0:00:02 > 0:00:04Morning. Welcome to our premier property hunting programme.

0:00:04 > 0:00:07- Jonny, can you give us a clue to where we are today?- Yeah, sure.

0:00:09 > 0:00:13- Poole in Dorset. I really hope we're there.- No. Lovely, though.

0:00:13 > 0:00:14Here's another for you.

0:00:16 > 0:00:20Ibiza? Stripping? Is there a place called Stripping? Can you put that away, please?

0:00:20 > 0:00:22Let's have the titles now, shall we?

0:00:31 > 0:00:32OK, let's start again.

0:00:32 > 0:00:35Jonny was alluding to the fact that we're in Sheffield,

0:00:35 > 0:00:37which is just over there behind us.

0:00:37 > 0:00:40Home of the World Snooker Championships and the setting

0:00:40 > 0:00:42for a movie with rather a lot of Monty.

0:00:42 > 0:00:46- Shall we not do that again?- Sorry about that.- I feel a little bit...

0:00:46 > 0:00:48We're more interested in over there than over there,

0:00:48 > 0:00:53because we'll be looking for properties on the very edge of the delightful districts of peak.

0:00:53 > 0:00:57- Or Peak District, as most people call it.- That's right.

0:00:57 > 0:01:01- Today's buyers are one of those very rare things in the modern market. - What's that?- A cash buyer.

0:01:01 > 0:01:05Unbelievable. A symphony to a seller's ears.

0:01:05 > 0:01:07- Shall we go and meet her? - Go on, then.

0:01:08 > 0:01:13Today's cash buyer is Jean Darbyshire, who's looked

0:01:13 > 0:01:16at almost as many properties as we have over the past few months.

0:01:16 > 0:01:21Luckily for us, son Will has jetted in from Oz to be the voice of reason to this very choosy To Buyer.

0:01:21 > 0:01:24In that case, it looks like we'll need all the help

0:01:24 > 0:01:26we can get, otherwise this search might never end.

0:01:26 > 0:01:31Too true, Jonny. Jean's currently living in rented accommodation as she hunts for her dream home.

0:01:31 > 0:01:34The plan has always been to take her time and not rush into anything.

0:01:34 > 0:01:38But that's all changed now, as Jean's landlord has told her

0:01:38 > 0:01:41she needs to be out of her rented home in just a matter of months.

0:01:41 > 0:01:44So, Jean, how long have you been looking for?

0:01:44 > 0:01:47For a year. I've been looking for a year.

0:01:47 > 0:01:50I've got some details here that you typed up for us very nicely.

0:01:50 > 0:01:53The houses you looked at, and the reasons why you didn't like them.

0:01:53 > 0:01:55This is just a period of, how many months?

0:01:55 > 0:01:59- That's three months since I got back from Australia. - So that's three months.

0:01:59 > 0:02:01One, two...

0:02:01 > 0:02:04There's almost 100 houses on this thing!

0:02:04 > 0:02:07Let's have a look. Jonny, former estate agent, this is probably

0:02:07 > 0:02:11your worst nightmare as an estate agent, having this many reasons...

0:02:11 > 0:02:14- Pretty much.- No garden, too big, poor location, steep hill,

0:02:14 > 0:02:18location to shops, poor bedroom layout, noisy road, too large.

0:02:18 > 0:02:20Terrible! Simply "terrible".

0:02:23 > 0:02:25Succinct and to the point.

0:02:25 > 0:02:27This one, small garden, under water?

0:02:27 > 0:02:32- Yes, it was. - You looked at a house under water? - No, the garden was under water.

0:02:32 > 0:02:35- I was thinking of Stingray. - What else have we got?

0:02:35 > 0:02:37Very small en suite shower room.

0:02:37 > 0:02:39En suite, I'm guessing, is important?

0:02:39 > 0:02:43- Yes, yes it is.- What this also indicates is that you've got

0:02:43 > 0:02:47a very clear picture in your mind of the kind of property you want.

0:02:47 > 0:02:51I want three bedrooms, or I'd like three bedrooms.

0:02:51 > 0:02:56And I'd like a cottagey sort of property.

0:02:56 > 0:03:00Are we talking stone-built, traditional property?

0:03:00 > 0:03:03Yes, detached if possible.

0:03:03 > 0:03:08- This doesn't sound too hard at all. - No, that's what I thought.

0:03:08 > 0:03:10That's what I thought, exactly.

0:03:10 > 0:03:13What else have we got on the list?

0:03:13 > 0:03:17There's a balance between something that's not too small, and something that's too large.

0:03:17 > 0:03:22So you can get three bedrooms, but they're all really small bedrooms,

0:03:22 > 0:03:26or you get three bedrooms and then the living space is huge and mum finds that daunting.

0:03:26 > 0:03:28So, why three bedrooms? Let's start there.

0:03:28 > 0:03:35I have four grandchildren, and so I'd like, when they come to stay,

0:03:35 > 0:03:39a room for the girls and a room for the boys, and a room for myself.

0:03:39 > 0:03:42That seems reasonable - you should be allowed that.

0:03:42 > 0:03:46So a grandchildren-friendly property? I take it that will involve a decent-sized garden?

0:03:46 > 0:03:50Yes, I like the garden. I feel I need to have a garden.

0:03:50 > 0:03:53That's acceptable as well. These are all reasonable requests.

0:03:53 > 0:03:56What are the areas that we're looking at and considering?

0:03:56 > 0:04:00You've probably covered most of the suburbs of around Sheffield. Where are the hot spots?

0:04:00 > 0:04:05Dore, and from Dore towards Baslow.

0:04:05 > 0:04:09Dore's recognised as quite an affluent area in Sheffield?

0:04:09 > 0:04:11It's very nice, and it's got lots of...

0:04:11 > 0:04:16activities, it's got the Horticultural Society, the choir, the church.

0:04:16 > 0:04:20Because you're very active, and that's important, making sure you're still involved...

0:04:20 > 0:04:22Yes, I want to be part of a community.

0:04:22 > 0:04:26I think we've got all the information, apart from the big one,

0:04:26 > 0:04:27the amount of money.

0:04:29 > 0:04:32- Um...- A big intake of breath.

0:04:32 > 0:04:35Tops, including renovation, 500.

0:04:35 > 0:04:38That's my tops.

0:04:38 > 0:04:42That's quite a good amount of money, so it's not the money that's holding you back...

0:04:42 > 0:04:45- No, it's the property. - It's taste and everything else.

0:04:45 > 0:04:47We're going to show you three houses.

0:04:47 > 0:04:50You've seen 100, so we've got to bear in mind that there's a chance...

0:04:50 > 0:04:52A very high chance.

0:04:52 > 0:04:54You may have already seen the properties we show you.

0:04:54 > 0:04:58You'll see them with a new perspective, a fresh set of eyes, Will's input,

0:04:58 > 0:05:00mine and Ed's professional commentary.

0:05:00 > 0:05:05I think we have difficulty remembering the properties we've seen, so you're probably quite safe.

0:05:05 > 0:05:08Do you promise, outside each one, and hold your hands up and swear,

0:05:08 > 0:05:14- you'll be on your best behaviour? - I will.- Will, I want it from you as well.- I'll promise.- OK.

0:05:14 > 0:05:18We'll see you later. This is on camera. If you go back on that promise, you're both in trouble.

0:05:18 > 0:05:20- I won't go back.- We'll see you later.

0:05:20 > 0:05:23Good luck, guys.

0:05:23 > 0:05:27So, Jean, dream buyer for estate agents.

0:05:27 > 0:05:30Also, nightmare buyer for estate agents.

