0:00:02 > 0:00:05Good morning, house-hunters. Today, you find Jonny and I

0:00:05 > 0:00:09the proud passengers in Britain's first ever alpine-style cable car.

0:00:09 > 0:00:15We are skimming the tree tops of the Derwent Valley like a pebble across a leafy pond.

0:00:15 > 0:00:19Yes. As unlikely as it may seem, we're only 20 miles north of Derby

0:00:19 > 0:00:22in a town famed in Victorian times for spas and hydrotherapy.

0:00:22 > 0:00:25Yes, that's right, today, we're in Matlock.

0:00:34 > 0:00:38Of all the Matlocks in all the world, including the two in America,

0:00:38 > 0:00:41the one in Australia, the one in Canada, the US legal crime show

0:00:41 > 0:00:43and the lesser known Australian cop show,

0:00:43 > 0:00:47this has to be my favourite Matlock with the greatest views ever.

0:00:47 > 0:00:51I completely agree. But local people take these views for granted

0:00:51 > 0:00:54which happens when you see them every day.

0:00:54 > 0:00:57And that's the problem. If you want to move house, you want to move

0:00:57 > 0:01:00the views with you. The views become top of your wish-list.

0:01:00 > 0:01:02The same can be said of today's buyers.

0:01:02 > 0:01:04They want these views but for less money.

0:01:04 > 0:01:08And today's buyers are Maria and Bob Hepburn

0:01:08 > 0:01:11and their children, Sam, 10, and Marisa, 13.

0:01:11 > 0:01:15The Hepburns are hoping to sell their house and become mortgage-free.

0:01:15 > 0:01:19Bob was recently made redundant and Maria's a teaching assistant.

0:01:19 > 0:01:23They had found their dream property but, unfortunately, that dream

0:01:23 > 0:01:26became a nightmare when the house sold just a few months ago.

0:01:26 > 0:01:30Maria and Bob were devastated, but the search for the perfect house must go on.

0:01:30 > 0:01:33So they've turned to us for help, naturally.

0:01:33 > 0:01:36Where better to meet them than atop the views they hope to be buying into.

0:01:36 > 0:01:41Bob and Maria, we are in Matlock, a lovely area and I believe you've lived here a long time

0:01:41 > 0:01:44- and have never been up here before, have you?- That's correct.

0:01:44 > 0:01:47- Why have you never been up here before?- I'm not a lover of heights.

0:01:47 > 0:01:50And we forced you to come in a cable car this morning.

0:01:50 > 0:01:53- Are you a fan of heights now?- Nope.

0:01:53 > 0:01:56- Was it as traumatic as you thought it would be?- Not quite as bad.

0:01:56 > 0:01:58Until we stopped and the wind caught us.

0:01:58 > 0:02:02- Yes.- Well, at least it's here. Look at the views you've got.

0:02:02 > 0:02:05What perfect a place to start today's programme than up here?

0:02:05 > 0:02:11Now, I believe we have a tale of woe about the house you did want to buy.

0:02:11 > 0:02:15Yes, very much so. We only put our house on the market

0:02:15 > 0:02:19because we saw this bungalow that I fell in love with.

0:02:19 > 0:02:21And, unfortunately, it has now gone.

0:02:21 > 0:02:26Well, it's the only time I've really wished for something

0:02:26 > 0:02:30- to go wrong for someone because I'm not like that.- At least you're honest about it.

0:02:30 > 0:02:33Any other properties that have come close to this?

0:02:33 > 0:02:37- No.- Not really. - So a whole emotional journey.

0:02:37 > 0:02:42- Normally we say, describe your ideal house. But, your ideal house is somewhere down there.- Yes.

0:02:42 > 0:02:44So, what did it look like, this property?

0:02:44 > 0:02:46Well, you're pointing behind you.

0:02:46 > 0:02:49You can probably see in the distance some houses.

0:02:49 > 0:02:52- Yes.- It was one of those, on the top.

0:02:52 > 0:02:56It looked over the meadows with nothing in front of us

0:02:56 > 0:02:58because we were that high up.

0:02:58 > 0:02:59So, unspoiled views.

0:02:59 > 0:03:03And the views seem to be one of the big things you're looking for.

0:03:03 > 0:03:08- Yes, very much so.- Everyone's got a list of must-haves and also-wants. Let's work through the must-haves.

0:03:08 > 0:03:13What has this property got to have excluding the dream home you can't currently have?

0:03:13 > 0:03:17Very much views, because that is important to us.

0:03:17 > 0:03:21But, at the moment, in the property we actually live in,

0:03:21 > 0:03:23we live on a main road and the garage and parking

0:03:23 > 0:03:25is at the back of the house.

0:03:25 > 0:03:28So, I'd very much like to have parking at the side of the house,

0:03:28 > 0:03:31- to have a drive.- More traditional approach to the property.

0:03:31 > 0:03:34And a larger bedroom for our son.

0:03:34 > 0:03:36So, three bedrooms is a must, is it?

0:03:36 > 0:03:38- That's on the must-haves.- Yes.

0:03:38 > 0:03:41House or bungalow, you're not too fussed about the style?

0:03:41 > 0:03:44We would prefer a bungalow, but if the house is right,

0:03:44 > 0:03:45she'll go for a house.

0:03:45 > 0:03:49- Are you DIYers yourself or are you going to be...- He is.

0:03:49 > 0:03:51- I'm not. - I can turn my hand to most things.

0:03:51 > 0:03:53Really? Anything you're not prepared to tackle?

0:03:53 > 0:03:58I wouldn't want something that's falling down and have to rebuild.

0:03:58 > 0:04:00We decorated a room once and he'd just finished it.

0:04:00 > 0:04:03I said, I hate it. And he had to do it again.

0:04:03 > 0:04:10Here's a point. Couldn't you midway through say, "I'm not so sure about that." Why wait till the end?

0:04:10 > 0:04:12Because she was at her mother's.

0:04:12 > 0:04:15All right. So, we are prepared to do stuff.

0:04:15 > 0:04:19We need to work that out before you do the stuff otherwise you might have to do it twice.

0:04:19 > 0:04:23And no-one wants to do it twice. The area you want to be around here.

0:04:23 > 0:04:25Any other things you need to be near to?

0:04:25 > 0:04:29We don't want to go too far beyond Cromford southward

0:04:29 > 0:04:32because of my daughter's school.

0:04:32 > 0:04:36It's got to be either Cromford, this way, towards Chesterfield.

0:04:36 > 0:04:41- What about outside? Is a garden important to you?- We like to entertain. We love our barbecues.

0:04:41 > 0:04:45The Italian in me, we love eating outside if the weather's nice.

0:04:45 > 0:04:49The question is, the all-important one, how much money?

0:04:49 > 0:04:52What have you got to spend the dream?

0:04:52 > 0:04:55- Go on, it's down to you, Maria.- 220.

0:04:55 > 0:04:57Will you go any higher?

0:04:57 > 0:05:00- Only a little bit.- We can go with a little bit of flexibility.

0:05:00 > 0:05:03- A little bit, but not a lot.- Right.

0:05:03 > 0:05:06- Well, we are going to get out there. Will you wish us luck?- Oh, yes.

0:05:06 > 0:05:10- I think you need it.- How long have you been looking for?- I suppose about six months.

0:05:10 > 0:05:12All right, Jonny and I have a day.

0:05:12 > 0:05:15We'll see you later on. See you.

0:05:15 > 0:05:17Bye.

0:05:17 > 0:05:19They'll never do it.

