0:05:44 > 0:05:46council houses arrived here.

0:05:46 > 0:05:48But they're still highly sought-after

0:05:48 > 0:05:50as good and well-constructed homes.

0:05:50 > 0:05:53It needs updating, but it sounds like there is a demand.

0:05:53 > 0:05:57So what are the selling points of this kind of property?

0:05:57 > 0:06:00The advantages are they are very good for first-time buyers.

0:06:00 > 0:06:02They tend to look out for these type of properties a lot,

0:06:02 > 0:06:05cos they still retain many of the original features, fireplaces, etc.

0:06:05 > 0:06:07The garden at the back is a good size garden,

0:06:07 > 0:06:09so it's ripe for extension to go out the back there, or even to have

0:06:09 > 0:06:12a terrace property with your own garden space at the back.

0:06:12 > 0:06:15That's quite rare in itself.

0:06:15 > 0:06:17It sounds like this could be a popular lot at auction,

0:06:17 > 0:06:20especially with that low guide price of 70,000,

0:06:20 > 0:06:23but what could it achieve once renovated?

0:06:25 > 0:06:28Once renovated, I would expect this property to achieve

0:06:28 > 0:06:29in the region of £160,000.

0:06:29 > 0:06:31And what about the rental market?

0:06:33 > 0:06:36If the property was to be rented out, I would expect it to achieve

0:06:36 > 0:06:39a rental in the region of £600 to £650 per calendar month.

0:06:41 > 0:06:44Well, it's a great location and a property that you could

0:06:44 > 0:06:46definitely add value to.

0:07:24 > 0:07:26Renting is so expensive these days.

0:07:26 > 0:07:29My fiancee and I both need a place in the city centre,

0:07:29 > 0:07:32and this just fell into our laps.

0:07:32 > 0:07:34It popped up at the right time.

0:07:34 > 0:07:37At the right price. And I think it's the last cheap house in England.

0:07:37 > 0:07:41Oh, really? The auction, you weren't actually at the auction, were you?

0:07:41 > 0:07:43No, a friend of ours went down to London for us.

0:07:43 > 0:07:46You must have been a bit nervous then, sort of, as it was happening?

0:07:46 > 0:07:48That's right. We had absolute confidence in him.

0:07:55 > 0:07:58a lot of the landlords around here who would have developed it didn't

0:08:09 > 0:08:12Yes. We've been renting in York city centre for about eight, nine years.

0:08:12 > 0:08:15- So what do you do?- I am a freelance artist at the moment.

0:08:15 > 0:08:22- OK.- Lisa is a displays manager in a tourist attraction.

0:08:22 > 0:08:24- OK.- So they are both very creative jobs.

0:08:24 > 0:08:25Brilliant. What kind of art do you do?

0:08:25 > 0:08:29At the moment I'm doing re-creations of classical ceilings.

0:09:32 > 0:09:33Estate agents and stuff?

0:09:33 > 0:09:37Yeah, we hadn't been looking at the auctions specifically.

0:09:37 > 0:09:39It's just this one was on auction,

0:09:39 > 0:09:41so we had to go for it because of the price.

0:09:41 > 0:09:44- A very low guide price.- Were you happy with what you paid for it?

0:09:44 > 0:09:45Yes.

0:09:45 > 0:09:48I think it'll increase in value rapidly

0:09:48 > 0:09:50and it is just on the edge of

0:09:50 > 0:09:53- what we could afford.- So, what are you planning to do to sort it out?

0:10:45 > 0:10:48Watching movies on a projector screen.

0:10:48 > 0:10:50We like having USB sockets within an arm's reach.

0:10:50 > 0:10:52- Right.- So a very modern room, then.

0:10:52 > 0:10:55And out the back, of course, we're going to be decking,

0:10:55 > 0:10:57having a vegetable garden,

0:10:57 > 0:11:01a bit of lawn, and I need to build a workshop for the both of us.

0:11:01 > 0:11:03- OK.- So, an enormous shed at the bottom of the garden

0:11:03 > 0:11:07for messy stuff - painting and prop-making, that kind of thing.

0:11:07 > 0:11:10That's all good. So, no internal modifications in terms of structure

0:11:10 > 0:11:12- or anything like that?- No.

0:11:12 > 0:11:15We like the shape of the house, and it's standard for around here.

0:11:15 > 0:11:17The bathroom upstairs is a bonus.

0:11:17 > 0:11:20- Yeah.- People don't like tramping all the way through the house in their

0:11:20 > 0:11:22- slippers.- And is the plan, then, obviously for you to live in it?

0:11:22 > 0:11:26Yes. Us and our friends.

0:11:32 > 0:11:35So it's nice to be a, kind of, hub for that.

0:12:18 > 0:12:20I think you're right. It would lead onto something else.

0:12:20 > 0:12:23We joke that once we've had our Victorian terrace,

0:12:23 > 0:12:25then we're going to get a Georgian townhouse,

0:12:25 > 0:12:28and move on from there. To a Tudor mansion perhaps.

0:12:31 > 0:12:33- the work as well? - Yeah, she's very handy.

0:12:33 > 0:12:35She goes to work with a tool belt on and steel toe caps.

0:12:37 > 0:12:40At home, she can't plug the stereo in.

0:12:40 > 0:12:43And in terms of timescale, six months you mentioned?

0:12:43 > 0:12:45Yeah, yeah. About six months, we'd like to get a revalue

0:13:35 > 0:13:39And it's got planning permission for three three-bedroomed houses,

0:13:41 > 0:13:46And all for a guide price of 140 to 150,000.

