0:00:02 > 0:00:06- Welcome to To Buy Or Not To Buy. - The show which is "ace" at finding properties.

0:00:06 > 0:00:12If you hadn't already guessed by Rani's subtle hints, today's house hunters are interested in tennis.

0:00:12 > 0:00:15And, to continue, we are going to "serve",

0:00:15 > 0:00:18serve them three great properties.

0:00:18 > 0:00:22Pathetic. Then we are going to be doing a "double-handed backhand"

0:00:22 > 0:00:24into one of the dream properties,

0:00:24 > 0:00:26and hopefully that might be the wild card.

0:00:26 > 0:00:27Which they usually "love".

0:00:27 > 0:00:31Get me a "deuce", Rani, I'm thirsty.

0:00:43 > 0:00:46So, Rani, two more house hunters looking to live the dream.

0:00:46 > 0:00:48You cannot be serious.

0:00:48 > 0:00:50I am serious, Rani, that's why we're here.

0:00:50 > 0:00:52You cannot be serious, man!

0:00:52 > 0:00:56Rani, I am incredibly serious, and they are serious about tennis.

0:00:56 > 0:00:58They want to live near to a very good racquet club.

0:00:58 > 0:01:02I know, that's why I'm saying, "You cannot be serious."

0:01:02 > 0:01:05It does seem quite strange to move house near to a tennis club.

0:01:05 > 0:01:08But, for the third time, Rani, I am serious.

0:01:08 > 0:01:11- Have you never heard of John McEnroe?- No, why?

0:01:11 > 0:01:12You cannot be serious.

0:01:12 > 0:01:18Coming up on To Buy Or Not To Buy, Rani's property credentials know no bounds.

0:01:18 > 0:01:23- This, this is what I wanted. - This is going to fit the bill.

0:01:23 > 0:01:25Ed gets that sinking feeling.

0:01:25 > 0:01:27- Nice size.- It's not the biggest lounge in the world.

0:01:27 > 0:01:29If this isn't big enough,

0:01:29 > 0:01:34then I'm sunk, and the wild card's sunk, and more importantly, they're sunk.

0:01:34 > 0:01:39- And, the competition for best reaction hots up.- Super size. - Oh gosh, look at this, wow.

0:01:39 > 0:01:41Oh! Did you hear that, did you hear that?

0:01:41 > 0:01:45- An "oh gosh" and then a "wow". Or, a "wow", and "oh gosh". - Oh, look at these.

0:01:46 > 0:01:50So, let's meet today's house hunters - Angie and Rod Sergeant.

0:01:50 > 0:01:51They've moved a lot throughout their lives,

0:01:51 > 0:01:54because both their parents were in the Forces,

0:01:54 > 0:01:56a career path that's obviously rubbed off on Rod,

0:01:56 > 0:02:01as he went on to fly fighter planes in the Air Force, continuing their nomadic life.

0:02:01 > 0:02:04After settling near Bournemouth, they have now retired,

0:02:04 > 0:02:08but have decided to move again, this time for themselves.

0:02:08 > 0:02:12Well, almost. They are relocating to the Midlands, so they can be closer to their family.

0:02:12 > 0:02:15I think that's game, set and match, Ed.

0:02:15 > 0:02:20But now, Rani, it's time for a game we are more familiar with, property mixed doubles.

0:02:20 > 0:02:22Now, Angie and Rod, welcome to the show.

0:02:22 > 0:02:26We are very excited because we believe that you are big tennis fans,

0:02:26 > 0:02:28and you're going to be training up for the next Wimbledon.

0:02:28 > 0:02:31I don't know who told you that, but that's not right.

0:02:31 > 0:02:33We do get carried away with things.

0:02:33 > 0:02:38- But, in all seriousness, you are looking for an area that has a tennis club, aren't you?- Yes.

0:02:38 > 0:02:43- And you've scouted out the tennis clubs of the area, haven't you? - We know there's a couple.

0:02:43 > 0:02:45Golf is your passion, as well, Rod?

0:02:45 > 0:02:49- Yeah, I like to play no more than once a week, though.- And the rest!

0:02:49 > 0:02:52I'm a little and not very often person myself.

0:02:52 > 0:02:56In terms of where we're going to find your dream property,

0:02:56 > 0:02:58- leisure activities have to be factored in very much?- Yeah.

0:02:58 > 0:03:04- Part of it.- Part of it, yeah. - The driving force is really Grandma getting near the grandchildren.

0:03:04 > 0:03:06- And Grandad, surely, as well.- Yes.

0:03:06 > 0:03:09That's the driving force, really - being near the grandchildren.

0:03:09 > 0:03:14You have spent most of your life moving every two to three years, haven't you?

0:03:14 > 0:03:21- Both your parents were in the services.- Yep. That's right. - And then you were in the services.

0:03:21 > 0:03:23- Yes.- And then you've moved every two to three years.

0:03:23 > 0:03:25How many places have you lived?

0:03:25 > 0:03:29I did 30 years in the Air Force and, in that time, I tried to work out last night,

0:03:29 > 0:03:31- I have actually had 20 moves.- Wow.

0:03:31 > 0:03:35- Wow.- But even some of those moves, we've had moves within the moves,

0:03:35 > 0:03:39like, in south-west Wales, we had two places, and that's only one move.

0:03:39 > 0:03:42Saudi Arabia, we lived in four different places in two years.

0:03:42 > 0:03:47So, realistically, are you guys just moving from Bournemouth because you need another move?

0:03:47 > 0:03:49We haven't moved for ages!

0:03:49 > 0:03:51Certainly not, certainly not.

0:03:51 > 0:03:57We've be in their 14 years, so this will be a big, big move for us, having settled there for 14 years.

0:03:57 > 0:04:01Until then, we had never lived in a single dwelling for more than two years in our entire lives.

0:04:01 > 0:04:06- We're looking for the perfect forever house really. - Yep.- What are we looking for?

0:04:06 > 0:04:08Three, minimum of three bedrooms.

0:04:08 > 0:04:10Four preferably.

0:04:10 > 0:04:13A double garage, don't mind a single garage.

0:04:13 > 0:04:15Garden.

0:04:15 > 0:04:19- En suite.- But the big one...

0:04:19 > 0:04:23- The big one?- Is the kitchen. - The kitchen, yes, I do not want a dining room.

0:04:23 > 0:04:26- I want a living kitchen. - A living kitchen? OK.

0:04:26 > 0:04:32- And this obviously is kind of like a kitchen diner, but you are going to be living in the kitchen.- Yes.

0:04:32 > 0:04:37Would you be willing to knock down a wall, or do we have to give you the living kitchen?

0:04:37 > 0:04:40No, quite happy if there's a room next to the kitchen

0:04:40 > 0:04:44that the wall can be knocked down and made into a much bigger space.

0:04:44 > 0:04:49Some of the floor plans we've seen, for example, have a utility in the way or something,

0:04:49 > 0:04:52so you can't always knock a wall through to make madam her big kitchen.

0:04:52 > 0:04:56With the en suite, if we show you a house without an en suite,

0:04:56 > 0:05:00would you be willing to knock a bedroom down?

0:05:00 > 0:05:02- Certainly.- And make the en suite!

0:05:02 > 0:05:04We have a couple of bidets in our house, for example,

0:05:04 > 0:05:07and once you've lived with them, then I always want a bidet.

0:05:07 > 0:05:11Really? It's too early in the morning for this talk, Rod, really.