0:05:30 > 0:05:32Cash buyer, nothing to sell, so she's ready to go.

0:05:32 > 0:05:36- 100 houses viewed, not wanted to buy one of them.- A very fair point.

0:05:36 > 0:05:39I'm going to the estate agents because I think we've got our work cut out.

0:05:39 > 0:05:42I'm going to talk to the locals, find out what's wrong.

0:05:42 > 0:05:44Why can't she find a nice house here?

0:05:44 > 0:05:49Actually, I think most people would agree there's nothing wrong with this area.

0:05:49 > 0:05:52Very true, Ed. The Peak District lies predominantly in northern Derbyshire,

0:05:52 > 0:05:56but it does stretch into several other counties, too.

0:05:56 > 0:05:59Today, we're on the border with South Yorkshire, but whichever side

0:05:59 > 0:06:04of the county line you stand, one thing can't fail to catch the eye, and that's the stunning scenery.

0:06:04 > 0:06:08I'll not argue - in fact, the Peak District is of such importance that it was

0:06:08 > 0:06:12actually designated the UK's first national park in 1951.

0:06:12 > 0:06:16Very nice. It's so popular, it's believed to be the second most visited

0:06:16 > 0:06:19national park in the world after Japan's Mount Fuji.

0:06:19 > 0:06:22Pretty impressive. But is there any literary heritage, Ed?

0:06:22 > 0:06:28There certainly is. Chatsworth House has major links to Jane Austen's Pride And Prejudice,

0:06:28 > 0:06:31and has featured in many film versions as well as the original text.

0:06:31 > 0:06:35And ladies, sadly, we're not going to show you Colin Firth in his wet shirt.

0:06:35 > 0:06:40But enough of that. Let's see what 500k can get you elsewhere around the country.

0:06:40 > 0:06:43In Carmarthenshire, Jean could be the proud owner of this charming

0:06:43 > 0:06:47three-bedroom cottage, complete with 17 acre smallholding and stables.

0:06:47 > 0:06:49- The price, 480,000. - How about Wiltshire?

0:06:49 > 0:06:53This Grade 2 listed thatched cottage might be just what she's after.

0:06:53 > 0:06:57Shame it's 150 miles away from where she's looking, though.

0:06:57 > 0:07:01Nevertheless, it comes in under budget at 495k.

0:07:01 > 0:07:03Ever fancied lake views? This could be perfect.

0:07:03 > 0:07:08This three-bedroomed property backs onto Rudyard Lake near Leek on the Staffordshire-Cheshire border.

0:07:08 > 0:07:12It just sneaks in at £499,950.

0:07:14 > 0:07:16If Jean is serious about looking for a property,

0:07:16 > 0:07:21then she couldn't do any better than moving to Dore, one of the poshest suburbs of Sheffield.

0:07:21 > 0:07:23Notable residents include Dave Bassett

0:07:23 > 0:07:28and Gary Megson, football managers, Chris Waddle, and Michael Vaughan.

0:07:28 > 0:07:30She'd be rubbing shoulders with the poshest folk in town.

0:07:30 > 0:07:33James, thank you for agreeing to speak to us.

0:07:33 > 0:07:36An applicant that I believe is on your books, Jean Darbyshire.

0:07:36 > 0:07:39Yes, we know her well.

0:07:39 > 0:07:41Where do you think? Is Dore nice?

0:07:41 > 0:07:44- Michael Vaughan lives here, doesn't he?- He used to.

0:07:44 > 0:07:46- He's moved out now. - Has he moved out? Oh!

0:07:46 > 0:07:48I think he's moved into Hope Valley.

0:07:48 > 0:07:50Well, Bryan Robson apparently lived here in a penthouse.

0:07:50 > 0:07:54I've picked up a few new listings here which she might be interested in.

0:07:54 > 0:08:00There's a bungalow very close to the village there, detached bungalow, three double bedrooms.

0:08:00 > 0:08:03Superficially, that does tick the boxes, doesn't it?

0:08:03 > 0:08:05And it's well underneath her budget as well, which is fantastic.

0:08:05 > 0:08:09She's got £500,000 to spend, which is quite a lot of money.

0:08:09 > 0:08:11Yeah, she should be able to get a nice house for £500,000.

0:08:11 > 0:08:13She's been looking at over 100.

0:08:13 > 0:08:19This property, also, a little bit on the other side of the village, but super views over the moors.

0:08:19 > 0:08:22- A little bit more spacious. - Spectacular, isn't it?

0:08:22 > 0:08:23Gorgeous garden.

0:08:23 > 0:08:27- What's a good spot? - 500,000? Probably here.

0:08:27 > 0:08:30In Dore?

0:08:30 > 0:08:33Possibly Eccleshall, or Abbeydale.

0:08:33 > 0:08:35I really like the look of this stone cottage,

0:08:35 > 0:08:38I'm possibly going to be interested in arranging a viewing on that.

0:08:38 > 0:08:42- Just give me a call, I'll sort it out as soon as I can. - Great stuff, cheers.

0:08:42 > 0:08:45I'm very surprised she can't buy something for 500,000 round here.

0:08:45 > 0:08:47- I think she must be picky, do you think that's it?- Yes.

0:08:47 > 0:08:51It turns out Jean is well known amongst the local estate agents, unsurprisingly.

0:08:51 > 0:08:54And she's also pretty much seen every house within her price range,

0:08:54 > 0:08:57which makes today's house hunt particularly challenging.

0:08:57 > 0:09:00It would seem this is an exercise in futility, but we'll try.

0:09:00 > 0:09:03The mysterious property hunting team and I have gone for this.

0:09:03 > 0:09:06It's a bungalow with a self-supporting roof in Dore.

0:09:06 > 0:09:10Dore being the place where the first king of England was crowned, King Egbert.

0:09:10 > 0:09:12So there's a lot of heritage there, it's lovely.

0:09:12 > 0:09:18That's a great fact. Property two is a traditional stone-built cottage on the very edge of the Peak District.

0:09:18 > 0:09:21It's lovely inside. There are a few compromises outside,

0:09:21 > 0:09:25but as far as presentation and rooms required, it's absolutely spot-on.

0:09:25 > 0:09:28We've gone to a place called Calver, which is just

0:09:28 > 0:09:33a little bit outside Jean's search requirement area, for the wild card.

0:09:33 > 0:09:36It's one that's not particularly wild on the outside, it's a bungalow, it needs some

0:09:36 > 0:09:40work doing to it inside, and it also has scope to be extended externally.

0:09:40 > 0:09:42She said she was happy to do that.

0:09:42 > 0:09:46- So, there we go. It's a spread of properties, where shall we start it? - Your one.

0:09:49 > 0:09:51Start with the best, I always say, Jonny.

0:09:51 > 0:09:54My choice is this well-maintained bungalow in Dore, and Jean could

0:09:54 > 0:09:58move in tomorrow without needing to make any major changes.

0:09:58 > 0:10:01That's fair enough, it does look good on paper, and offers

0:10:01 > 0:10:04easy access to local amenities and Sheffield, as requested.

0:10:04 > 0:10:09True. It's also fantastically private, with one of the longest drives in the world.

0:10:09 > 0:10:14OK, after that incredibly, incredibly long walk,

0:10:14 > 0:10:16it doesn't need to be pointed out

0:10:16 > 0:10:19that this property here, is set back from the road.

0:10:19 > 0:10:23In Dore, your chosen location, it's a bungalow-style property.

0:10:23 > 0:10:26One interesting fact, it's a self-supporting roof.

0:10:26 > 0:10:29So if you wanted to knock down all the walls internally, the roof would still be fine.

