0:27:38 > 0:27:41While I was doing that, I looked at the roof. I had to change some parts

0:27:44 > 0:27:45water coming through there.

0:27:45 > 0:27:47And then just did it all again, like the others.

0:27:47 > 0:27:50Just brand-new from scratch, really.

0:28:55 > 0:28:58My role mainly now is I do project manage the whole build.

0:28:58 > 0:29:02So obviously, keep up with all the supplies what the builders require.

0:29:02 > 0:29:05I've had a lot of cooperation from my family and support.

0:29:06 > 0:29:07Giving me ideas.

0:47:18 > 0:47:22so it could be damp proofed, cos there was an awful lot of damp

0:47:22 > 0:47:27in the property. We also had some rotting wood in the extension.

0:47:27 > 0:47:30There was a thought that perhaps the building could have collapsed

0:47:30 > 0:47:32at that point if it had been left any longer.

0:47:32 > 0:47:34So we caught it just at the right time.

0:47:35 > 0:47:38Moreso I think to see the price of it,

0:47:38 > 0:47:40to see how much it would have cost to do that.

0:47:40 > 0:47:46Peter and Julie managed to stay within their £15-20,000 budget

0:47:46 > 0:47:49and have spent 18 grand on all the work.

0:47:49 > 0:47:53They made some savings by helping the builders and by painting

0:47:53 > 0:47:54and decorating themselves.

0:47:54 > 0:47:57So, has getting stuck in on their first renovation

0:47:57 > 0:48:00been all they thought it would be?

0:48:00 > 0:48:04Yeah, no, we've had some fun, haven't we, doing it?

0:48:04 > 0:48:06Yeah, we've had some fun, some bits of stress here and there.

0:48:06 > 0:48:09We've had to travel back home occasionally,

0:48:09 > 0:48:14back to England, and back, and so that's been a bit tiring.

0:48:14 > 0:48:18I think the worst thing for me was sleeping in the motor home.

0:48:18 > 0:48:21By the time you've done it for sort of four or five weeks,

0:48:23 > 0:48:28- Yeah.- Sleeping in there and trying to shower and fill up with water

0:48:28 > 0:48:33and, you know... But I think that was probably my worst bit of the refurb.

0:48:41 > 0:48:44Probably that we're not going to make much money.

0:48:48 > 0:48:52- Yeah...- It is a big learning curve, I think, this first one.

0:48:52 > 0:48:54I think that's how we're going to look back on it.

0:48:54 > 0:48:58It's just trying to put our first house together,

0:49:28 > 0:49:33I had my doubts when I first came to this property

0:49:33 > 0:49:37that it could be converted to this level and standard.

0:49:37 > 0:49:40I like the way they've altered the layout

0:49:40 > 0:49:43and they've tucked in a nice new modern bathroom,

0:49:43 > 0:49:46albeit the bath is a little bit small.

0:49:46 > 0:49:49My first impressions of the property are very good.

0:49:49 > 0:49:51It's really finished to a high standard

0:49:51 > 0:49:55and it's ideal for first-time buyers or an investor.

0:49:55 > 0:49:58Now for the moment of truth.

0:49:58 > 0:50:02As Peter and Julie have no interest in renting out a property this far

0:50:02 > 0:50:06from their home, will they be able at least to break even

0:50:06 > 0:50:09on their £43,000 investment on the sales market?

0:50:11 > 0:50:15I would try and market and get around £64,000.

0:50:15 > 0:50:17If I was to market this property,

0:50:17 > 0:50:20I'd put it out there on the open market at £65,000.

0:50:20 > 0:50:22- Wow!- I'm impressed.

0:50:28 > 0:50:32So they have gone up. Yeah, they said Wales was going up.

0:51:48 > 0:51:50which is fairly common in these houses,

0:51:50 > 0:51:53and in one of the bedrooms was a spot of damp.

0:51:53 > 0:51:57But the potential big issue here was the Japanese knot weed

0:51:57 > 0:51:59that was growing in the back garden.

0:51:59 > 0:52:03Its roots can cause damage to the structure of a building

0:52:03 > 0:52:06and some mortgage lenders can be put off by this.

0:53:24 > 0:53:27has made the biggest difference.
