0:00:02 > 0:00:06- Good morning viewers, you're gonna love this.- OK. Oh, my head!

0:00:06 > 0:00:09- Are you joking?- What?- That's the best you could come up with?

0:00:09 > 0:00:13Yeah. It's just a little clue. I used "my head".

0:00:13 > 0:00:18That is Simon's unsubtle way of explaining where we are today. Roll titles.

0:00:28 > 0:00:30One second. Two things, first of all, rubbish gag.

0:00:30 > 0:00:34Secondly, we're not in Minehead, but we're in Somerset.

0:00:34 > 0:00:36All right then, how about this? My neck!

0:00:36 > 0:00:39- What's that?- That's near my head. - OK.

0:00:39 > 0:00:43Today we're in an area steeped in history, full of hostelries and hopefully houses.

0:00:43 > 0:00:46It feels like rainy September.

0:00:46 > 0:00:49- What do you mean? - Like when summer's set.

0:00:49 > 0:00:53- Shall we meet today's buyers? - See we're in Somerset...- I got it.

0:00:53 > 0:00:55Anyway, on today's To Buy Or Not To Buy,

0:00:55 > 0:00:58we go head over heels in the topsy-turvy world of house hunting.

0:00:58 > 0:01:02I like it but I'm not sure about coming upstairs to sit in the living room.

0:01:02 > 0:01:05We encounter some stubborn resistance from our buyers.

0:01:05 > 0:01:07Yep. Mm-hm.

0:01:07 > 0:01:13You can hear in Lee that she's not happy. When somebody goes, "Mm-hm, yep, mm-hm."

0:01:13 > 0:01:16Before last-minute salvation with the help of some fantastic features.

0:01:16 > 0:01:20That's impressive. That is a fire and a half.

0:01:21 > 0:01:24Here are today's buyers, Richard and Lee Turner.

0:01:24 > 0:01:27- And the best thing about them? - They're avid To Buy Or Not To Buy viewers.

0:01:27 > 0:01:29Well yes, but also Lee's from Liverpool.

0:01:29 > 0:01:32- Typical. And what about Richard? - Not from Liverpool.

0:01:32 > 0:01:33So I'm not outnumbered?

0:01:33 > 0:01:36No, I think you'll cope. Shall we meet them?

0:01:36 > 0:01:41Now, can you describe briefly the current house that you live in?

0:01:41 > 0:01:45It is a five-bedroomed house. It's an old vicarage.

0:01:45 > 0:01:49So it's got large rooms, and big back kitchen.

0:01:49 > 0:01:53Which is important, because we spend more time in the kitchen.

0:01:53 > 0:01:57You've got an amazing house, so why are you looking to move?

0:01:57 > 0:02:01I'm actually based in Aldershot, live in the New Forest and work in Warwick,

0:02:01 > 0:02:05so it's rather a big commute to see the family.

0:02:05 > 0:02:09At the moment I only get back on the weekends to see them.

0:02:09 > 0:02:13If we move the family closer to my work, I'll get to see them more.

0:02:13 > 0:02:16- Family is you two and four kids? - Four boys.

0:02:16 > 0:02:23Older boy, now, he must be getting to a point where he wants some independence?

0:02:23 > 0:02:24Yes, he is.

0:02:24 > 0:02:28When we're searching, are we looking for anything specific for him?

0:02:28 > 0:02:34If we saw a property that had an annexe to it, or anything like that,

0:02:34 > 0:02:37that would be handy for him. He's 21.

0:02:37 > 0:02:39- He needs to do his own thing.- Yeah.

0:02:39 > 0:02:43- Is that going to be a deal-breaker for you?- No, definitely not.

0:02:43 > 0:02:48We'll just buy a tent, put him on the land and leave him to it.

0:02:48 > 0:02:50Absolutely. Put him out in the woods.

0:02:50 > 0:02:52Put him out to pasture.

0:02:52 > 0:02:57- Is this a short-term thing? A medium-term move?- No, this will be the final move for us.

0:02:57 > 0:02:59We don't plan to move again.

0:02:59 > 0:03:03But we haven't set our mind on a particular property, yet.

0:03:03 > 0:03:07- Are you fussy? What's going on?- No.

0:03:07 > 0:03:09It's trying to find the right area.

0:03:09 > 0:03:12Because we're going to actually stay in this one,

0:03:12 > 0:03:16we've got to be 100 percent that this is the area that you want to be in.

0:03:16 > 0:03:20You paint me a picture, with words, your house.

0:03:20 > 0:03:22I think you've got quite a clear image in your mind.

0:03:22 > 0:03:28An older property. Five bedrooms. Good-size rooms on it,

0:03:28 > 0:03:33with not a lot, a lot of land to the point where you've got got that much land...

0:03:33 > 0:03:37A wooded area with pastures, maybe a waterfall.

0:03:37 > 0:03:41A couple of thousand acres. Not too much.

0:03:41 > 0:03:44We want a bit of space so we're not on top of the neighbour.

0:03:44 > 0:03:49We need that space around us for the family.

0:03:49 > 0:03:52We've got a lot of boys, lot of noise, football, cricket.

0:03:52 > 0:03:54We don't want to annoy anyone.

0:03:54 > 0:03:59We also don't want to be too far from civilisation that I can't get to work.

0:03:59 > 0:04:02OK. Important question.

0:04:02 > 0:04:07Older properties, beautiful, full of character.

0:04:07 > 0:04:12Sometimes they do need a little bit of upkeep. How are you on the DIY skills?

0:04:12 > 0:04:17I'm not too bad, because my wife usually decides it all needs changing when we get there.

0:04:17 > 0:04:22I mean, most people like to put their own mark on the property.

0:04:22 > 0:04:25Colour schemes, that sort of thing.

0:04:25 > 0:04:29- Lee is very much the interior designer.- I do all that.

0:04:29 > 0:04:32- What is your maximum budget? - About £850,000.

0:04:32 > 0:04:35- 850? That's the maximum we can push you to?- Yes.

0:04:35 > 0:04:37That's a decent budget.

0:04:37 > 0:04:40- Right.- This will be fun.- It will.

0:04:40 > 0:04:44- Pressure's on.- They're not fussy. - Sounds like they are!

0:04:44 > 0:04:47- We'd better get going. - See you in a bit.- Thank you.

0:04:48 > 0:04:53- Big budget.- Big houses. - Big deal.- Big responsibility.

0:04:53 > 0:04:55- Come on! We're big enough for this. - We can do this.

0:04:55 > 0:04:58I'm off to look at some big property details.

0:04:58 > 0:05:01OK. I'll big up the local area.

0:05:02 > 0:05:06It's easy to see the attraction of this area, with its lovely scenery

0:05:06 > 0:05:08and proximity to beautiful north Devon.

0:05:08 > 0:05:13We're also on the edge of the Exmoor National Park and the Quantock Hills,

0:05:13 > 0:05:15so there's the best of British countryside all around.

