0:01:26 > 0:01:29Well, the low price doesn't necessarily mean poor quality.

0:01:58 > 0:02:02As far as property goes, it's only getting more desirable.

0:02:02 > 0:02:06The property I'm here to see is on a road that's been described as mixed.

0:02:06 > 0:02:11A jumble of gorgeous Georgian terraces, some commercial property,

0:02:11 > 0:02:14lots of flats and, unfortunately,

0:02:14 > 0:02:16there's sometimes a lot of traffic along here.

0:02:16 > 0:02:19But you've got St Pancras International just down there,

0:02:19 > 0:02:22Camden Lock five minutes only over there.

0:02:22 > 0:02:23It's convenient, if not the quiet

0:02:23 > 0:02:25side street location everybody wants.

0:02:25 > 0:02:29And, I tell you what, that is not a first impression that

0:02:29 > 0:02:33anybody wants because this is the property that I'm here to see today.

0:02:33 > 0:02:36It's derelict, it was a four-storey former shop

0:02:36 > 0:02:39and had a guide price of 475,000.

0:02:41 > 0:02:45The building has clearly been lying empty for a very long time.

0:02:45 > 0:02:49Sensibly, Lucy has checked the structural report and it states the

0:02:49 > 0:02:53building has been adequately supported and it's safe to enter.

0:02:53 > 0:02:56Well, you can tell from the outside it's certainly not going to be a

0:02:56 > 0:02:58palace on the inside.

0:02:58 > 0:02:59And I was right.

0:02:59 > 0:03:02Now, you can see this was the original shop area.

0:03:02 > 0:03:06The new plans that have been drawn up with the lot that's gone to

0:03:06 > 0:03:09auction state that this is going to be one dwelling,

0:03:09 > 0:03:12one family home now, and I think that's how we should treat it.

0:03:12 > 0:03:16Although, my goodness, you could not imagine living here in this state.

0:03:16 > 0:03:21You've got these old metal props holding up the ceiling.

0:03:21 > 0:03:24It's just completely derelict and decayed inside.

0:03:24 > 0:03:28In actual fact, I can see daylight coming out over there.

0:03:37 > 0:03:40The general state here is pretty appalling and it looks like

0:03:40 > 0:03:42it's seen its fair share of unwanted visitors.

0:03:44 > 0:03:47But the bones of the building are really rather attractive.

0:03:47 > 0:03:51Lovely elegant banisters and spindles on the stairs,

0:03:51 > 0:03:53as well as delicate woodwork on the windows.

0:03:56 > 0:04:00There are two good-sized adjoining rooms on the first floor,

0:04:00 > 0:04:02but again they're in very poor condition.

0:04:03 > 0:04:08Moving up, the top floor has a similar layout and a similar story.

0:04:08 > 0:04:10Decay, dereliction,

0:04:10 > 0:04:15and the sad destruction of a once-gorgeous Georgian house.

0:04:15 > 0:04:18The most obvious issues are up here on the top floors

0:04:18 > 0:04:21where over the years water has got in destroying the ceilings,

0:04:21 > 0:04:24the woodwork and rotting joists.

0:04:24 > 0:04:27But when we come to the basement, well, that is when it really gets

0:04:27 > 0:04:29bad because there's a wall that has apparently

0:04:29 > 0:04:35failed making it bulge outwards so much so that it's potentially a

0:04:35 > 0:04:36dangerous structure.

0:04:37 > 0:04:41The words underpinning, serious defects and significant

0:04:41 > 0:04:43expense are ringing in my ears,

0:04:43 > 0:04:48and whoever takes this on needs to spend and tread carefully.

0:04:49 > 0:04:54Our intrepid cameraman managed a few shots of the lower ground floor and,

0:04:54 > 0:04:58well, from what we can see, it's in terrible condition.

0:04:58 > 0:05:00So, what could you do down here?

0:05:00 > 0:05:04How about digging out the sizeable garden and getting

0:05:04 > 0:05:06some bi-folding doors onto a patio,

0:05:06 > 0:05:09or extending the rear a bit further?

0:05:09 > 0:05:12But before you start thinking about reconfiguring this space, there's

0:05:12 > 0:05:14something you need to know.

0:05:16 > 0:05:20Now, I know this place looks like a complete mess but whoever takes this

0:05:20 > 0:05:24on cannot come in here, rip it all out and start again.

0:05:24 > 0:05:28And that is because this property is Grade II listed.