0:10:29 > 0:10:32It was individually designed and built

0:10:32 > 0:10:36by the people who live here at the moment back in 1983, and it sits in a quarter of an acre plot.

0:10:36 > 0:10:39And beautifully located at the end of a private driveway here,

0:10:39 > 0:10:42which is going to be perfect for the grandkids, I'd have thought.

0:10:42 > 0:10:44- First question, have you seen it before?- No.

0:10:44 > 0:10:51Good! Second question, and this is the important one, you've seen 100 houses, this is probably the 101st.

0:10:51 > 0:10:54- What do you reckon? - It's a very nice-looking place.

0:10:54 > 0:10:56- Yes, it is.- OK, all right.

0:10:56 > 0:10:58Will, what do you think?

0:10:58 > 0:11:01Are we barking up the right tree, the wrong tree?

0:11:01 > 0:11:03I think it looks a lovely place.

0:11:03 > 0:11:07- A nice little garden, plenty of parking.- Are you ready to go in?

0:11:07 > 0:11:10Remember your promise, that you said you'd be positive.

0:11:10 > 0:11:123, 2, 1, get into that house.

0:11:14 > 0:11:18- That's all very positive. - Is she going to be positive when she walks through the door?

0:11:18 > 0:11:23- It's all well and good outside, but will she be positive?- Shall we do the whole... Check it out?

0:11:31 > 0:11:34OK, here we go, property 101 for Jean.

0:11:34 > 0:11:36Fingers crossed, this will be the one.

0:11:36 > 0:11:38- It won't be, will it?- No.

0:11:38 > 0:11:39Kitchen.

0:11:43 > 0:11:45Not a bad size, lots of cupboards.

0:11:45 > 0:11:47Gas cooker, as well.

0:11:47 > 0:11:50A cupboard here, I assume this is like a pantry.

0:11:50 > 0:11:54- Oh, God!- She's broken something? Something's broken in there!

0:11:54 > 0:11:57She's going to have to buy this now, thank goodness!

0:11:57 > 0:12:01When I was an estate agent, the rules always were, if you break it, you buy it.

0:12:01 > 0:12:03That's the job done, ladies and gentlemen.

0:12:03 > 0:12:05The house has been sold, even if she doesn't like it.

0:12:05 > 0:12:08Breakfast room, I guess.

0:12:12 > 0:12:16She could have her cornflakes in there, or her Ready Brek, or maybe Weetabix.

0:12:16 > 0:12:19- I imagine she's a porridge woman. - I think she's a toast lady.- No!

0:12:19 > 0:12:22So I guess this is the lounge.

0:12:27 > 0:12:29It's a fair size, you could fit the suite in here.

0:12:29 > 0:12:33I don't think I would. It would be a bit overpowering, I think.

0:12:33 > 0:12:38She's fallen into that trap of imagining her furniture, her furniture dictating the move.

0:12:38 > 0:12:41Do not, unless your house costs the same amount as your furniture,

0:12:41 > 0:12:43let your furniture influence the move.

0:12:46 > 0:12:50It's a pity that's not a door out into the garden. But that would easily be done.

0:12:50 > 0:12:53It would be nice to be able to walk out, but you could change that.

0:12:53 > 0:12:55Free-standing roof, remember.

0:12:55 > 0:13:00We can knock the walls out. But they did say internal walls, though!

0:13:00 > 0:13:02You might have to watch out for the outdoor ones.

0:13:02 > 0:13:05Good old Will, though, he's thrown in a few design features there.

0:13:05 > 0:13:09The concept of maybe putting in some French doors, or a door into the garden to open it up.

0:13:09 > 0:13:13- That would be a great idea, make the most of those... - I'm pleased he's turned up.

0:13:13 > 0:13:14The bathroom.

0:13:14 > 0:13:16A decent-sized bath.

0:13:16 > 0:13:20- A shower head.- They've obviously redone this, it's quite modern.

0:13:20 > 0:13:22That's the bedroom.

0:13:24 > 0:13:26A single bedroom.

0:13:26 > 0:13:31I guess you'd have this as kind of a study/bedroom, have a fold-out bed in here.

0:13:31 > 0:13:33Well, we've not looked at the other ones, yet.

0:13:33 > 0:13:35Potential of four bedrooms in here.

0:13:35 > 0:13:39She can have a stowaway bed if she wants, but no need to worry about it.

0:13:39 > 0:13:42It's not necessary, she's got the three bedrooms that she was after.

0:13:42 > 0:13:43This is the master bedroom.

0:13:45 > 0:13:47It's a nice size.

0:13:47 > 0:13:49Wardrobes...

0:13:49 > 0:13:53Plenty of storage. You can get all of your clothes out of the suitcases at last.

0:13:53 > 0:13:57What Will did there, he just mentally moved his mother further into the house.

0:13:57 > 0:14:00Talked about unpacking your bags, "Let's unpack your bags and move in."

0:14:00 > 0:14:05Will is sick to death of looking for houses, so he's just putting those little bits in.

0:14:05 > 0:14:08It's the first time he's done it, but that didn't go unnoticed to me.

0:14:08 > 0:14:10Third bedroom.

0:14:12 > 0:14:14You could fit a double bed in here as well, I guess.

0:14:14 > 0:14:20Yes, you could. Although, again, the two single rooms, single beds, with the stowaway bed.

0:14:20 > 0:14:24So the kids can just fold it out when they need them.

0:14:24 > 0:14:28Kids, the age they're at, grandchildren coming along, they want bunk beds.

0:14:28 > 0:14:31- They really want bunk beds.- Everyone likes the climbing up and down.

0:14:33 > 0:14:36Gosh, it's hot in here. Knocks you out, doesn't it?

0:14:36 > 0:14:39Like a sauna, we should put some wooden planking up on the wall. It would be great.

0:14:39 > 0:14:45So they use this as a study and I suppose that's a bed-settee.

0:14:45 > 0:14:48OK, so she's gone into what's potentially the 4th bedroom -

0:14:48 > 0:14:50currently used as a study that leads into the conservatory.

0:14:50 > 0:14:52- Which is there. Yes. There.- Yes.

0:14:52 > 0:14:56- The conservatory is nice.- It is. - It's a shame it doesn't really go into the garden garden, isn't it?

0:14:56 > 0:15:01- Yes, there are no doors into the garden.- No.

0:15:01 > 0:15:04I'm inclined to agree with Jean, that conservatory has got no doors out onto the garden.

0:15:04 > 0:15:09However, flip that on its head, it means the front of the property is entirely secure.

0:15:09 > 0:15:12- OK, I like it, I like it.- It works.

0:15:12 > 0:15:16This must be the downstairs loo. Well, it's all downstairs, we're in a bungalow.

0:15:16 > 0:15:19With Will, he's only just realised it's a bungalow.

0:15:19 > 0:15:24It's strange, isn't it? This is the only door out to the garden.

0:15:24 > 0:15:26Yes, bit of a shame, really.

0:15:26 > 0:15:28It's quite a nice size as well.

0:15:28 > 0:15:31Garden was something that was really important to Jean, wasn't it?

0:15:31 > 0:15:34She likes her outdoor space, spending her time in the garden.

0:15:34 > 0:15:37And that's absolutely beautiful, completely private, enclosed.

0:15:37 > 0:15:40A gate leads up to a bridle path, which also leads

0:15:40 > 0:15:43- into Dore village, connects with that one...- Perfect. - Down towards the bus stop.

0:15:45 > 0:15:48Plenty of space for you to create something in.

0:15:48 > 0:15:50I suppose we ought to go and find the boys, really.