0:05:15 > 0:05:20This area was also home to two of the greatest poets Britain's ever produced -

0:05:20 > 0:05:23William Wordsworth and Samuel Taylor Coleridge,

0:05:23 > 0:05:27famed for their lyrical ballads about rural life in England in the late 18th century.

0:05:27 > 0:05:30The two poets walked the hillsides seeking inspiration

0:05:30 > 0:05:32before returning to local hostelries such as the Bell Inn

0:05:32 > 0:05:34and putting their thoughts onto paper.

0:05:34 > 0:05:40It was here that Coleridge penned The Rhyme Of The Ancient Mariner.

0:05:40 > 0:05:42Published in 1798, it's the story of an old sailor

0:05:42 > 0:05:46who shoots a lucky albatross that was following his ship.

0:05:46 > 0:05:47When his ship foundered,

0:05:47 > 0:05:51he was forced to wear the dead bird around his neck as penance,

0:05:51 > 0:05:56giving us the idiom "to have an albatross around your neck".

0:05:56 > 0:06:00Lest we fall into that trap, let's see what else Richard and Lee

0:06:00 > 0:06:04could buy with their 850 grand elsewhere around the country.

0:06:05 > 0:06:07How about this beautiful four-bed Victorian villa

0:06:07 > 0:06:09on the banks of Loch Lomond?

0:06:09 > 0:06:12It's on the money at...

0:06:12 > 0:06:16Or could this magnificent six-bedroom Yorkshire property tempt you?

0:06:16 > 0:06:18Also on the nose at...

0:06:18 > 0:06:21Or what about this eight-bed property in Dartmoor National Park?

0:06:21 > 0:06:26It's currently serving as a B&B and the guide price is...

0:06:30 > 0:06:34Our couple today have got a budget of £850,000.

0:06:34 > 0:06:37How far does that go down here?

0:06:37 > 0:06:39They would buy a nice property at that level.

0:06:39 > 0:06:42Certainly you would get a nice detached property

0:06:42 > 0:06:45in a local, close-by village.

0:06:45 > 0:06:50If, like me, you love a bit of etymology, you know, the origin of place names,

0:06:50 > 0:06:54when you turn up in Minehead you think, easy, there used to be a mine here.

0:06:54 > 0:06:58It's the head of the mine. Good guess, but wrong.

0:06:58 > 0:07:02The origin of the name is the Welsh word "mynydd", meaning mountain,

0:07:02 > 0:07:06because 12 miles as the crow flies is the Welsh coast.

0:07:06 > 0:07:08If you're standing over there, looking back,

0:07:08 > 0:07:11all you see is a mountain rising out of the sea.

0:07:12 > 0:07:16How are you finding things with the bigger properties?

0:07:16 > 0:07:18As it's a sought-after area, are they still moving?

0:07:18 > 0:07:24One of the issues in our area is that most people are selling for a lifestyle reason

0:07:24 > 0:07:26rather than a necessity for a job,

0:07:26 > 0:07:31so the prices tend to be pitched a little higher,

0:07:31 > 0:07:34and quite often are happy to sit on the market.

0:07:34 > 0:07:40Minehead owes its existence to that all-important factor location, location, location.

0:07:40 > 0:07:46There is evidence of a port here dating back to 1380, trading with Ireland, Wales and Bristol.

0:07:46 > 0:07:50Over the centuries however, ships left to places much further away -

0:07:50 > 0:07:53France, Virginia and even the West Indies.

0:07:54 > 0:07:58Something I've seen when we've been looking around is

0:07:58 > 0:08:01there isn't much around that 850 figure.

0:08:01 > 0:08:04There seems to be a lot up to 700, then a gap,

0:08:04 > 0:08:08then everything jumps up beyond a million pounds.

0:08:08 > 0:08:14Generally, a nice quality detached house, set in nice gardens

0:08:14 > 0:08:17will probably be up to 650-ish.

0:08:17 > 0:08:22After that you're starting to get properties with land.

0:08:22 > 0:08:25You're probably up to 850, and then there is a gap

0:08:25 > 0:08:30- where we then jump to a much larger property with more acreage. - Yes.

0:08:30 > 0:08:33We're then into 1.2 million or something of that nature.

0:08:33 > 0:08:39But times change. These days it's tourism that brings in the money, not shipping.

0:08:39 > 0:08:44Minehead is home to one of Britain's best loved institutions - Butlins holiday camp!

0:08:44 > 0:08:50It's said that when this place is full, the population of Minehead virtually doubles.

0:08:54 > 0:08:57Jonny, I have been working with my socks off today.

0:08:57 > 0:09:00- Don't you mean working your socks off?- No.

0:09:00 > 0:09:02Anyway, how have you got on?

0:09:02 > 0:09:07I went to the estate agents and we are struggling to use up their entire budget,

0:09:07 > 0:09:08as you probably found.

0:09:08 > 0:09:13There were a couple of properties that were ideal, but we couldn't get the viewings.

0:09:13 > 0:09:20So we've had to compromise a bit, but if they're looking to stay for the rest of their lives...

0:09:20 > 0:09:24I couldn't agree with you more. It is very rare that I don't spend the whole budget.

0:09:24 > 0:09:27And that is what's happened today. But property one

0:09:27 > 0:09:29is absolutely gorgeous.

0:09:29 > 0:09:32This is value for money. It comes with nine acres of land.

0:09:32 > 0:09:36It is in a beautiful position, very close to those amenities that our couple want.

0:09:36 > 0:09:39That's property one. You'll go well to beat that.

0:09:39 > 0:09:41Now, property two, I think it looks lovely. There you go.

0:09:41 > 0:09:44Stone barn conversion.

0:09:44 > 0:09:46Versatile and adaptable accommodation.

0:09:46 > 0:09:49It needs a bit of money spending on it,

0:09:49 > 0:09:54but if you're staying somewhere for the rest of your life, you want to personalise it.

0:09:54 > 0:09:57This gives them the money to do that.

0:09:57 > 0:09:59Now then, the wildcard.

0:09:59 > 0:10:01This is the most isolated of the three properties.

0:10:01 > 0:10:04It is set in the heart of the Exmoor National Park.

0:10:04 > 0:10:07It's a beautiful property. That's the wildcard.

0:10:07 > 0:10:09We think they'll love it.

0:10:09 > 0:10:12- Shall we start the tours? - Property one.- That's my choice.

0:10:16 > 0:10:20So here is property one. Barn conversions can be tricky,

0:10:20 > 0:10:22but this one's been done exceptionally well.

0:10:22 > 0:10:24It has indeed, Simon.

0:10:24 > 0:10:26Do not forget that it's a two-horse race.

0:10:26 > 0:10:30Should you fall at the first, I'll be there to take the reins.

0:10:30 > 0:10:33OK. Property one today is my choice.

0:10:33 > 0:10:37Before we talk about the house, let's put ourselves on the map.

0:10:37 > 0:10:38We are a mile

0:10:38 > 0:10:43from the village of Williton, where you will find an excellent primary and secondary school.

0:10:43 > 0:10:44One box ticked.

0:10:44 > 0:10:48As far as getting onto the M5, 30 minutes, easy access

0:10:48 > 0:10:51to the M5 to get to Warwick and the rest of the country.

