0:00:02 > 0:00:03Hello and welcome to the show.

0:00:03 > 0:00:05Now, property auctions are not for the faint-hearted.

0:00:05 > 0:00:07The action happens thick and fast

0:00:07 > 0:00:10and it's an adrenaline-filled environment.

0:00:10 > 0:00:13And you could have those keys in your hand

0:00:13 > 0:00:16if you're the successful bidder in just four weeks.

0:00:16 > 0:00:19So, do you think you have what it takes and would you consider buying

0:00:19 > 0:00:21under the hammer?

0:00:47 > 0:00:50Well, every auction lot tells its own story,

0:00:50 > 0:00:53and we have seen literally thousands of them over the years.

0:00:53 > 0:00:56And guess what, Martin, we've got another three for you today.

0:00:56 > 0:01:00So, what are we waiting for? Let's find out what today's buyers got.

0:01:00 > 0:01:03Lucy struggles to get a handle on the situation

0:01:03 > 0:01:06in this detached house in Kent.

0:01:06 > 0:01:09The door... Oh! And the handle that's just come off.

0:01:11 > 0:01:15In Derby this prefab has me unhinged with excitement.

0:01:15 > 0:01:18Woohoo! Talk about making an entrance.

0:01:18 > 0:01:20I've not seen doors like that before.

0:01:20 > 0:01:23And in Surrey, I make quite the entrance myself

0:01:23 > 0:01:27when I visited this semidetached house.

0:01:27 > 0:01:28They call...

0:01:28 > 0:01:31They... They call me Roberts.

0:01:32 > 0:01:35All these properties have been sold at auction and we'll find out who

0:01:35 > 0:01:39bought them and what they paid for them when they went under the hammer.

0:01:39 > 0:01:41It's gone, it's yours, sir.

0:01:44 > 0:01:48Lucy is in Strood, one of the Medway towns in Kent.

0:01:48 > 0:01:51Its development was dominated by the river, its bridges,

0:01:51 > 0:01:53and the resulting road and rail links.

0:01:54 > 0:01:57Well, this is a really convenient spot

0:01:57 > 0:02:00with the high-street only a short walk away.

0:02:00 > 0:02:02However, one thing that I've noticed - well,

0:02:02 > 0:02:06there's no on-street parking, which isn't so convenient.

0:02:06 > 0:02:08More about that later.

0:02:08 > 0:02:12Well, I'm here to see our house and it went to auction with a guide price

0:02:12 > 0:02:15of £150,000-155,000, and it's right here.

0:02:18 > 0:02:22So, from stepping outside you walk straight into the lounge,

0:02:22 > 0:02:24which is, oh, fairly good actually.

0:02:24 > 0:02:27Because what I really like about this room are the high ceilings.

0:02:27 > 0:02:29I do love a property with high ceilings.

0:02:29 > 0:02:32It just makes it feel so much more spacious.

0:02:32 > 0:02:34You've got central heating in here, which is a good thing.

0:02:34 > 0:02:36There is a little waft of damp.

0:02:36 > 0:02:40I can smell something in here, so I might need to do a bit of investigating.

0:02:40 > 0:02:44Still got some lovely old original features up here, which is fantastic.

0:02:44 > 0:02:47And then through into the kitchen at the back.

0:02:47 > 0:02:49This really annoys me.

0:02:49 > 0:02:52Boiler is in the wrong place and it's not even covered up.

0:02:52 > 0:02:56How ugly does that look? That's got to be boxed in somewhere.

0:02:56 > 0:02:58And not a bad kitchen at all, actually.

0:02:58 > 0:03:00Enough room to put a table and chairs in here.

0:03:00 > 0:03:02- And this is the cellar... - SNIFFS

0:03:03 > 0:03:05..and that is what really does smell.

0:03:05 > 0:03:08There's a big waft of damp coming up there,

0:03:08 > 0:03:10so I'd like to get somebody to go down there and have a good old look.

0:03:10 > 0:03:13You've got a doorway leading outside as well.

0:03:13 > 0:03:15So, overall, not a bad kitchen.

0:03:15 > 0:03:17But I would get somebody to check out that damp,

0:03:17 > 0:03:19because it's a little bit worrying.

0:03:21 > 0:03:24Now, basements might be all the rage in London

0:03:24 > 0:03:28but they can present issues with damp if not tanked out properly.

0:03:28 > 0:03:32Nowadays a membrane and managing the water are popular solutions.

0:03:32 > 0:03:38This could be a good usable space, but given the pong, it needs investigating.

0:03:40 > 0:03:43Now, this is where it all starts to get a little bit odd.

0:03:43 > 0:03:46So, the bathroom here, just off the kitchen - not ideal.

0:03:46 > 0:03:48But that's how it is.

0:03:48 > 0:03:51You've got a nice little bath and shower and a loo,

0:03:51 > 0:03:53which is just there.

0:03:53 > 0:03:56But nowhere to wash your hands. So, where's the sink?

0:03:57 > 0:04:00There it is. It's in another cupboard.

0:04:00 > 0:04:02So, the sink's in a completely separate room.

0:04:02 > 0:04:06So you've got the door to the sink there, you've got the door...

0:04:06 > 0:04:08Oh! And the handle that's just come off...

0:04:09 > 0:04:11..there, and then you've got a door here.

0:04:11 > 0:04:13So it's all a bit door, handle, yeah.

0:04:15 > 0:04:18I think somebody needs to think about reconfiguring this little area

0:04:18 > 0:04:20because it's not quite working, is it?

0:04:20 > 0:04:25But, upstairs, there are two good-sized double bedrooms.

0:04:25 > 0:04:30Bedroom number three is small but its access is via bedroom number two.

0:04:30 > 0:04:33It may be better converted into an en-suite.

0:04:33 > 0:04:36But would that affect the value too much?

0:04:37 > 0:04:41So, I've got something to tell you. I've solved the parking with this property.

0:04:41 > 0:04:42Here's our detached house,

0:04:42 > 0:04:48and guess what - here is a parking space that actually comes with the property.

0:04:48 > 0:04:51So, no more worries where to off-load the kids and the shopping.

0:04:51 > 0:04:53This belongs to this.

0:04:53 > 0:04:55Fantastic.

0:04:57 > 0:05:00We called in a local estate agent to get his opinion.

0:05:00 > 0:05:04Would it be worth making that small bedroom into an en-suite?

0:05:07 > 0:05:10The third bedroom, potentially, you could change to a bathroom.

0:05:10 > 0:05:13But then you lose the third bedroom.

0:05:13 > 0:05:16So, I think as a whole the layout does work

0:05:16 > 0:05:19and a lot of the properties round here do have a similar layout.

0:05:19 > 0:05:22What's your opinion of the damp smell that permeates the house?

0:05:22 > 0:05:26There's a slight issue with the rendering at the back of the property,

0:05:26 > 0:05:29so I feel that may be the reason why there's a bit of damp creeping in.

0:05:29 > 0:05:32I don't think it will be a massive problem going forward, though.

0:05:32 > 0:05:35And what values could you expect to achieve from this house

0:05:35 > 0:05:39guided at 150,000-155,000?

0:05:40 > 0:05:44In the sales market you could look to achieve up to about £180,000.

0:05:44 > 0:05:48In the rental market you're looking probably around £950 per calendar

0:05:48 > 0:05:51month to £1,000 per calendar month.

0:05:51 > 0:05:55Yes, there are improvements to be made but in this convenient spot,

0:05:55 > 0:05:58and with the benefit of that parking at the back, well,

0:05:58 > 0:06:02I think this detached house could be a wise investment for someone.

0:06:02 > 0:06:05Who agreed? Let's head to auction and find out.

0:06:05 > 0:06:08Lot 15, we go to now. Start me at 150.

0:06:09 > 0:06:12130 then. 130. 130, I'm bid.

0:06:12 > 0:06:14135 now, do I say? 135. I'm obliged.

0:06:14 > 0:06:17140. It's against you.

0:06:17 > 0:06:18140 bid, I'm bid.

0:06:18 > 0:06:20145. 145.

0:06:20 > 0:06:22150, can I say?

0:06:22 > 0:06:24I've got 145 from him because I took that one before I saw...

0:06:24 > 0:06:27150, I'm bid. Now it's against you on my left.

0:06:27 > 0:06:28155, if you wish.

0:06:28 > 0:06:33If not, at £150,000 it will be sold for the first time.

0:06:33 > 0:06:36£150,000 for the second time.

0:06:36 > 0:06:39Third and final time at £150,000.

0:06:39 > 0:06:41Are we all done? You're out of it. It's yours on my right.

0:06:41 > 0:06:45- GAVEL BANG - £150,000. And your number, please?

0:06:46 > 0:06:49At the auction with her boyfriend's parents was Gabby.

0:06:49 > 0:06:55She's a beautician and her boyfriend Lee has a cold press juicing business.

0:06:56 > 0:07:00Lucy met Gabby and Lee back at their £150,000 purchase.

0:07:03 > 0:07:05Gabby and Lee, lovely to meet you today.

0:07:05 > 0:07:07- Hiya.- Congratulations. - Hiya.- This is a great property.

0:07:07 > 0:07:10- Thank you.- Now, you two are currently living in a rented flat.

0:07:10 > 0:07:13- Is that right?- Yeah.- Yeah. - OK, and you're going to be moving in to this house?

0:07:13 > 0:07:15Yeah, pretty much straightaway.

0:07:15 > 0:07:19There's a few things like the leaking windows and a few other bits and pieces that need sorting out.

0:07:19 > 0:07:22But, yeah, we can pretty much move in straightaway.

0:07:22 > 0:07:24If you guys are intending to live here, I mean,

0:07:24 > 0:07:27there's quite a lot of jobs that need to be done.

0:07:27 > 0:07:30Starting with that big smell of damp.