0:05:19 > 0:05:21So, this will be a bit of a challenge today.

0:05:21 > 0:05:24They are not looking to upsize, they don't want to downsize.

0:05:24 > 0:05:28They just want a slightly different version of what they've got.

0:05:28 > 0:05:30Crab-style sideways, almost.

0:05:30 > 0:05:33Also, the other big problem, they've already found the house of their dreams.

0:05:33 > 0:05:36They just can't move into it because someone else is going to.

0:05:36 > 0:05:41Exactly. So, not making it easy on us. We've one day. I'll speak to the estate agents.

0:05:41 > 0:05:44See if they can throw any hope our way for our one-day opportunity.

0:05:44 > 0:05:47- Good luck.- See you in a bit. - So, the spa town of Matlock.

0:05:47 > 0:05:51Situated on the River Derwent at the eastern edge of the Derbyshire Peak District

0:05:51 > 0:05:54and the southern end of the Peak National Park.

0:05:54 > 0:05:57It has magnificent panoramic views, as we discovered.

0:05:57 > 0:06:01Many of which can be enjoyed from the Heights of Abraham at Matlock Bath.

0:06:01 > 0:06:05A Mr John Smedley who established hydrotherapy here in Matlock is also responsible

0:06:05 > 0:06:09for the building of Riber Castle on a hillside above the town.

0:06:09 > 0:06:13Matlock is a compact market town and a vibrant centre for shopping and tourism.

0:06:13 > 0:06:18It's also well placed with good transport links for travel north and south.

0:06:18 > 0:06:21I can certainly see why Bob and Maria don't want to move from here.

0:06:21 > 0:06:24Where else would they find a house for £220,000

0:06:24 > 0:06:27with such fantastic views elsewhere in the country?

0:06:27 > 0:06:31Well, if they headed north of Matlock to the village of Trimingham, near Halifax, they'd find

0:06:31 > 0:06:37this three-bedroomed house with a conservatory, a cellar and, of course, those all-important views.

0:06:39 > 0:06:42And, pushing even further north to the Isle of Arran,

0:06:42 > 0:06:45there's this traditional stone crofter's cottage,

0:06:45 > 0:06:47commanding stunning views,

0:06:47 > 0:06:49all for a fixed price of £245,000.

0:06:51 > 0:06:54But a few hundred miles south in Ilfracombe, Devon,

0:06:54 > 0:07:01this two-bedroomed apartment set in a period building with sensational sea views is available for 225 grand.

0:07:05 > 0:07:07But, it's Matlock on the map for us today.

0:07:07 > 0:07:09Matlock in bloom.

0:07:09 > 0:07:12My favourite Matlock of all the many Matlocks across the globe.

0:07:12 > 0:07:17The question is, do the people of Matlock know that much about the Matlocks?

0:07:17 > 0:07:20There's only one way to find out. Let's go to Matlock.

0:07:20 > 0:07:24Tom, you're going to be an absolute expert when it comes to Maria and Bob

0:07:24 > 0:07:28- because you're the agent selling their property, aren't you? - Absolutely.

0:07:28 > 0:07:33- Do you know Matlock?- Yes. - But how well do you know Matlock? I've got Matlock the Quiz here.

0:07:33 > 0:07:39It seems a bit strange and being an estate agent yourself, you would know this, it's a horizontal move.

0:07:39 > 0:07:41They're not upsizing, they're not downsizing.

0:07:41 > 0:07:44They want a slight variation of what they've got.

0:07:44 > 0:07:48Absolutely. We've obviously got Bob and Maria on the books.

0:07:48 > 0:07:51Know exactly what they are looking for as they viewed a property

0:07:51 > 0:07:54with us last summer that they fell in love with.

0:07:54 > 0:07:56- This is the property we're up against.- Absolutely.

0:07:56 > 0:08:01In the US legal drama, Matlock, what was the name of its protagonist?

0:08:01 > 0:08:07Kevin Matlock, Craig Matlock, Ben Matlock or Monty Matlock?

0:08:07 > 0:08:09Come on, Sarah.

0:08:09 > 0:08:11What are you doing? You don't cheat.

0:08:13 > 0:08:15- Ben Matlock.- You've done it right.

0:08:15 > 0:08:17- Did you cheat?- No. I guessed.

0:08:17 > 0:08:19All right, well done.

0:08:19 > 0:08:22- Have you got a few details we can have a look at?- Absolutely.

0:08:22 > 0:08:26These match what they're looking for, really.

0:08:26 > 0:08:28There's a bungalow in the village of Tansley.

0:08:28 > 0:08:32That's a two bedroom. I understand they are looking for three

0:08:32 > 0:08:37but this, with the correct planning permission, you could squeeze a third bedroom in there.

0:08:37 > 0:08:42- And Tansley is highly sought after from what I know.- Just a few miles down the road from Matlock.

0:08:42 > 0:08:44And very sought after indeed.

0:08:44 > 0:08:47In the US legal drama, Matlock,

0:08:47 > 0:08:49what was the name of its protagonist?

0:08:49 > 0:08:54Kevin Matlock, Craig Matlock, Ben Matlock or Monty Matlock?

0:08:54 > 0:08:56- I'm going Ben Matlock.- Really?- Yes.

0:08:56 > 0:08:58- You're right. It is Ben Matlock. - There you go.

0:08:58 > 0:09:01- Did you know the answer?- No, just a shot in the dark.

0:09:01 > 0:09:04- Are you reading off my sheet? - No, if I lean forward, I should.- OK.

0:09:04 > 0:09:09This is part exchange. Is that becoming more frequent as things get tighter?

0:09:09 > 0:09:14Yes. On our books, we're looking for properties all the time

0:09:14 > 0:09:18that would maybe do a bit of a swap with some other clients.

0:09:18 > 0:09:22- And vendors to vendors within your own office?- Absolutely, yes.

0:09:22 > 0:09:26Which Matlock has the lowest population? Matlock, Iowa.

0:09:26 > 0:09:30Matlock, Washington. Matlock, Canada. Or Matlock, Australia?

0:09:30 > 0:09:32Matlock, Iowa. Population seven.

0:09:32 > 0:09:36- Matlock, Iowa is correct. Population 83. I like it, though.- Close.

0:09:36 > 0:09:42- Matlock used to have the steepest what in the world?- Tramway.

0:09:42 > 0:09:44- We know that one.- Is it really?- Yes.

0:09:44 > 0:09:48This two-bedroom with scope for development could be a real contender.

0:09:48 > 0:09:52- I'll drop you a line if we want a viewing.- Fine. No problem. - That's great.

0:09:52 > 0:09:54- Thank you very much.- Cheers.

0:09:54 > 0:09:56So, how did the whole Matlock questions go down?

0:09:56 > 0:10:00I think it went well. No-one completed a whole quiz entirely and one woman cheated.

0:10:00 > 0:10:02- Oh.- But I think we had fun.

0:10:02 > 0:10:06- That's not a reflection of all the people of Matlock?- No, they're a lovely bunch.

0:10:06 > 0:10:11Property-wise, though, the mystery property hunting team have had their work cut out

0:10:11 > 0:10:15because we know they've fallen in love with a house already and it was a bungalow.

0:10:15 > 0:10:18And what they thought is I'm going to show them another bungalow.

0:10:18 > 0:10:21It's in Matlock. It's beautiful.

0:10:21 > 0:10:25It's lovely. It's got nearly the views that her house has got.

0:10:25 > 0:10:27Nearly. We can see a castle from it.