0:10:51 > 0:10:57So, location-wise, I think I've done pretty well. Property-wise,

0:10:57 > 0:11:03beautiful, random-coursed rubble barn conversion made from local stone. Lovely pink colour.

0:11:03 > 0:11:05What are you thinking?

0:11:05 > 0:11:10- Beautiful stone.- Very nice. - Gorgeous, isn't it?

0:11:10 > 0:11:11What else are you thinking?

0:11:11 > 0:11:17- Mm-hm.- Come on. There's a little "Mm-hm".- No.- No?- Nothing like,

0:11:17 > 0:11:20- "Those neighbours are close"!- Yep!

0:11:20 > 0:11:22Are you not think...

0:11:22 > 0:11:25I'm just asking the question. That's legitimate.

0:11:25 > 0:11:28That was what I was thinking.

0:11:28 > 0:11:32- Blame him.- It's a fair comment. That's a fair comment.

0:11:32 > 0:11:35What we know about the neighbours, two retired couples.

0:11:35 > 0:11:37The people who live here at the moment,

0:11:37 > 0:11:41they rarely see each other. But you do have neighbours.

0:11:41 > 0:11:44Besides, when you've got nine acres of land

0:11:44 > 0:11:46with your property, including

0:11:46 > 0:11:50- fantastic new liveried stables over here.- Yes.- All right?- Yes.

0:11:50 > 0:11:53We'll look round all the outhouses in a bit.

0:11:53 > 0:11:57But, first, we want to know if this barn conversion works for you.

0:11:57 > 0:11:59- They can be a tricky thing. - Absolutely.

0:11:59 > 0:12:01Right then, only one way to find out.

0:12:01 > 0:12:03Get in there and enjoy. We'll be listening.

0:12:03 > 0:12:05Thanks for bringing that up.

0:12:05 > 0:12:08- I was being nice.- No you weren't. Your card is marked.

0:12:13 > 0:12:17- It's nice, isn't it, the hallway? - That's nice.- Yes.

0:12:17 > 0:12:20Shall we go into the kitchen? That's nice.

0:12:20 > 0:12:24Very nice. Look at the cooker.

0:12:24 > 0:12:27- You like the cooker? - Lovely, lovely cooker.

0:12:27 > 0:12:29Look at that!

0:12:29 > 0:12:30Fantastic.

0:12:31 > 0:12:33Would you say this is the living room?

0:12:33 > 0:12:36- The living area?- I'd think so.

0:12:36 > 0:12:40One. That's one of your living areas.

0:12:40 > 0:12:44- Very nice.- I don't think you'd need to do any decor changing.

0:12:44 > 0:12:49- It's lovely.- Nice floors again. I like the wood floors. That'll keep it nice and clean.

0:12:49 > 0:12:55Quite right. Practical flooring is what you need when you're living in the countryside.

0:12:57 > 0:12:59Is that because of your hooves?

0:12:59 > 0:13:02No, you don't bring the horses in.

0:13:02 > 0:13:04A converted barn is just for people.

0:13:04 > 0:13:06We'll go through into the...

0:13:06 > 0:13:09That's your conservatory. I like that.

0:13:09 > 0:13:12- Go back up this way?- Yeah.

0:13:13 > 0:13:17- Look at this! Wow. - Stained-glass windows.

0:13:18 > 0:13:20That's a feature, isn't it?

0:13:21 > 0:13:26- It's lovely. Never expected to see this, did you?- No.

0:13:26 > 0:13:27It is amazing, isn't it?

0:13:27 > 0:13:31That for me is the winning feature of this property.

0:13:31 > 0:13:34It's too easy when you redesign a place like this

0:13:34 > 0:13:36to squeeze the space out of the hall.

0:13:36 > 0:13:39Don't do it. It's what you want when you first walk in a place.

0:13:39 > 0:13:41And this is a little...

0:13:41 > 0:13:43- fantastic, an office.- Brilliant.

0:13:43 > 0:13:44That means I can work from home.

0:13:44 > 0:13:46They must have wireless as well.

0:13:46 > 0:13:51The problem facing any business person living in the country - wireless connections.

0:13:51 > 0:13:54This is a bedroom.

0:13:54 > 0:13:56A downstairs bedroom? That's interesting.

0:13:56 > 0:13:58I can see Anthony in here.

0:14:00 > 0:14:02Another downstairs bedroom. OK.

0:14:02 > 0:14:04This is a good size.

0:14:04 > 0:14:07If this is an en-suite it'll be fantastic. Yep.

0:14:07 > 0:14:10Big double shower. Lovely.

0:14:10 > 0:14:12I think this will be better for Anthony.

0:14:12 > 0:14:16- We'll put Declan in the one next door.- Definitely downstairs.

0:14:16 > 0:14:18If they're picking bedrooms already, I'm happy.

0:14:18 > 0:14:21Look at that! Lovely, isn't it?

0:14:21 > 0:14:25It goes round. The boys would have good fun running round there.

0:14:25 > 0:14:26- I can see it.- Yeah.

0:14:26 > 0:14:30- Lovely view.- It is.- Really nice.

0:14:30 > 0:14:34Another nice one. Bedroom, big double.

0:14:34 > 0:14:36Look at that view. Wow.

0:14:36 > 0:14:40- I like the stained-glass windows. Very good.- That is lovely.

0:14:40 > 0:14:44- And then we have the en-suite. - Look at this.

0:14:44 > 0:14:49- Burgundy, you like that. - A bath, no shower. A bath! Fantastic.

0:14:49 > 0:14:51Another room.

0:14:51 > 0:14:52En-suite.

0:14:53 > 0:14:54Right.

0:14:54 > 0:14:57So this is what, bedroom...

0:14:57 > 0:15:00- This would be off of bedroom four. - Yeah. Brilliant.

0:15:00 > 0:15:04So far then we've got Anthony, Declan and ourselves sorted.

0:15:04 > 0:15:09This could be Rees's. This is a good double.

0:15:09 > 0:15:15- Good-size double.- It's a shame all the rooms aren't that size.

0:15:15 > 0:15:16Mm... Yeah.

0:15:16 > 0:15:21- There's only four bedrooms and they need five.- Yeah.

0:15:21 > 0:15:23- You've only given them four.- Yeah.

0:15:23 > 0:15:26Goodness, look at that!

0:15:26 > 0:15:28The other room that I was looking for downstairs.

0:15:28 > 0:15:30That is pleasantly surprising.

0:15:30 > 0:15:33Lovely high ceilings.

0:15:33 > 0:15:35The fireplace. Wow.

0:15:35 > 0:15:38- That's impressive.- This really needs to have been downstairs.

0:15:38 > 0:15:40Touch of upside-down living here.

0:15:40 > 0:15:45- Perfect though.- They've made the most of the fabulous views from this property.

0:15:45 > 0:15:50I like it, but I'm not quite sure about coming upstairs to sit in the living room.

0:15:50 > 0:15:52It's just different.

0:15:52 > 0:15:56We haven't got that other bedroom that we need.