0:15:53 > 0:15:58Jean and Will... We only get the headphones, so we only get the audio,

0:15:58 > 0:16:05and there didn't seem the kind of sounds of jumping for joy or whoops of, "Yes, this is it!"

0:16:05 > 0:16:08No, I'm afraid not.

0:16:08 > 0:16:13All right. Well, I suppose, from a sense of what we got, its doors are an issue.

0:16:13 > 0:16:16Oh, there's no doors out into the garden.

0:16:16 > 0:16:19- Right.- You have to go through the back of the garage.

0:16:19 > 0:16:22That's kind of bizarre, but that could be remedied fairly easily.

0:16:22 > 0:16:25- Oh, yes.- It's on a really good plot of land, but out the front

0:16:25 > 0:16:28just seems wasted with gravel and at the back,

0:16:28 > 0:16:31you just can't really get into it. It seems very shut off.

0:16:31 > 0:16:34You're trying to sell Jean as the fussy one...!

0:16:34 > 0:16:35You're supposed to be on our side!

0:16:35 > 0:16:39- I know!- I was hoping that you'd be the solution here, but...

0:16:39 > 0:16:42You can see the solution, my problem with it, I thought the rooms just

0:16:42 > 0:16:45all felt a little bit small, and I know you could knock them through,

0:16:45 > 0:16:50but there's still a limited amount of space, unless you start building out the back.

0:16:50 > 0:16:53I'm probably just as picky as my mum, actually, yeah.

0:16:53 > 0:16:55I'm regretting you turning up now!

0:16:55 > 0:16:57I know!

0:16:57 > 0:16:59Probably part of the problem more than the solution!

0:16:59 > 0:17:03- Something in your genes!- Absolutely. - Tell you what,

0:17:03 > 0:17:08I'm not convinced you really want to buy it, but we might as well play guess the price.

0:17:08 > 0:17:10For fun, if nothing else.

0:17:10 > 0:17:14- Who wants to go first?- Ladies first.

0:17:16 > 0:17:18I should think 350.

0:17:18 > 0:17:24I'd have gone, yes, about 420, I think, because of the area and the size of land.

0:17:24 > 0:17:27Well, let's just... The maximum budget was £500,000.

0:17:27 > 0:17:30You said £350,000? Jean!

0:17:33 > 0:17:36You're out by £100,000, pretty much.

0:17:36 > 0:17:40- Well, I wouldn't pay 450,000. - Clearly!

0:17:40 > 0:17:44Will, you obviously have won.

0:17:44 > 0:17:49The actual price is 449,950 quid.

0:17:49 > 0:17:52In these credit crunch times, you can make deals, but you can't get 100 grand off!

0:17:52 > 0:17:56- Worth a go!- Even if you could, you probably wouldn't want to move into it anyway.

0:17:56 > 0:17:59- No.- Which is a shame, because it's a great plot, it's got potential.

0:17:59 > 0:18:03- Oh, it has!- The location is excellent. But just not quite right.

0:18:03 > 0:18:07Right, on to property 102. This way. Follow me.

0:18:09 > 0:18:15Right then, Ed, for my property today, I've chosen somewhere that really excites me.

0:18:15 > 0:18:17The owner has spent a lot of time and money accentuating the character

0:18:17 > 0:18:20and has really made the most of the natural quirks of the property.

0:18:20 > 0:18:23I bet it doesn't have a self-supporting roof like mine though?

0:18:23 > 0:18:26You don't need one when you've got original timber beams in place!

0:18:26 > 0:18:28- So, no self-supporting roof then? - No.

0:18:31 > 0:18:35OK, Jean, Will, here we are at my choice, property number two,

0:18:35 > 0:18:39or in the grand scheme of things, property 100 and something!

0:18:39 > 0:18:44We're here to look at this gorgeous stone-built cottage that dates back to the early 19th century.

0:18:44 > 0:18:48Now, we're on the very edge of the Peak District, literally, because it's 400 yards up the road.

0:18:48 > 0:18:52Up until the '30s, this property actually probably sat within the borders of it.

0:18:52 > 0:18:57The area is known as Totley Bents, and this property was actually built to accommodate the railway workers

0:18:57 > 0:19:02that built the Totley tunnel, which is the main rail-link between Sheffield and Manchester.

0:19:02 > 0:19:05So, it does have a great deal of history that comes with the place.

0:19:05 > 0:19:07But your first impressions? What do you think?

0:19:07 > 0:19:10You said you wanted to a traditional cottage. Are we close?

0:19:10 > 0:19:14Yes. Very cottagey, very nice, stone-built.

0:19:14 > 0:19:16- Will?- Very pretty. Very pretty.

0:19:16 > 0:19:20Lovely area. In the middle of countryside, it's nice.

0:19:20 > 0:19:24I sense, maybe, Jean, there's a whiff of doubt

0:19:24 > 0:19:30- or reluctance here?- Yes, it's just the location of the place.

0:19:30 > 0:19:34In winter, to be... I'd be cut off.

0:19:34 > 0:19:38OK, there's this potential it snowed, you could be cut off, or just...?

0:19:38 > 0:19:42Well, even ice, because it's off the beaten track and the roads...

0:19:42 > 0:19:44I'm annoyed you've taken us here!

0:19:44 > 0:19:46I didn't factor that in.

0:19:46 > 0:19:50Let's get away from all these negative bits, OK?

0:19:50 > 0:19:52I want to go back to the cutesy stuff.

0:19:52 > 0:19:55You might not need a 4x4 because if you wander down the lane

0:19:55 > 0:20:00there's a little pathway that the locals very nicely refer to as the Yellow Brick Road.

0:20:00 > 0:20:03It's a cobblestone pathway. And the bus, I think, is about 20,

0:20:03 > 0:20:0625 minutes to get yourself into Sheffield city centre,

0:20:06 > 0:20:09so from the public transport point of view, it's fairly convenient.

0:20:09 > 0:20:13- Walking down an icy, cobbly road! - Don't listen to him!

0:20:13 > 0:20:16- It's fine! Seriously!- I don't think it's safe for us to stand here!

0:20:16 > 0:20:19If you went out there with your own salt pot,

0:20:19 > 0:20:21you'd be absolutely fine.

0:20:21 > 0:20:23When your home is going to be as pretty as that...

0:20:23 > 0:20:27It's worth breaking your legs a couple of times!

0:20:27 > 0:20:29So get in there, have a look around,

0:20:29 > 0:20:32- All right. Good luck.- Cheers.

0:20:33 > 0:20:36- They weren't joking about banging my head, where they!- No.

0:20:39 > 0:20:42This is going to be all right for the kids?

0:20:42 > 0:20:44Yes, it's nice.

0:20:44 > 0:20:46It's nice. Just low ceilings.

0:20:46 > 0:20:48Very low ceiling.

0:20:48 > 0:20:51Very cottagey.

0:20:51 > 0:20:53Cottagey is the phrase, isn't it?

0:20:53 > 0:20:55- It is very cottagey.- Yes.

0:20:55 > 0:20:58I'm hoping they're going to comment on that lovely wooden floor,

0:20:58 > 0:21:02because the parquet flooring is actually reclaimed from the Royal Hospital in Sheffield.

0:21:02 > 0:21:06- What are they walking on now then? - A proper beam. - At least it's original.

0:21:06 > 0:21:10It really is a traditional cottage, loads of exposed beams, really deep

0:21:10 > 0:21:13window sills, because you've got thick, stone walls.

0:21:14 > 0:21:16Hide your Hoover in there, I guess?

0:21:16 > 0:21:19I don't think it's tall enough for the Hoover.

0:21:19 > 0:21:22- This is why it's been taking so long to find a property. - That's ridiculous.