0:10:27 > 0:10:31It's lovely. It's got a very impressive front lawn. Inside, it's three bedrooms.

0:10:31 > 0:10:34Maybe there's some work for Bobby to do.

0:10:34 > 0:10:36- But I think Bob's up to it.- Yes, OK.

0:10:36 > 0:10:41Tom, at the estate agents, did a wonderful job and identified a property that is quite interesting.

0:10:41 > 0:10:43It's in the gorgeous village of Tansley.

0:10:43 > 0:10:47It does want some work, but property-wise, absolutely superb.

0:10:47 > 0:10:51You can see those views of the Riber Castle fantastically well from the front.

0:10:51 > 0:10:55As I say, it's not perfect for them, but location wise...

0:10:55 > 0:11:00- How not perfect?- You'll find out soon enough. But, nonetheless, let's crack on with the wildcard.

0:11:00 > 0:11:04That's intriguing. The wildcard. We've gone for a house.

0:11:04 > 0:11:07It's lovely. It has got four bedrooms, it is a cracker.

0:11:07 > 0:11:10It's stone built. It's immaculate, needs no work.

0:11:10 > 0:11:11They can move straight into it.

0:11:11 > 0:11:14And it's in Matlock, where they want to be. Those are the houses.

0:11:14 > 0:11:1745 minutes of housing entertainment. Are you ready?

0:11:17 > 0:11:19- Where should we go for the start? - Yours.- Mine.

0:11:21 > 0:11:24I'm first off the blocks with a detached bungalow

0:11:24 > 0:11:27in a quiet cul-de-sac on the outskirts of Matlock.

0:11:27 > 0:11:32It's been rented on and off for the last year or so. And it's currently vacant.

0:11:32 > 0:11:36But, believe me, even with no furniture, you can't help but see its potential.

0:11:36 > 0:11:39Just look over there. A plethora of views.

0:11:39 > 0:11:41It's impressive, Ed, no denying it.

0:11:41 > 0:11:45But is it better than the half bungalow, half house that sold and broke Maria and Bob's hearts?

0:11:45 > 0:11:49No, not when you put it like that. But I'm still confident they will be very pleased.

0:11:49 > 0:11:52We are in Matlock. We are in a lovely part of Matlock.

0:11:52 > 0:11:56Look over here. I've not got you the back-garden views but I've got you front-garden views.

0:11:56 > 0:11:58Look at that over there.

0:11:58 > 0:12:03That's fantastic. It's actually a really nice area. I do like it here.

0:12:03 > 0:12:06This is the one we've plumped for. A bungalow.

0:12:06 > 0:12:09So, we've gone for the bungalow feel.

0:12:09 > 0:12:12It's everything you found in the property of your dreams.

0:12:12 > 0:12:16- Is this anything like the one you fell in love with?- Yes. Similar.

0:12:16 > 0:12:18- Yes.- You've got the views.

0:12:18 > 0:12:21You've got the property. Are you willing to go in?

0:12:21 > 0:12:23- Oh, yes.- Are you ready?- Yes.

0:12:23 > 0:12:28Are you ready to fall in love again with another house in Matlock but this one you could potentially buy?

0:12:28 > 0:12:32- Let's go in and see. - Good luck. Get in that bungalow and enjoy yourselves.

0:12:32 > 0:12:37- I'm excited.- Very positive.- I hope they'll be very good tourers.

0:12:37 > 0:12:40- I think they will be. Shall we find out?- Let's do it.- Let's do it.

0:12:42 > 0:12:44That's a good sized hall.

0:12:44 > 0:12:48- It's bigger than you think on the outside.- Yes.

0:12:49 > 0:12:52It's a lot bigger.

0:12:52 > 0:12:55- Nice and light. - Go round to the right.

0:12:56 > 0:12:59- Presumably, this is the living room. - Yes.

0:12:59 > 0:13:01Oh, it's a good size.

0:13:01 > 0:13:03I like this.

0:13:03 > 0:13:06This is brilliant news. Maria is instantly in there.

0:13:06 > 0:13:09- You can tell by the tone in which she is saying it.- Yes. - She is excited.

0:13:09 > 0:13:14So, is this just a living room or dining room-come-living room?

0:13:14 > 0:13:18At a guess, at some stage, this has been two rooms.

0:13:18 > 0:13:22It's more of a lounge-diner. We couldn't get the kitchen-diner.

0:13:22 > 0:13:27Well, I have got Bob in my mind to create the kitchen-diner. He is unaware of that yet.

0:13:27 > 0:13:32He is not aware of just how much work he will have to do. He is going to have to use bricks.

0:13:32 > 0:13:35He is going to maybe have to do an architecture degree. But...

0:13:35 > 0:13:38- Once that is all done.- Yes.

0:13:38 > 0:13:40They will have the perfect kitchen.

0:13:40 > 0:13:43- Conservatory that side.- Oh, yes.

0:13:43 > 0:13:47It's more of a lean-to than a conservatory.

0:13:47 > 0:13:50But, cleaned up, it'd be OK.

0:13:50 > 0:13:55- It's a good size and a conservatory suite will fit in here quite nice, won't it?- Yes, probably would.

0:13:55 > 0:13:58They've done a good job so far. They've not moved for a long time.

0:13:58 > 0:14:02- There's no furniture in there but they've visualised everything pretty well.- They have.

0:14:02 > 0:14:05Garage that way by the looks of it.

0:14:06 > 0:14:08Leads to the garage.

0:14:08 > 0:14:13- We are about to walk into a tandem garage and I've never been in one of those before.- Oh, really?

0:14:13 > 0:14:17And I went in there, I enjoyed it. Hopefully, they will too.

0:14:17 > 0:14:19Narrow, I would say. Wouldn't you?

0:14:19 > 0:14:21It's all right. You could get yours in here.

0:14:21 > 0:14:23- And mine.- Yes, it would be OK, then.

0:14:23 > 0:14:26You could get yours in here after I've got all my junk in here.

0:14:26 > 0:14:29- You're not having any more junk. - Yeah, right.

0:14:29 > 0:14:33Bob is storing all his junk inside that trunk.

0:14:33 > 0:14:34But, Bob, I have another plan.

0:14:34 > 0:14:38And again it involves you and a huge amount of building work.

0:14:38 > 0:14:41Oh, this is disappointing.

0:14:41 > 0:14:46- Disappointing?- Yes. - These are broken. I'm picking up someone else's programme.

0:14:46 > 0:14:51- It is disappointing in there. - Well, not if Bob does the building degree I'd like him to do.

0:14:51 > 0:14:54Or hires a builder because they could create a kitchen diner here

0:14:54 > 0:14:57within budget, ladies and gentlemen. Within budget.

0:14:59 > 0:15:01Erm...yes.

0:15:01 > 0:15:02It's got the cooker.

0:15:02 > 0:15:08It's got a fridge. I suppose the washing machine fits there. But...

0:15:08 > 0:15:11- Yes, but... - I wanted a bigger kitchen.

0:15:11 > 0:15:17What people don't realise is, when you upsize you get bigger things, downsize, you get smaller things.

0:15:17 > 0:15:20When you get sideways things, you normally get exactly the same

0:15:20 > 0:15:25but sometimes the kitchen shrinks when you go sideways. I don't know why that is.

0:15:25 > 0:15:28Right, so, this must be the bathroom.

0:15:30 > 0:15:34- Right.- This is quite deceiving. - Why, does it go round the corner?

0:15:34 > 0:15:36Yes.