0:05:11 > 0:05:13- I'm funny like that.- Rod!

0:05:13 > 0:05:18OK. Let's just say that you wouldn't be averse to a bidet. Areas, then.

0:05:18 > 0:05:20Knowle and north of Knowle would be ideal.

0:05:20 > 0:05:25I think we've got a good idea of what it is that you want. How much money have you got to spend?

0:05:25 > 0:05:29Ideally, we'd have a cut-off of £500,000.

0:05:29 > 0:05:32But something that ticks the right boxes, we could squeeze out more.

0:05:32 > 0:05:35OK, give us our squeeze zone, as we like a haggle and a waggle.

0:05:35 > 0:05:37530, really.

0:05:37 > 0:05:39- 530.- OK, all right.

0:05:39 > 0:05:41- Otherwise the pension's gone. - All right, wish us luck.

0:05:41 > 0:05:43- Thank you very much. - See you later.

0:05:45 > 0:05:50They must love tennis and golf, if they're going to move all the way from Bournemouth to Knowle.

0:05:50 > 0:05:52- It's true. I've come up with a radical plan here.- Go on.

0:05:52 > 0:05:55- They've got £500,000-ish to spend. - Yeah.

0:05:55 > 0:05:58Do you think you could buy a tent for that money?

0:05:58 > 0:06:01- A very big tent.- Because, have you noticed what's over there?

0:06:01 > 0:06:05Ooh, Ed, they said they wanted bidets, not bunkers.

0:06:06 > 0:06:11Today, we are in the Knowle area, bordered by the M42 and the M6.

0:06:11 > 0:06:16This semi-rural corner of the West Midlands is home to a number of very desirable villages.

0:06:16 > 0:06:20Des res, not only because they are surrounded by picturesque countryside, but because

0:06:20 > 0:06:25they are also placed for easy access to both the north and the south of the country.

0:06:25 > 0:06:28As well as being within easy commute to Birmingham, via road and rail.

0:06:28 > 0:06:33Knowle itself is steeped in history and is a sought-after postcode.

0:06:33 > 0:06:37Some of the buildings dotted around this pretty village date back as far

0:06:37 > 0:06:41as the 1400s, including parts of this library, but not the books.

0:06:41 > 0:06:49Until the London to Birmingham Railway was opened in 1852, nearby Dorridge village did not exist.

0:06:49 > 0:06:53The community grew up around the station, which arrived with the trains.

0:06:53 > 0:06:57Next door, however, is an even younger upstart, Balsall Common,

0:06:57 > 0:07:00with most houses having been built in the 20th century.

0:07:00 > 0:07:04But history costs, Ed, as house prices for all types of property

0:07:04 > 0:07:08in this area of the West Midlands are above the national average.

0:07:08 > 0:07:12Angie and Rod are looking for a new home with tennis and golf clubs on their doorstep,

0:07:12 > 0:07:17so let's take a look at properties for sale which are near to other sports venues around the UK.

0:07:17 > 0:07:20How about this detached house overlooking the first tee

0:07:20 > 0:07:24of the Royal Liverpool Golf Course on the Wirral?

0:07:24 > 0:07:26It is architecturally designed, has three bedrooms,

0:07:26 > 0:07:30and is pristine inside. The price? 725 grand.

0:07:31 > 0:07:34Get your strawberries and cream. This one's in Wimbledon.

0:07:34 > 0:07:40It's a two-bedroom, two-bathroom apartment with three, yes, three balconies.

0:07:40 > 0:07:43You could net it for £499,950.

0:07:43 > 0:07:49If you like golf, then this stunning building is the property equivalent of a hole-in-one.

0:07:49 > 0:07:54The listed former stable block is practically on St Andrews' Duke's course.

0:07:54 > 0:07:58It has eight bedrooms, five reception rooms and six attached offices,

0:07:58 > 0:08:02and is on the market for offers in excess of £1.5m.

0:08:04 > 0:08:06Now, today's house hunters are keen tennis players

0:08:06 > 0:08:10and would like a club in volleying distance of their new home.

0:08:10 > 0:08:15But what does living near a famous sports ground do to the value of your home? Ooh!

0:08:17 > 0:08:23Houses close to Wimbledon All- England Tennis Club can be worth up to as much as £20,000 more

0:08:23 > 0:08:29than other houses in the area, simply because of the kudos that tennis brings.

0:08:30 > 0:08:32In your face!

0:08:36 > 0:08:41Properties overlooking cricket grounds can also benefit from a similar price boost.

0:08:41 > 0:08:47For instance, ones nearby Lord's can be worth £14,500 more than others in the area.

0:08:47 > 0:08:52And, if you've got one that overlooks the ground itself, it can be worth even more than that!

0:08:55 > 0:08:56Ooh!

0:08:56 > 0:09:00Edgbaston in Birmingham benefits from a double sports whammy.

0:09:00 > 0:09:03It's got a cricket ground, but it also homes one of the most

0:09:03 > 0:09:09important ladies' grass tennis court tournaments outside of Wimbledon, making it one of the most expensive

0:09:09 > 0:09:12areas to live in Birmingham, with some of the highest-priced streets.

0:09:13 > 0:09:18However, if you've got a property near to a football ground, it can have the opposite effect.

0:09:18 > 0:09:22For instance, one nearby to Manchester United or to Bristol City

0:09:22 > 0:09:27could be worth less than properties in other parts of the city.

0:09:27 > 0:09:34Well, parking problems, traffic congestion and rowdy fans are the main concerns.

0:09:34 > 0:09:37However, properties near athletics stadiums, rugby pitches

0:09:37 > 0:09:43- and other sporting stadia make absolutely no difference whatsoever to the price of your property.- Ooh!

0:09:46 > 0:09:51Now, if you are thinking of adding your own sports facility to your home, be careful what you add.

0:09:51 > 0:09:54Placing a tennis court at your house will cost £20,000-£30,000,

0:09:56 > 0:09:58but will add that to the value of your property.

0:09:58 > 0:10:03Ah, but constructing a swimming pool will cost the same as a tennis court,

0:10:03 > 0:10:08- but only 10% of the building cost will be added to your property value.- This country...

0:10:09 > 0:10:10Ooh, it was near.

0:10:10 > 0:10:14Now, with half a million quid or so to spend in these here parts,

0:10:14 > 0:10:16we will be looking at some exquisite properties.

0:10:16 > 0:10:21- Have the mysterious property hunting team and yourself come up with anything special?- I think we have.

0:10:21 > 0:10:24I haven't worried about golf courses and tennis clubs,

0:10:24 > 0:10:26because there's loads around here.

0:10:26 > 0:10:29I'm taking them to Dorridge. They mentioned Dorridge.

0:10:29 > 0:10:32It's not too far away from Knowle, where their grandkids live.

0:10:32 > 0:10:34So, a bit of space, I thought.

0:10:34 > 0:10:38And I'm giving them a lot of space in their house.

0:10:38 > 0:10:40OK, four bedrooms, that's what they wanted.

0:10:40 > 0:10:44- Living area, kind of, kitchen.- Yes, she wanted to live in the kitchen!

0:10:44 > 0:10:48Now, I've kind of given them that, but I am also giving them scope, giving them a dining room

0:10:48 > 0:10:51they can knock through, with nothing in the way.

0:10:51 > 0:10:53No pesky utility?

0:10:53 > 0:10:58Not in the way. And, Rod... En suite!

0:10:58 > 0:11:00Does it have a...in it? Or not?

