0:00:02 > 0:00:05Hello, and welcome to To Buy Or Not To Buy - today we are in Warwickshire.

0:00:05 > 0:00:10Hello and welcome to To Buy Or Not To Buy, today we are in Worcestershire.

0:00:10 > 0:00:12- You're in the wrong county, mate. - No, you are.

0:00:12 > 0:00:17We will show our lovely house-hunters three gorgeous properties, one of which they...

0:00:17 > 0:00:19- Try before they buy?- Yes.

0:00:28 > 0:00:31- We are in the Warwickshire... - Worcestershire...

0:00:31 > 0:00:33..countryside to help a couple who've downsized.

0:00:33 > 0:00:35So why do you think they need our help?

0:00:35 > 0:00:38They seem to think they got the move wrong.

0:00:38 > 0:00:42But they reckon the property team, you and I, can get it right this time.

0:00:42 > 0:00:43No pressure there, then.

0:00:43 > 0:00:48First thing, find out the problems and make sure they don't make the same mistakes again.

0:00:48 > 0:00:49Let's go.

0:00:49 > 0:00:53It's time to take a break from the shires and head to the West Midlands

0:00:53 > 0:00:59where today's house-hunters John and Catherine Kelly are apparently in desperate need of our help.

0:00:59 > 0:01:02John's a builder, so hopefully a bit of DIY won't be too daunting,

0:01:02 > 0:01:08and just to make sure things are kept on financial track, Catherine is a business studies teacher.

0:01:08 > 0:01:12Very handy. It took our house-hunters five years to find their current home,

0:01:12 > 0:01:14a very stylish new duplex apartment.

0:01:14 > 0:01:18To most, this would be idyllic, but the space isn't quite right for them,

0:01:18 > 0:01:22and after downsizing here less than a year ago, they've realised the dream

0:01:22 > 0:01:26they fell in love with really hasn't been the fairytale they hoped for.

0:01:26 > 0:01:29It's time to find out what their real dream home would look like.

0:01:29 > 0:01:34Catherine and John, where are we looking to move to?

0:01:34 > 0:01:37Well, I don't really know, actually.

0:01:37 > 0:01:41This is a good start, got off to a flier here. What do you mean?

0:01:41 > 0:01:44It's got to be something different.

0:01:44 > 0:01:51We have already moved around Sutton a few times and we want to leave this area and explore new territory.

0:01:51 > 0:01:54Any idea which new territory, John, it's a big country?

0:01:54 > 0:02:00I think we'd go down the M40, M42, that direction.

0:02:00 > 0:02:04One of our sons lives out there and we've got another son who lives in London.

0:02:04 > 0:02:06What kind of property are we looking for?

0:02:06 > 0:02:10At least three bedrooms with office space,

0:02:10 > 0:02:14lovely garden, views, you know.

0:02:14 > 0:02:17Not overlooked too much.

0:02:17 > 0:02:20Peace and quiet. Great kitchen.

0:02:20 > 0:02:25Loads and loads of storage space, because I like retail therapy!

0:02:25 > 0:02:28- John is sat quietly. - John panics in the corner.

0:02:28 > 0:02:33Catherine thinks we are going to win the lottery.

0:02:35 > 0:02:38- What would you add to that, John? - I would go along with that.

0:02:38 > 0:02:42I mean, obviously there is a budget to anything you are going to buy,

0:02:42 > 0:02:46so you have got to try and get the best possible space you can

0:02:46 > 0:02:49for the money you can afford to spend on it.

0:02:49 > 0:02:52But we certainly need an extra bedroom.

0:02:52 > 0:02:54Did you downsize into this property?

0:02:54 > 0:02:56Yes, we downsized a little bit too much.

0:02:56 > 0:03:00It was a bit like getting a pint into a half-pint jug, you know.

0:03:00 > 0:03:06We came from five bedrooms to two and it just was that little bit too much.

0:03:06 > 0:03:10What type of property would you like? Is there an era that you love?

0:03:10 > 0:03:13I think because of our lifestyle, a country cottage.

0:03:13 > 0:03:18Because we downsized, we threw off our old life

0:03:18 > 0:03:23and obviously bought much more modern furniture to suit this apartment.