0:15:36 > 0:15:39- Wow.- That's surprising. - I didn't expect to see that.- No.

0:15:39 > 0:15:45It's nice. Just a little bit of upgrading and this would be OK, to be honest. It's a good size.

0:15:45 > 0:15:47Brilliant. Positive back again.

0:15:47 > 0:15:50- But the bathroom's been re-fitted. - It's lovely.

0:15:50 > 0:15:52- But they're saying it needs upgrading.- Only a bit.

0:15:52 > 0:15:54- That's just their standards. - Just a bit.

0:15:54 > 0:15:58Oh, this a good size. Yes.

0:15:58 > 0:16:02- I am pleasantly surprised with this, but which bedroom is it?- Don't know.

0:16:02 > 0:16:05- Is it the main bedroom? - Hard to tell, isn't it?

0:16:05 > 0:16:07Yes, but it's a good size.

0:16:07 > 0:16:10- It's big enough for a double, easy. - Yes, exactly.

0:16:10 > 0:16:15So whether it was ours or Marisa's or even Sam, we need to see what the others are like to find out.

0:16:15 > 0:16:19Maria has stated a very good point. She needs to look at all the rooms first.

0:16:19 > 0:16:21- I think they're going to sleep in that room.- Yes, it's the biggest.

0:16:21 > 0:16:24- Oh, again.- That's similar.

0:16:24 > 0:16:27This is a good size one as well.

0:16:27 > 0:16:30Again you can fit a double bed in here. Which, you know...

0:16:30 > 0:16:34This is square as opposed to the other one that's on a window, isn't it?

0:16:34 > 0:16:39- Yes.- I would think this would sort out the kids' rooms, wouldn't it?- Do you think so?- Yes.

0:16:39 > 0:16:42- Maybe for Marisa.- Depending on what the other one's like.

0:16:42 > 0:16:50- OK.- Right, now, I knew this might be an issue because Sam, little Sam has been given the short straw.

0:16:50 > 0:16:55- He turned up last in the family. He's been given the smallest bedroom.- That's the price you pay.

0:16:55 > 0:16:57Get there first, get the biggest bedroom.

0:16:57 > 0:17:00- Ah, now...- Yes.

0:17:00 > 0:17:04But it's still bigger than the room that Sam has already got, isn't it?

0:17:04 > 0:17:07Yes. It's bigger, it's a lot bigger than what he's got.

0:17:07 > 0:17:10Yes. It's a decent size.

0:17:10 > 0:17:12I don't think he'd be disappointed.

0:17:12 > 0:17:15- This would be Sam's, Marisa's. So...- We'd have that one, then.

0:17:15 > 0:17:17- It would have to be ours?- Yes. Yes.

0:17:17 > 0:17:20- Right.- And beautiful and light. I do like it.

0:17:20 > 0:17:24There we go. Three good-sized bedrooms, all of them bigger than what Sam's currently got.

0:17:24 > 0:17:28- Only disappointing bit was the kitchen.- But I've got a solution.- Do you want to...- Yes.

0:17:31 > 0:17:34Now, Bob and Maria, I think you quite like the property.

0:17:34 > 0:17:39- There was one area of the property that you were a little bit, you know, not sold on. Which was?- Yes.

0:17:39 > 0:17:41- The kitchen.- Right. OK.

0:17:41 > 0:17:44I think that lets the property down.

0:17:44 > 0:17:47But I think there are ways around it.

0:17:47 > 0:17:50Normally this is where I'd give you a way around it.

0:17:50 > 0:17:55- But what have you thought? Because obviously Bob is our DIY expert. - Yes.- Under your expert tuition.

0:17:56 > 0:18:00What do you think you could do? I think overall you like the property.

0:18:00 > 0:18:02What you reckon you could do to it?

0:18:03 > 0:18:09You could do something here, because it seems to be a dead space just here when you come out the door.

0:18:09 > 0:18:12The lean-to conservatory, whatever you want to call it.

0:18:12 > 0:18:15- Mmm.- I think that's where you've got to look at changing something.

0:18:15 > 0:18:19Yes, I think that. Because, you know, it doesn't look too expensive, put it that way.

0:18:19 > 0:18:22- So, if you did get rid of it, you wouldn't be losing much money.- No.

0:18:22 > 0:18:25The other thought...what about this?

0:18:25 > 0:18:27With your tandem garage. Two garages, basically.

0:18:27 > 0:18:29You could convert the garage as well.

0:18:29 > 0:18:32You could have that as a utility room, get rid of some clutter.

0:18:32 > 0:18:37You could still park your car in the garage and then have a whole annexe out there as well.

0:18:37 > 0:18:40That's right. Certainly the location's brilliant.

0:18:40 > 0:18:45Because my son's school is just down the road and my daughter would catch the bus across the road

0:18:45 > 0:18:49to her secondary school, so you couldn't have picked a better location.

0:18:49 > 0:18:54- Couldn't have picked a better location.- I was just enjoying the views out the front there.

0:18:54 > 0:18:59- The property's lovely, but what a disappointing kitchen that is.- Well, well, well...

0:18:59 > 0:19:03Bob would take great insult at that if you turned up in a year's time

0:19:03 > 0:19:06- and saw what he had built.- Oh, you did the architect thing.- Yes.

0:19:06 > 0:19:08- That's excellent.- There we go.

0:19:08 > 0:19:10That's all going to cost money, though.

0:19:10 > 0:19:15Is that going to be within your budget of £220,000? Who's going to go first?

0:19:15 > 0:19:18- I'll go first. - Maria.- Very brave. Good, Maria.

0:19:18 > 0:19:20I think it's smack on. 220.

0:19:20 > 0:19:23- OK.- 220 grand. OK. Bob?

0:19:23 > 0:19:24I think it's over.

0:19:24 > 0:19:26Because of where we are.

0:19:26 > 0:19:28It's probably...230.

0:19:28 > 0:19:30- OK then.- Do you know what we've got?

0:19:30 > 0:19:31We've got a tie on our hands.

0:19:31 > 0:19:36The actual price is £225,000 on the knocker, so we've got a tie,

0:19:36 > 0:19:38which throws Guess The Price into a different conundrum.

0:19:38 > 0:19:44So...it's slightly over your budget, but I think it will be worth it and it is a lovely plot.

0:19:44 > 0:19:48- The question is, do we want to go to Jonny's one?- Of course you do.

0:19:48 > 0:19:53- Now you don't mind doing a bit of building work?- Mmm...- Excellent. Great. Come with me, this way.

0:19:56 > 0:20:00OK, yes, I'll admit it, there may be a bit of work needs doing at property two.

0:20:00 > 0:20:04- I would say so. How you feeling, Jonny? Nervous?- No, no, not at all.

0:20:04 > 0:20:08I love my choice - detached bungalow that's light and airy, immaculately presented.

0:20:08 > 0:20:12- It's got a conservatory, two driveways.- How many bedrooms?

0:20:12 > 0:20:14- A sitting room.- How many bedrooms?

0:20:14 > 0:20:16And just check out those views.

0:20:16 > 0:20:20- How...many...bedrooms?- Yes, all right, just the two.

0:20:20 > 0:20:22Sausages.

0:20:22 > 0:20:27Bob and Maria, here we are at my choice - property number two in the gorgeous of village of Tansley.

0:20:27 > 0:20:31- an area that you are very familiar with.- Yes, that's right.

0:20:31 > 0:20:34It's fantastic. It's all about location with this house.