0:11:00 > 0:11:03- No, but we've got an en suite, that's good.- Nevertheless.

0:11:03 > 0:11:06Now my property, property two, is an absolute cracker.

0:11:06 > 0:11:10It is in Balsall Common. It's in the modern style, it's very nice.

0:11:10 > 0:11:12- It has five bedrooms.- Ooh!

0:11:12 > 0:11:16But it has a massive downside - there is no bidet in there.

0:11:16 > 0:11:19- Any en suite? - There is, two en suites in it.

0:11:19 > 0:11:22I don't want to spoil it, I think they are going to love this.

0:11:22 > 0:11:25The living kitchen really is a cracker. Now, the wild card.

0:11:25 > 0:11:28"Tout le monde aime le wild card", as they would say in French.

0:11:28 > 0:11:30OK, so the wild card, this is it.

0:11:30 > 0:11:35We're giving them some things they really want - keeping them in Knowle, giving them the space.

0:11:35 > 0:11:40But then, it is the wild card, so there are some things that maybe they don't want in it.

0:11:40 > 0:11:43So those are the properties. Rani, where should we start today's show?

0:11:43 > 0:11:46- Can we start with property one? - We should get that out of the way.

0:11:51 > 0:11:54My property number one is a great sized detached family home,

0:11:54 > 0:11:56which stands on a well looked after corner plot.

0:11:56 > 0:12:02It's got the rooms they asked for. I think it will satisfy Angie's culinary requirements.

0:12:02 > 0:12:07And, I'm banking on Rod liking the bathroom arrangements.

0:12:07 > 0:12:11OK, then, Rod and Angie, welcome to property number one.

0:12:11 > 0:12:12I've brought you to Dorridge.

0:12:12 > 0:12:15- Now, we're not too far away from Knowle.- No.

0:12:15 > 0:12:20- Do you know this area at all? You have been looking a little bit. - Yeah, we have looked in this area.

0:12:20 > 0:12:22- We know of it.- Ideal for Knowle.

0:12:22 > 0:12:24- That's good, a good start. - That's one up.

0:12:24 > 0:12:26The property. Detached property.

0:12:26 > 0:12:29What are your first thoughts?

0:12:29 > 0:12:32Well, first impressions, I do like it. I like the UPVC windows

0:12:32 > 0:12:37and I particularly like the UPVC soffits, etc, because I am all for low maintenance.

0:12:37 > 0:12:39You are a very technical house hunter.

0:12:39 > 0:12:42Because you've moved 30 times, you know what you are after.

0:12:42 > 0:12:45Well, in fairness, most of our moving was quarters to quarters,

0:12:45 > 0:12:49so we had very little input on what we were given.

0:12:49 > 0:12:52You're in the world of soffits and UPVC, which is good!

0:12:52 > 0:12:56- It all sounds good from the outside. Are you keen to get inside? - We are.- Certainly are.

0:12:56 > 0:12:59- Are you ready to play hunt the bidet?- We certainly are.

0:12:59 > 0:13:01Three, two, one - go play that game.

0:13:04 > 0:13:06This is nice, I like the wooden floor.

0:13:06 > 0:13:10It is a welcoming hall, after the hail outside, isn't it?

0:13:10 > 0:13:14- Right then, Ed, welcome to the garage.- Thank you very much.

0:13:14 > 0:13:18I thought I'd bring you, so you could see how much space was in here.

0:13:18 > 0:13:20- And not because it's freezing or wet out there?- Wargh!

0:13:20 > 0:13:22Oh, nice, lounge.

0:13:22 > 0:13:25- Nice size.- It's not the biggest lounge in the world.

0:13:25 > 0:13:27- No, but it's nice. - But again, I like the warm colours.

0:13:27 > 0:13:32A huge fireplace, with all the brickwork and things.

0:13:32 > 0:13:36These double doors would be nice. I assume they go into a dining room.

0:13:36 > 0:13:40So, once they are open, it will open up this whole lounge area.

0:13:40 > 0:13:42I like the colours, but I am not sure.

0:13:42 > 0:13:45It's a bit small, when you think of the furniture we've got.

0:13:45 > 0:13:49- I'm aware we have to do a compromise. - We are downsizing, dear.

0:13:49 > 0:13:53We never asked them how big their downstairs lounge space is. Clearly, it's gigantic.

0:13:53 > 0:13:58Because, if this isn't big enough, then I'm sunk. And the wild card's sunk.

0:13:58 > 0:13:59More importantly, they are sunk.

0:13:59 > 0:14:02Wow! Lovely kitchen.

0:14:02 > 0:14:05- Oh, yes.- Very nice, I like this.

0:14:05 > 0:14:07It's got a cooker like ours.

0:14:07 > 0:14:12You don't know what a cooker is, Rod, you never switch it on, so forget about the cooker.

0:14:12 > 0:14:14- If you can read, you can cook. - We'll see.

0:14:14 > 0:14:16Ooh. That's a little dig at Rod there, isn't it?

0:14:16 > 0:14:19It was a massive dig at Rod. Clearly, Rod is not the cook.

0:14:19 > 0:14:21But then, Rod is a fighter pilot.

0:14:21 > 0:14:27Tom Cruise in Top Gun didn't ever at any point say, "Shall we quickly make a souffle?" No, he didn't.

0:14:27 > 0:14:34Yeah, very nice. Nice kitchen window overlooking the garden. Nice and big.

0:14:34 > 0:14:35What is in here?

0:14:35 > 0:14:40- Oh, look, nice room.- Ah.

0:14:40 > 0:14:45- Yeah, this could do as the dining area.- Or a snug.

0:14:45 > 0:14:47That's very good, we can go in here.

0:14:47 > 0:14:50Let's have a look at the other end of the kitchen.

0:14:50 > 0:14:54There's another room here that might be the dining area and we could use that as a study.

0:14:54 > 0:14:57Ooh, look, this would be great, see.

0:14:57 > 0:14:59This is just like,

0:14:59 > 0:15:02it's a dining room, but it's still part of the kitchen.

0:15:02 > 0:15:06- You could take some of that wall down. - You've got your living kitchen.

0:15:06 > 0:15:08Yeah, the huge kitchen, cos that's through to the lounge.

0:15:08 > 0:15:13- There. There's the first wall that Angie could knock down. - She's good at this.

0:15:14 > 0:15:16This is nice. The landing.

0:15:16 > 0:15:21This is a nice room, I like the eaves and things.

0:15:21 > 0:15:22Good-sized room. I do like this.

0:15:22 > 0:15:25You can see your granddaughters in here, can you?

0:15:25 > 0:15:28Yes, and leave it all this colour, as well, for them.

0:15:28 > 0:15:32So the bedrooms upstairs, all of them are really nice and spacious.

0:15:32 > 0:15:33So that's a good thing for them.

0:15:33 > 0:15:38I thought it was the master bedroom. Obviously not!

0:15:38 > 0:15:39Well, I hope not.

0:15:39 > 0:15:42No, it's not. They've got fitted wardrobes, anyway.

0:15:42 > 0:15:44At last.

0:15:44 > 0:15:49Adding up, we've got nine double wardrobes in our house, of which I have one.

0:15:49 > 0:15:51- Yeah, well...- You filled the rest.

0:15:51 > 0:15:55- Storage is something we could do with.- I've got season-wear to sort out.

0:15:55 > 0:15:56They've nine double wardrobes?

0:15:56 > 0:16:01And he's only got one! That means eight double wardrobes worth of clothes!

