

0:11:39 > 0:11:41though it is far from ready to move into.

0:11:42 > 0:11:45It's a full refurbishment, so everything will have to...

0:11:45 > 0:11:50You know, it's the wiring, the heating, the floors, the internals.

0:12:43 > 0:12:46Yeah. Well, at the moment, our budget is 150K.

0:12:49 > 0:12:52they hope to get planning permission for the extension

0:12:52 > 0:12:55and for their builders to complete the work in 6-9 months.

0:12:55 > 0:12:59So taking into account the vast amount of work that needs

0:14:29 > 0:14:33It's known as a transitional area, lots of people coming and going,

0:14:33 > 0:14:37but it's a good place to get your foot on the property ladder.

0:14:40 > 0:14:42to see, because it is in fact a plot of land.

0:14:42 > 0:14:46Guide price was 40,000 quid, and it's behind this fence.

0:15:12 > 0:15:15At the moment, it doesn't have planning permission.

0:15:15 > 0:15:17If it did, it would be a lot more expensive.

0:15:17 > 0:15:18So what are the options here?

0:15:18 > 0:15:21Well, you could buy it and just get that planning permission,

0:15:21 > 0:15:23there are people who specialise in doing that,

0:15:23 > 0:15:25because you can dramatically increase the land's value

0:15:25 > 0:15:28when you do. Or you could buy it, get the planning permission

0:15:28 > 0:15:30and then build whatever you're thinking about.

0:15:30 > 0:15:33Certainly, in terms of getting planning permission,

0:15:33 > 0:15:36I think a fairly good chance of getting residential use on here,

0:15:36 > 0:15:39maybe for a block of flats, maybe for a pair of semis or whatever,

0:15:39 > 0:15:43it really depends on what the local planning authority's policy

0:15:43 > 0:15:45is at the moment. But in terms of where it is,

0:15:45 > 0:15:46residential on that side,

0:15:46 > 0:15:48residential on that side, local amenities...

0:15:48 > 0:15:51In terms of the probability of you getting that planning permission,

0:15:51 > 0:15:54I'd say, ooh, eight out of ten.

0:15:54 > 0:15:57You can never be 100% certain when it comes to land

0:15:57 > 0:16:00and planning permission, but in an area like this,

0:16:00 > 0:16:03with this land serving no real purpose,

0:16:03 > 0:16:07it's unlikely that any reasonable residential plan would be refused.

0:16:07 > 0:16:10There's plenty of room, the land is almost flat

0:16:10 > 0:16:13and you only have one tree to contend with.

0:16:13 > 0:16:17On a sunny day like today, it's actually very pleasant.

0:16:17 > 0:16:21But does that mean your development will come up smelling of roses,

0:16:21 > 0:16:24or will this site end up soaking up all the profits?

0:16:36 > 0:16:40So let's say you apply for planning permission, you get it for, say,

0:16:40 > 0:16:41a couple of semidetached properties.

0:16:41 > 0:16:45Hurray! But what then? Well, unfortunately,

0:16:45 > 0:16:49the resale market around here is very depressed at the moment,

0:16:49 > 0:16:53so it's unlikely you're going to be able to sell whatever you build,

0:16:53 > 0:16:57so it's going to really be a buy-to-let investor who does this,

0:16:57 > 0:16:59because the rental market, on the other hand,

0:16:59 > 0:17:03around here is extremely good, £550 a month on average for a semi.

0:17:03 > 0:17:06So, build them, but really concentrate

0:17:06 > 0:17:09on keeping the costs of build down,

0:17:09 > 0:17:12and you could still be on the money.

0:17:22 > 0:17:26Hitting the right market for new builds is no easy task.

0:17:26 > 0:17:27The whole process can take time,

0:17:27 > 0:17:30during which build costs and market prices

0:17:30 > 0:17:33can be constantly changing, so to be in the money,

0:17:33 > 0:17:34be prepared for the long haul.

0:17:40 > 0:17:43But what does an agent from the auction house

0:17:43 > 0:17:47that sold the site think should be built here?

0:17:47 > 0:17:50I think it's almost inevitable it's going to be houses.