0:20:34 > 0:20:39We've got Tansley Heath, just yonder, over there. We've got views of the Riber Castle behind us.

0:20:39 > 0:20:40The property is pretty special.

0:20:40 > 0:20:44- What do you think? First impressions? - It looks good.- Yes, it does.

0:20:44 > 0:20:49- Yes. Very nice.- A driveway you can pull straight on to.- Yes. That's the one box ticked, isn't it?

0:20:49 > 0:20:52- Yes.- Only two miles from Matlock. - Yes.

0:20:52 > 0:20:55Do you like it more than the first one or less than the first one?

0:20:55 > 0:20:57- Um...- Hard to say from the outside.

0:20:57 > 0:21:00- It's very impressive with the conservatory.- There you go.

0:21:00 > 0:21:03This feature at the front. I like that.

0:21:03 > 0:21:05- So you like the conservatory a lot? - Yes, I do.

0:21:05 > 0:21:11OK. I've got a hint and tip at the end of this, which you might smack in the face of the conservatory.

0:21:11 > 0:21:15- Get yourselves inside, enjoy the view and I'll speak to you in a bit, OK?- OK. Thanks.

0:21:19 > 0:21:23OK, here we are. Property two. Great house, great location, just not big enough.

0:21:26 > 0:21:30- Oh, mini...- Mini utility room straight in the door.- Yes.

0:21:30 > 0:21:34Yes. Now you do have to walk straight into a utility room to get into this property,

0:21:34 > 0:21:36which isn't ideal, but it gets better.

0:21:36 > 0:21:38- Oh, this is a nice kitchen.- It's...

0:21:38 > 0:21:41It's compact. It's nice.

0:21:41 > 0:21:46It's actually the units that I like. Because it's more modern, it looks better.

0:21:46 > 0:21:49- A bit more modern is this. More jazzy.- It's not big enough

0:21:49 > 0:21:51- to be a kitchen diner, which they'd ideally like.- No.

0:21:51 > 0:21:53Oh, it's the bathroom.

0:21:55 > 0:21:59- It's only small, though.- Just small, yes. But it's got a shower.

0:21:59 > 0:22:01It's got a glass, what they called?

0:22:01 > 0:22:04- Shields?- Partition thing, isn't it?

0:22:04 > 0:22:09- It's only a three-piece.- I think I had a four-piece, didn't I? - You did have a four-piece, yes.

0:22:09 > 0:22:12This is nice.

0:22:12 > 0:22:16- This is quite nice and airy, isn't it?- Yes.

0:22:16 > 0:22:20People read into the word nice and think there's something that they're not wanting to say.

0:22:20 > 0:22:23But I think when Maria says "nice", she means it.

0:22:23 > 0:22:26- Yes.- She genuinely thinks it is nice. - This is quite a nice room.

0:22:26 > 0:22:30I do like this. Oh look, the fireplace is nice.

0:22:30 > 0:22:34- What you got out there? - The views are nice.- I can see the Riber up there.

0:22:34 > 0:22:38- From this one.- Yes. Yes, you can. - In that lounge, lovely wooden flooring,

0:22:38 > 0:22:42you've got the fireplace and the vendors themselves actually

0:22:42 > 0:22:47put in this bay window to maximise the views of the Riber Castle up on the hill there. A gorgeous vista.

0:22:47 > 0:22:48Why wouldn't you?

0:22:51 > 0:22:53Oh, wow. This is nice and light.

0:22:53 > 0:22:55It's big, isn't it?

0:22:55 > 0:22:58What a beautiful conservatory.

0:22:58 > 0:22:59I do like this. This is nice.

0:22:59 > 0:23:02- The flooring's nice. - I'll sit on here.

0:23:02 > 0:23:04And I'll join you.

0:23:04 > 0:23:10OK, so kitchen good, bathroom good, lounge good, conservatory... They really like this from the outside.

0:23:10 > 0:23:14You could use this as a conservatory or a dining room as well.

0:23:14 > 0:23:16It's nice. I like this one.

0:23:16 > 0:23:18Unfortunately not going to be there for much longer.

0:23:18 > 0:23:22You've hinted at this. What have you got against the conservatory?

0:23:22 > 0:23:26I love the conservatory, but to satisfy their needs...

0:23:26 > 0:23:30- You have to knock the conservatory down.- Kind of. Only kind of. Stick with me.

0:23:30 > 0:23:31It will all make perfect sense.

0:23:33 > 0:23:36Oh, this is a nice bedroom.

0:23:36 > 0:23:38- Oh, wow.- Wow.

0:23:38 > 0:23:41- Good size.- I didn't expect that. - The floor...

0:23:41 > 0:23:43This floor's all the way through.

0:23:43 > 0:23:48They really liked the first bedroom. Lovely big size, once again, solid wood flooring.

0:23:48 > 0:23:50Not a brilliant view but a great size.

0:23:50 > 0:23:53They're on the hunt for bedroom two and three.

0:23:53 > 0:23:56- They'll hunt for bedroom three for some time. - Prepare for disappointment.

0:23:59 > 0:24:01- Another good-sized bedroom.- Yes.

0:24:01 > 0:24:03But it's only the second one.

0:24:03 > 0:24:06So where's Jonny hiding the third one?

0:24:06 > 0:24:08We've got two children, a girl and a boy.

0:24:08 > 0:24:13- We've got to have three bedrooms. - Oh, dear.

0:24:13 > 0:24:15Jonny, by the tone of their voice,

0:24:15 > 0:24:19I'm not sure if they're angry or not, but you'd better have a very good suggestion.

0:24:19 > 0:24:24- Well, the thing is...- Zip it! Do you want to go and deliver it to them? Good luck. I'll see you later.

0:24:24 > 0:24:26- I'll...- No, really good luck.

0:24:29 > 0:24:34- Jonny? I don't think... - You're going to pick on me straight away, aren't you?- Yes.

0:24:34 > 0:24:36- You like his place.- Who says?

0:24:36 > 0:24:37I could hear it in your voices.

0:24:37 > 0:24:40We've got two children, a girl and a boy.

0:24:40 > 0:24:44- There's no dining room, the kitchen...- That's four people!

0:24:44 > 0:24:48- Excuse me!- I've thought this through. Stick with me. OK. So here's the situation.

0:24:48 > 0:24:50- You need three bedrooms.- Yes.

0:24:50 > 0:24:56Turn your existing lounge into your bedroom. OK? So you've got three good bedrooms.

0:24:56 > 0:25:00- Use that as your master bedroom to make the most of the gorgeous views.- Right. OK.

0:25:00 > 0:25:03Then you've got two lovely doubles at the back.

0:25:03 > 0:25:07Because the existing footprint for conservatory is already in place,

0:25:07 > 0:25:10you don't actually need planning permission to convert that.

0:25:10 > 0:25:15What I would do is bring it out just in line with the front of the existing building,

0:25:15 > 0:25:19you convert your conservatory into your lounge, make that your new lounge.

0:25:19 > 0:25:23Then your conservatory comes off the back of that, either in front of it, or to the side.

0:25:23 > 0:25:28Therefore you get your master bedroom, your lounge and your conservatory all at the front

0:25:28 > 0:25:32enjoying these uninterrupted views of the Riber Castle.

0:25:32 > 0:25:34- But you take half the garden then. - Yes.

0:25:34 > 0:25:36Look at all this lovely stuff here.

0:25:36 > 0:25:39You've got plenty of it up there as well.

0:25:39 > 0:25:42I'm just trying to get you to think more about the potential options.