0:15:56 > 0:15:58But it is lovely, and it's got potential.

0:16:00 > 0:16:03Lee, I heard a lot of positives from you. Richard,

0:16:03 > 0:16:06you seemed a little bit reticent. Talk to me.

0:16:06 > 0:16:11I guess I'm a traditionalist. I couldn't get past the idea of a living room upstairs.

0:16:11 > 0:16:15Also, I thought the bedrooms were a little small.

0:16:15 > 0:16:18- I did ask, didn't I?- You did.

0:16:18 > 0:16:22- What will I do with the other child? - I'm glad you asked that question.

0:16:22 > 0:16:24That's why we're standing here.

0:16:24 > 0:16:26We have this stable block out here.

0:16:26 > 0:16:29It's a very modern block. Now the local feeling is

0:16:29 > 0:16:34they're starting to get restrictive about any more outhouses being converted

0:16:34 > 0:16:37if they have historic value.

0:16:37 > 0:16:41This is so modern, there is a feeling that if you applied

0:16:41 > 0:16:44you would get permission to convert this into an annexe.

0:16:44 > 0:16:46That's answering that question.

0:16:46 > 0:16:51- Also, then allowing him to get a foot on the property ladder.- True.

0:16:51 > 0:16:54So, possibilities here. On the other hand,

0:16:54 > 0:16:57if you could make the inside space work,

0:16:57 > 0:17:00these four stables here, if you fancied a new business,

0:17:00 > 0:17:02if you wanted to manage this livery with the school here,

0:17:02 > 0:17:07you've got potential of 20 grand a year income.

0:17:07 > 0:17:10- That's very appealing. - Isn't it, just?

0:17:10 > 0:17:12I can see two boys in a bedroom.

0:17:12 > 0:17:14HE LAUGHS

0:17:14 > 0:17:16I like your practical mind.

0:17:16 > 0:17:20I'm interested by your approach to this property, it is quirky.

0:17:20 > 0:17:24You have to have the elevated lounge to ensure you maximise

0:17:24 > 0:17:27these beautiful views from the location.

0:17:27 > 0:17:30That's why they've put that lounge upstairs.

0:17:30 > 0:17:35I don't see a problem with the upstairs living area because of the view.

0:17:35 > 0:17:39It's fantastic. I can understand Richard, but...

0:17:39 > 0:17:42There's a few issues to overcome with this property.

0:17:42 > 0:17:44Maybe I can convince you,

0:17:44 > 0:17:47when we play guess the price.

0:17:47 > 0:17:51Right, your maximum budget, £850,000,

0:17:51 > 0:17:55so how much do you think for this lovely

0:17:55 > 0:17:57converted barn with nine acres of land?

0:17:57 > 0:18:01- Who's going to go first? - Thank you.- Richard.

0:18:03 > 0:18:06- I guess 725.- OK.

0:18:07 > 0:18:08I'd say 700.

0:18:08 > 0:18:11You would, would you?

0:18:11 > 0:18:15- You think this is 150 grand below your maximum budget?- Yeah.

0:18:16 > 0:18:18You're wrong, but you win.

0:18:20 > 0:18:22It's £200,000 below your maximum budget.

0:18:22 > 0:18:27It's been reduced massively. It's on the market for 650k.

0:18:30 > 0:18:301-0.

0:18:32 > 0:18:33- That's all you're interested in. - It is.

0:18:33 > 0:18:36These Liverpool supporters, they're so competitive.

0:18:36 > 0:18:39For what you're getting, it's a fantastic price.

0:18:39 > 0:18:42- You see why it appealed to us? - Definitely.

0:18:42 > 0:18:45- Right. So, food for thought? - Absolutely.

0:18:45 > 0:18:47That's property one out the way.

0:18:47 > 0:18:51- Jonny, are we hot to trot? - Stop horsing around. Property two.

0:18:54 > 0:18:57Time now for my selection, another barn conversion

0:18:57 > 0:19:00with fantastic potential and incredible views.

0:19:00 > 0:19:03I'm surprised there are any barns left.

0:19:03 > 0:19:06The cows' loss is our property hunters' gain.

0:19:06 > 0:19:08We'll see about that.

0:19:08 > 0:19:11Lee, Richard, welcome to my choice, property two.

0:19:11 > 0:19:16When I was paying you out about the proximity of properties to your choice,

0:19:16 > 0:19:22I'd forgotten that the neighbours to this property are a bit close.

0:19:22 > 0:19:25It has neighbours? It does?

0:19:26 > 0:19:29That's what you were saying, this property has neighbours?

0:19:29 > 0:19:33It's not as isolated as we were hoping for, but,

0:19:33 > 0:19:35we are in Luxborough,

0:19:35 > 0:19:39and you have four and a half acres of land. Gorgeous countryside.

0:19:39 > 0:19:41The Exmoor National Park.

0:19:41 > 0:19:45- What do you think of the house? - From the outside, lovely stone.

0:19:45 > 0:19:47Richard, what are you thinking?

0:19:47 > 0:19:49I'm thinking all the work that will be needed

0:19:49 > 0:19:51with all the woodwork around it.

0:19:51 > 0:19:54We love wood and stone.

0:19:54 > 0:19:56We like lots of not work.

0:19:56 > 0:19:59I see. Hang on a minute.

0:19:59 > 0:20:01Can we all do one thing for me?

0:20:01 > 0:20:03Can we all turn round?

0:20:04 > 0:20:05Look at this.

0:20:05 > 0:20:08This is the Exmoor National Park.

0:20:08 > 0:20:09Beautiful rolling hills.

0:20:09 > 0:20:14You've got four and a half acres with your own river down there.

0:20:14 > 0:20:19- This is a gorgeous place. That's why you want to move here, isn't it?- Yeah.

0:20:19 > 0:20:22But property-wise, it is really lovely.

0:20:22 > 0:20:25There's a little bit of work to do.

0:20:25 > 0:20:27It's not as daunting as you think it is.

0:20:27 > 0:20:30- Right.- But, you know...- Come on.

0:20:30 > 0:20:35Get in there. Keep an open mind. I can see you've already closed it.

0:20:35 > 0:20:38Don't. Open mind, get in there, enjoy this property.

0:20:38 > 0:20:43You'll find one thing in there that I didn't provide before.

0:20:43 > 0:20:45- What's that?- You'll have to go and find out.

0:20:45 > 0:20:48A-ha! Keep looking, now!

0:20:53 > 0:20:57- Well, I didn't expect that. - That's very different.- Mm.

0:20:57 > 0:20:59- That's very open-plan, isn't it? - Yeah.

0:20:59 > 0:21:05Assuming Rich and Lee can hold off those negative thoughts,

0:21:05 > 0:21:08the property itself really does tick all their boxes.

0:21:08 > 0:21:11I like the gallery landing.

0:21:11 > 0:21:15- Yep. Mm-hm.- Quite nice, isn't it? - Yep.

0:21:15 > 0:21:21You can hear in Lee that she's not happy. When somebody goes, "Mm-hm, yep, mm-hm."