0:07:30 > 0:07:34- Mm.- That worries me.- There is, yeah. - Talk to me about that.

0:07:34 > 0:07:38Well, the problem is this house hasn't been lived in for probably about four years now,

0:07:38 > 0:07:40so the people who owned it before,

0:07:40 > 0:07:45they bought it just to renovate real quickly to sell on but I think they held it for quite a long period.

0:07:45 > 0:07:48So, no-one's lived here for, like, three, pretty much, yeah, four years.

0:07:48 > 0:07:51So, are you not worried there might be something down there that's a bit

0:07:51 > 0:07:54more problematic than just because it's not been lived in?

0:07:54 > 0:07:59Possibly. You know, we've had the flooring up in here just to check if there's any damp. There's no signs.

0:07:59 > 0:08:01- Yeah.- I think downstairs, when you look up at the beams.

0:08:01 > 0:08:05- The cellar might be a problem. - Yeah. There's going... - The beams might need redoing.

0:08:05 > 0:08:07- So, Gabby, what's your budget here? - 15,000.

0:08:07 > 0:08:09We don't sort of want to go over that really.

0:08:09 > 0:08:12So we tried to set a realistic amount.

0:08:12 > 0:08:14Cos sometimes you say so much and you end up spending so much more.

0:08:14 > 0:08:18So, we said if we say that, hopefully it should be within that.

0:08:18 > 0:08:20- Most people on this programme do that.- Yeah.

0:08:20 > 0:08:23- They say one thing and spend a whole lot more.- Yeah.

0:08:23 > 0:08:25Lee, do you think you can realistically stick to that budget?

0:08:25 > 0:08:28I think so. You know, structurally the building's pretty sound.

0:08:28 > 0:08:32So, it's really cosmetics, trying to get that cellar sorted out.

0:08:32 > 0:08:37I think that's going to be quite a big chunk of the budget.

0:08:37 > 0:08:40And, really, kind of just like making the place a bit better.

0:08:40 > 0:08:44- So...- What about the little area just to the right of me,

0:08:44 > 0:08:48which is the bathroom/sink room? You've got so many doors going on.

0:08:48 > 0:08:52Ideally, there's a bit of work we want to do.

0:08:52 > 0:08:55So we want to, at the moment, block that kind of door entranceway up,

0:08:55 > 0:08:57sorry, the entrance into the house,

0:08:57 > 0:09:01up and put the entrance in the kitchen, into the rear-view garden.

0:09:01 > 0:09:04And make that room into one big bathroom.

0:09:04 > 0:09:09- Yeah.- Cos there's just a crazy amount of doors in a small area.

0:09:09 > 0:09:12- Yeah.- So, what about upstairs?

0:09:12 > 0:09:14We want to... There's a cot room at the back.

0:09:14 > 0:09:17So, when we bought it it was advertised as a three bed.

0:09:17 > 0:09:20We want to change that into a two bed because we don't think that room

0:09:20 > 0:09:22really is big enough for another bedroom.

0:09:22 > 0:09:23So, we want to turn that into an en-suite,

0:09:23 > 0:09:26which should be pretty easy seeing as the bathroom's below it already,

0:09:26 > 0:09:28so we can kind of run the pipes straight back up.

0:09:28 > 0:09:32- And two big bedrooms, because they're quite a big size. - Mm.- Quite big bedrooms.

0:09:32 > 0:09:37But, you know, if we can make those into a two big bed plus en suite that would be really good.

0:09:37 > 0:09:39Lee seems quite ambitious.

0:09:39 > 0:09:41He's never done a whole house before,

0:09:41 > 0:09:43although he has fitted kitchens,

0:09:43 > 0:09:46including the one in his factory in Sheerness.

0:09:46 > 0:09:48But what is your plan?

0:09:48 > 0:09:51To do this house up, to put your heart and soul into it,

0:09:51 > 0:09:53to have it looking fantastic, and then what?

0:09:53 > 0:09:55We'll probably be off somewhere else.

0:09:55 > 0:09:58So, you're just doing this as a step on to the property ladder?

0:09:58 > 0:10:01- Yeah, that's the plan.- Pretty much. Yeah, we don't want to...

0:10:01 > 0:10:03It's not somewhere we want to live.

0:10:03 > 0:10:08Like, you know, it's on a busy road and the house isn't as big as really we want to be living in.

0:10:08 > 0:10:11So, this is really just the kind of step on to the market,

0:10:11 > 0:10:14do up and then really just sell it, isn't it?

0:10:14 > 0:10:17How long do you think it's going to take you to do the work?

0:10:17 > 0:10:19- We said, what was it, six months? - Mm, yeah.

0:10:19 > 0:10:21About six or seven months, depending.

0:10:21 > 0:10:23Cos I go away quite a lot in the summer,

0:10:23 > 0:10:25so hopefully about six or seven months.

0:10:25 > 0:10:28- Have you ever lived in a house whilst doing it up before?- Yeah.

0:10:28 > 0:10:31- I'm sort of used to it. - So, you know what hard work it is?

0:10:31 > 0:10:33There's no romantic notions at all about that?

0:10:33 > 0:10:37No, the heating's off then it's on. Then the electric's gone and that wall's down...

0:10:37 > 0:10:40- So, it's just, yeah...- So you're a roughie toughie really?- Yeah.

0:10:40 > 0:10:43And how about you? Are you going to mind at all?

0:10:43 > 0:10:45- Mm.- Yeah.- Yeah.- Is he worse than you?- Yeah.

0:10:45 > 0:10:49No, it's just, I like stepping out of the shower and it being warm,

0:10:49 > 0:10:54- and at the moment this place is not warm, so...- Reality check!

0:10:54 > 0:10:57Yeah. Once we get the en suite upstairs I'll be fine.

0:10:57 > 0:10:59- So, priority number one. - OK, so, you need to do the en suite,

0:10:59 > 0:11:01you're going to sort this kitchen out.

0:11:01 > 0:11:03Are you going to do anything else to change it?

0:11:03 > 0:11:06I mean, I'm looking around, you've got textured ceilings everywhere.

0:11:06 > 0:11:08The plan is to get rid of it down here.

0:11:08 > 0:11:11- And put a bar downstairs. That's going to be...- Yeah.

0:11:11 > 0:11:15Whoa-whoa-whoa. Hold on a minute. A bar?

0:11:15 > 0:11:19- Just a little one.- First of all, you've got to get rid of the stink because it's awful.

0:11:19 > 0:11:21But you want to put a bar downstairs?

0:11:21 > 0:11:23Yeah, because we want somewhere fun.

0:11:23 > 0:11:29This is like a grown-up area up here and then the boring upstairs and we want a bar downstairs, so, yeah.

0:11:29 > 0:11:33- Really?- For summer, yeah. - So you really think that's going to help sell the house?

0:11:33 > 0:11:35This fabulous house on the corner in Strood, noisy road,

0:11:35 > 0:11:38- but you've got a bar downstairs. - Basically.- A bar downstairs.

0:11:38 > 0:11:42- Is that just for you two to have a bit of fun?- Yeah, it's either a bar or a Jacuzzi, isn't it?

0:11:42 > 0:11:44- It's getting worse. - THEY LAUGH

0:11:44 > 0:11:49- Just don't spend any money on it because you're going to need it for the refurb.- That's true, yeah.

0:11:49 > 0:11:53- Can we have a deal where the bar comes last?- I bought a bar, what was it..?

0:11:53 > 0:11:55- How much?- A couple of years ago.

0:11:55 > 0:11:58So, we're going to put that downstairs and it's a couple of thousand, so...

0:11:58 > 0:12:02- That should do it. - Yeah, that should cover it.

0:12:02 > 0:12:05Something I'm not happy with is that boiler there sticking out.

0:12:05 > 0:12:09- Oh, don't.- So, can we shabby chicify that and just box it in, please?

0:12:09 > 0:12:12I think so, or it's actually probably going to go downstairs.

0:12:12 > 0:12:15- Yeah.- OK.- Yeah, we're going to sort something, or move it slightly.

0:12:15 > 0:12:18- It's going to go downstairs next to your bar.- Yeah.- That's it.

0:12:18 > 0:12:22Well, luckily my twin is a plumber so he's going to do it.

0:12:22 > 0:12:25- He doesn't know yet but he is actually going to move it downstairs.- Yeah.

0:12:25 > 0:12:28And same with the bathroom, same with that bathroom, same with everything.

0:12:28 > 0:12:31- Guys, good luck with your first property.- Thank you so much.

0:12:31 > 0:12:34I'm sure you're going to make a real success of it. Lovely to meet you, Gabby.

0:12:34 > 0:12:36- Thank you, you too.- Thank you. And Lee.- Thank you.- Take care.

0:12:36 > 0:12:39It's always lovely to see young couples like Lee and Gabby

0:12:39 > 0:12:42taking their first property developing steps.

0:12:42 > 0:12:46It sounds like they've got big ideas for this house, including that bar.

0:12:46 > 0:12:48I love it.

0:12:48 > 0:12:54Find out what happens when Lee and Gabby call time on their renovations later on in the show.

0:12:58 > 0:13:01I'm three miles from Derby in this Alvaston suburb.

0:13:01 > 0:13:05# Galveston, oh, Galveston... #

0:13:05 > 0:13:07Not Galveston, Texas. RECORD SCRATCH

0:13:07 > 0:13:09It's just on the A6.

0:13:09 > 0:13:11That's better.

0:13:11 > 0:13:15The village of Alvaston has been around since the 11th century at least.

0:13:15 > 0:13:19In amongst the housing stock are Victorian and Edwardian houses,

0:13:19 > 0:13:211930s semis and terraces.

0:13:21 > 0:13:24But I'm in search of one a little bit younger.

0:13:24 > 0:13:31The property I'm here to see in the rain is on this cul-de-sac of brick bungalows.