0:25:42 > 0:25:44Come and save me. Come save me!

0:25:44 > 0:25:47- Is it going well? - I thought that was a good idea.

0:25:47 > 0:25:49- Now, all right, here we go. - Just let me...

0:25:49 > 0:25:51- What do you think of that?- Do you want to give a recap of it, Bob?

0:25:51 > 0:25:57Put it all on there, that's going to cost. The cost of the house which you're is going to ask me...

0:25:57 > 0:25:59- This is Tansley. - We're going up.

0:25:59 > 0:26:02The question is, how much money does it cost?

0:26:02 > 0:26:06We've got neck-and-neck already after only one round of Guess The Price.

0:26:06 > 0:26:08- You went first last time, didn't you, Maria?- Yes.

0:26:08 > 0:26:11Bob, I'm going to force you to go first this time.

0:26:11 > 0:26:15For my potentially three-bedroom detached bungalow.

0:26:15 > 0:26:17All right. Maximum budget of £220,000.

0:26:17 > 0:26:21Presumably Jonny has factored in the renovation costs...

0:26:21 > 0:26:26Even if he has, I still think you're going to be talking 215.

0:26:26 > 0:26:30215, OK. So you think he's left you with £5,000 to do the lot?

0:26:30 > 0:26:32Which I don't think this is enough.

0:26:32 > 0:26:37No, I think this is more. I think this is Tansley and it's quite a good area.

0:26:37 > 0:26:40So I think this is about...245.

0:26:40 > 0:26:43What the...? Has the world gone mad?

0:26:43 > 0:26:48You'll be pleased to know that this property is on the market for offers over £200,000.

0:26:48 > 0:26:51That is all I'm saying. All right?

0:26:51 > 0:26:54- Please let's go to the wild card. - Let's go.

0:26:54 > 0:26:57I'm not going to tell you again!

0:26:59 > 0:27:01You've embarrassed yourself, Jonny.

0:27:01 > 0:27:06Thank goodness we can redeem matters with a wild card with four, yes, four bedrooms.

0:27:06 > 0:27:10- It's already got twice as many bedrooms as yours!- Don't rub it in!

0:27:10 > 0:27:15Yes, I was slightly short on bedrooms, but our joint choice more than makes up for it.

0:27:15 > 0:27:18Three storeys high, and with each floor the views just get better.

0:27:18 > 0:27:22It's also newly refurbished, which means absolutely no work for Bob.

0:27:22 > 0:27:25So he should be pleased. But will Maria love today's wild card?

0:27:25 > 0:27:28To be honest, I'm not sure I'm the best person to ask.

0:27:28 > 0:27:31Bob and Maria, Maria and Bob. The wild card.

0:27:31 > 0:27:33Everyone does love the wild card.

0:27:33 > 0:27:36Whose favourite part of the show is the wild card? Is it yours?

0:27:36 > 0:27:40- We both like the wild card, yes. - Here it is. This is today's wild card.

0:27:40 > 0:27:45- We've got four bedrooms in here, three toilets, it's also a different style of property, isn't it?- Mmm.

0:27:45 > 0:27:49- Very.- It's a house.- It's a house. Excellent work, yes.

0:27:49 > 0:27:51- Not a bungalow. - So what do we think?

0:27:51 > 0:27:56A mix of old and new and I didn't really want a new one, but we'll wait and see.

0:27:56 > 0:27:59- That's why it's the wild card. It's about mixing things up a bit.- Yes.

0:27:59 > 0:28:02We do appreciate it's on a main road as well, but you live on a main road at the moment.

0:28:02 > 0:28:06- You've lived on one before.- Yes. - You're kind of used to it.- Yes.

0:28:06 > 0:28:09That's the angle that we're trying to work on, but it is lovely inside.

0:28:09 > 0:28:13This is going to give you space without losing those views,

0:28:13 > 0:28:17- because the Riber Castle is straight across the valley.- Yes.- Maria, what do you think?

0:28:17 > 0:28:19It's not what I expected.

0:28:19 > 0:28:22Inside, we would not let you down.

0:28:22 > 0:28:23It's a lovely place.

0:28:23 > 0:28:28- If you don't agree, just compare it against Jonny's one. - And you'll be fine again.

0:28:28 > 0:28:30There is one downside, though.

0:28:30 > 0:28:32- Oh, go on.- We've not got the keys.

0:28:32 > 0:28:35- Why?- Well, we've not got the keys to the front door.

0:28:35 > 0:28:38There's been a mix up with the builder. We have got the keys to the back door, though.

0:28:38 > 0:28:44- So what are we doing, breaking in? - No, we're....- No!- No, we're not breaking in at the BBC!

0:28:44 > 0:28:48We're going to enter through the tradesman's entrance.

0:28:48 > 0:28:52I know it's undignified, but only for once and once only. Shall we go?

0:28:52 > 0:28:53- Yes, why not?- Come on.

0:28:58 > 0:29:01OK. And there we go. That is the rear entrance.

0:29:01 > 0:29:03- We've got a key for it. You can get in there.- OK.

0:29:03 > 0:29:07No negative thoughts, please Maria, if you don't mind. Give me a chance.

0:29:07 > 0:29:11- I'll try.- A Zen-like state. Are you ready?- Yes.- Go in. We'll see you later.

0:29:11 > 0:29:14- Right, we're off.- I tell you what, you can go off people.

0:29:14 > 0:29:16- Yes.- She's just trouble, that Maria.

0:29:19 > 0:29:22- We should've mentioned they haven't got a back garden or a front garden.- No.

0:29:22 > 0:29:25- But apart from that, it's perfect. - It is lovely.

0:29:25 > 0:29:28Well, this is quite a nice entrance.

0:29:28 > 0:29:33- It's large.- Yes, the rear vestibule. Perfect entrance point.- That's the positivity

0:29:33 > 0:29:35- that we didn't get from Maria outside.- I know.

0:29:35 > 0:29:39- Oh, downstairs toilet. This is big. It's nice.- Very big for downstairs.

0:29:39 > 0:29:43Ideal for downstairs, for Sam when he comes in with his muddy boots.

0:29:43 > 0:29:45- Yes.- They've gone through the back and liked it more.

0:29:45 > 0:29:47Although the front entrance....

0:29:47 > 0:29:51..is nice, but this, they've seen a positive for Sam and his muddy boots.

0:29:51 > 0:29:53Wow, this is a big room.

0:29:53 > 0:29:55- It's enormous.- And the castle!

0:29:55 > 0:29:57You can see the castle from the window!

0:29:57 > 0:30:01- So Jonny wasn't lying then.- No.

0:30:01 > 0:30:03See, Maria was moaning about the main road outside,

0:30:03 > 0:30:06but you've got fantastic views of the castle.

0:30:06 > 0:30:07Wow, I like this kitchen.

0:30:07 > 0:30:12Now this is the kind of kitchen that I like, that I want.

0:30:12 > 0:30:17- Did you hear that? Did you hear that?- No, what?- "This is the kind of kitchen that I want."

0:30:17 > 0:30:19I do like this.

0:30:19 > 0:30:20It's finished beautifully.

0:30:20 > 0:30:24And Bob's just said something like "finished beautifully".

0:30:24 > 0:30:27Yeah, right, Bob - "I don't want modern" - suddenly does.

0:30:27 > 0:30:30Maria, "oooeerr," suddenly loves it.

0:30:30 > 0:30:34This must be where the front door, where we can't get in.

0:30:34 > 0:30:36Yeah, exactly.