0:21:21 > 0:21:23- Big dining area.- Yeah.

0:21:23 > 0:21:26- Patio door out onto the garden. - Right. Yeah.

0:21:26 > 0:21:29Wooden floor. Hm.

0:21:29 > 0:21:32Jonny, that is not a good sign.

0:21:32 > 0:21:37- What's that? - They've just whizzed round that gorgeous lounge-kitchen area

0:21:37 > 0:21:41with the gallery, and now they're going down the corridor.

0:21:41 > 0:21:46And then down here's... I think there's some bedrooms down here.

0:21:46 > 0:21:48And this is a double bedroom.

0:21:48 > 0:21:51- Have we got any en-suites? - No, just a sink.

0:21:52 > 0:21:56So we're on the bottom level, because we came up the stairs, in,

0:21:56 > 0:22:02kitchen, down the stairs, so we've gone back down to the bottom level where we came in.

0:22:02 > 0:22:07- Yeah.- So we're sleeping downstairs. - Yeah.- In effect.

0:22:07 > 0:22:11- With a door outside, so a back door. - Yeah.- In the bedroom.- Right.

0:22:11 > 0:22:15- What?- That is so you can access the lovely gardens and countryside.

0:22:15 > 0:22:17OK, and then in here...

0:22:18 > 0:22:23- is a bathroom. They like their wood, don't they? They do like all their old wood.- Yeah.

0:22:23 > 0:22:26And then we're into another bedroom.

0:22:26 > 0:22:29Two single beds in this one. How many bedrooms have we seen now?

0:22:29 > 0:22:31- That's one, two, isn't it?- Yeah.

0:22:31 > 0:22:34You've got another room here,

0:22:34 > 0:22:35which is...

0:22:35 > 0:22:38- just another bathroom.- OK.- Yep.

0:22:39 > 0:22:41And then I guess this must be another bedroom.

0:22:42 > 0:22:44OK, this is a single.

0:22:44 > 0:22:47- Very narrow, very small again. - Very small, isn't it?

0:22:47 > 0:22:49- Hmm.- Hmm.

0:22:49 > 0:22:50Another room.

0:22:51 > 0:22:56- This must be the master bedroom. - OK.- Possibly. Yep. Yep.

0:22:56 > 0:23:03- Again, no en-s... This is the master, you say?- Got to be. - There's no en-suite or anything.

0:23:04 > 0:23:05Upstairs.

0:23:07 > 0:23:11So we've seen the bottom, where you eat.

0:23:11 > 0:23:14This is funny, isn't it? Look at this.

0:23:14 > 0:23:16Wow, that is odd, isn't it?

0:23:16 > 0:23:19Like a little room and then a bridge.

0:23:19 > 0:23:20THEY LAUGH

0:23:20 > 0:23:21Is it?

0:23:21 > 0:23:24- It's a bit like a loft conversion. - Yeah.

0:23:24 > 0:23:27Must be. Oh, and you've got like a little snooky room.

0:23:27 > 0:23:30This must be your lounge. We haven't seen a lounge.

0:23:30 > 0:23:34So you're downstairs to eat and then you're back upstairs.

0:23:34 > 0:23:36Lounge upstairs, beautiful views.

0:23:36 > 0:23:41But I do think you could have made the mezzanine bridge a bit smaller

0:23:41 > 0:23:44- and given yourself more space up there.- I agree.

0:23:44 > 0:23:50- It's quirky, isn't it? This is more quirkier than the first house, don't you agree?- Mm.

0:23:51 > 0:23:56- Oh, this is another... - Oh, right, this is another lounge.

0:23:56 > 0:24:00Would this be... I can't quite work out what this would be.

0:24:00 > 0:24:02There's when a barn conversion doesn't work.

0:24:02 > 0:24:05You walk through that living room,

0:24:05 > 0:24:08but because it's the only way through to the next room,

0:24:08 > 0:24:12it's actually just a glorified corridor.

0:24:12 > 0:24:16We have another kitchen.

0:24:16 > 0:24:18So this could work as an annexe for Anthony.

0:24:18 > 0:24:22There's a lot more than I thought we'd actually see.

0:24:22 > 0:24:23Yeah.

0:24:23 > 0:24:25We've got another bathroom.

0:24:25 > 0:24:29You've got like a house plus a little annexe as well.

0:24:29 > 0:24:32- Which is good.- Shut the kids out, live in here.

0:24:32 > 0:24:35- Give the kids the rest of the house. - Put the boys upstairs.

0:24:35 > 0:24:39That's exactly what you've got - a family house for you and the kids

0:24:39 > 0:24:42and an annexe for your older son. Perfect.

0:24:42 > 0:24:46I think it's a little bit quirky for me, to be truthful.

0:24:46 > 0:24:49The only thing that works if you use it for Anthony,

0:24:49 > 0:24:53was he's got his own back-door entrance to this area.

0:24:53 > 0:24:57- I want to go and tell them about something. See you in a bit. - Absolutely.

0:24:57 > 0:25:01Just enjoy some splendid isolation.

0:25:03 > 0:25:05- Hello, hello.- Hello.

0:25:05 > 0:25:08Have you found the thing that I gave you that Simon didn't?

0:25:08 > 0:25:11The separate kitchen-annexe area.

0:25:11 > 0:25:14Just five bedrooms in the house. Now follow me.

0:25:14 > 0:25:21Now, that is obviously a bonus because you haven't got to worry about converting barns and stables.

0:25:21 > 0:25:24You could do it here too, because you've got that space.

0:25:24 > 0:25:27Does he really need his own kitchen?

0:25:27 > 0:25:29- Probably not. - I would open this entire room up.

0:25:29 > 0:25:32Take that kitchen out, knock straight through.

0:25:32 > 0:25:35If you knock on that wall, Lee.

0:25:35 > 0:25:39- Stud wall.- It's just stud, and you've got vaulted ceilings.

0:25:39 > 0:25:42You've got big windows either side.

0:25:42 > 0:25:46He can have his own way in. Bathroom and bedroom no problem.

0:25:46 > 0:25:51Knock the kitchen out and that would give you the kind of size lounge you want.

0:25:51 > 0:25:53I do think the solutions are there.

0:25:53 > 0:25:57- You're looking to stay for the rest of your lives.- Yep.

0:25:57 > 0:26:00- Therefore you want to make it just right.- Mm-hm.

0:26:00 > 0:26:03But all that will cost a bit of money as we know.

0:26:03 > 0:26:06Let's find Simon, play guess the price,

0:26:06 > 0:26:10then you can really go after me, I can see it in your eyes.

0:26:12 > 0:26:15Come on, then, what do you think?

0:26:16 > 0:26:19I just think there's a bit too much work to do.

0:26:19 > 0:26:22We'd have to almost turn it upside down again

0:26:22 > 0:26:25for the way I would want it myself, so really,

0:26:25 > 0:26:27it's not for me.

0:26:27 > 0:26:29It just doesn't work for us at all.

