0:07:04 > 0:07:08West Bridgford, a leafy suburb, south of Nottingham city centre

0:07:08 > 0:07:12with the River Trent creating a boundary to the north.

0:07:12 > 0:07:15It's home to two major sports grounds,

0:07:15 > 0:07:18Nottingham Forest Football Club being one,

0:07:18 > 0:07:22and the other being Trent Bridge, one of the UK's finest cricket grounds.

0:07:22 > 0:07:24And with its trendy cafes, restaurants and shops,

0:07:24 > 0:07:27West Bridgford has become a desirable place to live,

0:07:27 > 0:07:31which explains why house prices here are above the national average.

0:07:31 > 0:07:36But, before we tackle that, let's see what Terry's budget would get you elsewhere in the UK.

0:07:39 > 0:07:41Well, if Terry fancies taking to British slopes,

0:07:41 > 0:07:47how about this three-bedroomed former distillery cottage with views of the Cairngorm Mountains?

0:09:14 > 0:09:18She knows exactly what she wants. She wants her house that she has in Portsmouth up here.

0:09:18 > 0:09:22Now is that a good thing or a bad thing when a buyer's that clear in their mind?

0:09:22 > 0:09:27It can be a good thing because it means you waste less time pushing them through doors of properties

0:09:27 > 0:09:33that they maybe don't want. The only problem with that is if they're after a particular type of property

0:09:33 > 0:09:37that's very popular like the Victorian or period properties,

0:09:37 > 0:09:42there's a lot of competition there and that obviously pushes the prices up due to the demand.

0:09:42 > 0:09:46Terry has lived the last 20 years of her life in Portsmouth.

0:09:46 > 0:09:50She loves the seaside, the sound of the lapping and the gentle wash of the waves.

0:09:50 > 0:09:54She's moving to Nottinghamshire and unfortunately she's not going to get that,

0:09:54 > 0:09:59because Nottinghamshire is the most landlocked county in the whole of England,

0:09:59 > 0:10:04but, on the positive side, she's got the River Trent and the National Water Sports Centre.