0:30:36 > 0:30:38So that we'd just come into the kitchen.

0:30:38 > 0:30:43- Makes sense, doesn't it? And these are the stairs. - The stairs to go up.

0:30:43 > 0:30:44I like the light coming through.

0:30:44 > 0:30:50If you go in the main front entrance vestibule that they have added on to the existing building,

0:30:50 > 0:30:53you've got a skylight which brings in all the natural light,

0:30:53 > 0:30:56and then you've got the original entrance to the front door

0:30:56 > 0:31:00so you've got this gorgeous stone surround, essentially where you go up the stairs.

0:31:00 > 0:31:04This is quite a nice wide stairs.

0:31:04 > 0:31:06- Steep, though.- Steep, but it's wide.

0:31:06 > 0:31:12Thankfully, before the steepness of the stairs was pointed out, the width was pointed out as a positive.

0:31:12 > 0:31:14- Oh, this isn't...- Careful!

0:31:14 > 0:31:16Mind that step.

0:31:16 > 0:31:20This is a very nice room. Very nice and light.

0:31:20 > 0:31:21A big one again.

0:31:21 > 0:31:23It's a double room, I think.

0:31:23 > 0:31:26- It's got to be a double.- There's no wardrobe, though, is there?- No.

0:31:26 > 0:31:30Because it's... Oh, it's an empty house. I've lost it with Maria now.

0:31:30 > 0:31:33Brilliant downstairs, and now all of a sudden there's a problem.

0:31:33 > 0:31:37- No fitted wardrobes. - The problem is, Maria is on new territory.

0:31:37 > 0:31:40The entire episode today we've only shown her ground-floor houses

0:31:40 > 0:31:44so she's only positive downstairs. We don't know what she's like upstairs.

0:31:44 > 0:31:51- What's she going to be like by the time she gets to the loft extension? - Oh, this is a nice bathroom. Wow.

0:31:51 > 0:31:53- Very impressive.- Wow.

0:31:54 > 0:31:57And it's one of the bathrooms, yeah?

0:31:57 > 0:31:59One of the bathrooms of the house.

0:31:59 > 0:32:02- This is light.- Another big one.

0:32:02 > 0:32:04It's another double.

0:32:04 > 0:32:08But this is smaller than the other one.

0:32:08 > 0:32:12Yeah, but it's still a double room. Again, no wardrobes.

0:32:12 > 0:32:14You've got wardrobes at your house.

0:32:14 > 0:32:16That's what removal men are for.

0:32:16 > 0:32:18So this must be the third bedroom.

0:32:18 > 0:32:26This is the smallest, by the looks of it, but having said that, for small it's still a decent size.

0:32:26 > 0:32:28So how would you put his bed?

0:32:28 > 0:32:32- If it was Sam's.- It would have to go that way.

0:32:32 > 0:32:35- Sam is finally getting a mention. - I'm hoping that's the biggest room.

0:32:35 > 0:32:38I've lost track of where they are. I'm presuming...

0:32:38 > 0:32:43- They're in the bedroom just before they go up to the attic. - That's the smallest one!

0:32:43 > 0:32:47- What are they doing? Sam, this is it. That's the smallest room. - Sorry, buddy.

0:32:47 > 0:32:49- Good grief, these are steep. - This is like Aladdin's cave.

0:32:49 > 0:32:51Careful up these steps now.

0:32:51 > 0:32:53Yes.

0:32:55 > 0:32:58I don't think we'd get a stairlift in this.

0:32:58 > 0:33:01Right, they're ascending the stairs into the attic room

0:33:01 > 0:33:04- and they're pretty steep. - Steeper than the first set.

0:33:04 > 0:33:08Wow, it's absolutely superb up here when you get here.

0:33:10 > 0:33:12We did ask for the views.

0:33:12 > 0:33:17Oh, yeah, they're all right. I'll concede, Jonny, you've got the views on this one.

0:33:17 > 0:33:23I think this would be bedroom cum games room cum...

0:33:23 > 0:33:25Yeah, but there's another room there.

0:33:25 > 0:33:30They're like children in a sweet shop up there. They're having the best time of their lives.

0:33:30 > 0:33:34- It's an amazing bedroom, isn't it? - It's phenomenal.- Huge.

0:33:34 > 0:33:36Wow.

0:33:36 > 0:33:39This is something.

0:33:39 > 0:33:42That's strange, isn't it?

0:33:42 > 0:33:44What do you do with this bit?

0:33:44 > 0:33:47- That's the shower.- Oh, is it?

0:33:47 > 0:33:50- Yeah.- What's this? - The water comes out of that one.

0:33:50 > 0:34:00Maria is like a Martian landing from the moon or Mars and looking at the bath, "It's like space. What's this?"

0:34:00 > 0:34:04It's the shower. "What's this?" It's where the water comes out, Maria.

0:34:04 > 0:34:09I don't know what these two comedians are thinking, taking me.

0:34:09 > 0:34:11I'll never get up these stairs.

0:34:11 > 0:34:13- Let's go and find out.- Oh, no.

0:34:17 > 0:34:20OK, that started off pretty well down here.

0:34:20 > 0:34:26- But it seemed to go a bit awry the further up you got.- Just a bit. The stairs were a little steep.

0:34:26 > 0:34:29- It was almost like climbing a mountain.- What a bedroom that is at the top.

0:34:29 > 0:34:32That master suite is phenomenal.

0:34:32 > 0:34:35- If it wasn't for the stairs it would tick the boxes.- Yeah.

0:34:35 > 0:34:40- It's a beautiful house. - It's a combination of a refurbished property and a new-build.

0:34:40 > 0:34:45Obviously, with a new-build you get a 10-year NHBC guarantee that goes with it.

0:34:45 > 0:34:48But because this is a combination, you're not guaranteed

0:34:48 > 0:34:52that you're going to get those certificates and those support points with it,

0:34:52 > 0:34:57so it would be worth investigating further if you look at any other similar properties.

0:34:57 > 0:35:02- OK, right.- But it's time to play Guess The Price.- And never has it been more interesting.

0:35:02 > 0:35:08We've had our first tie today, really, of this series, and as long back as I can remember.

0:35:08 > 0:35:11- So who's in the lead at the moment? - I am.

0:35:11 > 0:35:13But we could finish on a tie.

0:35:13 > 0:35:16We never, ever get that point.

0:35:16 > 0:35:20- Right, well, maximum budget, what is it? 220?- 220.

0:35:20 > 0:35:22But I think it's over, well over.

0:35:22 > 0:35:26Because of the size, 249,950.

0:35:26 > 0:35:28Cagey price.

0:35:28 > 0:35:31I would say...230.

0:35:31 > 0:35:33Go on, give us the bad news.

0:35:33 > 0:35:36Someone has won, and that means it can only be Bob.

0:35:36 > 0:35:38Bob, congratulations.

0:35:38 > 0:35:42The actual price is £235,000. You've seen them all now, all three.

0:35:42 > 0:35:45- I think you need to get out of here, Maria, before you...- Go on.

0:35:45 > 0:35:50Go and make the biggest decision of your adult lives, about which one you'll choose.

0:35:50 > 0:35:53Do you think they'll go for this house that they don't like,

0:35:53 > 0:35:56or your one that was impractical and they didn't like?

0:35:56 > 0:35:59- Or my one that they loved? I wonder what they'll go for.- Hmm.

0:35:59 > 0:36:02Here is a reminder of all three properties for you at home.