0:26:29 > 0:26:33Because of the sort of property you want as your final home,

0:26:33 > 0:26:37unless you build something exactly to your specification,

0:26:37 > 0:26:42maybe you have to find something a little cheaper that you can then knock around

0:26:42 > 0:26:46- and tailor it to what you want. - The thing is,

0:26:46 > 0:26:49we're going to live in the house while renovating it.

0:26:49 > 0:26:52- You've got four children... - Stables.

0:26:52 > 0:26:54Possibility.

0:26:54 > 0:26:58But four children and a major renovation programme to that extent

0:26:58 > 0:27:04inside and out, and we wouldn't be happy anyway because of the proximity of the neighbours.

0:27:04 > 0:27:07I still think it's a contender from you're saying.

0:27:07 > 0:27:13- OK, let's move on if we can. - I'll move us on, shall I, swiftly?

0:27:13 > 0:27:15It's guess-the-price time.

0:27:15 > 0:27:19Now then, your maximum budget, £850,000.

0:27:19 > 0:27:21It's 1-0 to you, Lee.

0:27:21 > 0:27:25Who's going to go first this time? Your turn, ladies first.

0:27:25 > 0:27:27- 645.- OK.

0:27:27 > 0:27:30- I'd say 585.- Mm.

0:27:30 > 0:27:34Well, Lee, no competition, you have won, congratulations.

0:27:34 > 0:27:39It's 2-0 to you and you're only five grand shy, £650,000.

0:27:39 > 0:27:44So knowing the price and with over 200k to make the necessary changes,

0:27:44 > 0:27:46does that swing it back at all?

0:27:46 > 0:27:48It's still the near neighbours.

0:27:48 > 0:27:54I think if we could have seen this on its own with a bit more land...

0:27:54 > 0:27:59- More than four and a half acres? There's no pleasing some people! - There could be.

0:27:59 > 0:28:02- Ah, yes, there's one more to go. - The wildcard.

0:28:02 > 0:28:05Let's all go in again and leave by a different door.

0:28:10 > 0:28:13So here we are at the wildcard, and it's been a long road.

0:28:13 > 0:28:17Today's wildcard has actually taken us into the wilderness.

0:28:17 > 0:28:19Or at least the Exmoor National Park.

0:28:19 > 0:28:21That's pretty wild, I suppose.

0:28:21 > 0:28:24I hope there's a barn there in case we need to take shelter.

0:28:24 > 0:28:27OK, Rich and Lee, here we are at the wildcard.

0:28:27 > 0:28:30Now, there is a neighbour here,

0:28:30 > 0:28:35but Simon and I agree there is so much going on with this house,

0:28:35 > 0:28:39a gorgeous property, fantastic views and the overall setting,

0:28:39 > 0:28:41we thought it was a compromise worth considering.

0:28:41 > 0:28:47That aside, if you want isolation, how does 22 acres of land grab you?

0:28:47 > 0:28:49Very good.

0:28:49 > 0:28:51You literally own most of Exmoor National Park.

0:28:51 > 0:28:55- I'm sure it works out something like that. - It's a sizeable chunk.

0:28:55 > 0:28:59We'll get to that later. First impressions of the house?

0:28:59 > 0:29:01- Nice.- Very nice.- Stone again.

0:29:01 > 0:29:05- Lovely stone. Mm-hm. - Yeah, very striking.- Yeah.

0:29:05 > 0:29:10We also think the inside is beautiful. Striking is the word. We hope you'll agree.

0:29:10 > 0:29:13Get in there and we'll be listening in.

0:29:16 > 0:29:18It's got your Aga again. You like those, don't you?

0:29:18 > 0:29:20And the tiles, what do you think?

0:29:20 > 0:29:23- I like the motif. Nice, isn't it? - It's different.

0:29:23 > 0:29:25Very nice. First impressions good.

0:29:25 > 0:29:27Look at this.

0:29:27 > 0:29:29- Proper wood floors.- Yeah.

0:29:29 > 0:29:31That's great.

0:29:31 > 0:29:36Once again, this is a kitchen that opens up into a lovely family room that forms

0:29:36 > 0:29:39a new extension, underfloor heating,

0:29:39 > 0:29:41beautiful materials used, it's lovely.

0:29:41 > 0:29:43It's lovely, isn't it?

0:29:43 > 0:29:46- It's different.- Nice and light.

0:29:46 > 0:29:48That's lovely. They look like doors that

0:29:48 > 0:29:54open right out so you're onto the patio. Very nice, isn't it?

0:29:54 > 0:29:57Great first impressions. Best we've had, I'd say.

0:29:57 > 0:29:59Stairs up.

0:29:59 > 0:30:03Wow, look at the fire!

0:30:03 > 0:30:05- Superb.- Wow!

0:30:06 > 0:30:10That's impressive, isn't it? That is a fire and a half.

0:30:10 > 0:30:13Wow, that is lovely, isn't it?

0:30:13 > 0:30:17I love the ceilings. Gives you plenty of room and space.

0:30:17 > 0:30:20But could be tricky to heat in the winter. Jonny?

0:30:20 > 0:30:23There is underfloor heating to give you a good base,

0:30:23 > 0:30:27and the fire throws up so much heat.

0:30:27 > 0:30:31The vendor says that room is beautiful in winter.

0:30:31 > 0:30:33And the gallery.

0:30:34 > 0:30:36And plenty of room for the furniture.

0:30:36 > 0:30:41- And the big telly. - And the big telly, to go with the big fireplace.- Yeah.

0:30:41 > 0:30:45We've seen two barn conversions already today.

0:30:45 > 0:30:48Of the three, this is the one that's been done best.

0:30:48 > 0:30:51- I completely agree. - It really works as a space.

0:30:51 > 0:30:55Also the shape of it, the others were very linear buildings.

0:30:55 > 0:30:59This one has a dog-leg, which lets you develop it differently.

0:30:59 > 0:31:02- Little... - What have we got in here?

0:31:03 > 0:31:04- Bathroom.- There's a stairs.

0:31:04 > 0:31:07- A stairs and a downstairs bathroom.- That's nice.

0:31:07 > 0:31:11Isn't it? I like the tiles. Do you like the tiles?

0:31:11 > 0:31:13- Yes, it's nice, isn't it? - That's nice.

0:31:13 > 0:31:19- It's like a Pandora's box, isn't it?- It is, isn't it?

0:31:19 > 0:31:22Pandora's box, of course, because...

0:31:22 > 0:31:24What lay at the bottom of Pandora's box, Jonny?

0:31:24 > 0:31:26- Hope.- That's what the wildcard is giving us.

0:31:26 > 0:31:29- It's a large bedroom as well. - Yeah.

0:31:29 > 0:31:33- Couple of windows, so you've still got plenty of light.- Yeah.

0:31:33 > 0:31:35Brilliant. Yeah, it's good.

0:31:35 > 0:31:38This is just like a little hallway again.

0:31:38 > 0:31:39Bedroom, single.

0:31:39 > 0:31:43So who would you put in here? Which of the children?

0:31:43 > 0:31:45That we'll leave till the end,

0:31:45 > 0:31:49because we don't know where the other bedrooms are.