0:13:31 > 0:13:33Oh, hello. Yes, this is it.

0:13:33 > 0:13:35There's no bricks there. It really stands out.

0:13:35 > 0:13:40This is our three-bedroom house with a guide price of £38,000.

0:13:40 > 0:13:42Let's go look. # I'm still standing... #

0:13:42 > 0:13:45This house is what's known as a prefab.

0:13:45 > 0:13:50They were the answer to the severe housing shortage in the 1940s and early '50s.

0:13:50 > 0:13:54The design meant factory-built components could be put together

0:13:54 > 0:13:58on-site more quickly than traditional methods.

0:13:58 > 0:14:01And while they were meant to be a short-term solution,

0:14:01 > 0:14:05many are still standing and are much-loved by lots of people.

0:14:05 > 0:14:09# I'm still standing Better than I ever did... #

0:14:11 > 0:14:13Woohoo! Talk about making an entrance.

0:14:13 > 0:14:16I've not seen doors like that before.

0:14:16 > 0:14:20Your hall is the size of a room in itself

0:14:20 > 0:14:23and the colour theme is orange and turquoise and,

0:14:23 > 0:14:26really weirdly, I kind of like it.

0:14:26 > 0:14:32So, we've got one, two, three, four, five, six,

0:14:32 > 0:14:34seven doors leading off that hall.

0:14:34 > 0:14:36If that's not exciting I don't know what is.

0:14:36 > 0:14:38Let's find out what's in this one.

0:14:38 > 0:14:42It's a bedroom, and it's a really nicely sized bedroom.

0:14:42 > 0:14:47You have polystyrene ceiling tiles, which need to come off, a real fire hazard.

0:14:47 > 0:14:50And it feels like somebody's been quite handy

0:14:50 > 0:14:52and made furniture for this house.

0:14:52 > 0:14:55It's got an instant calming feeling to it, and, yes,

0:14:55 > 0:14:58I am addressing you from a chair.

0:14:58 > 0:15:00Let's find out what's round the corner.

0:15:00 > 0:15:06Next up off the hall you have another good-sized double bedroom.

0:15:06 > 0:15:08And this is interesting.

0:15:08 > 0:15:11You've got your toilet, and the toilet's really old school.

0:15:11 > 0:15:13It's like a bench with a hole in it.

0:15:13 > 0:15:16And then a bathroom separately.

0:15:16 > 0:15:18So, you want to think about knocking these two together.

0:15:18 > 0:15:20Absolutely, it makes much more sense.

0:15:20 > 0:15:23The colours are just charming.

0:15:23 > 0:15:26Into... Right, OK, well,

0:15:26 > 0:15:31this is your third bedroom but it's being used as a workshop.

0:15:31 > 0:15:34This place has got great character, it really does.

0:15:35 > 0:15:38Yeah, and there's still more to come.

0:15:40 > 0:15:43Through to the reception room and this place has got the feel that

0:15:43 > 0:15:46somebody said, "I've decorated it in 1972 and I like it so much

0:15:46 > 0:15:52"I'm going to bypass the '80s, the '90s, forget about the bricks outside, I love it as it is."

0:15:52 > 0:15:55And, you know, the thing is, it looks kind of pristine.

0:15:55 > 0:15:58Everything's come back into fashion. This is a retro feeling house.

0:15:58 > 0:16:01Here you have a solid chimney breast.

0:16:01 > 0:16:04Now, removing that would give you the extra room

0:16:04 > 0:16:07in a room and also it's not as big a job as it would be

0:16:07 > 0:16:09if you had two floors because, of course,

0:16:09 > 0:16:11the roof's just above you.

0:16:11 > 0:16:14And then through to the kitchen.

0:16:15 > 0:16:18Again, dated but charming.

0:16:18 > 0:16:20Options? Well, this is a good size.

0:16:20 > 0:16:23You could have your breakfast bar here,

0:16:23 > 0:16:25plenty of room for all your appliances.

0:16:25 > 0:16:27HOLLOW KNOCK But that's just a partition wall.

0:16:27 > 0:16:30So, if you really wanted to create that feeling of modern living

0:16:30 > 0:16:33you could knock down that wall, open it up into your reception room,

0:16:33 > 0:16:37and really bring it up to a modern-day standard.

0:16:37 > 0:16:42# This ghost is here to stay

0:16:42 > 0:16:45# I survived the blast

0:16:45 > 0:16:48# Get ready, get ready to say

0:16:48 > 0:16:51# I've found my niche at last

0:16:53 > 0:16:56# A prisoner of the past... #

0:17:02 > 0:17:05You can see why people who lived in these loved them.

0:17:05 > 0:17:08The design is simple and the rooms a good size.

0:17:08 > 0:17:13But it has to be said they were not the most energy-efficient.

0:17:14 > 0:17:18To the back of the house you've got a really nice secluded garden,

0:17:18 > 0:17:21and out front you've got a good size garden too.

0:17:21 > 0:17:23You have your outhouse, or shed,

0:17:23 > 0:17:26which is prefabricated, as is the house.

0:17:26 > 0:17:30Oh, and I just... these windows, they're single glazed and metal framed.

0:17:30 > 0:17:33They need to go. Even though you've got double glazing on the front,

0:17:33 > 0:17:35the ones on the back need replacing.

0:17:35 > 0:17:38And, of course, the big thing about this house is that it is

0:17:38 > 0:17:42prefabricated, which means it's of a nonstandard construction,

0:17:42 > 0:17:45which means that you won't get a mortgage on it.

0:17:45 > 0:17:49This will only be an option for cash buyers at auction.

0:17:49 > 0:17:52You have to make sure you have bricks on the outside

0:17:52 > 0:17:55and also that the roof is of a standard construction.

0:17:55 > 0:17:57This house has held off for a while.

0:17:57 > 0:18:00It's been the different one, the rogue one on the street.

0:18:00 > 0:18:04But I'm afraid now there really is no option but to keep up with the Joneses.

0:18:06 > 0:18:09We called in an estate agent from the auction house who sold the property

0:18:09 > 0:18:12to see if he agreed about the need for this house,

0:18:12 > 0:18:18guided at 38 grand plus, to have a new hat and an overcoat of bricks.

0:18:19 > 0:18:23Externally, obviously the brickwork and new roof with it.

0:18:23 > 0:18:26Inside, I would say you're going to be looking at replastering,

0:18:26 > 0:18:28rewiring, gas central heating system,

0:18:28 > 0:18:30new windows, kitchen, bathroom.

0:18:30 > 0:18:33So, pretty comprehensive and you've got to have deep pockets.

0:18:33 > 0:18:35Mm, how deep?

0:18:35 > 0:18:38A deep pocket, I would say you're going to be a good £40,000,

0:18:38 > 0:18:40could be a bit more.

0:18:41 > 0:18:45The expert explained that a brick skin could create a cavity

0:18:45 > 0:18:47to be filled with insulation,

0:18:47 > 0:18:50but be advised that all structural works must pass building control

0:18:50 > 0:18:55inspection and thereby gain relevant certification to make the house mortgageable.

0:18:55 > 0:18:59With this done and fully refurbished, what could it be worth?

0:18:59 > 0:19:02It's probably likely to achieve in the region of £140,000.

0:19:02 > 0:19:04And what about for rental?

0:19:04 > 0:19:08It's likely to achieve in the region of £595 per calendar month.

0:19:08 > 0:19:11This house is not without its issues.

0:19:11 > 0:19:15Not least the fact that in its current prefab state it's not even mortgageable.

0:19:15 > 0:19:18But, if someone's willing to put in the hard graft,

0:19:18 > 0:19:22this place could be transformed and meet all requirements.

0:19:22 > 0:19:26Let's find out who that was when it went under the hammer.

0:19:26 > 0:19:28A three double bedroom semidetached bungalow.

0:19:28 > 0:19:30I do have a commission bid on this lot.

0:19:30 > 0:19:34I will start the bidding on the guide at £38,000 with me.

0:19:34 > 0:19:3639 elsewhere now? 38 with me.

0:19:36 > 0:19:3839 now. 39 here.

0:19:38 > 0:19:42Bids were off to a flying start but the commission bid with the auctioneer

0:19:42 > 0:19:48beat those from the room until we rejoin the bidding at £61,000.

0:19:48 > 0:19:5061, sir. 61.

0:19:50 > 0:19:5362 with me. 63 with you.

0:19:53 > 0:19:5663 with you, you'll be pleased to know the commission bid is out.

0:19:56 > 0:19:57It's your bid at 63,000.

0:19:57 > 0:19:5964 in a new place.

0:19:59 > 0:20:01Thank you, sir. 65 now.

0:20:01 > 0:20:03New bidders kept joining the action.

0:20:03 > 0:20:05We rejoin again at 79 grand.

0:20:06 > 0:20:1079 in a new place. 80,000 to stay with it, sir.

0:20:10 > 0:20:1279 and a half, I'll take the half.

0:20:12 > 0:20:14Treat you the same, sir. 80,000.

0:20:14 > 0:20:17With you, sir, at £80,000, for the first time.

0:20:17 > 0:20:19At £80,000, for the second time.

0:20:19 > 0:20:23Sure and done, at £80,000, third and final time.

0:20:23 > 0:20:28It goes, it's gone, it's yours, sir, at £80,000, and thank you.

0:20:29 > 0:20:32The property was bought by security firm owner Carl

0:20:32 > 0:20:35on behalf of an overseas investor.

0:20:35 > 0:20:39He and his son Shane, who also works in security and is a trained joiner,

0:20:39 > 0:20:41came to the house to meet me.

0:20:41 > 0:20:45The refurbishment team was completed with Shane's sister Nicola,

0:20:45 > 0:20:48who looks after the books and couldn't make it today.

0:20:48 > 0:20:52- Hi, guys.- Hi, you all right? - Let's start off with the obvious.

