0:45:50 > 0:45:54It's also become part of the Brentwood Development Scheme,

0:45:54 > 0:45:58so this is kind of like a focal point of the town centre.

0:45:58 > 0:46:02The building's Grade II-star listing means that it's a building

0:46:02 > 0:46:04of more than special interest

0:46:04 > 0:46:08and accounts for only 5.5% of all listed buildings.

0:46:08 > 0:46:12The local council have also had to have their say in how they would

0:46:12 > 0:46:15like the building to be used, which has thrown up its own issues.

0:46:17 > 0:46:22I think the major problem occurred in terms of community use.

0:46:22 > 0:46:26How would a building which was actually central to the community

0:46:26 > 0:46:29and a very popular building... going forward,

0:46:29 > 0:46:33how would the community have some part to play in it?

0:46:33 > 0:46:36Prashant had to work with his architect

0:46:36 > 0:46:39and all the various agencies in drawing up new plans

0:46:39 > 0:46:42which he feels will meet the requirements

0:46:42 > 0:46:43of all parties involved,

0:46:43 > 0:46:45and this is what they've come up with.

0:46:48 > 0:46:51There will be a community space on the ground floor,

0:46:51 > 0:46:54and the rest of the building will be split into living accommodation,

0:46:54 > 0:46:56comprising of five one-bedroom flats.

0:46:59 > 0:47:01This is similar to the original plan,

0:47:01 > 0:47:03but there could be an added bonus.

0:47:03 > 0:47:06The local planners have indicated that they may also allow

0:47:06 > 0:47:09the construction of a new build at the rear of the property,

0:47:09 > 0:47:13which would incorporate three ground-floor flats

0:47:13 > 0:47:16and three duplex apartments above

0:47:16 > 0:47:20in this rather stunning-looking modern building with a grass roof.

0:47:20 > 0:47:23But I don't think that Prashant will be able to achieve all this

0:47:23 > 0:47:27with his original top budget of £1 million.

0:47:31 > 0:47:33The budget is whatever it takes.

0:47:35 > 0:47:39But I think the kind of like original budget

0:47:39 > 0:47:41has just been blown away.

0:47:41 > 0:47:45We'll have to have a look at the finances and see whether

0:47:45 > 0:47:49it's viable to rent, or much more viable to sell.

0:47:49 > 0:47:52I mean, obviously, it would be very good if we could rent it,

0:47:52 > 0:47:54because then we can keep an eye on what's going on

0:47:54 > 0:47:56and make sure the building is maintained

0:47:56 > 0:47:59to the appropriate standards.

0:47:59 > 0:48:02It would be brilliant to see this building back to its best

0:48:02 > 0:48:06in the near future. But with the time it's taken already,

0:48:06 > 0:48:09I don't think there are any guarantees there.

0:48:13 > 0:48:15The biggest challenge has been for someone like me,

0:48:15 > 0:48:17who likes to get things done,

0:48:17 > 0:48:21I've had to become a lot more patient and a lot more understanding

0:48:31 > 0:48:33So that has been a very major challenge,

0:48:37 > 0:48:40Well, to see if this tough nut is worth cracking,

0:48:40 > 0:48:43we've asked along two local estate agents

0:48:43 > 0:48:46to see if they think it's a project worth sticking with.

0:48:46 > 0:48:48First, the agent who saw it before.

0:48:48 > 0:48:51What does he make of the slow progress on the project?

0:48:54 > 0:48:55Brentwood Council can be quite strict,

0:48:55 > 0:48:58especially when it comes to the high street

0:48:58 > 0:49:01and how the high street looks.

0:49:01 > 0:49:04So they will always probably take special caution on any planning

0:49:04 > 0:49:06permissions close to the Brentwood sort of town centre.

0:49:06 > 0:49:09So there's absolutely a huge amount

0:49:09 > 0:49:12of demand for luxury apartments

0:49:12 > 0:49:13in and around Brentwood.

0:49:13 > 0:49:16With the imminent arrival of Crossrail,

0:49:16 > 0:49:19I would say probably 70% of people that we're dealing with

0:49:19 > 0:49:22at the moment are coming in from London

0:49:22 > 0:49:26wanting luxury apartments, and especially period conversions.

0:49:27 > 0:49:30Prashant still plans on renting the properties out if and when they are

0:49:30 > 0:49:33complete, so what kind of figures could he be looking at?

0:49:34 > 0:49:37So for the one-bedroom conversion apartments,

0:49:37 > 0:49:42we would see in the region of £1,200-1,300 per calendar month.

0:49:42 > 0:49:47I would estimate something around £1,200 per calendar month.

0:49:47 > 0:49:52I think it might be a bit optimistic to get 1,200-1,300.

0:49:52 > 0:49:56I think about 1,000-1,100 sounds about right.

0:49:58 > 0:50:01Those figures, along with the new-build flats,

0:50:01 > 0:50:05would bring in approximately £155,000 per annum in income.

0:50:05 > 0:50:07However, if Prashant decided to sell,

0:50:07 > 0:50:11the agent valuations for all completed flats