0:31:49 > 0:31:53If we had that one, we'd have to have Conor in here.

0:31:53 > 0:31:56But we'll leave that until we see where the rest are.

0:32:00 > 0:32:02Bit tight.

0:32:02 > 0:32:08This place could suffer from that barn-conversion syndrome I was talking about.

0:32:08 > 0:32:12But with the spiral staircase at one end, that problem is solved.

0:32:12 > 0:32:15Wow, look at that, they've got a toy room up here.

0:32:17 > 0:32:20Oh, now that is nice, isn't it?

0:32:20 > 0:32:22Isn't that lovely?

0:32:22 > 0:32:24Jonny, this is a done deal.

0:32:24 > 0:32:28No. I'll tell you, as an agent, do not get too excited.

0:32:28 > 0:32:31- OK.- Let the tour finish. - I'll try not to.

0:32:31 > 0:32:36Just thinking whether you could make it a separate entrance for Anthony.

0:32:36 > 0:32:38Let's see what's further on, but

0:32:38 > 0:32:41yeah, good idea, give him his own space.

0:32:41 > 0:32:43Yeah.

0:32:43 > 0:32:47Oh, look at this, definitely, Anthony, here you come.

0:32:47 > 0:32:50A bath and a toilet, but would he use the bath?

0:32:50 > 0:32:52A-ha.

0:32:52 > 0:32:53THEY LAUGH

0:32:53 > 0:32:56- Possibilities. There are possibilities.- There are.

0:32:56 > 0:32:59But we have a better idea.

0:32:59 > 0:33:01Very nice. Look at this.

0:33:02 > 0:33:05This could definitely be a suite.

0:33:05 > 0:33:06Yeah.

0:33:07 > 0:33:08Wow.

0:33:08 > 0:33:12We could put three of them up here. Put Anthony in that little room,

0:33:12 > 0:33:17- Declan and Rees in there and we may never see them again.- Yeah.

0:33:17 > 0:33:20Very good. We're coming back down.

0:33:20 > 0:33:22Here's the living room for them.

0:33:23 > 0:33:25- Look.- Look at that.

0:33:25 > 0:33:29The gallery over the actual living room.

0:33:29 > 0:33:32What a lovely area.

0:33:32 > 0:33:35- I like the idea of the office space. Fantastic.- Very good.

0:33:35 > 0:33:38- We could put something similar so they could play games.- Yeah.

0:33:38 > 0:33:41An upstairs apartment for the boys.

0:33:41 > 0:33:45- Fantastic view from the top. - Yeah. It's lovely, isn't it?

0:33:45 > 0:33:49It is great, that galleried area, and also if you're a parent,

0:33:49 > 0:33:53- good for keeping an eye on the kids down below.- Oh...

0:33:54 > 0:33:56Wow, another en-suite.

0:33:57 > 0:34:00- Right, OK.- Again, really done nice, isn't it?

0:34:00 > 0:34:05- Oh, this one's got a shower. - Look at the size of that.- Yeah.

0:34:05 > 0:34:07So you think this could be a master suite?

0:34:07 > 0:34:10Yep, and I think I'm right, look.

0:34:10 > 0:34:13That's different, some stairs coming down into it.

0:34:13 > 0:34:14Wow, really good.

0:34:14 > 0:34:18Good size. Looks as if we've got a master suite,

0:34:18 > 0:34:21- and another master suite further down.- Yes.

0:34:21 > 0:34:24With two bedrooms

0:34:24 > 0:34:27and their own bathroom, and then a small living area.

0:34:27 > 0:34:30- Yeah.- So it flows quite well. - It does.

0:34:30 > 0:34:35Specially for the boys. They'd have a bedroom, a bathroom and a living area.

0:34:35 > 0:34:41So you could actually put Anthony and Declan together and then have the two little ones,

0:34:41 > 0:34:44so they wouldn't be too far from you.

0:34:44 > 0:34:49And then you've still got your giant big living room downstairs. Very good, lovely.

0:34:49 > 0:34:55- They think this place works perfectly, but I can take them to another level.- Really?

0:34:55 > 0:34:57Well, another building, anyway.

0:34:57 > 0:35:01Come on out here, something I want to show you. Right, now then.

0:35:01 > 0:35:05We have this extra outbuilding. This is what I want to show you.

0:35:05 > 0:35:06Come on up.

0:35:06 > 0:35:10- Oh, it's a big office. - Yeah, it's a big office.- A-ha.

0:35:10 > 0:35:15- But you know what I'm thinking. - Annexe for Anthony. - That's what I'm thinking.

0:35:19 > 0:35:22- Happy?- One day, Richard and Lee,

0:35:22 > 0:35:26all of this will be yours, as far as the eye can see.

0:35:26 > 0:35:31That's not true. The 22 acres goes down to the bottom of the valley.

0:35:31 > 0:35:35Metaphorically speaking, as far as the eye can see.

0:35:35 > 0:35:40OK, so the borders of the land spread right around the property, which is masses,

0:35:40 > 0:35:41as Simon said.

0:35:41 > 0:35:45He told you about the grain store, to convert that for Anthony.

0:35:45 > 0:35:49All these things in mind, what do we think?

0:35:49 > 0:35:51It is lovely, really nice.

0:35:51 > 0:35:53Yeah. Got potential.

0:35:53 > 0:35:57So, guess-the-price time, Lee, you are our winner, clearly.

0:35:57 > 0:36:01Richard, do you want to have a go? Maximum budget £850,000.

0:36:01 > 0:36:04- 725, I think.- OK.

0:36:04 > 0:36:07- Lee?- I would go slightly higher

0:36:07 > 0:36:09because it's got more land.

0:36:09 > 0:36:13I would say 755.

0:36:13 > 0:36:15OK. Well,

0:36:15 > 0:36:17it is a whitewash.

0:36:17 > 0:36:19- You're so rubbish at this.- I am.

0:36:19 > 0:36:20THEY LAUGH

0:36:20 > 0:36:22Also a bit of wishful thinking.

0:36:22 > 0:36:27We played down the first two where we were under budget.

0:36:27 > 0:36:32And this really sits right on top of the budget, £850,000.

0:36:32 > 0:36:34On the nose, yeah.

0:36:34 > 0:36:36What do you think?

0:36:36 > 0:36:39It's got potential, definitely.

0:36:39 > 0:36:41Having spoken to the estate agents,

0:36:41 > 0:36:45this is one of the very few properties within your budget

0:36:45 > 0:36:47that ticks enough of your boxes,

0:36:47 > 0:36:50so it's a good example of what £850,000 buys here.

0:36:50 > 0:36:54Anyway, we've shown you three very different properties

0:36:54 > 0:36:59in three different locations, all in the lovely area of Somerset.

0:36:59 > 0:37:02You have to decide which one to spend more time in, so

0:37:02 > 0:37:03take yourselves off...

0:37:03 > 0:37:08Tell him which one basically, because he's no good at guessing.

0:37:08 > 0:37:11Tell him which one and we'll see you in a minute.