0:17:50 > 0:17:52You wouldn't build an apartment in the current market,

0:17:52 > 0:17:54and you're likely to build... You might just squeeze in three,

0:17:54 > 0:17:56but I think you're more likely

0:17:56 > 0:17:58to get two in, onto the site.

0:17:58 > 0:18:03And what might two three-bed houses achieve on the current sales market?

0:18:03 > 0:18:06If you got a planning permission for, say, two semidetached houses,

0:18:06 > 0:18:08three bedrooms, you're probably looking at

0:18:08 > 0:18:10about £100,000 per dwelling.

0:18:12 > 0:18:15So, potentially £200,000 in total,

0:18:15 > 0:18:19and with rentals in the area running at around £500 per month,

0:18:19 > 0:18:22this is definitely a case where you've got to be careful not to

0:18:22 > 0:18:26overdevelop the site, as you simply won't get the return.

0:18:27 > 0:18:29Well, the plot may look cheap,

0:18:29 > 0:18:32but it's an area that isn't scoring too many goals

0:18:32 > 0:18:33on the resale front,

0:27:53 > 0:27:55the original living room, and also we've converted

0:27:55 > 0:27:59one of the smaller rooms in the front to a library.

0:27:59 > 0:28:03And then we've added a downstairs bathroom, and also a utility room,

0:28:03 > 0:28:05and made a big family room at the back

0:28:05 > 0:28:08which extends round to a big kitchen diner.

0:28:09 > 0:28:12Well, the new layout has certainly taken advantage

0:28:12 > 0:28:16of all that outside space.

0:28:16 > 0:28:19And the good work continues upstairs, to the half-landing -

0:28:19 > 0:28:24that ancient bathroom, which has yet again had a modern makeover.

0:28:29 > 0:28:33The four previously dark and dingy bedrooms are now all

0:28:33 > 0:28:35in pristine condition. You can really see

0:28:35 > 0:28:38Penny's attention to detail with the use of

0:28:38 > 0:28:40reclaimed fireplaces in each room,

0:28:40 > 0:28:42and the refurbished original flooring,

0:28:42 > 0:28:45which now looks good as new.

0:28:46 > 0:28:49We've completely refurbished the whole house,

0:28:49 > 0:28:52so that involves taking the ceilings out, the walls out,

0:28:52 > 0:28:56rebuilding them, plastering them, new floors throughout.

0:29:00 > 0:29:04and when it came to dealing with those horrible cracks,

0:47:58 > 0:48:01careful planning and careful spending.

0:48:01 > 0:48:03Will it pay off for Gurmit?

0:48:05 > 0:48:09We asked two local property experts to have a look around

0:48:09 > 0:48:12and give us their verdict.

0:48:12 > 0:48:15Obviously, modern new-build properties in this location

0:48:15 > 0:48:17is going to be more attractive

0:48:17 > 0:48:19because it's normally an area of

0:48:19 > 0:48:21traditional Victorian or Edwardian

0:48:21 > 0:48:23two and three-bedroom terraced houses.

0:48:23 > 0:48:26With regards to the spec and the look and the finish,

0:48:26 > 0:48:28I'd assume that he should keep it traditional

0:48:28 > 0:48:29and in keeping with the rest of the area,

0:48:29 > 0:48:31as regards the outside of the property.

0:48:31 > 0:48:34The inside needs to be as high spec as possible.

0:48:34 > 0:48:36Gurmit has squeezed an extra unit

0:48:36 > 0:48:40onto this modest-sized plot - any concerns?

0:48:40 > 0:48:42If I was going to do something different,

0:48:42 > 0:48:45I would have probably put two decent-sized houses.

0:48:45 > 0:48:47From what we can see from the plans,

0:48:47 > 0:48:51I would have probably recommended a bit more open-plan living

0:48:53 > 0:48:56and I certainly would have put French doors into the rear garden.

0:48:58 > 0:49:02With Gurmit's costs set to rise to as much as 300,000,

0:49:06 > 0:49:09The three-bedroom semi at the back, I'd value at around 135,000

0:49:09 > 0:49:12depending on the spec that he finished it to.