0:16:01 > 0:16:04It's quite interesting that Angie is defining season-wear.

0:16:04 > 0:16:09As far as I'm aware, there are only four seasons in a year - and she's got eight.

0:16:09 > 0:16:12- Nice bathroom, wow! - It's the family bathroom.

0:16:12 > 0:16:17- Lovely bathroom. Very nice. - Nice size shower, isn't it?

0:16:17 > 0:16:20- You could get two people in there. - And you can lower it, so you don't get your hair wet.

0:16:22 > 0:16:25- Look at the radiator.- Very trendy.

0:16:25 > 0:16:28I love all this being fitted in along here.

0:16:28 > 0:16:31- Really nice. - Almost room for a bidet down here.

0:16:31 > 0:16:33Oh, forget the bidet! Compromise.

0:16:33 > 0:16:35You'll have to do without the bidet.

0:16:35 > 0:16:38- There we go- Hey!

0:16:38 > 0:16:44You force them to compromise on a bidet. How dare you!

0:16:44 > 0:16:46How many bidets are you giving them? Yeah!

0:16:46 > 0:16:48Nice-sized room again.

0:16:48 > 0:16:51Another room without the master.

0:16:51 > 0:16:54- Again it's a good size. - Look at that. Ben would love that.

0:16:54 > 0:16:56- Boys' toys. - Brilliant.- Ben would like that.

0:16:56 > 0:16:59Ay-yay-yay, look at this.

0:16:59 > 0:17:01We've gone from a "wow"

0:17:01 > 0:17:03to an "ay-yay-yay"!

0:17:03 > 0:17:05Oh, look. These are gorgeous, aren't they?

0:17:05 > 0:17:08- These are really nice. - Fitted wardrobes, yes.

0:17:08 > 0:17:12And I like the idea of the spots. You can point them where you want.

0:17:12 > 0:17:15Preferably not on us in bed!

0:17:15 > 0:17:17Lovely, look. This is nice.

0:17:17 > 0:17:20Into the en-suite. Fantastic.

0:17:20 > 0:17:24- Actually, it's not a bad size, is it, for a modern house?- Very good.

0:17:24 > 0:17:29Very nice. It suits the purpose, dear.

0:17:29 > 0:17:31It's got a toilet, a sink and a shower.

0:17:31 > 0:17:36- It's actually a good-sized room. - Yeah. A lot to live up to with Ed.

0:17:36 > 0:17:41- Better be as good as this...- It's a good starter.- ..or even better.

0:17:41 > 0:17:46Well, Rani, it would seem they believe this is the best property they will see today.

0:17:52 > 0:17:55So, is this living room big enough?

0:17:55 > 0:17:56It is big enough for me.

0:17:56 > 0:17:59In that case, it's big enough for me.

0:17:59 > 0:18:02Such a good husband, Rod! So good!

0:18:02 > 0:18:06- With the doors open... - I know, but we're downsizing.

0:18:06 > 0:18:09Easy word to say, isn't it? "We're downsizing."

0:18:09 > 0:18:12- Tricky when you come to do it. - With the doors open, that becomes a kitchen.

0:18:12 > 0:18:15No, it won't be, it'll be fine.

0:18:15 > 0:18:18You have a choice there, because you've got this dining room.

0:18:18 > 0:18:22You could either knock that through and get your whole living area with the kitchen

0:18:22 > 0:18:26or there's the back of the garage, which used to be the old tandem garage.

0:18:26 > 0:18:29So you could go either way or you could knock down all the walls

0:18:29 > 0:18:35- and just have one massive living area downstairs and that... - It does depend on the budget.

0:18:35 > 0:18:40Do you want to do the dangerous thing, that is guessing how much it costs?

0:18:40 > 0:18:42Who would like to go first?

0:18:43 > 0:18:45I'll go first, shall I?

0:18:45 > 0:18:47- So good.- A gentleman.

0:18:47 > 0:18:51We're playing with a maximum budget of, was it, 530? At a push.

0:18:51 > 0:18:53At a push.

0:18:53 > 0:18:55What do you believe this beauty's on for?

0:18:55 > 0:19:00I'd like to think it's going to come in at the 499 side.

0:19:00 > 0:19:04OK. 499. On the knocker.

0:19:04 > 0:19:10- Go on, then, Angie. - I was going to say 489,950.

0:19:10 > 0:19:13489,950. 499.

0:19:13 > 0:19:15That's what you'd like it to cost.

0:19:15 > 0:19:18- Yes.- What's it going to be?

0:19:18 > 0:19:21It's a little bit more, I'm sorry to tell you.

0:19:21 > 0:19:23You surprise me(!)

0:19:23 > 0:19:26OK. Rod, you are a winner today, because the actual price

0:19:26 > 0:19:31of this property is £529,950 - right at the top end of your budget.

0:19:31 > 0:19:33No problem.

0:19:33 > 0:19:35There's a lot of rooms in here.

0:19:35 > 0:19:38It's a great area, you've got lovely places,

0:19:38 > 0:19:41you've got your tennis court, your golf courses near by.

0:19:41 > 0:19:45Dorridge certainly is an ideal position for us. It's fantastic.

0:19:45 > 0:19:48Listen, you don't have to buy it. There's two more to go.

0:19:48 > 0:19:51We can buy this one!

0:19:51 > 0:19:54Let's say you should look at all three and then buy one.

0:19:54 > 0:19:57- Mine's coming next. Shall we go to my one?- Yeah.- It's this way.

0:20:00 > 0:20:03Property number two is mine.

0:20:03 > 0:20:09It's on a small development in Balsall Common and is pristine throughout, with huge rooms.

0:20:09 > 0:20:13And I cannot wait for Angie to see what I have in store for her downstairs.

0:20:13 > 0:20:16Now, Angie and Rod, Angie and Rod.

0:20:16 > 0:20:17We are at property two.

0:20:17 > 0:20:21You liked property one, but you wanted to come to property two.

0:20:21 > 0:20:23Now we're at property two, what do you think?

0:20:23 > 0:20:27- I like it. Very much. - It fits the bill. - It's a really good place to live.

0:20:27 > 0:20:32We've got the shops five minutes down the road. You've got your own tennis club.

0:20:32 > 0:20:34- That's posh.- Your OWN tennis club!

0:20:34 > 0:20:38Maybe I'm inflating that, but there is a tennis club in Balsall Common.

0:20:38 > 0:20:42So, Rod, what do you think about the idea? Do you know the area?

0:20:42 > 0:20:49Not really. We've had a brief, and I mean a brief, look around it, but we quite like the idea.

0:20:49 > 0:20:53- We're only five miles away from our son and daughter-in-law.- Ideal, yeah.

0:20:53 > 0:20:57Yes, it's a nice looking house and it's a nice secluded close.

0:20:57 > 0:21:00- All right, then. Are you ready to go inside?- We are.

0:21:00 > 0:21:01Looking forward to it.

0:21:01 > 0:21:05OK, then. Off you go. See if you can spot a bidet!

0:21:05 > 0:21:06Yes, thank you!

0:21:10 > 0:21:14- This is nice.- It's nice to get in out of the cold, isn't it?

0:21:18 > 0:21:23So, Ed. Are you sure Angie can fit a big 4x4 in this garage?

0:21:23 > 0:21:25It's a double garage.

0:21:25 > 0:21:28We are in one part of the garage. That's where her 4x4 will go.

0:21:28 > 0:21:32And, if she wanted to, she could convert this back into a garage.

