0:16:47 > 0:16:50and make them planning compliant? What would you need to do?

0:16:50 > 0:16:52Various things to bear in mind.

0:16:52 > 0:16:53There's the regulations, for one.

0:16:53 > 0:16:56We've got to have fire doors, fire exits, etc.

0:16:56 > 0:16:57That does become a costly job.

0:16:57 > 0:16:59Two bathrooms, two kitchens.

0:16:59 > 0:17:03So, there is more cost involved with that.

0:17:03 > 0:17:05For me, estimation wise, two flats,

0:17:05 > 0:17:08looking at spending 20-25,000 on this.

0:17:08 > 0:17:11Whereas, with a residential, turning it back into a cottage,

0:17:11 > 0:17:14probably looking at 15-18,000 on that.

0:17:14 > 0:17:18So, even without the cost and delays of plans and planning permission,

0:17:18 > 0:17:21keeping it as two flats would be more expensive

0:17:21 > 0:17:23than restoring to one dwelling.