0:21:22 > 0:21:28She sees a cupboard that her vacuum cleaner wouldn't fit in to, and that's an issue! Jean!

0:21:28 > 0:21:30This is nice too.

0:21:30 > 0:21:33It's lovely, isn't it? Proper open fire.

0:21:33 > 0:21:34Yes, it's a great fireplace.

0:21:34 > 0:21:39- That's quite a nice size as well. You could get your sofas and things in here.- Yes.

0:21:39 > 0:21:42- It would be cosy on a winter's night.- OK, Will's not helped you.

0:21:42 > 0:21:45And he's not helped either of us. By using the word cosy.

0:21:45 > 0:21:47And I think he means small.

0:21:47 > 0:21:50- Walls for your pictures. - Walls for my pictures, yes.

0:21:50 > 0:21:52She's liking this house. It's got walls for her pictures.

0:21:52 > 0:21:55I'm going to take any positive I can get!

0:21:57 > 0:21:59Nice stairs.

0:21:59 > 0:22:01- It's unusual. - Trying to get the bed up...

0:22:06 > 0:22:09The corner cupboards they have got here, they're nice.

0:22:09 > 0:22:14She wants quirk, she wants character, this has got it coming at ya like Cleopatra,

0:22:14 > 0:22:17the short-lived pop band from Manchester.

0:22:17 > 0:22:19Bedroom, just a double bedroom.

0:22:22 > 0:22:26It doesn't feel so small because it's got the height though.

0:22:26 > 0:22:28So the height does work for it. Quite a lot of built-in cupboards.

0:22:28 > 0:22:32Lots of storage. It's mentioned a lot on this programme,

0:22:32 > 0:22:36not a minute goes by when a housing programme doesn't mention storage.

0:22:36 > 0:22:39That has lots of lovely storage.

0:22:39 > 0:22:40That's a nice bathroom.

0:22:40 > 0:22:43- It's a good size.- Good shower.

0:22:43 > 0:22:46- That's quite good.- Looks like a nice powerful shower as well.

0:22:46 > 0:22:49Earlier on, I was not very pleased that Will had turned up, because he

0:22:49 > 0:22:53did nothing to help sell my property. Here though, he's working.

0:22:53 > 0:22:58Feels very modern in here compared to the rest of the house - a little bit incongruous.

0:22:58 > 0:23:01- It's a nice bathroom. - It is. Good size.

0:23:01 > 0:23:03I think that's a huge bathroom.

0:23:03 > 0:23:05It's bigger than most bedrooms.

0:23:05 > 0:23:08It's got lovely wood-panelled bath, a big double shower,

0:23:08 > 0:23:11beautiful tiled flooring, and all I get is, that's quite nice.

0:23:14 > 0:23:18- It's nice. That's a good-sized room. - This must be the master bedroom.

0:23:18 > 0:23:21- Yes. It is.- It is a nice sized room.

0:23:21 > 0:23:24In my property, by this point, we've pretty much given up.

0:23:24 > 0:23:26And I was kind of feeling this was going that way,

0:23:26 > 0:23:29- but Jean suddenly perked up. - It's fighting back, this property.

0:23:31 > 0:23:34It's quite nice, this room.

0:23:34 > 0:23:35Obviously, only the two bedrooms.

0:23:35 > 0:23:39That bedroom upstairs is very, very big, it's a large double bedroom.

0:23:39 > 0:23:41And there's still more to see,

0:23:41 > 0:23:44so I think we could be on to a winner here.

0:23:44 > 0:23:46Right. Find the kitchen, now.

0:23:46 > 0:23:51- Yes, we've done the bedrooms. Done the bathroom.- And the sitting room.

0:23:51 > 0:23:52Right. Big kitchen.

0:23:52 > 0:23:54Cooker.

0:23:56 > 0:23:59- Built-in microwave.- Electric hobs.

0:23:59 > 0:24:01Now, I'm disappointed.

0:24:01 > 0:24:05They look at a microwave built into a wall in a railway worker's cottage.

0:24:05 > 0:24:09- Nothing. - Built-in microwave, I like it. And then move on. As though...

0:24:09 > 0:24:11It's in a wall, it's in a stone wall!

0:24:11 > 0:24:14It's like walking around the Louvre and saying, "Oh, enigmatic smile,

0:24:14 > 0:24:16"her eyes follow you around the room."

0:24:16 > 0:24:21There's room here for a little table as well. You could have this as a little breakfasting kitchen.

0:24:21 > 0:24:23I'm intrigued to know what's up the stairs now.

0:24:23 > 0:24:26It really is like an annexe, that bedroom upstairs on its own.

0:24:26 > 0:24:28It's a double bedroom, it's got a shower en suite,

0:24:28 > 0:24:30which is something that Jean was keen to have.

0:24:30 > 0:24:32This is nice too.

0:24:32 > 0:24:34An elusive third bedroom.

0:24:34 > 0:24:36- En suite.- En suite.- Yes.

0:24:36 > 0:24:37Master suite.

0:24:39 > 0:24:44Once you've finished your work in the kitchen, you can escape to the bedroom.

0:24:44 > 0:24:49- A servants' quarters! - She never mentioned the servant in the buyer chat, did she?- No.- Never!

0:24:51 > 0:24:52This is a nice room.

0:24:52 > 0:24:55Wouldn't have guessed this was up here, really.

0:24:58 > 0:25:01- Right.- OK.- Right, it's time for the old guess the price bit.

0:25:01 > 0:25:05She undervalued my house by £100,000, which I'm still smarting from.

0:25:05 > 0:25:07Do you think she'll be kind with you?

0:25:07 > 0:25:11- I don't think so.- Jean, please help us. Shall we go to meet her? - May as well.

0:25:13 > 0:25:17I sensed that went a little bit better than property one. Is that fair to say?

0:25:17 > 0:25:20Yes. It had a little more character.

0:25:20 > 0:25:24And atmosphere. And yes, it was...

0:25:24 > 0:25:29- Because we sensed that was lacking a bit.- It was. I think property one was a bit soulless...- Soulless?!

0:25:29 > 0:25:32A self-supporting roof!

0:25:32 > 0:25:34- What more could one want! - There we go!

0:25:34 > 0:25:37He's pushy! Really pushing it.

0:25:37 > 0:25:41- It's got a lovely feel to it, this place, hasn't it?- Yes.

0:25:41 > 0:25:43I can't stand up straight in it!

0:25:43 > 0:25:45You live on the other side of the planet!

0:25:45 > 0:25:49Jean, I sense you were wondering where the back garden is? Have you asked Jonny where that is?

0:25:49 > 0:25:53No, the land at the back, does that belong to the cottage?

0:25:53 > 0:25:56No, the land to the rear doesn't belong to this property.

0:25:56 > 0:26:00It doesn't have any back garden but look at this lovely frontage. A traditional cottage garden.

0:26:00 > 0:26:03I think you've warmed to it slightly.

0:26:03 > 0:26:05Oh, yes.

0:26:05 > 0:26:08I do like it. It's just...

0:26:08 > 0:26:10It's in the wrong place.

0:26:10 > 0:26:16OK. Guess the price time. Now, at my property, you were out by £100,000, Jean.

0:26:16 > 0:26:19- Just £100,000.- Pocket change. - In the wrong way, as well!

0:26:19 > 0:26:25With a maximum budget of £500,000 to play with, Will, you're currently in the lead on guess the price.

0:26:25 > 0:26:28This, to win, how much do you think this property is?

0:26:28 > 0:26:31I'd go probably about 340,000 for this property.

0:26:31 > 0:26:36- OK, you think we've saved some money.- I think, yes.- Jean...