0:05:28 > 0:05:33Now, with that, you have to adhere to certain rules and regulations.

0:05:33 > 0:05:35First of all, you can't just come in

0:05:35 > 0:05:37here and slap any old plaster on the wall.

0:05:37 > 0:05:41Uh-uh! No, you've got to use the traditional old lath and plaster.

0:05:41 > 0:05:43And that can be quite costly.

0:05:43 > 0:05:45But it does look beautiful.

0:05:45 > 0:05:49You've also, where you see original features, got to keep them,

0:05:49 > 0:05:52like skirting boards, door frames etc.

0:05:52 > 0:05:55So, whoever takes this on has got to think carefully.

0:05:55 > 0:05:58They won't be able to come in here and just do it up as they want to.

0:05:58 > 0:06:03It's got to stay pretty much the same as it would've been years ago.

0:06:27 > 0:06:30of the rooms have to remain the same.

0:06:30 > 0:06:32But restoring and replacing features

0:06:32 > 0:06:35on a like-for-like basis is an expensive business.

0:06:38 > 0:06:41agent to see if he thought it was all worthwhile.

0:06:41 > 0:06:44In my opinion, I think it is a great opportunity.

0:06:44 > 0:06:49Most properties have been maximised already and it's quite unique to

0:06:49 > 0:06:51find properties where you can come in and do your own

0:06:51 > 0:06:53touches to it.

0:07:01 > 0:07:05After a complete refurbishment, the property would be of good value

0:07:07 > 0:07:11There's no denying it would be a magnificent family home, but

0:07:22 > 0:07:26resell in the region of £850,000 to £900,000.

0:17:02 > 0:17:07Upstairs, you've got a first good-sized double bedroom,

0:17:07 > 0:17:11and then opposite, you've got a bigger bedroom.

0:17:13 > 0:17:15Yes, it's incredibly dated, with the jazzy carpets,

0:17:15 > 0:17:17but that's all easily fixed.

0:17:18 > 0:17:21Now, through to the third bedroom, and what I do love about this,

0:17:21 > 0:17:26it's a bit unusual that you have two floors above a house below.

0:17:26 > 0:17:28I just like it, it's just a bit unusual.

0:17:28 > 0:17:32So this third bedroom, you know what I'm thinking, don't you?

0:17:32 > 0:17:34I've not come across that bathroom,

0:17:34 > 0:17:36so you don't have a bathroom upstairs.

0:17:36 > 0:17:39You have three pretty good-sized rooms and I'm struggling to find

0:17:39 > 0:17:43negatives on this house apart from the fact I'd love to see a

0:17:43 > 0:17:45bathroom upstairs. It would just serve a family so well.

0:17:45 > 0:17:47Now, that master bedroom through there,

0:17:47 > 0:17:51you could afford to lose a wee bit of space there, put on an en-suite.

0:17:51 > 0:17:55And then you could even think about knocking through a door from this

0:17:55 > 0:17:58side so, effectively, you have a Jack and Jill bathroom.

0:17:58 > 0:18:01It very much depends what you're buying this house for.

0:18:01 > 0:18:05If it's your forever home, you might want to spend a bit more cash.

0:18:05 > 0:18:07Or you might want to sell it on and add some value.

0:18:07 > 0:18:10If you're renting it out, maybe not so much.

0:18:10 > 0:18:13But it's not the biggest of problems to have that your bathroom's

0:18:13 > 0:18:16downstairs when the rest of the house is so good.

0:18:17 > 0:18:20Before making a major change like adding a bathroom,

0:18:20 > 0:18:23you'd probably need the freeholder's advice.

0:18:23 > 0:18:26However, this property is not a freehold.

0:18:26 > 0:18:28It's ex-local authority and there's

0:18:28 > 0:18:31no management company attached either.

0:18:32 > 0:18:36Regardless, an investor needs to research demand in the area,

0:18:36 > 0:18:39and what the ceiling price would be.

0:18:45 > 0:18:47a lot of work to bring it up to standard.

0:18:47 > 0:18:51Really, probably, carpets, a bit of redecoration, new kitchen,

0:18:53 > 0:18:56I would say the only drawback of the property would be the fact the

0:18:56 > 0:18:58bathroom is actually downstairs.

0:18:58 > 0:19:01Most modern families maybe looking for at least a shower room

0:19:03 > 0:19:06Hmm. Before getting carried away and spending money,

0:19:06 > 0:19:10you need to know what this maisonette, guided at £45,000 plus,

0:19:10 > 0:19:12could sell for once renovated.