0:20:52 > 0:20:55So, either I'm really short or you're really tall.

0:20:55 > 0:20:57- Well, I thought I was normal. So...- No, you're tall, Shane.

0:20:57 > 0:21:01- No, do you reckon?- Yeah, I think so. - Yeah, OK, yeah.- You're making us all look small.

0:21:01 > 0:21:05- What height are you?- 6'5", I am. - And dad?- 6'2".

0:21:05 > 0:21:09That's funny, because you're so tall you kind of look small and 6'2" is a good height.

0:21:09 > 0:21:12- Thank you very much.- More of a man, you see.- I appreciate that.

0:21:12 > 0:21:17Well, the long and the short of it is that these guys have a lot of experience.

0:21:17 > 0:21:19This is their fifth joint project with the investor

0:21:19 > 0:21:23and I'm wondering if they have any tall orders for this prefab.

0:21:25 > 0:21:28There's a little bit of indecision at the moment about the chimney.

0:21:28 > 0:21:30The chimney might come out.

0:21:30 > 0:21:33I've got indecision also about making it into

0:21:33 > 0:21:37a kitchen/diner by removing one of the bedrooms and extending through.

0:21:37 > 0:21:40It'll be brought up to standard.

0:21:40 > 0:21:43It'll be a really nice brand-new property, hopefully,

0:21:43 > 0:21:47bang on the right price to make a nice family home.

0:21:47 > 0:21:49What's your budget?

0:21:49 > 0:21:52The buyer has strictly instructed that the budget

0:21:52 > 0:21:54has to come in below 30,000 total.

0:21:54 > 0:22:00Anything below 30,000 would be great because we feel that the house was

0:22:00 > 0:22:02bought at the top-end scale.

0:22:02 > 0:22:05The maximum price was 81,000.

0:22:05 > 0:22:07The house just came in slightly under that,

0:22:07 > 0:22:10so realistically there's not an awful lot left in it.

0:22:10 > 0:22:12It's just the brickwork I think we'd struggle mainly with.

0:22:12 > 0:22:14We'd have to employ somebody for that.

0:22:14 > 0:22:16Everything else cosmetic-wise we can do.

0:22:16 > 0:22:19We'll rip the kitchen out, we'll do the walls, do the ceilings,

0:22:19 > 0:22:22we'll do all that between us to bring the cost down, like.

0:22:22 > 0:22:24The decision to take it from three to two bedrooms,

0:22:24 > 0:22:27I guess you don't want to come down to two bedrooms

0:22:27 > 0:22:29and then have a lower sell-on price.

0:22:29 > 0:22:33That's a good point, Martel, yeah. That'll have to be taken into account.

0:22:33 > 0:22:37Is your biggest costing that's causing you concern the brickwork outside?

0:22:37 > 0:22:39It's a new thing that we're bringing on board

0:22:39 > 0:22:42because it's not a skill that myself or Shane has,

0:22:42 > 0:22:45although somebody that works within the security industry with us

0:22:45 > 0:22:49may be able to bring forward, so it's something that we'll deal with

0:22:49 > 0:22:52and it's more of an excitement than a concern.

0:22:52 > 0:22:56Getting someone with some expertise in for the brickwork is one thing,

0:22:56 > 0:23:01and the other vital job to bring this place up to scratch is the roof.

0:23:01 > 0:23:06Carl has been doing his homework on that and he isn't fazed by it.

0:23:06 > 0:23:08The method is to take the old roof off,

0:23:08 > 0:23:10because if you put another roof on top of the existing one

0:23:10 > 0:23:13then that can cause some damp issues.

0:23:13 > 0:23:18And then you've got different options of tiling or slates.

0:23:18 > 0:23:22The plan for this house in the end is for your client to have it,

0:23:22 > 0:23:24and will your client sell on or rent it out?

0:23:24 > 0:23:29The client at the moment has rented in the past and now is in the game,

0:23:29 > 0:23:31if you can call it,

0:23:31 > 0:23:36of renovating and selling on, because she's currently got a property in Spain.

0:23:36 > 0:23:40That could alter the time on this property

0:23:40 > 0:23:43because I'm due to go out and do a little bit of work on that in Spain.

0:23:43 > 0:23:47What I'd like to do while out there is probably get Shane in charge

0:23:47 > 0:23:50to bring it on board and bring it in a reasonable timescale.

0:23:50 > 0:23:53Yeah. So what is your timescale?

0:23:53 > 0:23:56I'm going to guess at five months.

0:23:56 > 0:23:59I'd like to bring it in shorter if we can but we're going to give

0:23:59 > 0:24:02ourselves a realistic timescale so we're not pressured for time.

0:24:02 > 0:24:04They say you shouldn't work with family.

0:24:04 > 0:24:06He's my little boy. He does what he's told.

0:24:06 > 0:24:08THEY LAUGH Little big boy.

0:24:08 > 0:24:10Who is in charge when it comes to..?

0:24:10 > 0:24:14- Nicola, cos she's in charge of the finances.- Ah.

0:24:14 > 0:24:17Right, can't wait to see what you do with the place, and best of luck.

0:24:17 > 0:24:20- Thank you very much.- Thank you very much.- Thank you.- Thank you.

0:24:20 > 0:24:23- Thanks, Martel. - Thanks.- Nice to meet you.- You too.

0:24:23 > 0:24:27Father and son Carl and Shane have their work cut out for them managing

0:24:27 > 0:24:31this property, but also keeping on their security jobs.

0:24:31 > 0:24:33But it sounds like they know what they're doing

0:24:33 > 0:24:36and they've got a clear plan ahead of them.

0:24:36 > 0:24:38Will that 30 grand be enough?

0:24:38 > 0:24:40It kind of sounds like it has to be.

0:24:40 > 0:24:43You can find out what happens later in the show.

0:24:44 > 0:24:49Coming up in Surrey, I visited a house that left me in awe.

0:24:49 > 0:24:51But look at this.

0:24:51 > 0:24:53Oh, my golly gosh. I was not expecting that.

0:24:55 > 0:24:58And in Derby we'll find out if Carl and Shane

0:24:58 > 0:25:02manage to take this prefab into the 21st century.

0:25:09 > 0:25:11We're back in Strood in Kent now

0:25:11 > 0:25:17where Lucy visited this detached house guided at 150,000-155,000.

0:25:17 > 0:25:21One of the first things that hit Lucy was the pong.

0:25:22 > 0:25:26I can smell something in here so I might need to do a bit of investigating.

0:25:26 > 0:25:30It was in fact a whiff of damp that was coming from the basement.

0:25:30 > 0:25:33But the rest of the house was in good shape.

0:25:33 > 0:25:35Actually, that's not right.

0:25:35 > 0:25:37Some things were in the wrong shape,

0:25:37 > 0:25:39like the third bedroom off the second bedroom.

0:25:39 > 0:25:45And it got worse when Lucy tried to get a handle on the downstairs toilet arrangements.

0:25:45 > 0:25:48You've got the door to the sink there. You've got the door... Oh!

0:25:48 > 0:25:52And the handle that's just come off...there.

0:25:52 > 0:25:56# Breakaway

0:25:57 > 0:26:00# Breakaway...#

0:26:01 > 0:26:03But before Lucy could break anything else,

0:26:03 > 0:26:08purchasers Gabby and Lee came along to tell her about their plans.

0:26:08 > 0:26:10They got the house for 150,000,

0:26:10 > 0:26:13their first step on the property ladder.

0:26:13 > 0:26:15And Lee had an interesting plan for the basement.

0:26:18 > 0:26:21- And put a bar downstairs. That's going to be...- Yeah.

0:26:21 > 0:26:23Whoa-whoa-whoa. Hold on a minute. A bar?

0:26:25 > 0:26:27Well, party round your house when it's finished, Lee.

0:26:27 > 0:26:30Although this wouldn't be their home when they were done.

0:26:30 > 0:26:33They would live in it while refurbishing and then move on.

0:26:33 > 0:26:39They said the refurbishment would take them six to seven months, costing 15 grand.

0:26:41 > 0:26:43We're back a year and eight months later.

0:26:43 > 0:26:45So, what's changed?

0:26:50 > 0:26:53This property has had a layout transformation.

0:26:53 > 0:26:56A porch has been added to the front of the house,

0:26:56 > 0:27:01giving enough space for shoes so you don't traipse mud into this stylish new living room.

0:27:14 > 0:27:18They knocked down a wall in the kitchen, allowing them to create a larger area.

0:27:18 > 0:27:22They also got rid of the door to the basement in the kitchen,

0:27:22 > 0:27:24moving the entrance to the living room.

0:27:30 > 0:27:33They increased the size of the downstairs bathroom as well,

0:27:33 > 0:27:36knocking down the wall separating the sink and the toilet,

0:27:36 > 0:27:38installing a sleek new suite.

0:27:44 > 0:27:47Out the back the paving is gone,

0:27:47 > 0:27:50replaced with all-new decking and fencing.

0:27:55 > 0:27:59And upstairs the two bedrooms look terrific.

0:28:12 > 0:28:14But what happened to that third bedroom?

0:28:14 > 0:28:18I think this calls for a sit down and a cuppa to find out what they've done.

0:28:18 > 0:28:22Gabby couldn't make the filming day as she was working

0:28:22 > 0:28:26but Lee brought along their dog Binky to help fill us in.

0:28:26 > 0:28:30So, Binky, tell us, did your owners change that bedroom into an en suite?

0:28:33 > 0:28:35OK, not the talkative type, eh?

0:28:35 > 0:28:38Well, they do say don't work with animals. Lee, it's over to you.

0:28:39 > 0:28:42We got some advice from a few agencies

0:28:42 > 0:28:47and they said it is more valuable as a bedroom rather than a bathroom,

0:28:47 > 0:28:50so we just chose against it in the end, said, keep it as a cot room.