0:13:46 > 0:13:48Now, if there is one thing I love,

0:13:48 > 0:13:52it's land with planning in an area already popular with the locals.

0:13:52 > 0:13:56- One thing I don't much like is that. - CARS IN THE DISTANCE

0:14:10 > 0:14:14And the motorway noise coupled with the other busy road right next door,

0:14:16 > 0:14:20It'll bother some people more than others, but it's ever present.

0:14:21 > 0:14:23So, enough with the noise for now.

0:14:28 > 0:14:32Well, it's 0.09 hectares, if you want to know.

0:14:35 > 0:14:39Look, it's flat. There is easy access and it's a decent size.

0:14:39 > 0:14:43Now, the plans that have been passed are for a sort of mini-terrace.

0:14:43 > 0:14:47All three houses the same size, all the same layout, with a kitchen,

0:14:47 > 0:14:50diner, living room and loo on the ground floor,

0:14:50 > 0:14:53and three bedrooms and a bathroom on the first.

0:14:53 > 0:14:54Now, they won't be massive,

0:14:54 > 0:14:57but they'll be plenty big enough for a growing family.

0:14:57 > 0:14:58But what do I like most?

0:14:58 > 0:15:01The fact that somebody has done all the hard work for you,

0:15:01 > 0:15:03and you can just get building.

0:15:07 > 0:15:10Buy the land, hire the builders and boom -

0:15:10 > 0:15:14you could have houses to rent or sell in a very short space of time.

0:15:14 > 0:15:18But it does look like an extremely large plot for just three houses.

0:15:18 > 0:15:22Is there anything else you could do here to make more of the site?

0:15:24 > 0:15:26This area has a real mix of houses,

0:15:26 > 0:15:29maisonettes and, perhaps surprisingly, flats.

0:15:29 > 0:15:33And you could probably get maybe six two-beds in a block on this

0:15:33 > 0:15:36site. Now, that sounds appealing.

0:15:36 > 0:15:40You'd substantially hike up your profit when you came to sell,

0:15:40 > 0:15:42but it's selling that could be the issue.

0:15:42 > 0:15:44Now, I know you'd rent them in a flash,

0:15:44 > 0:15:47but mortgages for first-time buyers are so hard to come by,

0:15:47 > 0:15:50and even harder on leasehold new-builds.

0:15:50 > 0:15:51Of course, there's the issue

0:15:51 > 0:15:53of getting the permission in the first place.

0:15:53 > 0:15:55In fact, a couple of years ago,

0:15:55 > 0:15:58plans were submitted for five two-bedroom flats,

0:15:58 > 0:16:00and the application, well,

0:16:00 > 0:16:03it sort of trailed off into nowhere.

0:16:03 > 0:16:07I think, in this market, I would go with what sold with the site -

0:16:07 > 0:16:11think safe, think easy and in this case, think houses.

0:16:23 > 0:16:26So going with the flow seems like the best option.

0:16:26 > 0:16:28However, regardless of the plan,

0:16:28 > 0:16:31it was the traffic flow behind the copse

0:16:31 > 0:16:32that was the really big negative.

0:16:34 > 0:16:36This is a real problem.

0:16:36 > 0:16:39If you had the house nearest the motorway,

0:16:39 > 0:16:41on a lovely sunny day like today,

0:16:41 > 0:16:43you'd be reluctant to open the windows,

0:16:43 > 0:16:45and your evening barbecue with your family,

0:16:45 > 0:16:47well, it would be so loud!

0:16:47 > 0:16:50This will put people off and it will lower the value

0:16:50 > 0:16:53of anything that's built here.

0:16:57 > 0:17:00With the traffic whizzing by on both sides of this plot,

0:17:00 > 0:17:02it's not going to be for everyone.

0:17:02 > 0:17:05So we invited a local estate agent to give us

0:17:05 > 0:17:08his assessment of the situation.

0:17:08 > 0:17:11My first impression of the plot of land is that it's a very

0:17:11 > 0:17:13good size. However,

0:17:13 > 0:17:17my concern is it's sandwiched between two quite big roads and,

0:17:17 > 0:17:20therefore, the noise level is going to be very high.

0:17:22 > 0:17:24At this part of Rainham is a mixture.

0:17:24 > 0:17:28There are properties, apartments

0:17:28 > 0:17:29and there are houses.

0:17:29 > 0:17:32They're not very big houses,

0:17:32 > 0:17:36so they would probably be an ideal first-time buyer area, really.

0:17:37 > 0:17:40So maybe flats would be a better option after all.

0:17:40 > 0:17:44The traffic noise might not be such an issue if the only outside space

0:17:44 > 0:17:46you're interested in is for parking.

0:17:47 > 0:17:50I think the idea of building more,

0:28:20 > 0:28:24The room with the range in it, we've styled a bit like

0:28:24 > 0:28:27the era it was built - the Victorian era.

0:28:31 > 0:28:34we were actually burning the floorboards in it to keep warm

0:28:41 > 0:28:44But upstairs, Wim and Lisa have used their artistic licence

0:29:16 > 0:29:20Well, in the meantime, they can wash the paint off in their brand-new

0:29:31 > 0:29:34Wim and Lisa have done most of the work themselves,

0:29:49 > 0:29:55It was very hard to back away from keeping taking work on.

0:30:30 > 0:30:33that I don't even see the genesis of a painted ceiling.

0:30:38 > 0:30:41because that's what I kind of do as a day job,

0:30:41 > 0:30:45but having learnt to build them and plaster them,

0:30:45 > 0:30:48it's going to be a while before I paint one.