0:19:15 > 0:19:20I would imagine a sales price of between 70 and £75,000.

0:25:20 > 0:25:24But now it was derelict in some parts and verging on dangerous.

0:25:27 > 0:25:31The only plus so far was that the building was in a conservation area

0:25:31 > 0:25:34and already had planning permission.

0:25:34 > 0:25:37Now, you can see, this was the original shop area.

0:25:37 > 0:25:39The new plans that have been drawn up

0:25:39 > 0:25:41with the lot that's gone to auction

0:25:41 > 0:25:45state that this is going to be one dwelling, one family home now.

0:25:45 > 0:25:49Although, my goodness, you could not imagine living here in this state!

0:26:19 > 0:26:22And while he intended it to be his dream family home,

0:26:22 > 0:26:25he was under no illusions when it came to the reality.

0:26:27 > 0:26:29It's an architect's nightmare.

0:26:29 > 0:26:32Nightmare, because, you know, there are so many rules and regulations.

0:26:32 > 0:26:35It's a listed building, it's in a conservation area.

0:26:35 > 0:26:37Hence, I've got a lot to do, a lot to achieve,

0:26:37 > 0:26:41and there's lots of people going to be following my every move.

0:26:42 > 0:26:44So John will be going above and beyond

0:26:44 > 0:26:46when it came to the restoration.

0:26:46 > 0:26:47But he'd be going low

0:26:47 > 0:26:50when it came to extending the footprint of the house.

0:26:51 > 0:26:56What I'm looking for is to put a basement room and keep the actual

0:26:56 > 0:26:59garden itself at the existing level.

0:26:59 > 0:27:04The lower ground extension and renovation was expected to cost a

0:27:04 > 0:27:07hefty 400 grand in total with the project scheduled to last a year.

0:27:07 > 0:27:09So did it all go to plan?

0:27:11 > 0:27:14Well, we're back, six and a half years later!

0:27:45 > 0:27:50The renovation is complete, as is the lower ground extension.

0:27:50 > 0:27:53And since we can, let's take advantage of the resident expert

0:27:53 > 0:27:55to see how it was achieved.

0:27:56 > 0:27:59This was the old garden which was

0:27:59 > 0:28:03dug out and we created what is now a family room.

0:28:03 > 0:28:07What I've achieved here is to expand the actual natural area of the

0:28:07 > 0:28:14building by 750 square feet and then here, we've got a lot more light,

0:28:14 > 0:28:16it's become the patio garden.

0:28:16 > 0:28:20And then, of course, we put the original garden back on this roof.

0:28:22 > 0:28:26The lower ground extension has its access through the newer part of the

0:28:26 > 0:28:29building, while the existing lower ground floor

0:28:29 > 0:28:31is accessed through the main house.

0:28:31 > 0:28:34The bulging wall has been reinforced to make it structurally

0:28:34 > 0:28:37sound and there are two good-sized rooms.

0:28:40 > 0:28:44Up on the first floor, the two bedrooms have been painstakingly

0:28:44 > 0:28:48restored and the conservation officer insured mouldings,

0:28:48 > 0:28:52architraves and skirtings have all been specially reproduced to fit the

0:28:52 > 0:28:551830s style of the house.

0:28:55 > 0:28:57So with so much attention to detail,

0:28:57 > 0:29:00there must have been some challenges.

0:29:00 > 0:29:05# There's levels to your love and I keep on climbing up... #

0:29:05 > 0:29:08I suppose the lathe and plaster was the trickiest in a historical sense.

0:29:10 > 0:29:13And the old shop front which, unfortunately,

0:29:13 > 0:29:18is not a replica of an 1830s window which I truly wanted to have.

0:29:18 > 0:29:23The conservation officer requested that it was a replica of a 1945 shop

0:29:23 > 0:29:28window which was put in after the Second World War when this building

0:29:28 > 0:29:30suffered bomb blasts.

0:29:30 > 0:29:33So that was one of my conflicts with the conservation officer.

0:29:33 > 0:29:39I wanted to be true to the historic value of 1830, yet he said,

0:29:39 > 0:29:42"No, we want to see how the building has evolved over the years."

0:29:42 > 0:29:43So that was one of our issues.

0:29:45 > 0:29:48John has overseen every part of this project,

0:29:48 > 0:29:52designing the extension and project managing the build.