0:28:50 > 0:28:54Gabby was actually quite happy because she can now have a dressing room.

0:28:54 > 0:28:58So it keeps all of her clothes in, like, kind of one area and away from my room.

0:28:58 > 0:29:01So, the big question is,

0:29:01 > 0:29:04can we hear the clink of celebratory glasses from the basement?

0:29:07 > 0:29:09Oh, no. Where's the bar and drinks, Lee?

0:29:09 > 0:29:12We've completely tanked the whole place.

0:29:12 > 0:29:14The smell of damp has now gone and the footings -

0:29:14 > 0:29:18before it was just basically the bricks were sat on an opposite brick

0:29:18 > 0:29:20and the damp went straight on to the mud.

0:29:20 > 0:29:23So the damp was getting through those bricks into the walls.

0:29:23 > 0:29:25So, all we've done is we've put new footings around the basement,

0:29:25 > 0:29:28all waterproof, so there's no more rising damp any more.

0:29:28 > 0:29:30We've taken out the door and we've put a new window in.

0:29:30 > 0:29:33We've insulated the whole room and added the radiator.

0:29:33 > 0:29:35We've also put the new stairs in.

0:29:35 > 0:29:37The stairs before used to lead into the kitchen.

0:29:37 > 0:29:40But to make the bigger kitchen we've now put it into the living room.

0:29:40 > 0:29:43Unfortunately, because of the height from the ceiling to the bottom of the stairs,

0:29:43 > 0:29:47there's not two metres so we can't have this floor as a bedroom, unfortunately.

0:29:47 > 0:29:52Well, if it's not a bedroom and it's not a bar what will they do with it?

0:29:53 > 0:29:57Fingers crossed, if Gab lets me, this will be my flight simulator room.

0:29:57 > 0:29:59But more likely it will be Gab's beautician room.

0:29:59 > 0:30:02Sorry? A flight simulator?

0:30:02 > 0:30:07Since we last spoke the biggest learning change is I want to become a pilot next year.

0:30:07 > 0:30:10So, come, hopefully, February, March time I'll be doing my license.

0:30:10 > 0:30:17# Cos I have always wanted to learn to fly

0:30:17 > 0:30:20# Learn to fly

0:30:20 > 0:30:23# Learn to fly

0:30:23 > 0:30:27# Learn to fly... #

0:30:28 > 0:30:32Well, good luck with your new career path, Lee. Anyway, back to the property.

0:30:32 > 0:30:35Gabby was landed with most of the decorating duties

0:30:35 > 0:30:39while Lee reached new heights improving his handyman skills.

0:30:39 > 0:30:44As envisioned, twin brother Ryan, who's a plumber, came to the rescue,

0:30:44 > 0:30:47sorting out their plumbing and moving the boiler.

0:30:47 > 0:30:52But did their budget of £15,000 go sky-high?

0:30:52 > 0:30:57I think we've spent just over 20,000 on the place now.

0:30:57 > 0:31:03That spend of 20,000 brings the total investment in this property to 170,000.

0:31:03 > 0:31:07They still have a few finishing touches to make, so it's not quite over.

0:31:07 > 0:31:12But what did two local estate agents make of it as it is now?

0:31:12 > 0:31:14We invited them along to find out.

0:31:15 > 0:31:20I really like the house actually. I think it's an attractive property. It's well laid out.

0:31:20 > 0:31:23The way they've actually finished the house is actually really good.

0:31:23 > 0:31:26They've mixed the old and the new and they've done it to a very good standard.

0:31:26 > 0:31:28My first impressions are really good.

0:31:28 > 0:31:31Actually, in particular, the kitchen stands out to me.

0:31:31 > 0:31:33I do think that's been done to a really good standard.

0:31:33 > 0:31:36And the fact that the cellar's now been done, sort of fully,

0:31:36 > 0:31:39just maximises the space that the property's got.

0:31:39 > 0:31:42And, if this property was to be put on the resale market,

0:31:42 > 0:31:45how much could it be expected to make?

0:31:45 > 0:31:50I would say if we were marketing the property we'd actually market the property for £250,000.

0:31:50 > 0:31:52If I was asked to sell this property in the current market

0:31:52 > 0:31:57I would recommend an asking price of £275,000.

0:31:57 > 0:32:00OK, that's really good. It was in the ballpark for what we thought.

0:32:00 > 0:32:07The agent giving the higher value thought it was worth testing the market at the £275,000 level.

0:32:07 > 0:32:14If they did sell it for that it would give them a potential profit of 105,000 minus taxes and fees.

0:32:14 > 0:32:18And this was going to be their first step on the property ladder,

0:32:18 > 0:32:19so will they be climbing higher?

0:32:20 > 0:32:24I feel like my heart's in the skies, unfortunately,

0:32:24 > 0:32:26so what we probably will do is just stay in the house

0:32:26 > 0:32:30for a little bit longer, see what happens next year, really.

0:32:30 > 0:32:32You never know. Something might change.

0:32:38 > 0:32:42This is Caterham, a Surrey town that is popular with commuters

0:32:42 > 0:32:44due to its close proximity to London.

0:32:44 > 0:32:48It has a rail station with services into London Victoria

0:32:48 > 0:32:51or London Bridge, plenty of bus routes,

0:32:51 > 0:32:54as well as easy access onto the M25 motorway.

0:32:55 > 0:32:59Well, five minutes' drive from the centre of town and the train station

0:32:59 > 0:33:03is the property I'm here to see in this really nice residential street.

0:33:03 > 0:33:09£280,000-plus was the guide price for a three-bedroom semidetached.

0:33:09 > 0:33:12Now, it's down at the end of this fairly steep drive

0:33:12 > 0:33:16but hopefully we'll try and get down there safely and see what it's like inside.

0:33:16 > 0:33:20# It's so easy to slip

0:33:20 > 0:33:23# It's so easy to fall... #

0:33:23 > 0:33:27One thing for sure - I wouldn't fancy walking down here

0:33:27 > 0:33:29when it's icy or been snowing.

0:33:29 > 0:33:32Fortunately, there's also stairs with a handrail.

0:33:32 > 0:33:36Best make sure the car handbrake is in full working order.

0:33:38 > 0:33:41That steep driveway aside, a very appealing property.

0:33:41 > 0:33:48And straight through the door it has that feeling of this era of house.

0:33:48 > 0:33:51So you've got your stairs up to your bedrooms and things there.

0:33:51 > 0:33:55I'd like to see, you know, some kind of thing on the edge there.

0:33:55 > 0:33:58I'm not sure that's up to current building regulations.

0:33:58 > 0:34:00Through to a kitchen. Now, tiny kitchen.

0:34:00 > 0:34:03For some reason these type of houses had, I don't know,

0:34:03 > 0:34:05not the open-plan feel that we like these days.

0:34:05 > 0:34:09But through this way and you've got a very classic dual-aspect living space.

0:34:09 > 0:34:12Bay window here.

0:34:12 > 0:34:15And in general it doesn't seem to be in too bad a condition.

0:34:15 > 0:34:17I've not seen any major signs of damp.

0:34:17 > 0:34:21But it would definitely benefit from a bit of modernisation.

0:34:21 > 0:34:24It doesn't look like it's been really touched that much for quite a while.

0:34:24 > 0:34:26But all the basics are here.

0:34:26 > 0:34:31But before you get involved in the nice-to-dos let's think about the must-dos.

0:34:31 > 0:34:34And straightaway I'm thinking, I wonder about this wall. Can we take this out?

0:34:34 > 0:34:36Can we open it through into the kitchen to create a

0:34:36 > 0:34:39really nice kitchen and living space here?

0:34:39 > 0:34:41Because then you'd have this room, kitchen,

0:34:41 > 0:34:47great doors out onto the garden, and you start to get a really nice feel.

0:34:47 > 0:34:50But, you know, as a starting point, pretty good.

0:34:52 > 0:34:54And now for the bad.

0:34:54 > 0:34:56The textured walls and ceilings.

0:34:56 > 0:35:00I think they've got to go so a total re-skim is required.

0:35:00 > 0:35:03Also bad - the heating and wiring will likely need replacing,

0:35:03 > 0:35:05along with the carpets.

0:35:05 > 0:35:08And then there's this.

0:35:08 > 0:35:11They call... They... They call me Roberts.

0:35:11 > 0:35:13That doesn't sound good, does it?

0:35:13 > 0:35:15It's not a Wild West kind of name, is it? Roberts.

0:35:15 > 0:35:17No, you wouldn't see it on a poster.

0:35:17 > 0:35:19"Wanted!"

0:35:19 > 0:35:21It needs to be Clint or, or...

0:35:23 > 0:35:25I don't know, something vicious and... Anyway, whatever.

0:35:25 > 0:35:29Random thing to have in the kitchen. What is the point of that?

0:35:29 > 0:35:33Really? I suppose there was a time when, yeah, that would have worked.

0:35:33 > 0:35:34But the kitchen itself doesn't work.

0:35:34 > 0:35:40I definitely think knocking that through is the way to go because you need that space.

0:35:40 > 0:35:42At the moment...

0:35:43 > 0:35:45..it's not even a spaghetti western.

0:35:45 > 0:35:47It's not even a spaghetti restaurant.

0:35:47 > 0:35:49- It just doesn't work. - THE GOOD THE BAD AND THE UGLY THEME

0:35:49 > 0:35:55Just remember, if you knock down walls you should have professionals check they're not structural.

0:35:55 > 0:35:58And make sure to stay away from cowboy builders.

0:35:59 > 0:36:05So, what we've got so far then is a pretty-decent-but-in-need-of-tender- loving-care semi-detached.

0:36:05 > 0:36:07But step outside here and it all changes.

0:36:07 > 0:36:09Not only have you got this two-storey garage,

0:36:09 > 0:36:13which is quite nice as an additional feature, but look at this.

