0:46:08 > 0:46:12The building owner has to pay for all the surveyors

0:46:12 > 0:46:18and before you know it, you're embroiled in endless litigation

0:46:18 > 0:46:24and surveyors and problems and it becomes quite a hodgepodge.

0:46:29 > 0:46:33The party wall issue took up quite a bit of time and money,

0:46:33 > 0:46:36but it turned out the law degree Graham has

0:46:36 > 0:46:38now graduated from came in handy.

0:46:38 > 0:46:42He even wrote his thesis on the Party Wall Act,

0:46:42 > 0:46:45but even when they were able to start building,

0:46:45 > 0:46:47luck still wasn't on their side.

0:46:48 > 0:46:54We were going to have a construction called S-I-P, SIP construction,

0:46:54 > 0:46:59which is two sheets of OSB board with foam in the middle and they're

0:46:59 > 0:47:03structural and you put the whole building up, including the roof,

0:47:03 > 0:47:05in these panels.

0:47:05 > 0:47:11So we paid for that, £23,000, and the day before delivery,

0:47:11 > 0:47:14the firm in Scotland went into administration.

0:47:14 > 0:47:19That was a tough blow, not just in the financial stakes,

0:47:19 > 0:47:24but the idea of using OSB, or oriented strand board,

0:47:24 > 0:47:27would have helped gain a few vital dimensions inside the property.

0:47:27 > 0:47:30However, they've bravely picked themselves up

0:47:30 > 0:47:34and carried on using the traditional cavity wall block construction

0:47:34 > 0:47:38and expect the house to be completed in nine months,

0:47:38 > 0:47:41taking the timescale to almost four years.

0:47:41 > 0:47:46It's undoubtedly been stressful and taken way longer than anticipated,

0:47:46 > 0:47:49but what have all these setbacks cost them?

0:47:50 > 0:47:53We thought about 20, certainly to demolish and build.

0:47:53 > 0:47:54I remember you saying on camera, £25,000.

0:47:54 > 0:47:57OK, 20-25.

0:47:57 > 0:48:00We've probably nearly trebled it.

0:48:02 > 0:48:03I don't want to say any more!

0:48:05 > 0:48:07It speaks for itself.

0:48:07 > 0:48:09At least they're managing to be cheerful.

0:48:09 > 0:48:13Graham and Lima seem to have been very unlucky so far.

0:48:42 > 0:48:45so I think I would have done very similar to what they've done.

0:48:45 > 0:48:47My first impressions of the property, they've utilised the space

0:48:47 > 0:48:50they have quite well. It's very well proportioned.

0:48:50 > 0:48:52I think they've done everything they can to maximise the space

0:48:52 > 0:48:55in the property without losing the garden at the front, also.

0:48:55 > 0:48:58It may not be the investment of the century,

0:48:58 > 0:49:00but the agents are happy enough.

0:49:00 > 0:49:03And if Graham and Lima were to put it on the market currently,

0:49:03 > 0:49:07it could be worth between 15 and 35 grand.

0:49:07 > 0:49:10But if they complete the renovation to a good standard,