0:29:52 > 0:29:54However, it was gaining permission

0:29:54 > 0:29:56that caused the initial delay of 18 months.

0:29:56 > 0:30:00There were further delays securing the funds for the project, but

0:30:00 > 0:30:04the renovation on the original house was able to start three years ago

0:30:04 > 0:30:07with the extension build starting 15 months ago.

0:30:09 > 0:30:12Ultimately, John and his family decided not to live here

0:30:12 > 0:30:14so the house will be going on the market,

0:30:14 > 0:30:19hopefully recouping some of the overspend on his £400,000 budget.

0:30:20 > 0:30:24I've spent on the project well over £1 million.

0:30:24 > 0:30:28The love of putting it in has taken it out of all proportion.

0:30:29 > 0:30:35My only safety factor was the belief that property prices were increasing

0:30:35 > 0:30:38over the years. As the market stands right now,

0:30:38 > 0:30:41we all know that it's extremely difficult.

0:30:41 > 0:30:43Properties aren't moving at the moment,

0:30:43 > 0:30:47so I've got to be prepared to wait a little longer before I can see a

0:30:47 > 0:30:49return on the property.

0:30:49 > 0:30:53Despite all the delays and demands of complying with the planners,

0:30:53 > 0:30:57John has managed a fantastic finish here and although he has spent

0:30:57 > 0:31:00almost double what he intended,

0:31:00 > 0:31:03he has created something unique and amazing.

0:31:03 > 0:31:07However, the property market, as we know, can upset the best of plans.

0:31:07 > 0:31:09Let's find out what a local estate

0:31:09 > 0:31:13agent thinks of John's stunning project.

0:31:13 > 0:31:16My first thoughts on the property are that the styling is very much up

0:31:16 > 0:31:18to spec, up to the latest fashions.

0:31:18 > 0:31:20The size of the property's fantastic,

0:31:20 > 0:31:24it's got a lovely family room on the lower part of the rear of the house

0:31:24 > 0:31:27and it's a lovely mix of old and new.

0:31:27 > 0:31:29The property ticks a lot of boxes

0:31:29 > 0:31:32but will the price be right for John to sell?

0:31:32 > 0:31:36He's spent approximately £1.5 million on the house in total.

0:31:36 > 0:31:39So, what could it be worth on the sales market?

0:31:41 > 0:31:47If I was to market this property, I'd put a guide price of £2,750,000.

0:31:47 > 0:31:522.75, it's probably, in a good market, the right price.

0:31:53 > 0:31:58That valuation would mean a potential profit of approximately

0:31:58 > 0:32:01£1.2 million minus taxes and fees.

0:32:01 > 0:32:06And the agent thinks it could rent out for £7,000-£7,500 per month

0:32:06 > 0:32:09giving him a yield of around 6%.

0:32:09 > 0:32:11Would that persuade John to hang on to the house?

0:32:12 > 0:32:16Well, I might have to if I can't actually sell the property.

0:32:16 > 0:32:18It's an option that I can consider.

0:32:18 > 0:32:23After facing demanding conservation restrictions and endless delays,

0:32:24 > 0:32:27derelict building and make something special.

0:32:27 > 0:32:30So, how does he feel now it's complete?

0:32:30 > 0:32:32It's like anything you create.

0:32:32 > 0:32:35Any artist that creates anything invariably

0:32:35 > 0:32:37lets it go at the end of the day.

0:32:37 > 0:32:39If I was doing a painting, it would be the same thing.

0:32:39 > 0:32:42So, I've got to accept that and move on.

0:32:42 > 0:32:44Otherwise, life becomes boring.

0:32:44 > 0:32:48You want to go to the next chance, the next auction, the next venture,

0:32:48 > 0:32:50and that's what I'll be doing.

0:32:55 > 0:32:59Bootle is just to the north of Liverpool and the town has been

0:32:59 > 0:33:02dominated for over 100 years by the River Mersey.

0:33:02 > 0:33:04Due to its valuable port,

0:33:04 > 0:33:09Bootle was targeted by German forces during World War II, making it the

0:33:09 > 0:33:12most bombed borough in the UK.

0:33:12 > 0:33:14Thankfully, much of the original housing stock,

0:33:14 > 0:33:17including these terraces, survived.

0:33:18 > 0:33:22Just imagine for a moment I'm in London walking down a street almost

0:33:23 > 0:33:28The houses here would probably be £600,000 to £800,000.