0:36:13 > 0:36:15Oh, my golly gosh.

0:36:15 > 0:36:17I was not expecting that.

0:36:17 > 0:36:21A truly outstanding garden leading down to a railway line at the bottom there.

0:36:21 > 0:36:25It just completely changes the feel of this property.

0:36:25 > 0:36:28# A moment changes everything

0:36:28 > 0:36:35# When a moment changes everything... #

0:36:35 > 0:36:38This really opens up our options for making that kitchen bigger.

0:36:38 > 0:36:41You could extend out the back or even up.

0:36:41 > 0:36:45You could go out to the side and incorporate the two-storey garage,

0:36:45 > 0:36:49though the foundations would need to be reinforced or underpinned,

0:36:49 > 0:36:53as a neighbour tells us there could be subsidence issues.

0:36:53 > 0:36:57Back inside and upstairs you have three bedrooms, two doubles -

0:36:57 > 0:37:01one with a lovely bay window - and a small single boxroom.

0:37:02 > 0:37:07There's also a very dated family bathroom, a very brown bathroom.

0:37:07 > 0:37:10In fact, brown seems to be a bit of a theme in this house.

0:37:12 > 0:37:16But I'm not browned off, I do actually quite like the place.

0:37:16 > 0:37:18Let's see if a local estate agent agrees.

0:37:18 > 0:37:22Does he think the property would benefit from increasing in size?

0:37:22 > 0:37:25Extending would definitely be an option cos it has a really good-sized garden.

0:37:25 > 0:37:28I would go for a double-storey extension

0:37:28 > 0:37:31and then hopefully offering an extra

0:37:31 > 0:37:34bathroom and good reception rooms downstairs.

0:37:34 > 0:37:38I think an extension is definitely the way to go for family living.

0:37:38 > 0:37:41But how does this property, guided at £280,000-plus,

0:37:41 > 0:37:43stack up financially?

0:37:46 > 0:37:52Once renovated this property could sell for £445,000-£465,000.

0:37:52 > 0:37:54If you extend the property into a double-storey extension

0:37:54 > 0:37:59you'd be looking at £475,000-£495,000.

0:38:01 > 0:38:06Well, a pretty decent house becomes an amazing house the moment you step

0:38:06 > 0:38:08out of that back door.

0:38:08 > 0:38:09It has great potential.

0:38:09 > 0:38:12If you check the prices of similar properties on the street and for

0:38:12 > 0:38:15anything like that guide price it's a great one to go for.

0:38:15 > 0:38:18Let's see who bought it when it went under the hammer.

0:38:20 > 0:38:23A three-bedroom semi-detached house in need of modernisation.

0:38:23 > 0:38:25Who would like to get me started on this?

0:38:25 > 0:38:28300,000. Wouldn't go too much lower.

0:38:28 > 0:38:31What about 280 and go upwards from there?

0:38:32 > 0:38:34280. Thank you, 280, I've got.

0:38:34 > 0:38:37The bidding took a while to get going but it slowly climbed.

0:38:37 > 0:38:39We rejoin at 315,000.

0:38:39 > 0:38:41315?

0:38:41 > 0:38:43Have a think about it.

0:38:43 > 0:38:46It's with the gentleman here on my right. Bid's at 315,000.

0:38:46 > 0:38:48Anybody else? 317.

0:38:48 > 0:38:50OK. 318.

0:38:50 > 0:38:52Thank you. 320 on my right.

0:38:53 > 0:38:58Have a think. If not, 318 for the first, for the second,

0:38:58 > 0:39:01318 for the third and final time.

0:39:01 > 0:39:04Are we all done? No, a little way off on that.

0:39:04 > 0:39:09# Cos, baby, it ain't over till it's over... #

0:39:10 > 0:39:14The hammer didn't fall but Rachel, who is an operations manager,

0:39:14 > 0:39:19was at the auction and was able to strike a deal later for 320,000.

0:39:21 > 0:39:24She came along with husband Tim, who's a teacher,

0:39:24 > 0:39:26to tell me about their plans.

0:39:27 > 0:39:30- Rachel, Tim, great to meet you both. - Yes.- You too.- Congratulations.

0:39:30 > 0:39:33- Thank you.- What a nice house. - It's lovely. It's really lovely.

0:39:33 > 0:39:36So, tell me why you wanted to buy it.

0:39:36 > 0:39:38Well, we'd be looking for a while and...

0:39:39 > 0:39:42..we just stumbled upon it on the internet

0:39:42 > 0:39:44and found it and just kind of... My mum really pushed it.

0:39:44 > 0:39:46She was like, "This is amazing, you need to go for it."

0:39:46 > 0:39:49- Oh, wow.- So, we did. - So, you've bought it why?

0:39:49 > 0:39:50Is it as an investment, or what?

0:39:50 > 0:39:53No, it's going to be our forever home, hopefully.

0:39:53 > 0:39:57- Oh, great.- We're going to move in ourselves and do it all up gradually.

0:39:57 > 0:39:59So, what was it about the house in particular that you liked?

0:39:59 > 0:40:02I think we were looking for a three-bed,

0:40:02 > 0:40:06and something that was affordable that we could kind of move into,

0:40:06 > 0:40:09- needed a bit of work, but... - It was a really good size for us.

0:40:09 > 0:40:12- The garden is...- Amazing. - ..absolutely amazing.

0:40:12 > 0:40:14It's just so good.

0:40:14 > 0:40:18We're not massively big gardeners but my mother-in-law is a very keen gardener.

0:40:18 > 0:40:22- Oh, phew.- So, hopefully she's going to take over some of the work for us.

0:40:23 > 0:40:27Well, mum-in-law Sarah's green fingers have some work to do.

0:40:27 > 0:40:31But then again Rachel and Tim have a lot to do inside.

0:40:34 > 0:40:38We're going to transform the kitchen, make that modern.

0:40:38 > 0:40:41New floors throughout because we've got some lovely brown carpets

0:40:41 > 0:40:43everywhere, which I think we'd like to replace.

0:40:43 > 0:40:46And then the rest, kind of give it a good clean,

0:40:46 > 0:40:48new bathroom probably as well, and just,

0:40:48 > 0:40:51you know, redecorating gradually, work on it from there.

0:40:51 > 0:40:54So, is the plan then to move in first

0:40:54 > 0:40:56and then do the jobs while you're here, or what?

0:40:56 > 0:40:58Yeah, I think it will be a gradual move in.

0:40:58 > 0:41:04So I think we're going to update the ground floor first of all and then gradually start moving in.

0:41:04 > 0:41:07- Right.- We may be staying with hotel mum and dad for a couple of weeks.

0:41:07 > 0:41:12- Yeah.- Ah, yes, the finest hotel there is.

0:41:12 > 0:41:15Especially when the owners swing by to get stuck into the DIY.

0:41:17 > 0:41:20My dad is going to be doing a lot of the work as well.

0:41:20 > 0:41:24- Ah.- He's very helpful. - Is he handy?- He's very handy, yeah.

0:41:24 > 0:41:28As a child we moved into a house that needed a lot of work doing,

0:41:28 > 0:41:30so he did a lot of that himself as well.

0:41:30 > 0:41:34- I remember tiling the bathroom when I was about eight years old with him, so...- Wow.

0:41:34 > 0:41:36..I've got some experience there.

0:41:36 > 0:41:40- Right.- So, yeah, hopefully by doing a lot of the stuff ourselves

0:41:40 > 0:41:43- we can save a bit of money. - And Tim, are you handy?

0:41:43 > 0:41:47- Not at all, no.- Ah. - I'm terrible at DIY.

0:41:47 > 0:41:49I leave that all to Rachel.

0:41:49 > 0:41:52I'm sure Tim will pitch in while Rachel and her dad crack on with the

0:41:52 > 0:41:55work, which they'll be doing themselves

0:41:55 > 0:41:56to keep costs under ten grand,

0:41:56 > 0:41:59and are aiming to do it in six to eight months.

0:41:59 > 0:42:04The couple also have a long-term goal of building a two-storey extension on the side of the house.

0:42:04 > 0:42:07But that will need to wait after blowing their savings at the auction.

0:42:10 > 0:42:12I went with my dad.

0:42:12 > 0:42:15We got there really early so we were kind of watching what was going on

0:42:15 > 0:42:18beforehand and crept in at the right time.

0:42:18 > 0:42:20We had an idea of where we were going to go up to.

0:42:20 > 0:42:23But when they said it didn't meet the reserve we were very excited

0:42:23 > 0:42:25and we quickly made our way to find the right person

0:42:25 > 0:42:27- and we were able to get a really good deal.- Yeah.

0:42:27 > 0:42:30So that whole side of it was really, really great.

0:42:30 > 0:42:32How much over your budget did you have to go?

0:42:32 > 0:42:35- A little bit?- We only went another ten over our budget.

0:42:35 > 0:42:40- OK.- And because we were able to have that time to go over our numbers and

0:42:40 > 0:42:42work it all out, we thought, you know what?

0:42:42 > 0:42:44It's still a really good price for this.

0:42:44 > 0:42:46- Yeah, yeah. - So let's still go for it.

0:42:46 > 0:42:49Listen, congratulations. Good luck. I can't wait to see how you get on.

0:42:49 > 0:42:52- Thank you so much. - Thank you. Cheers.

0:42:53 > 0:42:56I always love it when we hear stories about people buying stuff

0:42:56 > 0:42:59at auction that ends up being their actual home.

0:42:59 > 0:43:02And getting, perhaps, places they couldn't afford otherwise.

0:43:02 > 0:43:04Still, budget is tight.

0:43:04 > 0:43:08Will they manage to turn this place into their dream place to live?

0:43:08 > 0:43:11You can find out later in the show.

0:43:14 > 0:43:17Property renovation is not an exact science.

0:43:17 > 0:43:19There are always several ways you could go.