0:21:32 > 0:21:33Thank you.

0:21:34 > 0:21:36Ooh, nice dining room.

0:21:36 > 0:21:38You didn't want a dining room, did you?

0:21:38 > 0:21:40I know, but it might be nice.

0:21:40 > 0:21:44- We might be able to knock through. - It might become a study, who knows?

0:21:44 > 0:21:46- When we're going to see around the place.- Mmm.

0:21:46 > 0:21:50- I like the idea of that mirror, it makes the room look bigger. - We can copy it.

0:21:51 > 0:21:53Nice lounge. I like the fireplace.

0:21:53 > 0:21:56- Actually, that's very elegant, isn't it?- Yes.

0:21:56 > 0:21:58Nice having the doors out into the garden.

0:21:58 > 0:22:02- Boys' toys, he's got a satellite thing in there.- You'll be happy.

0:22:02 > 0:22:05"Boys' toys. He's got a satellite thing."

0:22:05 > 0:22:11Rod, with his military past, could probably rig that satellite up to work out,

0:22:11 > 0:22:14as an early warning system, if we ever do get attacked.

0:22:14 > 0:22:16And they could use this as a nuclear bunker.

0:22:16 > 0:22:18Yeah, very good. Nice.

0:22:18 > 0:22:21Nice. Like that. Mm-hm.

0:22:21 > 0:22:25OK, we're going to have to slightly lower our voices, because they're coming to there.

0:22:27 > 0:22:32Wow-wee, look at this. This is what I wanted!

0:22:32 > 0:22:34This is going to fit the bill, isn't it?

0:22:34 > 0:22:37- This is just what I wanted. - Ticks all the boxes.- Fantastic.

0:22:37 > 0:22:39This is lovely, having a seating area down here.

0:22:39 > 0:22:42You could have it just as dining, if you want to.

0:22:42 > 0:22:44It will be nice as a big dining area.

0:22:44 > 0:22:47If you're going to lose the front one as a dining room,

0:22:47 > 0:22:50then that becomes a study and this the dining room. Smashing area.

0:22:50 > 0:22:53- Really, really nice.- And the garden?

0:22:53 > 0:22:56- Let's see what the garden's like. - I like the French doors, as well.

0:22:56 > 0:22:58That's nice, onto the garden.

0:22:58 > 0:23:00Nice garden, look.

0:23:00 > 0:23:04- This is...facing north. - Look, the sun's here, the sun's out.

0:23:04 > 0:23:07- You'll get evening sun. - Ed's done well.

0:23:07 > 0:23:09Well, it's not just me.

0:23:09 > 0:23:13It mainly is me, but the mystery property team do do a little bit.

0:23:13 > 0:23:15But, you know...

0:23:17 > 0:23:20There's no space wasted on the landing, that's for sure.

0:23:20 > 0:23:24This is a nice bedroom.

0:23:24 > 0:23:28- Double.- It's light and airy. - Yeah, light and airy.

0:23:28 > 0:23:31- And an en-suite. - Yeah, nice shower as well, look.

0:23:31 > 0:23:33- Double shower.- Double shower.

0:23:33 > 0:23:37OK, I'm looking out for an "arriba". "Arriba, arriba" or a "whoopee-de-doo".

0:23:37 > 0:23:39I got a, "Ooh, that's quite nice".

0:23:40 > 0:23:43Right, let's have a quick look in this room, see what's in here.

0:23:43 > 0:23:47- Oh, nice. A little bathroom. - Must be the family bathroom.

0:23:47 > 0:23:52Just a bath, yeah, bath, loo and sink. It's nice. Very modern.

0:23:52 > 0:23:55This is a nice little room.

0:23:55 > 0:23:57- The princess's room.- Yeah!

0:23:57 > 0:24:00- Very pink.- It's a nice size again, look. Double bed.

0:24:00 > 0:24:03Your granddaughters would settle in here, wouldn't they?

0:24:03 > 0:24:07Certainly a good size for a single room. It's really a double, isn't it?

0:24:07 > 0:24:10- Did you hear what Rod just said? Did you hear?- No, I missed it.

0:24:10 > 0:24:13"Single room but it's really a double."

0:24:13 > 0:24:16So, maybe you want to take back the stuff you said about them

0:24:16 > 0:24:20not all being double bedrooms, because Rod thinks they are and Rod was in the military.

0:24:20 > 0:24:24Rod can fly a fighter plane, so Rod is very spatially aware.

0:24:24 > 0:24:27- Could Rod park a plane in there? - Yes, he could, if he had to.

0:24:28 > 0:24:32Oh, wow, look. It's a study. That's very nice, isn't it?

0:24:32 > 0:24:34So this could either be a study or it could be your sewing room.

0:24:34 > 0:24:36Like you've got at home.

0:24:36 > 0:24:40Yeah. So if we use this as a study, there's the front room,

0:24:40 > 0:24:44which is a dining room, which we weren't going to use as a dining room.

0:24:44 > 0:24:46So, spoilt for rooms now.

0:24:46 > 0:24:48This is another super-sized room.

0:24:48 > 0:24:51Look at this, wow! Nice big size.

0:24:51 > 0:24:54- No fitted wardrobes, but easily fitted out.- Blimey, yeah.

0:24:54 > 0:24:56You could put them all the way along here.

0:24:56 > 0:24:59- For Max's room, this is lots of space.- Very good.

0:24:59 > 0:25:01Hoo hoo hoo! Did you hear that?

0:25:01 > 0:25:03An "oh gosh" and then a "wow".

0:25:03 > 0:25:05- Look at this!- Did you hear that?

0:25:05 > 0:25:08- That's better than you got, "arriba, arriba".- It's not!

0:25:08 > 0:25:10This is better. This is good.

0:25:10 > 0:25:14- Nice, look at the size of this place.- Now, this is a good size.

0:25:14 > 0:25:18- This is a master bedroom. - We keep saying size, but this really does fit the bill.

0:25:18 > 0:25:20Look, two lots of fitted wardrobes.

0:25:20 > 0:25:26- Great.- So I'm sure I can find a corner down there somewhere for me. - Yes, fabulous.

0:25:26 > 0:25:30It hasn't got the nine double fitted wardrobes they're used to, but the place is whopping.

0:25:30 > 0:25:32I've given them five bedrooms.

0:25:32 > 0:25:37- One bedroom, I've put those funny slatted things on it, pretend that's a massive cupboard.- Oh!

0:25:37 > 0:25:39Very good, I like this room very much.

0:25:39 > 0:25:43- Separate shower, double shower, so it's a good sized shower.- Brilliant.

0:25:43 > 0:25:46- Nice tiles.- No bidet.

0:25:46 > 0:25:50I guess I'm finally coming to the conclusion I can't have everything.

0:25:50 > 0:25:52But I can try.

0:25:52 > 0:25:54Very good. Excellent.

0:25:57 > 0:26:03Now, Rod and Angie, I think it's fair to say that you quite liked this house?

0:26:03 > 0:26:06- More than quite liked.- OK!

0:26:06 > 0:26:11Now, when you said earlier on, a living-kitchen, redefining the term kitchen-diner,

0:26:11 > 0:26:14I think this is a living-kitchen more than a kitchen-diner, isn't it?

0:26:14 > 0:26:17It's definitely a living-kitchen.

0:26:17 > 0:26:20- What were your thoughts walking around?- The lounge.

0:26:20 > 0:26:25It seems a bit awkward trying to put your furniture in the lounge.