0:26:36 > 0:26:39- 375, think.- 375.

0:26:39 > 0:26:44OK. Well, this time, Will has tried to get about 100 grand out so well done you.

0:26:44 > 0:26:46Try to make your mum feel better, I like that.

0:26:46 > 0:26:49Jean, you were closest, you are still short by about £50,000.

0:26:49 > 0:26:52This property is on the market for 425 grand.

0:26:52 > 0:26:57OK? So still a good chunk beneath what your maximum budget is.

0:26:57 > 0:26:59But obviously...

0:26:59 > 0:27:02- We're way off the mark. - Shall we go to property 103?

0:27:02 > 0:27:05Why not?! Got nothing to lose at this stage, have we?

0:27:07 > 0:27:10OK, so it's time for the wild card.

0:27:10 > 0:27:12What are your thoughts, Jonny?

0:27:12 > 0:27:16Well, it's in Calver, admittedly somewhere Jean didn't specify,

0:27:16 > 0:27:19but it's still pretty close to Sheffield, so worth considering.

0:27:19 > 0:27:23And hopefully she won't have viewed it already.

0:27:23 > 0:27:28Exactly! Which would give us 100% success rate of showing her properties she's not seen before.

0:27:28 > 0:27:35Never, in my wildest dreams, did I think that it would be possible, so, fingers crossed for the wild card.

0:27:36 > 0:27:41Right then. We're in a different area, Jean and Will. We're in the area of Calver.

0:27:41 > 0:27:46Come towards what could be your new home. The end of the search.

0:27:46 > 0:27:50Fingers crossed. Hopefully. Although, by the way it has been going so far, I'm not sure.

0:27:50 > 0:27:52Number 103. Well, it's number 103.

0:27:52 > 0:27:56- Let's hopefully end here. Do you know Calver well?- Yes.

0:27:56 > 0:27:59- What you think about the area? - Well, it's a nice area.

0:27:59 > 0:28:01Yes. It is. It's a nice village.

0:28:01 > 0:28:04- Friendly village.- A lot closer to your daughter as well here.

0:28:04 > 0:28:08- Yes. She just lives down the road, up above Baslow.- Which is good.

0:28:08 > 0:28:12- The grandkids, that was part of the focus of the search.- Yes. - So, we're ticking boxes?

0:28:12 > 0:28:16Ticking boxes. Bus is a little bit longer from here into Sheffield.

0:28:16 > 0:28:19We've had a little bit of research, it's around 40 minutes.

0:28:19 > 0:28:22Which isn't so bad.

0:28:22 > 0:28:26But it's a little bit further out. But you do get lovely countryside.

0:28:26 > 0:28:28- Yes. Absolutely. - Will, what do you reckon?

0:28:28 > 0:28:30It's a lovely area. Mum grew up just down the road

0:28:30 > 0:28:34in Grindleford, and obviously, close to Liz around the corner, so, it's a good location.

0:28:34 > 0:28:38- Don't view it as just as being the finished article.- Oh, no.

0:28:38 > 0:28:42- I don't want to lead you down that path.- It has got potential.

0:28:42 > 0:28:46- Buzz words, we like them. - Maybe later on, we'll show what the actual full potential of it is.

0:28:46 > 0:28:50Think of it as a caterpillar that's yet to become a butterfly.

0:28:50 > 0:28:52That's a lovely way of describing the property!

0:28:52 > 0:28:57It's not quite the finished article, but you can certainly see the potential within the property,

0:28:57 > 0:28:59how to change it and tailor it to your needs,

0:28:59 > 0:29:03because you've been struggling and we've been struggling

0:29:03 > 0:29:06so maybe finding you a property that you can then come in

0:29:06 > 0:29:11and put your own stamp on is maybe the best way to go. Hence, this is the wild card.

0:29:11 > 0:29:14- Fingers crossed. OK, are you ready to go in?- Yes.

0:29:14 > 0:29:17- Promise to be good again?- I will.

0:29:17 > 0:29:20I'm losing the will here. 3, 2, 1, go into that house!

0:29:20 > 0:29:21Thank you.

0:29:21 > 0:29:24OK? You don't know, do you?

0:29:24 > 0:29:28How would I know?! No one knows! 103 houses, no one knows!

0:29:33 > 0:29:38It may have been a rented property. Smells like it!

0:29:38 > 0:29:41It's a strange comment - smells like a rented property.

0:29:41 > 0:29:44Yeah, I don't really know what a rented property smells like.

0:29:44 > 0:29:45Lovely, is what I'm hoping.

0:29:45 > 0:29:48- Interesting wallpaper.- Yeah.

0:29:48 > 0:29:52The thing I will say is that out of all three properties, this one feels the most homely.

0:29:52 > 0:29:54I think you've got that there.

0:29:54 > 0:29:58Also, I don't want to blow Guess The Price, but this is the cheapest of all the properties.

0:29:58 > 0:30:03And the way Jean has valued all the properties, she's valued them around this price.

0:30:03 > 0:30:05I'll be interested to see what she does in Guess The Price.

0:30:05 > 0:30:07Nice bedroom.

0:30:10 > 0:30:13Didn't expect the bedroom to be here.

0:30:13 > 0:30:15- It's quite a good size, though. - Yeah.

0:30:15 > 0:30:19Got the window, natural light.

0:30:19 > 0:30:23Lovely views in this property. We're in the Peak District, we're in Derbyshire now, are we?

0:30:23 > 0:30:28- Another bedroom. - It's not a bad size though, is it? - No, it's a good size.

0:30:28 > 0:30:32There's more garden as well.

0:30:32 > 0:30:34Plenty of hedge for you to cut.

0:30:34 > 0:30:40Didn't realise that was a skill of Jean's, the hedge manipulation, topiary...

0:30:40 > 0:30:42Study stroke third bedroom, I guess.

0:30:43 > 0:30:45- Good natural light.- Yeah.

0:30:45 > 0:30:51Room for your computer. And you can have a pull-out bed.

0:30:51 > 0:30:52- Yeah.- It's not bad at all.

0:30:52 > 0:30:56She's romped through three bedrooms, with her son.

0:30:56 > 0:31:00Ticking them off, she's not particularly focused on any areas.

0:31:00 > 0:31:03- She knows she likes them, I think. Not getting that warmth, though. - No, no.

0:31:03 > 0:31:06This is the bathroom.

0:31:06 > 0:31:11Bit small, isn't it? You don't have an individual shower, but it's got the shower there, though.

0:31:11 > 0:31:14Yes. There's potential.

0:31:14 > 0:31:16It probably could do with a little bit of modernisation.

0:31:16 > 0:31:19It's kind of old-fashioned tiles.

0:31:19 > 0:31:23Factored in within the budget, though. We thought Jean would be re-doing everything.

0:31:23 > 0:31:27The only problem with this house, it doesn't have a self-supporting roof.

0:31:27 > 0:31:28There's no self-supporting roof.

0:31:28 > 0:31:31That's one of the major problems with the place.

0:31:31 > 0:31:33And once you've been to a property with a self-supporting roof,

0:31:33 > 0:31:35everything else seems kind of rubbish.

0:31:35 > 0:31:38It just needs...

0:31:38 > 0:31:42It's just tired, isn't it? I quite like the fish up there, actually.

0:31:42 > 0:31:44I didn't see the fish.

0:31:50 > 0:31:54- Quite a nice room.- It's a good size, isn't it? Nice and light as well.

0:31:54 > 0:31:57Patio doors that open out onto the garden.

0:31:57 > 0:32:00They've got big double-glazed windows, lovely patio doors

0:32:00 > 0:32:02wandering out on to this very private courtyard.

