0:06:41 > 0:06:44As a one-bedroom flat, I'd expect to sell this property

0:06:44 > 0:06:48for a figure in the region of £315,000.

0:06:48 > 0:06:51OK, then, so if you were to get this for anything like the guide price

0:06:51 > 0:06:54there could be a lot of profit here.

0:06:54 > 0:06:56But would it be worth knocking down walls

0:06:56 > 0:06:58to make that second bedroom?

0:26:53 > 0:26:56Jose and Carolina had to get permission from the leaseholder,

0:26:58 > 0:27:00as well as the ground- and first-floor flats

0:27:06 > 0:27:09What did they learn from the renovation of this flat?

0:27:10 > 0:27:12We found that it's really important

0:27:12 > 0:27:15in this small flat that we have to use every single space.

0:27:15 > 0:27:18So, obviously, because the kitchen is at the front

0:27:18 > 0:27:21and obviously we have to share with the living room,

0:27:21 > 0:27:24we tried to move the sort of utility room over on the side.

0:27:24 > 0:27:27So, that's like a small space where you've got your washing machine,

0:27:27 > 0:27:30your dryer and for folding clothes, so I think it's perfect.

0:27:30 > 0:27:32Moving the washing machine from the shared kitchen

0:27:32 > 0:27:33was a good idea.

0:27:33 > 0:27:36After all, you don't want to hear a whirring washing machine

0:27:36 > 0:27:39when you're watching your favourite property show in the morning.

0:27:39 > 0:27:42But, moving on, how do they feel it's gone?

0:27:42 > 0:27:44We're really happy with the result,

0:27:44 > 0:27:46because initially the flat was really, really dirty

0:27:46 > 0:27:49and was in a really bad condition. Flooring, walls.

0:27:49 > 0:27:52So, now, what we've done is we've used

0:27:52 > 0:27:55engineered flooring throughout,

0:27:55 > 0:28:00new plastering, white colours everywhere, and a new kitchen.

0:28:00 > 0:28:05So, I think it looks definitely much better than it was before.

0:46:47 > 0:46:49I'll get that fixed sometime.

0:46:50 > 0:46:53Yeah, but don't tie yourself down to a timescale, Dave.

0:46:53 > 0:46:56You seemed pretty confident that two months

0:46:56 > 0:46:58would see this project completed,

0:46:58 > 0:47:00so why has it taken an extra four months?

0:47:00 > 0:47:06The short-term plan was to get it safe, warm, dry.

0:47:06 > 0:47:09We had to get the gas man in to sort the boiler out.

0:47:09 > 0:47:11We had to get the electrics finished off,

0:47:11 > 0:47:14cos somebody had started them, and get them certificated,

0:47:14 > 0:47:16and I had one floor to replace,

0:47:16 > 0:47:19which was woodwork damaged, upstairs.

0:47:19 > 0:47:23And that was all done within 20 days of us buying it,

0:47:23 > 0:47:26and that's when the tenant moved in.

0:47:26 > 0:47:30After a heavy rainfall, the tenant rang us and said,

0:47:30 > 0:47:33"I've got a puddle of water on the kitchen floor."

0:47:33 > 0:47:35So, I came over, had a look,

0:47:35 > 0:47:38and it was at that point that I decided that the kitchen roof

0:47:38 > 0:47:39would have to go.

0:47:39 > 0:47:42Given that the Carlisle floods recently occurred,

0:47:42 > 0:47:44builders are in very short supply,

0:47:44 > 0:47:46so it actually took me around about three months

0:47:46 > 0:47:48to get the builders to get a start.

0:47:48 > 0:47:51And, well, when you look outside,

0:47:51 > 0:47:53you'll see that it's all finished now.

0:47:53 > 0:47:57And it wasn't just the kitchen roof that had to go.

0:47:57 > 0:48:01Dave quickly grew tired of the outbuildings in the back.

0:48:01 > 0:48:03I didn't like them from the word go,

0:48:03 > 0:48:07but because of the kitchen roof issue,

0:48:07 > 0:48:10my hand was forced and they had to come down,

0:48:10 > 0:48:14because I've changed the direction of the slope on the kitchen roof

0:48:14 > 0:48:18and that entailed a wall of the outbuilding not being there,

0:48:18 > 0:48:19so I thought, "Right."

0:48:19 > 0:48:20There was a huge amount of work,

0:48:20 > 0:48:22because there was a huge amount of stone.

0:48:22 > 0:48:25The walls were 18-inch thick, you know, solid sandstone.

0:48:25 > 0:48:28We must have taken ten or 12 tonne away,

0:48:28 > 0:48:31but they've gone and I'm happy.

0:48:32 > 0:48:35And is Dave happy about his budget?

0:48:35 > 0:48:40My original budget and timescale was £2,000 and three weeks,

0:48:40 > 0:48:41and that is exactly what happened.

0:48:41 > 0:48:45The tenant was in in three weeks and there was no problem.

0:48:45 > 0:48:48From there, we had the water leak issue.

0:48:48 > 0:48:50I don't know how much it's going to cost

0:48:50 > 0:48:53because the bills haven't come in yet, but I would guess