0:26:25 > 0:26:27But to put sofas and chairs in there,

0:26:27 > 0:26:30it's going to be a bit of a jiggle.

0:26:30 > 0:26:33Move the living room to the master bedroom, it's big enough!

0:26:33 > 0:26:37- That master bedroom is out of this world. It's huge!- Very nice.

0:26:37 > 0:26:41- It's lovely.- The whole upstairs is a big tick.

0:26:41 > 0:26:45- Yeah, everything. - OK, but what about the price?

0:26:45 > 0:26:47- So far, Rod is in the lead. - I went first last time.

0:26:47 > 0:26:50So would you like to go first again this time?

0:26:50 > 0:26:56- If you wish?- Whoo! - Confident! - ALL TALK AT ONCE

0:26:56 > 0:27:00- I'll let him go. - Maximum budget £530,000...

0:27:00 > 0:27:03- I'm going to go for the same price. 499.- 499.

0:27:03 > 0:27:08- I'm going for 510. - You're going 510 and 499.

0:27:09 > 0:27:13- Now, Angie, you've won.- Oh, right!

0:27:13 > 0:27:17The price of the house is the same as Rani's. 529,950.

0:27:17 > 0:27:23Now, this property has been on for a bit. It's been on at three prices. It started at 589.

0:27:23 > 0:27:25- Oh, right.- Then it went to 549.

0:27:25 > 0:27:27Now it's on at 529,950.

0:27:27 > 0:27:31- So, that would say that... - Quite a lot.- And I have had a nibble

0:27:31 > 0:27:35and a niggle and a wiffle, that they have found somewhere that they like

0:27:35 > 0:27:37- and wish to buy. - OK. So they'll be keen.

0:27:37 > 0:27:42So in terms of waggling and haggling, there is movement here.

0:27:42 > 0:27:44But we haven't even been to the wild card yet.

0:27:44 > 0:27:47No! And that is going to be an exciting...

0:27:47 > 0:27:51- It's everyone's favourite part of the programme. Are we prepared, are we ready?- We're ready.

0:27:51 > 0:27:55- We're going this way. - Let's do it.- Let's follow them.

0:27:57 > 0:28:03Today's wild card looks similar to property one and two on the outside.

0:28:03 > 0:28:06But, as I know, it's what's on the inside that counts.

0:28:06 > 0:28:11And this one, like me, holds a few surprises from top to bottom.

0:28:11 > 0:28:12Right then, Rod and Angie.

0:28:12 > 0:28:17Here we are, in the blustering rain and wind, but in front of the wild card.

0:28:17 > 0:28:21- You've been excited about seeing the wild card.- Yes.

0:28:21 > 0:28:23The wild card gives you certain things you want.

0:28:23 > 0:28:26We're in Knowle, where I believe your son lives.

0:28:26 > 0:28:29He does, just down the road.

0:28:29 > 0:28:32Literally 1,000 yards down the road.

0:28:32 > 0:28:34- So that is very good, then. - Big plus, big plus.- Yes.

0:28:34 > 0:28:37Great to have his grandparents around for the grandkids.

0:28:37 > 0:28:39Have you ever seen this as you go to your son's house?

0:28:39 > 0:28:43I've always thought it looked nice. But I do notice it's three floors.

0:28:43 > 0:28:47Yes. You're still young and sprightly.

0:28:47 > 0:28:50I'm not sure how old bones in a few years...!

0:28:50 > 0:28:55- Can we get a Stannah lift in there? - Why not?- You do not need them!

0:28:55 > 0:28:58You play golf, tennis. You're very sporty! This is a lovely property.

0:28:58 > 0:29:01- It does look nice.- There are a few things which it might not

0:29:01 > 0:29:07be giving you in the order you might suspect them to turn up.

0:29:07 > 0:29:11You should waste no more time. Get in there and enjoy the wild card,

0:29:11 > 0:29:15- and remember, it is a little bit wild.- Looking forward to it.

0:29:15 > 0:29:18- Don't forget to wipe your feet on the way in.- Thank you very much!

0:29:18 > 0:29:21Right, Ed. Want to go in the garage?

0:29:24 > 0:29:28That's a surprise, a bigger space than I thought it was going to be.

0:29:28 > 0:29:32I've seen this house loads of times as we've driven past.

0:29:32 > 0:29:35Now you've got a chance to have a look at it. Fantastic.

0:29:35 > 0:29:38This room at the back looks fantastic.

0:29:40 > 0:29:45- Here we go.- Look at this. Very nice! - Living-kitchen again.- It's huge!

0:29:45 > 0:29:48That will pass muster, won't it?

0:29:48 > 0:29:50Yes, lovely.

0:29:50 > 0:29:52Lovely. Units are nice.

0:29:52 > 0:29:59- Space for your American freezer. - Yeah, and there's the place round there for the table to eat at.

0:29:59 > 0:30:02Angela is alive in here.

0:30:02 > 0:30:06This is like breathing for the first time, in house terms.

0:30:06 > 0:30:09She's over the moon with this living-kitchen.

0:30:09 > 0:30:12This, I would have as the dining area.

0:30:12 > 0:30:15With the dining table in here.

0:30:15 > 0:30:18You can't block off the doors though, of course.

0:30:18 > 0:30:20You have to sort of...

0:30:20 > 0:30:23I'm not sure how it wouldn't work out there, possibly.

0:30:23 > 0:30:26Well, anyway, it doesn't matter. It's a certainly large enough space.

0:30:26 > 0:30:31- Yes.- I could put a nice big vase of flowers there, look.

0:30:31 > 0:30:35I've got it all planned already, where I'm going to put stuff and what I'm going to do with it.

0:30:35 > 0:30:38This didn't happen in any of the other properties, did it?

0:30:38 > 0:30:40- No, it didn't. - This is a new style of living.

0:30:40 > 0:30:43She feels the house needs christening with flowers.

0:30:43 > 0:30:46I don't know where she wants to put the flowers. They're the neighbours.

0:30:46 > 0:30:48Neighbours are heading off on holiday now.

0:30:48 > 0:30:51- Very nice.- Very friendly people.

0:30:51 > 0:30:52Spoke to them earlier on.

0:30:52 > 0:30:55I don't know what this room would be.

0:30:55 > 0:30:59- I'm assuming...- Trying to work out what three floors are, don't we?

0:30:59 > 0:31:01I'm assuming a dining room.

0:31:01 > 0:31:05- Yeah, I guess. - I love the bay window, that's nice.

0:31:05 > 0:31:08Where the curtains are. No, I think it must be a...

0:31:08 > 0:31:12- Dining room.- If you want to use it as a dining room.- Yes.- Or a study.

0:31:12 > 0:31:14- Or she could think about Angie's sewing room.- Yes!

0:31:14 > 0:31:17- I think it's going to be Rod's room though.- It's Rod's.

0:31:17 > 0:31:23- Because she's going to be baking her wedding cakes in the kitchen. - For who? Who's getting married?

0:31:23 > 0:31:25What's happening? What do you know?

0:31:25 > 0:31:28- She bakes wedding cakes.- Does she?! - Yeah!- Are you making this up?

0:31:28 > 0:31:31- Do you not listen to her?! - She never told me!

0:31:31 > 0:31:33She bakes wedding cakes, does a bit of sewing.

0:31:33 > 0:31:37I talk to Rod about fighter pilots all the time and you're talking about sewing and baking.

0:31:37 > 0:31:39- There you go. - Who said stereotypes were true?

