0:10:21 > 0:10:27If you wanted a house, two bedrooms in Clifton, with outdoor space for some kind of veg patch

0:10:27 > 0:10:32and potentially a cat in the future, what budget are you talking about in that part of Bristol?

0:10:32 > 0:10:34- In Clifton?- In Clifton, what do you reckon?

0:10:39 > 0:10:43There's a whole myriad of reasons why a property may be lying empty.

0:10:43 > 0:10:46The owners may have died and it's tied up in probate.

0:10:49 > 0:10:53or simply the owners may be sitting on the property waiting for the market to improve.

0:10:53 > 0:10:56Many people talk about a cappuccino factor.

0:10:56 > 0:11:01Once an area has a cappuccino-based coffee shop, others will come.

0:11:01 > 0:11:07- That's started to happen a bit round here, you say?- Yes, there's one opened up round here.

0:11:11 > 0:11:14If they are, that's a good opportunity for people to open coffee shops

0:11:14 > 0:11:19and I think we've found in other parts of Bristol that has helped to improve an area,

0:11:25 > 0:11:28It can be tricky getting your hands on one of these properties,

0:11:28 > 0:11:30but there are ways you can do your own research.

0:11:30 > 0:11:34If they want something Victorian, this is the area for them.

0:11:34 > 0:11:37Most two beds, some three beds fall underneath £150,000.

0:11:37 > 0:11:40- Really, for three beds? - Yeah, some three beds.

0:11:40 > 0:11:46And also this is an area of regeneration, so it's exempt for stamp duty up to £150,000 as well.

0:11:52 > 0:11:56But, if you go inside and ask to see their "difficult properties",

0:11:59 > 0:12:04Another area you could look is an auction's web site. These are prime candidate for empty properties.

0:12:10 > 0:12:13an entire list of empty properties. Most do keep them.