0:37:11 > 0:37:15- What do you reckon? Property two? - Not convinced.

0:37:15 > 0:37:17- Quick recap?- Let's do that.

0:37:18 > 0:37:22First up was an exquisite barn conversion with land and stables.

0:37:22 > 0:37:25What more could you want for...

0:37:26 > 0:37:30My choice: an exquisite barn conversion with land and stables.

0:37:30 > 0:37:33What more could you want for...

0:37:33 > 0:37:35Hang on... Then the wildcard.

0:37:35 > 0:37:37An exquisite barn conv...

0:37:37 > 0:37:43In the heart of the Exmoor National Park, with a whopping 22 acres of land and great views.

0:37:43 > 0:37:46Yours for...

0:37:49 > 0:37:55Well, you've decided to test-drive the wildcard, and why wouldn't you?

0:37:55 > 0:37:58You benefit from the wisdom of our surveyor.

0:37:58 > 0:38:03He's had a look round and come up with a few things that are worth bearing in mind.

0:38:03 > 0:38:07Fascinating stuff, actually. If you look behind there,

0:38:07 > 0:38:09- you can see the bedrock, can't you?- Yeah.

0:38:09 > 0:38:12This building is built straight onto that bedrock,

0:38:12 > 0:38:17and he thinks they might have cut away into the hill,

0:38:17 > 0:38:19dug out the shellac

0:38:19 > 0:38:22and built the building out of what they dug out, so

0:38:22 > 0:38:26the building could have literally come from where it stands now.

0:38:26 > 0:38:30With that comes a few issues.

0:38:30 > 0:38:37Think about it. It was built as a cattle shed, as a barn, not as a dwelling place.

0:38:37 > 0:38:43There wasn't much thought given to making it dry and habitable.

0:38:43 > 0:38:44- Yeah.- Yeah?

0:38:44 > 0:38:48So the issues are how you keep the damp out.

0:38:48 > 0:38:50He thinks it's been done very well,

0:38:50 > 0:38:52but it's something to keep an eye on.

0:38:52 > 0:38:58The other thing is that this kind of rock is not the best stone to be building with.

0:38:58 > 0:39:05You've got to keep an eye on it and keep it pointed up and looked after, basically,

0:39:05 > 0:39:08but it gives it character, makes it what it is.

0:39:08 > 0:39:10Those problems do not exist in the extension,

0:39:10 > 0:39:13which uses the same materials but done in a modern way.

0:39:13 > 0:39:15He loves the extension -

0:39:15 > 0:39:22underfloor heating, well insulated, the walls are done brilliantly, double glazing, superb.

0:39:22 > 0:39:27One last thing he said is that beautiful living room,

0:39:27 > 0:39:30the fireplace has been done to a very high standard.

0:39:30 > 0:39:33It's properly insulated so it will be very efficient.

0:39:33 > 0:39:36There you go. All in all, a beautiful house.

0:39:36 > 0:39:38A beautiful setting.

0:39:38 > 0:39:40- Go and enjoy it.- See you later.

0:39:44 > 0:39:48It's test-drive time and Lee and Richard take a closer look.

0:39:48 > 0:39:49Should take some photos for the kids.

0:39:53 > 0:39:55Look at that fireplace. Fantastic.

0:39:55 > 0:39:59You get the full effect, with the beams and everything.

0:39:59 > 0:40:01Where the boys would be.

0:40:02 > 0:40:04This is good, isn't it? Really good.

0:40:04 > 0:40:07It's all taking shape, I think.

0:40:07 > 0:40:09Don't think we'd ever see them again, Richard.

0:40:11 > 0:40:16And in the granary, they can plan what to do with the space.

0:40:16 > 0:40:18Oh, this is good space, isn't it?

0:40:18 > 0:40:19Yeah.

0:40:19 > 0:40:22All the brickwork again, beautiful, isn't it?

0:40:22 > 0:40:23I love that "brickwork".

0:40:23 > 0:40:26Something tells me Lee will feel right at home here.

0:40:26 > 0:40:28Is Richard practising how to walk?

0:40:28 > 0:40:33While he does that, Lee takes a picture of some of the land.

0:40:33 > 0:40:37Great potential for sledging. Oh, and for the record, Jonny,

0:40:37 > 0:40:40- he's pacing out a swimming pool. - Ah.

0:40:41 > 0:40:45- I'm glad you've test-driven this place. Amazing, isn't it? - Yeah.- Very nice.

0:40:45 > 0:40:50How has the space worked for you? Would it suit your family needs?

0:40:50 > 0:40:54Yeah. It is big enough for a family

0:40:54 > 0:40:56of six.

0:40:56 > 0:40:58HE LAUGHS

0:40:58 > 0:41:01The less-than-subtle Lee, I like it. Brilliant.

0:41:01 > 0:41:03OK, let's talk about what you did like.

0:41:03 > 0:41:06What was working for you here?

0:41:06 > 0:41:09I loved the living room. Beautiful.

0:41:09 > 0:41:11And the granary.

0:41:11 > 0:41:15You know, to be changed to a granny flat, and it could, or an annexe.

0:41:15 > 0:41:18- A granary flat!- A granary flat!

0:41:18 > 0:41:19I'm sorry.

0:41:19 > 0:41:23This would be a part-time home for you anyway.

0:41:23 > 0:41:28But the office space, the general feel of the property, how did that feel?

0:41:28 > 0:41:31It was very bright and light, which appealed to me.

0:41:31 > 0:41:34I liked the fireplace. I could see myself there

0:41:34 > 0:41:37on a winter's night in front of the fire.

0:41:37 > 0:41:40And with the galleried landing as an office space,

0:41:40 > 0:41:44- that's a nice touch.- Yeah.- OK.

0:41:44 > 0:41:47It's that time of the programme. The ultimate question.

0:41:48 > 0:41:50£850,000 worth of house.

0:41:50 > 0:41:5522 acres of land. Middle of the Exmoor National Park.

0:41:55 > 0:41:56To buy or not to buy?

0:41:56 > 0:41:59It's a not to buy.

0:42:00 > 0:42:06- Right. - The proximity of the neighbours was one of our main specifications.

0:42:06 > 0:42:09- All right, we know! - So beyond anything else, then,

0:42:09 > 0:42:14is the isolation the thing you're not prepared to compromise on?

0:42:14 > 0:42:19- Definitely.- Would you rather find a smaller house on its own

0:42:19 > 0:42:23than a bigger property with neighbours nearby?

0:42:23 > 0:42:26- No, we'd go to a bigger property. - But less land.

0:42:26 > 0:42:30- OK.- As we've learned, we just can't seem to get...

0:42:30 > 0:42:34- That balance is hard to find. - Very hard to find.

0:42:34 > 0:42:39Well, it's been a pleasure wandering round Exmoor with you, and Somerset.

0:42:39 > 0:42:42You've picked a fabulous part of the world to set up in.

0:42:42 > 0:42:47- Good luck with your hunt. Better get back on the road, mate. - Thank you.

0:42:47 > 0:42:49It's been a pleasure. Cheers.