0:31:39 > 0:31:44I'm intrigued to see what's up here on this floor.

0:31:44 > 0:31:48This is a bit unusual, the house.

0:31:48 > 0:31:53Here's a nice... This is a bedroom, obviously.

0:31:53 > 0:31:55And we've got the skylight.

0:31:55 > 0:31:57Unusual ceiling, but it works.

0:31:57 > 0:32:00Painted ceiling, blue with clouds.

0:32:00 > 0:32:03What's in here? I presume this might be...

0:32:03 > 0:32:05- Yeah, a bathroom.- Must be.

0:32:05 > 0:32:08Really, really nice.

0:32:08 > 0:32:12- Nice radiators, nice modern cistern. - Shower over the bath.

0:32:12 > 0:32:14Clean lines, looks really nice. All white.

0:32:14 > 0:32:19You know those planes that you can go in, that go to the edge of the atmosphere?

0:32:19 > 0:32:20Right, right high, high up?

0:32:20 > 0:32:24- OK.- Rod flies those.

0:32:24 > 0:32:27Rod has seen space from his own aeroplane.

0:32:27 > 0:32:30- That's not true.- It's true. - It's not true.- It's true.

0:32:30 > 0:32:32This is lovely, a very nice lounge.

0:32:32 > 0:32:35Yeah, very nice.

0:32:35 > 0:32:40- Lovely size, square, so you've got lots of wall space around here to put things.- Yes.- Nice fireplace.

0:32:40 > 0:32:44- Have you seen the decking, Angela? - Oh, yes, look out here.

0:32:44 > 0:32:47This is different.

0:32:47 > 0:32:49Look, fabulous!

0:32:49 > 0:32:52I can just see me sitting up here, sun shining.

0:32:52 > 0:32:58Yes, because south has got to be that way so you're going to get sun pretty much all day.

0:32:58 > 0:33:01It's quite nice here, look. The green beyond us.

0:33:01 > 0:33:04And we're not overlooked.

0:33:04 > 0:33:09- Look what you can do with the garden? Look how pretty that one is. - Actually, we could do that.

0:33:09 > 0:33:12That is beautiful. Look at that. I've got a good feel, I like this.

0:33:12 > 0:33:14- It's working well, isn't it? - It's different, but I like it.

0:33:14 > 0:33:18We've pointed out they've lived in 30 homes over their time

0:33:18 > 0:33:24so they needed something different to make them go, "Yes! This is somewhere I could settle down in."

0:33:24 > 0:33:28- Now, this is the top floor. - Top floor.

0:33:28 > 0:33:30The big climb to bed.

0:33:30 > 0:33:32Now, what's this room?

0:33:35 > 0:33:39This is obviously a nice double bedroom. It's got fitted wardrobes.

0:33:39 > 0:33:41- Yes.- Which is good.

0:33:41 > 0:33:47Nice size, look? And an en-suite, which is really nice. Another one.

0:33:47 > 0:33:50Oh, lovely. Big shower, look. It's very nice. Very nicely done.

0:33:50 > 0:33:52Let's have a look round here.

0:33:52 > 0:33:56This has to be the master bedroom.

0:33:56 > 0:34:00I'm going to have a look, see what's in here because they're obviously empty.

0:34:00 > 0:34:04Wow, look at this! Oh, look. It goes all the way along to the other end.

0:34:04 > 0:34:06You open the other door, dear, and I'll pop out.

0:34:08 > 0:34:13- Hi! That's great.- Yeah, you can have fun in there, can't you?- Yeah. I'll put all my clothes in there.

0:34:13 > 0:34:17And I like the quality of the doors and windows.

0:34:17 > 0:34:19It's good, I like it.

0:34:19 > 0:34:23There, Rod is taking a look at the smaller features in the property.

0:34:23 > 0:34:27"I like that. I don't have to do that. It's a good finish."

0:34:27 > 0:34:32- And there is...very nice.- Actually, there's a shower as well as a bath.

0:34:32 > 0:34:33Yes, which is good.

0:34:33 > 0:34:38So that's good. So as I don't like baths, you can have this one.

0:34:38 > 0:34:39- This is yours.- This is lovely.

0:34:39 > 0:34:43- Bit of a surprise, a large en-suite like this.- I like this.

0:34:46 > 0:34:50Angie, you were slightly worried, but excited by the three floors.

0:34:50 > 0:34:55- How was it getting up and down? Were we all right with that? - Knees are all right, yeah.

0:34:55 > 0:34:58- What did you think?- I love it. I really do. I got a real feel for...

0:34:58 > 0:35:02I can see myself living in here. Planning where I'm putting stuff.

0:35:02 > 0:35:06Talking to Rod, can we do this, can we do that? I love it.

0:35:06 > 0:35:08Did Rod say yes to all of those things?

0:35:08 > 0:35:13I'm following everything else. I'm just a bit concerned about how much stuff we've got to throw away.

0:35:13 > 0:35:18There is going to be a big clear-out. The charity shops will do a raging good deal.

0:35:18 > 0:35:22- This is a downsize though, isn't it? - A genuine downsize, which is not a problem.

0:35:22 > 0:35:25So it's something different, is that what's exciting?

0:35:25 > 0:35:31It's just nice. It's not quirky but it's got something different about it, which is nice.

0:35:31 > 0:35:34I was just saying, on the first floor, on that living room,

0:35:34 > 0:35:38that decking area, you could just open the door in the summer.

0:35:38 > 0:35:43- South is over there and it all works. - With the wine and the gin and tonic.

0:35:43 > 0:35:47So, time for guess the price, and quite an intriguing guess the price.

0:35:47 > 0:35:50Not only are you neck and neck but you like this one.

0:35:50 > 0:35:53We're in Knowle, and Knowle is quite posh, quite expensive.

0:35:53 > 0:36:00Maximum budget of £530,000. Rod, you shall be the gentleman, I believe. It's your chance to go first.

0:36:00 > 0:36:06More by hope than any sense of conviction, I'm going to stick with my old ploy of 499.

0:36:06 > 0:36:09OK. Angie, what are you going for?

0:36:09 > 0:36:13I know it's Knowle and I know it's an expensive area, but I'm going to go less than Rod.

0:36:13 > 0:36:17I'll go 489,950.

0:36:17 > 0:36:21- But not much less. - But it is a bit less.- OK.

0:36:21 > 0:36:27Now, you seem really excited about this property and I hope you're excited about the price.

0:36:27 > 0:36:29489,950?

0:36:29 > 0:36:32Congratulations, you are the closest and the winner.

0:36:32 > 0:36:36This property is on the market at £460,000.

0:36:36 > 0:36:38460?! Quick, quick!

0:36:38 > 0:36:41- Get that cheque book out! - Our estate agent,

0:36:41 > 0:36:45I will be there next week when we come up from Manchester.

0:36:45 > 0:36:49- You don't need him, you have us! - Listen, before you blow the whole jeopardy of

0:36:49 > 0:36:54I wonder which one they're going to pick, because you got a bit excited in here, maybe giving us a steer,

0:36:54 > 0:36:57you need to go away, make the biggest decision of your life

0:36:57 > 0:36:59about which one you wish to test drive.

0:36:59 > 0:37:01- I think we've all got an idea, maybe.- Discuss it, though.

0:37:01 > 0:37:05- Exactly!- Thank you, bye. - Good luck with that.

0:37:05 > 0:37:09Whilst they do that, here's a quick recap for you at home of all three properties.