0:43:19 > 0:43:21Well, we've seen how one property buyer did it.

0:43:21 > 0:43:24But what about the other two? Let's go back and find out.

0:43:27 > 0:43:28Alvaston, Derbyshire.

0:43:28 > 0:43:31Familiar? It should be because we're going back in time -

0:43:31 > 0:43:35not just in terms of the programme but historically, too -

0:43:35 > 0:43:40to one of the few remaining concrete constructed post-war prefabs

0:43:40 > 0:43:44that haven't been disguised by a brick overcoat.

0:43:44 > 0:43:45It really stands out.

0:43:45 > 0:43:49This is our three-bedroom house with a guide price of £38,000.

0:43:49 > 0:43:51Let's go look.

0:43:51 > 0:43:55Prefabs were first built in 1948 and this one had remained

0:43:55 > 0:44:00frozen in time on the outside since it was built in just a couple of days.

0:44:00 > 0:44:05Amazing that a temporary house still stood over seven decades later.

0:44:05 > 0:44:08It was a bit like a museum inside, too.

0:44:08 > 0:44:12Everything's come back into fashion. This is a retro-feeling house.

0:44:12 > 0:44:14Here you have a solid chimney breast.

0:44:14 > 0:44:17Now, removing that would give you extra room,

0:44:17 > 0:44:19and also it's not as big a job because, of course,

0:44:19 > 0:44:21the roof's just above you.

0:44:22 > 0:44:27It was bought for 80 grand by Carl on behalf of an overseas investor

0:44:27 > 0:44:29to do up and sell.

0:44:29 > 0:44:31Helping with the work was his son Shane -

0:44:31 > 0:44:35a joiner who also works for his dad's executive security firm.

0:44:35 > 0:44:37And looking after the back-office

0:44:37 > 0:44:40book-keeping was Carl's daughter Nicola.

0:44:40 > 0:44:44I asked Carl and Shane what decisions had been made about

0:44:44 > 0:44:47the property's refurbishment future.

0:44:47 > 0:44:48The chimney might come out.

0:44:48 > 0:44:52I've got indecision also about making it into a kitchen/diner by

0:44:52 > 0:44:55removing one of the bedrooms and extending through.

0:44:55 > 0:44:59Carl was going over to Spain to do some work on the investor's house there.

0:44:59 > 0:45:03Meanwhile, poor old Shane was going to be holding the fort back here.

0:45:04 > 0:45:05They say you shouldn't work with family.

0:45:05 > 0:45:07He's my little boy. He does what he's told.

0:45:07 > 0:45:10Little big boy. THEY LAUGH

0:45:10 > 0:45:15Prefabs may not have much kerb appeal but inside there were three double bedrooms,

0:45:15 > 0:45:18a large kitchen and lounge.

0:45:18 > 0:45:21I really warmed to the bungalow and, in some ways,

0:45:21 > 0:45:26was sad to see this time capsule move into the 21st century.

0:45:26 > 0:45:30But I was glad that I'd been privy to see its contents

0:45:30 > 0:45:33before father and son began the stripping out and refurb.

0:45:35 > 0:45:36What's your budget?

0:45:36 > 0:45:39The buyer has strictly instructed that the budget

0:45:39 > 0:45:42has to come in below 30,000.

0:45:42 > 0:45:45Carl and Shane had forecast five months for the work and we are

0:45:45 > 0:45:48back four and a half months later to see the changes.

0:45:48 > 0:45:52# It's nice work if you can get it

0:45:52 > 0:45:57# And you get it if you try... #

0:45:57 > 0:45:59Carl and Shane did most of the clearing of the house and site,

0:45:59 > 0:46:04calling in specialist trades like an electrician and a mini-digger driver

0:46:04 > 0:46:06to excavate the footings.

0:46:06 > 0:46:09In case you didn't know, footings are placed

0:46:09 > 0:46:13under all the load-bearing parts of the foundation and are usually concrete.

0:46:13 > 0:46:16So were there any snags?

0:46:16 > 0:46:18No really nasty surprises,

0:46:18 > 0:46:21except for the amount of ground that's come out from the property.

0:46:21 > 0:46:24- Yeah.- The depth of the footings.

0:46:24 > 0:46:26Apart from that...

0:46:26 > 0:46:30- No, we've not had many hiccups, have we?- No, we'd call it a success.

0:46:32 > 0:46:36Well, moving the estimated 70 tonnes of soil for the footings and the

0:46:36 > 0:46:41landscaping, and the fencing, would definitely be a success in my book.

0:46:41 > 0:46:45Apart from that, I can't help wondering why we're back early.

0:46:45 > 0:46:50OK, the chimney's gone but the roof still needs doing and inside is far from complete.

0:46:50 > 0:46:54And, well, the brickwork isn't either. So, what's going on?

0:46:56 > 0:47:02The property at the present time is not finished because an underbidder at the auction

0:47:02 > 0:47:05has come in and taken it off the buyer's hands.

0:47:05 > 0:47:10They made an offer and a bid to purchase the property in its current condition.

0:47:10 > 0:47:12You know, we got intervened halfway through.

0:47:12 > 0:47:17So, a rival bidder who tried to buy the prefab at auction now owns the

0:47:17 > 0:47:21property, which means Carl and Shane won't have to finish this project.

0:47:21 > 0:47:25Meanwhile, it hasn't all been work and no play.

0:47:25 > 0:47:30I've just taken two weeks off this project to go and have a relaxing time in Spain.

0:47:30 > 0:47:32I've just recently been to Dubai as well.

0:47:32 > 0:47:35We just got back. We do a lot.

0:47:35 > 0:47:39It's a bonus for us really because we originally started with five to six months

0:47:39 > 0:47:43and when we take into account the vacations we've had,

0:47:43 > 0:47:49we've probably brought this project in within six weeks of working to this stage.

0:47:49 > 0:47:53Nicola checked the books and found that of the 30 grand forecast budget,

0:47:53 > 0:47:56they'd only spent ten.

0:47:56 > 0:48:01I would quite comfortably say that we could bring it to a good finished

0:48:01 > 0:48:04standard with the £20,000 that's left.

0:48:04 > 0:48:08We've looked at spending £5,000 on the roof

0:48:08 > 0:48:10and then all the interior and outside,

0:48:10 > 0:48:14as far as I'm concerned, is really manageable.

0:48:14 > 0:48:17Any disputes regarding the work along the way?

0:48:18 > 0:48:20I guess I always have the final say.

0:48:20 > 0:48:23- There's no doubt there. - LAUGHS

0:48:23 > 0:48:26The property has, of course, been sold on

0:48:26 > 0:48:30but we asked two agents along to give us their thoughts on

0:48:30 > 0:48:34this prefab and whether it's on the right road for the market.

0:48:36 > 0:48:38I personally feel the key factor now is that externally

0:48:38 > 0:48:41it's had an additional brick skin.

0:48:41 > 0:48:43That, in the eyes of the lenders,

0:48:43 > 0:48:46will certainly help on the mortgageability side.

0:48:46 > 0:48:49However, internally it has no kitchen and bathroom with it.

0:48:49 > 0:48:51They will also look at that.

0:48:51 > 0:48:52Externally, the property's going to

0:48:52 > 0:48:54look a lot better with the brickwork completed.

0:48:54 > 0:48:56That way it will look normal.

0:48:56 > 0:49:00And the change in providing the additional driveway and parking is

0:49:00 > 0:49:03something most people are really going to appreciate.

0:49:03 > 0:49:07Carl's client in Spain bought for 80 grand,

0:49:07 > 0:49:09so spent a further ten grand on it.

0:49:09 > 0:49:12So what would its current value stand at?

0:49:13 > 0:49:17Considering the amount of work that's yet to be carried out,

0:49:17 > 0:49:21the property at the moment ought to be somewhere around about the £100,000 mark.

0:49:21 > 0:49:25Carl's client in Spain managed to sell for £103,000,

0:49:25 > 0:49:30so is on for a 13 grand profit before tax and expenses.

0:49:30 > 0:49:35As it stands there's still a good profit for six weeks' work.

0:49:35 > 0:49:38But what would the property be worth when completed?

0:49:38 > 0:49:41It's likely to achieve in the region of £140,000.

0:49:41 > 0:49:46These properties have been known to make around 150 when they're completed to a high standard.

0:49:46 > 0:49:48We're happy with that, yeah.

0:49:48 > 0:49:50And on the rental market after completion?

0:49:50 > 0:49:56I would anticipate a likely income of £625-650 per calendar month.

0:49:56 > 0:49:58Wow. That's a shock.

0:49:58 > 0:50:02Yeah, I wouldn't have expected so high with it being a bungalow.

0:50:02 > 0:50:06We estimated 450, 475.

0:50:06 > 0:50:08That's good figures.

0:50:08 > 0:50:11And, never ones to miss an opportunity,

0:50:11 > 0:50:14the chaps have put quotes forward to the new owners

0:50:14 > 0:50:17to complete the roof and interior works and they're hopeful.

0:50:17 > 0:50:19I'd say I would like to finish it, yeah.

0:50:19 > 0:50:21We took it on with all intentions of finishing it,

0:50:21 > 0:50:24so if the price is right we'll finish it.

0:50:24 > 0:50:30After that this temporary dwelling should be good for another 70 years at least.

0:50:33 > 0:50:35THE GOOD THE BAD AND THE UGLY THEME

0:50:37 > 0:50:39Time to return to Caterham in Surrey.

0:50:39 > 0:50:42Some things were good about this three-bed semi.

0:50:42 > 0:50:45It had a good sized open-plan living space

0:50:45 > 0:50:49plus a double-storey garage that offered potential for extending,

0:50:49 > 0:50:53and a guide price of £280,000-plus.

0:50:53 > 0:50:58The bad was the steep access to the front and then there was the ugly.