0:32:02 > 0:32:06It's the one thing that buyers want more than anything, natural light oozing in.

0:32:06 > 0:32:10That must be the kitchen. We haven't seen it yet.

0:32:10 > 0:32:14Oh, it's the dining room. Oh gosh! This is a surprise.

0:32:14 > 0:32:20Now, this is the first level of genuine excitement I think we've had across the whole day.

0:32:20 > 0:32:24I begin is because she's seen a kitchen/diner/breakfast kind of area.

0:32:24 > 0:32:28And they've got the boiler in here.

0:32:28 > 0:32:31Odd position for it.

0:32:31 > 0:32:32Kitchen...

0:32:34 > 0:32:36It's a really good sized kitchen.

0:32:36 > 0:32:38Yeah.

0:32:38 > 0:32:43It's a galley sort of kitchen but it's wide enough, isn't it?

0:32:43 > 0:32:47I think I'd be tempted just to knock the archway out and open up that entire kitchen diner.

0:32:47 > 0:32:51It would be easier to do that if the ceiling was self-supporting.

0:32:51 > 0:32:56It's not, so really, you know, you're playing with fire there.

0:32:56 > 0:32:59I wonder if this belongs to up here or...

0:32:59 > 0:33:03Maybe he doesn't know what the land boundary is.

0:33:03 > 0:33:07- You'd want to trim that hedge down a bit.- There's a wall here, so maybe that's the...

0:33:09 > 0:33:10Probably is on your land.

0:33:10 > 0:33:15You could almost put, off that dining area, a conservatory area out into this area.

0:33:15 > 0:33:19- And then extend that into a bigger dining space.- Yeah.

0:33:19 > 0:33:22And open it out, let more light into it.

0:33:22 > 0:33:24- Yeah.- OK, Will has finally done it.

0:33:24 > 0:33:30He's put on the metaphorical hard hat and he's saying, let's add, let's expand this building,

0:33:30 > 0:33:32let's make it into what we want it to become.

0:33:32 > 0:33:34It's just tired, isn't it?

0:33:34 > 0:33:37It just needs a bit of work.

0:33:37 > 0:33:38Shall we go back and find the boys?

0:33:40 > 0:33:44- We've had our best tour of the day. - I think so.- Guess the price?

0:33:44 > 0:33:47Oh, I'm nervous!

0:33:50 > 0:33:54So, we find ourselves stood in front of what's essentially a little bit of a shell.

0:33:54 > 0:33:56It's called the west wing of the property.

0:33:56 > 0:33:59Indeed, that's exactly what it is.

0:33:59 > 0:34:01Just beyond this window here, you've got the master bedroom,

0:34:01 > 0:34:04the large room with all the fitted wardrobes that you saw.

0:34:04 > 0:34:07Now, there are plans afoot to develop this whole area.

0:34:07 > 0:34:10Obviously this is going to be a single garage, as we can see.

0:34:10 > 0:34:14They're going to put an apex roof on top, so it continues the whole roof line here.

0:34:14 > 0:34:18How that's going to benefit the property is the front part is going to become a workshop,

0:34:18 > 0:34:21and the rear half of this room would become an en suite.

0:34:21 > 0:34:25That was something you're keen on - you'd have the separate bathroom,

0:34:25 > 0:34:27ensuite, off the master, and a workshop.

0:34:27 > 0:34:30To make the most of the reasonably decent pitch on the roof,

0:34:30 > 0:34:35they're going to have a staircase going up and a study room above the garage as well.

0:34:35 > 0:34:40- Oh right.- So, when this is all done, and it wouldn't strike me as been massively expensive, you'll end up

0:34:40 > 0:34:43with a lovely single garage, study, en suite, and a workshop.

0:34:43 > 0:34:46That would be really beneficial to the property.

0:34:46 > 0:34:50So, it's guess the price time. Let's go and figure out what other jobs need doing in this place.

0:34:50 > 0:34:54If you two can get within 100 grand, let's say, let's give that a go, shall we?

0:34:57 > 0:35:00Here you've got Ed, modelling the garden.

0:35:00 > 0:35:01What a suntrap this place is.

0:35:01 > 0:35:03- It's lovely. - It's another feature, isn't it?

0:35:03 > 0:35:06It certainly is. I don't come with the house, though. Sadly.

0:35:06 > 0:35:09- Just making use of it.- And it's nice.

0:35:09 > 0:35:12Now, how was the whole extension deal, and all that stuff?

0:35:12 > 0:35:14Was it good news?

0:35:14 > 0:35:16Yes, it was very good. Very positive.

0:35:16 > 0:35:19It's all fairly straightforward stuff to do as well, isn't it?

0:35:19 > 0:35:22You also mentioned on the tour that you like the bathroom,

0:35:22 > 0:35:25you like the fishes on the tiles, that's interesting.

0:35:25 > 0:35:29It does want a bit of modernising, and I did feel this, refreshing the kitchen and bathroom.

0:35:29 > 0:35:32Giving the whole place a general facelift would really benefit the property.

0:35:32 > 0:35:37It would cost a bit of money but we've reflected that in the asking price, haven't we?

0:35:37 > 0:35:40- Don't give them too much!- I think we need all the help we can get!

0:35:40 > 0:35:45Considering you've looked at over 100 houses, you should be almost a qualified valuer of properties.

0:35:45 > 0:35:51- But it's not borne out that way. - I think we are!- You value with your heart, don't you?

0:35:51 > 0:35:54You think, what would you pay for it rather than what people want for it.

0:35:54 > 0:35:58Let's ask the question properly then. It's one-all at the moment, there's all to play for.

0:35:58 > 0:36:00Your maximum budget is £500,000.

0:36:00 > 0:36:02How much do you think it's being marketed for?

0:36:02 > 0:36:05Not how much you'll pay for it! Let's try that instead, shall we?

0:36:05 > 0:36:09It's all getting very tense.

0:36:09 > 0:36:12- 395.- OK.

0:36:12 > 0:36:13I was going to say the same thing.

0:36:13 > 0:36:18I'd say then 375.

0:36:18 > 0:36:22Do you know what's happened? As you say, you price with your heart.

0:36:22 > 0:36:27I think you might have priced with your heart, because the actual price of this is less than what you said.

0:36:27 > 0:36:29The first time this has happened!

0:36:29 > 0:36:36329,950 quid. Which means you've won Guess The Price, Will.

0:36:36 > 0:36:39It was worth coming over from Australia for that alone.

0:36:39 > 0:36:42Wait until the guys back in Sydney hear about that.

0:36:42 > 0:36:45So, it's good news. You've both kind of over-valued it.

0:36:45 > 0:36:49Which hasn't happened, so you obviously must like it.

0:36:49 > 0:36:51Hopefully!

0:36:51 > 0:36:53You've seen all three properties now.

0:36:53 > 0:36:57You have to go away and perform the biggest decision of your adult life,

0:36:57 > 0:37:00and choose which one you wish to test drive.

0:37:00 > 0:37:04- Good luck with that. - There's the plans.

0:37:04 > 0:37:08Maybe have an ice-cream, a lollipop or a sangria

0:37:08 > 0:37:10during that decision. We'll see you later.

0:37:10 > 0:37:17- See you later.- Bye. And while they're off doing that, here is a recap of all three properties for you.

0:37:17 > 0:37:20Property one, my choice, was his well-maintained bungalow

0:37:20 > 0:37:25in Dore, complete with front and rear gardens for green-fingered Jean to while away the hours.

0:37:25 > 0:37:29- And don't forget the self-supporting roof.- Good point, Jonny. It also has a self-supporting roof.

0:37:29 > 0:37:30The price...