0:49:12 > 0:49:15The property at the front, I'd value at around 135 to £140,000

0:49:15 > 0:49:16if it was a detached property.

0:49:16 > 0:49:19The three-bedroom semis I would actually value

0:49:19 > 0:49:22between £130,000 and £135,000.

0:49:22 > 0:49:27And for the three-bedroom detached, between £140,000 and £145,000.

0:49:29 > 0:49:33Gurmit could sell these houses for a total of 415,000,

0:49:33 > 0:49:38giving him a pre-tax profit of around 115,000.

0:49:47 > 0:49:50Gurmit's not impressed with those sales valuations.

0:49:53 > 0:49:54For a three-bedroom semi,

0:49:54 > 0:49:59I would estimate a rental of between £600 and £650 per calendar month.

0:49:59 > 0:50:01And for a three-bedroom detached,

0:50:01 > 0:50:04between £650 and £700 per calendar month.

0:50:04 > 0:50:06For the two three-bedroom semis at the back,

0:50:06 > 0:50:08you're looking around 650 to 700 per calendar month.

0:50:13 > 0:50:17The top figure would give a combined rental of £2,150 per calendar month,

0:51:16 > 0:51:20It was Nancy who successfully bid 94 and a half grand at auction,

0:51:20 > 0:51:24and initially, she had big plans for this place.

0:52:04 > 0:52:09so it was straight to work and spending that 20 grand budget.

0:52:09 > 0:52:12We've come back ten weeks later to see how they got on.

0:52:23 > 0:52:26It looks like this has been a pretty successful conversion.

0:52:28 > 0:52:32The main task for the builder was to change the lounge into a bedroom.

0:52:34 > 0:52:36This has been achieved by blocking off the existing door

0:52:36 > 0:52:41to the kitchen and adding a corridor for separate access.

0:52:41 > 0:52:42It's a bit of an experiment,

0:52:42 > 0:52:46because usually, student lets will have a communal area

0:52:46 > 0:52:49and then the kitchen. But because we had a large enough kitchen,

0:52:49 > 0:52:52I figured that could be the communal space.

0:52:52 > 0:52:56And in my experience, a lot of teenagers live in their room anyway,

0:52:56 > 0:52:59at least at my house they do! They never venture into the lounge.

0:52:59 > 0:53:03So I thought it might be better to have a nice-sized bedroom

0:53:03 > 0:53:06instead of a separate lounge,

0:53:06 > 0:53:09and then let the kitchen be that communal space.

0:53:09 > 0:53:13Again, it's got the television and a nice size table and chairs.

0:53:15 > 0:53:17The main bedroom upstairs is a work in progress,

0:53:17 > 0:53:20but the other two are ready to let.

0:53:20 > 0:53:23The bathroom has been completely upgraded,

0:53:23 > 0:53:25with a bath that's big enough

0:53:25 > 0:53:27to accommodate those unexpected last-minute guests.

0:53:32 > 0:53:36Apart from some painting, the project is almost complete,

0:53:36 > 0:53:40and they've managed this all within their ten-week timescale.

0:53:40 > 0:53:43But what gave them the biggest headache?

0:53:43 > 0:53:45My husband, oh, had the gruelling job

0:53:45 > 0:53:48of stripping down the skirting boards.

0:53:48 > 0:53:50There was like, I don't know,

0:53:50 > 0:53:54maybe a centimetre thick of paint that could stand up on its own.

0:53:54 > 0:53:57So he was going through every single room, stripping down the skirting.

0:53:57 > 0:53:59But after that, after the first month,

0:53:59 > 0:54:01we were really clearing a lot out.

0:54:01 > 0:54:04There was a lot of furniture and bits and bobs here.

0:54:04 > 0:54:05That was pretty much it.

0:54:05 > 0:54:09A lot of it was just finding the tradesmen to do the job.

0:54:09 > 0:54:11That's what took the longest time.

0:54:13 > 0:54:17In the back garden, everything's been cut back and tidied,

0:54:17 > 0:54:22and there's even a lockable shed for items too big to be stored inside.