0:50:59 > 0:51:03They call... They... They call me Roberts.

0:51:03 > 0:51:06Look, I meant the door was the... Oh, never mind.

0:51:06 > 0:51:09Random thing to have in the kitchen. What is the point of that?

0:51:09 > 0:51:13All in all I thought this was a rootin' tootin' property.

0:51:13 > 0:51:17OK, OK, time to round up this story.

0:51:17 > 0:51:20There wasn't a lot wrong with this place and most of it looked like it

0:51:20 > 0:51:23could be cosmetic if you didn't feel the need to extend.

0:51:23 > 0:51:26And the garden, well, it was a cracker.

0:51:29 > 0:51:35Rachel and Tim thought so, too, as they picked it up for £320,000 after it didn't sell at the auction.

0:51:35 > 0:51:39They had plans to make it their forever home with help from Rachel's dad.

0:51:39 > 0:51:42Not that Rachel is shy of a bit of DIY.

0:51:42 > 0:51:45I remember tiling the bathroom when I was about eight years old with him.

0:51:45 > 0:51:48- Tim, on the other hand.... - I'm terrible at DIY.

0:51:48 > 0:51:51I leave that all to Rachel.

0:51:51 > 0:51:53Well, you have to admire Tim's honesty.

0:51:53 > 0:51:57They were intending to move in and do their new home up gradually

0:51:57 > 0:52:01and have it shipshape in six to eight months for £10,000.

0:52:03 > 0:52:07Well, we're back just shy of a year later to see how they've settled in.

0:52:13 > 0:52:15Oh, I see the house is done up but

0:52:15 > 0:52:17no sign of Rachel and Tim at the moment. Hm.

0:52:17 > 0:52:20Well, I guess we'll have to leave it up to their cats, Tyrion and Renly,

0:52:20 > 0:52:23to give us the house tour.

0:52:23 > 0:52:28# Because a cat's the only cat Who knows where it's at... #

0:52:34 > 0:52:37Through to the dining room, Renly, if you don't mind.

0:52:41 > 0:52:44The place has had a fresh coat of paint

0:52:44 > 0:52:46and looks like the cat's whiskers.

0:52:46 > 0:52:48And what about the kitchen?

0:52:48 > 0:52:50Did they get rid of those swing doors?

0:52:53 > 0:52:56It looks paws-itively different in here.

0:52:56 > 0:53:02It may only be small but they have really utilised the space purr-fectly.

0:53:02 > 0:53:04Over to Tyrion to show us upstairs.

0:53:04 > 0:53:10# Because a cat's the only cat Who knows where it's at

0:53:10 > 0:53:13# While playin' jazz you always has a welcome mat

0:53:13 > 0:53:16# Cos everybody digs a swingin' cat... #

0:53:20 > 0:53:22The second bedroom has been repainted,

0:53:22 > 0:53:24as has the master bedroom.

0:53:25 > 0:53:27Rachel and Tim have two good-sized

0:53:27 > 0:53:31double bedrooms while the third serves as an office.

0:53:33 > 0:53:37And I'm glad to report that that mud-coloured bathroom is gone,

0:53:37 > 0:53:39replaced with a sparkly new suite.

0:53:43 > 0:53:46They really have done a great job modernising this home.

0:53:49 > 0:53:53But what about that big selling feature, the back garden?

0:53:53 > 0:53:55Don't worry, Tyrion, you've done enough.

0:53:55 > 0:53:57We'll get the door.

0:54:00 > 0:54:02The huge outdoor space has been spruced up,

0:54:02 > 0:54:06creating plenty of space for the cats to play.

0:54:06 > 0:54:08Speaking of which, thanks for the tour, boys,

0:54:08 > 0:54:11but we should probably hand this interview over

0:54:11 > 0:54:12to Tim and Rachel now.

0:54:15 > 0:54:17They gradually moved into their home,

0:54:17 > 0:54:21renovating each room at a time, while staying at Mum and Dad's.

0:54:21 > 0:54:24Dad Mike was meant to be the designated DIY man

0:54:24 > 0:54:28but did Tim get stuck into any of the work?

0:54:28 > 0:54:30I'm pretty nifty with a paintbrush now.

0:54:30 > 0:54:33I've painted enough of this house, I think,

0:54:33 > 0:54:35and sort of done lots of the undercoat wood.

0:54:35 > 0:54:37- Yeah.- And glossing and everything like that.

0:54:37 > 0:54:40Rachel's dad's been really helpful in the sort of just showing me

0:54:40 > 0:54:43how to do it and then sort of leaving me to it really.

0:54:43 > 0:54:45I've done a lot in the house as well,

0:54:45 > 0:54:47especially when we replastered down here.

0:54:47 > 0:54:51I've painted all banisters and I was helping my dad quite a lot as well.

0:54:51 > 0:54:54My dad did quite a lot of the house, I have to say.

0:54:54 > 0:54:57He was here at the very early start as well.

0:54:57 > 0:55:01So he's knocked out the arch that we're standing under.

0:55:01 > 0:55:04He's installed pretty much the whole kitchen,

0:55:04 > 0:55:08bar the sort of plumbing and electrics that we've left to professionals.

0:55:08 > 0:55:10He's done a lot of the painting, as well. He's done loads.

0:55:10 > 0:55:13Every sort of a few days or weeks he's come back and he's

0:55:13 > 0:55:17put things up and things like that, so it was really good.

0:55:17 > 0:55:19Sounds like Mike really is super dad.

0:55:19 > 0:55:21But did anything ring alarm bells for them?

0:55:23 > 0:55:25There were sort of alarms around the house -

0:55:25 > 0:55:27sort of security alarms things.

0:55:27 > 0:55:32And I decided on a whim to press one to see what would happen,

0:55:32 > 0:55:34to see if the alarm system was working.

0:55:34 > 0:55:36- And it turns out it was...- Yeah.

0:55:36 > 0:55:40And set off the alarm outside, so I had to lean out of the window...

0:55:40 > 0:55:43- Yeah.- ..with Rachel holding on to my feet...- Yeah.

0:55:43 > 0:55:46..with a crowbar, crowbarred the alarm off of the wall,

0:55:46 > 0:55:48and it still kept going.

0:55:48 > 0:55:50So, I had to then just smash it to pieces

0:55:50 > 0:55:52until the alarm stopped going,

0:55:52 > 0:55:54which was, yes, very entertaining.

0:55:54 > 0:55:58- Yeah.- Rachel didn't find that funny. - No.- But I found it quite funny.

0:55:58 > 0:56:01Tim, Tim, some things you shouldn't do yourself.

0:56:01 > 0:56:05One thing the couple thought they might tackle in the future was an

0:56:05 > 0:56:09extension but there had been rumblings about potential subsidence,

0:56:09 > 0:56:12which they might need to take into consideration.

0:56:12 > 0:56:14Have they done anything about that?

0:56:15 > 0:56:19We have had a couple of people in who've had a look at the house

0:56:19 > 0:56:21and I think we're happy with it as it is at the moment.

0:56:21 > 0:56:23We've had a few bits re-rendered on the outside,

0:56:23 > 0:56:26so hopefully that will help everything.

0:56:26 > 0:56:29For the moment the couple are happy to enjoy their fairly spacious home as it is.

0:56:29 > 0:56:31The extension can wait.

0:56:31 > 0:56:34So, have they spent their £10,000 budget?

0:56:36 > 0:56:37We've been quite flexible with the budget.

0:56:37 > 0:56:40We've kind of done things as and when we've had the money.

0:56:40 > 0:56:43So, each month we've kind of done a bit more.

0:56:43 > 0:56:47And I think in total we've spent about £12,000.

0:56:47 > 0:56:53That makes a total investment of 332,000, so a little over budget.

0:56:53 > 0:56:55But when it's your own home you always want to get it

0:56:55 > 0:56:56just the way you want.

0:56:56 > 0:57:00Tim and Rachel are still going to be doing jobs as they go,

0:57:00 > 0:57:04but what did two estate agents think of their handiwork so far?

0:57:04 > 0:57:07So the standard's good. They've done it very neutral as well,

0:57:07 > 0:57:10so it's one of those where a buyer can move straight into.

0:57:10 > 0:57:13The property's laid out in a very user-friendly fashion,

0:57:13 > 0:57:15two separate reception rooms and a modern kitchen,

0:57:15 > 0:57:18two very good-sized bedrooms and a third,

0:57:18 > 0:57:20which is great for a nursery or a young child.

0:57:21 > 0:57:24This is Rachel and Tim's forever home

0:57:24 > 0:57:28but so far they have invested £332,000 in it.

0:57:28 > 0:57:31So are they still ahead in the valuation stakes?

0:57:31 > 0:57:38In terms of resale value I would suggest between £385,000 and £390,000.

0:57:38 > 0:57:43The resale value is probably about on a guide

0:57:43 > 0:57:46of £385,000-£395,000.

0:57:46 > 0:57:50- Fantastic.- That is really good. - Yeah, great.- Really happy with that.

0:57:50 > 0:57:53The top valuation of 395,000 would mean a potential profit

0:57:53 > 0:57:57of £63,000 minus taxes and fees.

0:57:57 > 0:58:01So now they have a great home, what's next for them?

0:58:01 > 0:58:03Lots to do for the future, really.

0:58:03 > 0:58:06Possibly some children along the way in the next few years.

0:58:06 > 0:58:09We've got a couple of rooms to fill.

0:58:09 > 0:58:13But at the moment the kittens are keeping us on our toes and, yeah,

0:58:13 > 0:58:16we'd just like to settle into the community a lot more.

0:58:19 > 0:58:23Have we got you excited about visiting your local property auction?

0:58:23 > 0:58:27I hope so. But you can still get your own fix without ever leaving the sofa.

0:58:27 > 0:58:29Yes, just pop the kettle on, brew the tea,