0:36:02 > 0:36:06Clearly it's not a tough decision. Bob and Maria asked for views,

0:36:06 > 0:36:08and I gave them views a go-go in property one.

0:36:08 > 0:36:14And not just views but stunning views from a bungalow, as requested, in a quiet corner plot

0:36:14 > 0:36:16with three good bedrooms, as requested,

0:36:16 > 0:36:20a huge lounge stroke dining area, for £225,000.

0:36:20 > 0:36:23And from my bungalow I too gave them views.

0:36:23 > 0:36:28I also gave them gardens, not just to the front and the rear but to the sides as well.

0:36:28 > 0:36:32With a nice kitchen, sitting room, bathroom, it had everything Bob and Maria might wish for.

0:36:32 > 0:36:35- Except not enough bedrooms.- True, but with my estate agent roots,

0:36:35 > 0:36:38all I have to say is that that's truly reflected

0:36:38 > 0:36:41in the price.

0:36:41 > 0:36:44And finally there was our wild card that wasn't a bungalow but a house,

0:36:44 > 0:36:48and not just any old house but a semi-detached, stone-built, three-storey,

0:36:48 > 0:36:54- four-bedroom, beautifully renovated and extended house.- With great views

0:36:54 > 0:36:56and a price tag of 235 grand.

0:37:01 > 0:37:04I wonder how you came to such a conclusion to pick my one.

0:37:04 > 0:37:09- Was it a long process? - No.- No. All of 30 seconds. - All of 30 seconds.

0:37:09 > 0:37:13Well, thank you very much. I think you've picked a cracker here.

0:37:13 > 0:37:17Now you have the mysterious To Buy Or Not To Buy surveyor come round,

0:37:17 > 0:37:21look at the house. It's not legally binding but it's a good heads-up

0:37:21 > 0:37:23were you to proceed with the purchase of this beauty.

0:37:23 > 0:37:29So you can't go into the loft. It's not big enough. But I think you kind of knew that anyway.

0:37:29 > 0:37:34Normally there's permitted development expansion, which is 70 cubic metres of property,

0:37:34 > 0:37:38which you're allowed to do without planning permission, but because

0:37:38 > 0:37:42your property is next to a road at the front and the rear,

0:37:42 > 0:37:44you have to apply for planning permission.

0:37:44 > 0:37:48That doesn't mean that it's going to be hard to get but you have to do it.

0:37:48 > 0:37:51Other than that, because the property was rented out,

0:37:51 > 0:37:55it means it's been through a gas safety certificate testing and also electricity,

0:37:55 > 0:37:57it's had the PAT test so the appliances,

0:37:57 > 0:38:02the boiler, the electrics are all in full working order because they've got to conform with the regulations

0:38:02 > 0:38:06- as far as a rented agreement is concerned.- Brand-new boiler. Brand-new boiler as well.

0:38:06 > 0:38:08That's reassuring, isn't it?

0:38:08 > 0:38:11Generally, the property is in fantastic condition.

0:38:11 > 0:38:14The only negative was that some of the fascias are starting to peel away

0:38:14 > 0:38:19cos they're wooden, but to replace them with UPVC, 300 or 400 quid, he said. So there you go.

0:38:19 > 0:38:22- Okey cokey. Are you ready to start the test drive?- Yes, I'm ready.

0:38:22 > 0:38:27The nation is looking forward to seeing you hopefully fall in love with this.

0:38:29 > 0:38:35Now today I think we've experienced a little of Maria's Italian spirit, shall we say,

0:38:35 > 0:38:38and we know that, like her fellow countrymen,

0:38:38 > 0:38:42good food, friends and family are of the utmost importance to her.

0:38:42 > 0:38:44And of course, Bobby.

0:38:44 > 0:38:48So bring on friend Robin and children Marisa and Sam.

0:38:50 > 0:38:52You know, Bob, I like this.

0:38:52 > 0:38:53I think it's a good size,

0:38:53 > 0:38:58- but my idea is that we're going to knock this down.- Where are you going to put your kitchen?

0:38:58 > 0:39:01The kitchen is going there. I'm going to have a big kitchen diner.

0:39:01 > 0:39:03And what about your conservatory?

0:39:03 > 0:39:06Well, we'll have the planners in and we'll look at it and do it so that

0:39:06 > 0:39:10it looks like a part conservatory, part kitchen. I know what I want!

0:39:10 > 0:39:12Yeah, but if you knock that out,

0:39:12 > 0:39:16- where are you going to put your kitchen?- You're not listening. I just told you.

0:39:16 > 0:39:19We're having the kitchen there. We're not having it there. I'm going to knock this wall

0:39:19 > 0:39:24clean out and have it so that it's like a great big massive oblong.

0:39:24 > 0:39:28And I'm having a fireplace there and then we can have the settees here,

0:39:28 > 0:39:31that will be just a wall, we'll have a nice unit there.

0:39:31 > 0:39:34- I know exactly what I want.- OK.

0:39:34 > 0:39:37- And I'm having it. - Yeah, if you say so. We'll see.

0:39:37 > 0:39:40I usually win, I'm the boss. You just wear the trousers.

0:39:40 > 0:39:43- I'll let you think you're the boss. - No, no, no.

0:39:43 > 0:39:47- Crikey, she's a formidable force, our Maria, isn't she? - What are you doing?

0:39:47 > 0:39:52- I'm measuring it.- What?- This, to knock it down to see how wide we can go this way.

0:39:52 > 0:39:53No, we're going that way.

0:39:53 > 0:39:58- Not this way. That way.- Right.- Yeah. So what are you measuring that for?

0:39:58 > 0:40:01Because you still need to know how wide it's going to be that way

0:40:01 > 0:40:06- if you want to incorporate the kitchen there.- I just hope you know what you're doing.

0:40:06 > 0:40:12- Yeah, right.- I hope Bob knows what he's doing, too, otherwise he'll never hear the end of it.

0:40:12 > 0:40:14The others aren't going to get much of a look-in, either.

0:40:14 > 0:40:19I know. I thought Bob and Maria brought them along to see what they made of the potential new home.

0:40:19 > 0:40:22Seems they're too busy with Kitchengate to remember they're even there.

0:40:24 > 0:40:26Bob?

0:40:26 > 0:40:29Where are you? Bob.

0:40:29 > 0:40:34You're never anywhere, are you, when I'm looking for you? Santa Maria!

0:40:38 > 0:40:43Maria and Bob, we're in what could be a knocked-down

0:40:43 > 0:40:46and revamped thingummyjig that's yet to be decided.

0:40:46 > 0:40:49You've had a look around it. You're back in the house.

0:40:49 > 0:40:53Could this be like the house of your dreams when we started the journey?

0:40:53 > 0:40:59Because that's the point. You found the house of your dreams and you're emotionally attached to that.

0:40:59 > 0:41:03Has this maybe managed to sing a song that says, Maria, come to me?

0:41:03 > 0:41:06It has, actually, yes. I like this property.

0:41:06 > 0:41:10I like where it is, and it's got great potential.

0:41:10 > 0:41:15Are you thinking, knock this down, have an extension come off the back of the kitchen and straight across?

0:41:15 > 0:41:20It's something to go towards the end of the garage so it gives us another 12 feet there.

0:41:20 > 0:41:22This would be the kitchen.

0:41:22 > 0:41:26- This way.- And like a conservatory bit there.

0:41:26 > 0:41:29Knock through there to make it a really big lounge.

0:41:29 > 0:41:34Bob, are you daunted, potentially, by what you may be letting yourself into?