0:37:32 > 0:37:35My choice was this charming former railway worker's cottage

0:37:35 > 0:37:38in Totley Bents, right on the border of the Peak District National Park.

0:37:38 > 0:37:43Full to the brim with quirks and character as requested, it weighs in at...

0:37:46 > 0:37:50Finally, the wild card, situated in Calver, picture this bungalow as a work in progress.

0:37:50 > 0:37:54Good enough to move into straightaway, but lots of options for renovations,

0:37:54 > 0:37:58refurbishments and extensions, all under Jean's original budget

0:37:58 > 0:38:00at a mere...

0:38:06 > 0:38:09Excellent news. You've decided to test drive the wild card.

0:38:09 > 0:38:13That kind of rewards both Ed and myself, because it's a joint choice.

0:38:13 > 0:38:16It's one of our favourites.

0:38:16 > 0:38:19Now, we've had the surveyor come and have a look at the property.

0:38:19 > 0:38:23It's not a legally binding one, so if you go with the purchase, get a full survey done.

0:38:23 > 0:38:27He's come up with a few interesting points that are worth noting.

0:38:27 > 0:38:31There's a bit of evidence there has been some movement of this property towards the rear.

0:38:31 > 0:38:35He's said if you did go ahead with it, get a full structural survey

0:38:35 > 0:38:40to see whether that's just historical movement or whether there's an ongoing concern.

0:38:40 > 0:38:44You can find that of a lot of properties of this age, so don't be too worried about that.

0:38:44 > 0:38:47The other one, normally you'd expect to find

0:38:47 > 0:38:50an extension or a conservatory on the back of these properties.

0:38:50 > 0:38:56Because there's a road behind the hedge, you actually have to apply for planning permission for that.

0:38:56 > 0:38:58Also, because you're in the Peak District, if you did want to do that,

0:38:58 > 0:39:02they have to have a say on what you're going to build it from.

0:39:02 > 0:39:04Apart from that, the place is what it is.

0:39:04 > 0:39:08It's a nice house, it's got some work to be done to it, but that's why you're here for, isn't it?

0:39:08 > 0:39:12- Put a bit of imagination into it. - It's actually got a nice space to it as well.

0:39:12 > 0:39:15It's got lots of good light, it's got good-sized rooms.

0:39:15 > 0:39:18You feel that you can actually do something with it.

0:39:18 > 0:39:20Are you ready to go in there and start a test drive?

0:39:20 > 0:39:22We are.

0:39:22 > 0:39:24Get in!

0:39:25 > 0:39:28- It's a hot day...- Go on. - We can't drink...- Right?

0:39:28 > 0:39:32But how about a sangria-flavoured ice lolly while we wander through the Peak District?

0:39:32 > 0:39:34Ludicrous, but I like it.

0:39:34 > 0:39:37Well, it's a fantastic day here on the borders of the Peak District

0:39:37 > 0:39:40as Jean and Will test drive what could be her new home.

0:39:40 > 0:39:45Here comes the cavalry - niece Abby, daughter Lizzie, and grandson Henry.

0:39:45 > 0:39:50And you can see the little fellow has taken to the garden straight away, a promising start.

0:39:52 > 0:39:54Meanwhile, Jean and will set about playing host.

0:39:54 > 0:39:57Earlier on they were positive about the kitchen.

0:39:57 > 0:40:01Will they have the same feeling now they've had more time to enjoy the property?

0:40:04 > 0:40:07I'm interested as to what Henry is making in the garden.

0:40:07 > 0:40:11I think we've found a new surveyor. He's checking out the damp-proofing for Gran.

0:40:11 > 0:40:16And here come the refreshments, just in time. Thirsty work, this.

0:40:16 > 0:40:21- Snacks.- Do you want a biscuit?

0:40:25 > 0:40:29What do you think of this place then, Henry? Would it do for Granny? Can you see Granny living here?

0:40:29 > 0:40:32Well, he's tired after all that work.

0:40:32 > 0:40:34I'll have a glass of water.

0:40:34 > 0:40:38Thank you very much! Cheers, guys.

0:40:38 > 0:40:42So, all looks very jolly. Will the sun continue to shine on the wonderful wild card?

0:40:42 > 0:40:47Or has Jean's judgment been clouded by the experience? Time to find out.

0:40:47 > 0:40:52There was a very high chance, I felt today, that you might not test-drive any of the properties -

0:40:52 > 0:40:54that you may have just walked away.

0:40:54 > 0:40:57But you didn't, you've chosen this one. Why did you go for this one?

0:40:57 > 0:40:59Was it just the potential of this one?

0:40:59 > 0:41:01Yes, I think so.

0:41:01 > 0:41:05And it's got views, and countryside.

0:41:05 > 0:41:07It's competitively priced.

0:41:07 > 0:41:09What sort of ideas have you discussed?

0:41:09 > 0:41:12What kind of things would you do to the property to improve it?

0:41:12 > 0:41:19I think we'd do the extension, but I'd have to have all the decoration done, of course.

0:41:19 > 0:41:22Get the roof looked at. I think the roof sags.

0:41:22 > 0:41:27I'm really hanging on to the old fish tiles thing in the bathroom!

0:41:27 > 0:41:30God, no! I think we could frame them and you could have them in your bedroom, how about that?

0:41:30 > 0:41:34It sounds like it's gone quite well, sounds like you enjoyed yourself?

0:41:34 > 0:41:37It's felt like something possibly, you could...

0:41:37 > 0:41:40The rooms are all good sizes and there's something you can do with it.

0:41:40 > 0:41:45It's quite light and you've got good living space here.

0:41:45 > 0:41:49And plenty of garden for Mum to work wonders on as well. It needs a bit of love.

0:41:49 > 0:41:53- It does. - The estate agents of the area will be watching this,

0:41:53 > 0:41:56crossing their fingers, hoping, hoping, hoping

0:41:56 > 0:41:59that your answer to the next question is positive.

0:41:59 > 0:42:02To buy or not to buy the wild card, the 103rd house you saw?

0:42:02 > 0:42:04Please, please...

0:42:04 > 0:42:06It's a possibility.

0:42:06 > 0:42:10But I'd like to get a builder to have a look first.

0:42:10 > 0:42:13Which is very sensible, very sensible.

0:42:13 > 0:42:15The surveyor did mention, it did need to be checked out.

0:42:15 > 0:42:18Also, you may want to get a quote for the kind of work you want to do to it.

0:42:18 > 0:42:22Assuming they're all fairly positive and the asking price

0:42:22 > 0:42:27is well, well beneath your budget, it could be fairly close?

0:42:27 > 0:42:30It's a positive...

0:42:30 > 0:42:34- I'm going to kind of claim that. - It's definitely in the running. It's a good project.

0:42:34 > 0:42:39At the start of the day, just to get to this point where we've got one as a contender is good enough for me.

0:42:39 > 0:42:41- In fact, I never thought this was possible.- It's real progress.

0:42:41 > 0:42:43I thought we'd have a test-drive-less episode.

0:42:43 > 0:42:45Well, it's taken two months of my life... You're one up!

0:42:45 > 0:42:47We've tried our best.

0:42:47 > 0:42:52Please let us know if you buy this, or if you do find another one.

0:42:52 > 0:42:54- I will.- And good luck. - Thank you very much.- See you later.

0:42:54 > 0:42:56Bye.

0:42:57 > 0:43:01OK, so we didn't get a full commitment from Jean to buy, but it's progress.

0:43:01 > 0:43:05When you've seen as many houses as she has, I think it's as difficult for a buyer as it is

0:43:05 > 0:43:09- for an estate agent to try and find something that's right.- Wise words.