0:37:09 > 0:37:13Will they go for my property, number one, in the desirable Dorridge?

0:37:13 > 0:37:16Angie liked the living room, with the inglenook fireplace,

0:37:16 > 0:37:20but it was the kitchen and upstairs rooms that really won them over.

0:37:20 > 0:37:21It's on the market for...

0:37:25 > 0:37:29Or will they choose my property, number two, in Balsall Common?

0:37:29 > 0:37:32It garnered a host of "wows". It had the biggest kitchen

0:37:32 > 0:37:36I have ever seen in a modern home, and that's what Angie thought too.

0:37:36 > 0:37:40It can all be theirs, including the massive kitchen, for the price of...

0:37:43 > 0:37:46Or will they opt for today's wild card,

0:37:46 > 0:37:49in the sought-after Knowle postcode?

0:37:49 > 0:37:54Rod and Angie thought it was fantastic from bottom to top.

0:37:54 > 0:37:56They loved the kitchen and balcony.

0:37:56 > 0:37:58All those floors could be theirs for...

0:38:06 > 0:38:12Rod and Angela, good to your word, you have chosen to test drive the wild card.

0:38:12 > 0:38:15You loved it in there earlier on.

0:38:15 > 0:38:19Can you explain to us and the nation why you've chosen this one?

0:38:19 > 0:38:21Well, it's very different.

0:38:21 > 0:38:26It's a genuine downsize, but it's a downsize that we're sure we can work with.

0:38:26 > 0:38:29And it's about 1,000 yards up the road from our son.

0:38:29 > 0:38:32That might be a bit too close for him but it's not close enough for us.

0:38:32 > 0:38:36- Very good.- Angie, you said you had nine wardrobes of clothes.

0:38:36 > 0:38:39- Nine double wardrobes!- You'll have to get rid of a lot of stuff!

0:38:39 > 0:38:45I'm happy to for this house. I really am. I'm happy, I love it.

0:38:45 > 0:38:48Before you test drive it, we had our surveyor look at the place.

0:38:48 > 0:38:51I've got to say, it's not a legally binding.

0:38:51 > 0:38:54If you go ahead with the property, we'd recommend

0:38:54 > 0:38:57you get your own survey done.

0:38:57 > 0:38:58We're on one of the points.

0:38:58 > 0:39:00It's a shared cul-de-sac drive.

0:39:00 > 0:39:04- You'd want to work out who's responsible for...- Keeping it? - Yes, exactly.

0:39:04 > 0:39:07Upkeep, maintenance, et cetera. So look into that and find out

0:39:07 > 0:39:10if there's a service charge for that and how it works.

0:39:10 > 0:39:14- If they had a slush fund, look into that.- Yeah.- Good point.

0:39:14 > 0:39:17Next point. It's a new build.

0:39:17 > 0:39:21We're guessing it's between 10 and 15 years, somewhere around that mark.

0:39:21 > 0:39:24- So it's outside NHBC then? - Well, this is the thing.

0:39:24 > 0:39:28It could still be within NHBC if it is under 10 years.

0:39:28 > 0:39:32It could be eight years, we don't know. However, there is a thing called Premium NHBC,

0:39:32 > 0:39:36which means it would be covered up to 15 years, which would be fantastic.

0:39:36 > 0:39:40He had a look round the place and there are a few cracks in the plasterwork.

0:39:40 > 0:39:44He thinks it's just a bit of isolated movement, nothing too serious.

0:39:44 > 0:39:48- You'd have to get that checked out. But it could still be covered.- OK.

0:39:48 > 0:39:50- That would be brilliant.- Good point.

0:39:50 > 0:39:54- As far as the list goes, well, that's it.- That's it.

0:39:54 > 0:39:58- That is actually it.- Really, it's lovely.

0:39:58 > 0:40:02He likes it as much as you do. Are you still prepared to go in there for your test drive?

0:40:02 > 0:40:06- We are desperate to get in there. - OK, get in there, ready yourselves.

0:40:06 > 0:40:09Make the most of your time, you'll never get this opportunity again.

0:40:09 > 0:40:11- Okey-dokey.- 3, 2, 1, enjoy! - Thank you.

0:40:14 > 0:40:19Here we go, then. They did love this house so much when they looked round it, didn't they?

0:40:19 > 0:40:23Yes. You know, they're looking very at home here.

0:40:25 > 0:40:28- DOORBELL RINGS - No cold callers today, please.

0:40:28 > 0:40:31- We're test-driving!- It's OK, it's just Ben, their grandson.

0:40:31 > 0:40:36- Hi! Hello! Hi, Ben!- I've brought Ben for you.- Thank you.

0:40:36 > 0:40:40Are we going to be able to play tennis? Get Granddad to look outside?

0:40:40 > 0:40:42See what the weather's like?

0:40:42 > 0:40:46I don't know if we'll be able to. Granddad, open the door and see.

0:40:46 > 0:40:47I don't fancy their chances.

0:40:47 > 0:40:51Oh, Ben, I'm sorry, it's raining, I'm afraid.

0:40:51 > 0:40:52It's really not very nice.

0:40:52 > 0:40:55- Where can we play tennis, do you think?- In here.

0:40:55 > 0:40:57In here?

0:41:01 > 0:41:02Andy Murray, eat your heart out.

0:41:04 > 0:41:08Now, that's how you keep Granddad on his toes! Good work, Ben!

0:41:08 > 0:41:13That's a love game for Ben, but do Angie and Rod love this place?

0:41:13 > 0:41:20OK, you've had a bit more time in the house, but more importantly, does Ben like his new second home?

0:41:20 > 0:41:25He does. He seemed to be at home and he cried when he went home with his mummy because he wanted to stay.

0:41:25 > 0:41:30That is as much a testament to the property... He was so at home here?

0:41:30 > 0:41:33Yep and he had no problem climbing to the top floor.

0:41:33 > 0:41:38- Excellent!- He's not the one we're worried about.- It's me we're worried about climbing to the top floor!

0:41:38 > 0:41:43Having a look round, do you think you'd get rid of enough clutter

0:41:43 > 0:41:48- to see this as a new home?- It'll take time and a lot of journeys

0:41:48 > 0:41:52to the Oxfam shop getting rid of our stuff, but it can be done.

0:41:52 > 0:41:56- Yeah, I think we will. - Do you genuinely believe you can achieve the downsize?- Yes.

0:41:56 > 0:41:58- Yes.- Hand on heart? - Yes.- Promise?

0:41:58 > 0:42:02- If I want it hard enough, I will downsize.- OK, all right.

0:42:02 > 0:42:04- OK, then.- I think we're there.

0:42:04 > 0:42:08I think we're at the point that everyone has been waiting for. I'm nervous to ask it.

0:42:08 > 0:42:12I'm not going to ask Rod because I think I'll get a better answer from Angie.

0:42:12 > 0:42:14You're a pretty shrewd judge.

0:42:14 > 0:42:20So, Angie. To buy or not to buy, that is the question to you, Angie, and partially to you, Rod.

0:42:20 > 0:42:23- To buy. Subject...- Go on...

0:42:23 > 0:42:24- ..to our house being sold.- OK.

0:42:24 > 0:42:29But I will be on the phone, as soon as we get home, to our estate agent, telling him to get a jiggle on.

0:42:29 > 0:42:35OK. And because you know this is cheaper, you've got more jiggle room.

0:42:35 > 0:42:38Exactly. It's freeing up equity.