0:03:23 > 0:03:25What is our kind of budget?

0:03:25 > 0:03:30- We are talking somewhere in the region of £350,000.- All right.

0:03:30 > 0:03:33So in the region of...?

0:03:33 > 0:03:35Have you got a swing either way of that, as such?

0:03:35 > 0:03:38Not too much over the £350,000.

0:03:38 > 0:03:44- Do you want to show us the reason why this space isn't working for you, give us a tour?- OK.- After you.

0:03:47 > 0:03:49Show me downstairs, John.

0:03:49 > 0:03:54Catherine, you get to give me the guided tour upstairs, you lucky thing.

0:03:54 > 0:04:01This is an upside-down house, a duplex, downstairs is a bedroom and up here is one bedroom

0:04:01 > 0:04:03and all the living accommodation is open plan.

0:04:03 > 0:04:08- This, I'm guessing, is now your master bedroom?- Yes, that's right.

0:04:08 > 0:04:13This is the second bedroom to us, this is what we call the guest bedroom really.

0:04:13 > 0:04:14It's just not practical?

0:04:14 > 0:04:19It isn't, I've got three grown-up children and one spare bedroom, it doesn't work.

0:04:19 > 0:04:22This is an apartment with a difference, we have good outside space.

0:04:25 > 0:04:29- Not enough inside space? - It's slightly overlooked, which is a downside.

0:04:29 > 0:04:32It's not bad in the summer, you have got the trees out.

0:04:32 > 0:04:36- OK, shall we have a look downstairs? - Sure, follow me.

0:04:36 > 0:04:41Is it because you have got a lovely duplex here, but your master bedroom is downstairs,

0:04:41 > 0:04:45which is upside down in many people's heads. Is that odd?

0:04:45 > 0:04:47It does appear to be upside down,

0:04:47 > 0:04:50but the plus side to it is you have got the garden,

0:04:50 > 0:04:53you can just walk straight out and look at the garden.

0:04:53 > 0:04:56- Shall we do that?- By all means.

0:04:56 > 0:05:00I see what you mean, that works, that, straight out in the morning,

0:05:00 > 0:05:02wake up and you have this lovely space out here.

0:05:02 > 0:05:07- Especially if you have got a nice, sunny morning. - Gorgeous, isn't it? Here they are.

0:05:07 > 0:05:13- Hi, guys.- Catherine and John, the one thing you are sure about is you want that extra room back?

0:05:13 > 0:05:15- Absolutely.- That's a fact.

0:05:15 > 0:05:19You are not so sure on where you want to go though, M40, M42 corridor, south of Birmingham -

0:05:19 > 0:05:23that's nearly half of England. Jonny, we'd better get going.

0:05:23 > 0:05:28- I have a map with me, a map to the estate agents. - See you later, guys.- Bye.

0:05:30 > 0:05:33What a lovely couple. We have got our work cut out today.

0:05:33 > 0:05:38Where am I going to find an estate agent with a knowledge that covers that massive area?

0:05:38 > 0:05:41We've got to try and find somewhere where people will talk to me

0:05:41 > 0:05:45about finding houses on To Buy or Not To Buy, that is the question,

0:05:45 > 0:05:50- the light bulb is on, I know where I'm going. See you in a bit. - Alas, poor Jonny.

0:05:50 > 0:05:55Right, so today's search needs to cover the counties of Warwickshire and Worcestershire.

0:05:55 > 0:05:59Warwickshire is picturesque with many pretty towns and villages.

0:05:59 > 0:06:03Wherever you go within the county, there is a sense that you can access everything you need

0:06:03 > 0:06:06without the hassles that go with the big city.

0:06:10 > 0:06:12And what about Worcestershire?

0:06:12 > 0:06:17Well, it's a fairly rural county and has its own mixture of towns and villages.

0:06:17 > 0:06:20A large area of the county was devoted to fruit farming

0:06:20 > 0:06:24and even though this has decreased considerably, the rural charm still remains.

0:06:24 > 0:06:30This county is home to the world's oldest continually published newspaper, the Berrow's Journal.

0:06:30 > 0:06:35And whilst we are talking olden times, there are 86 historic counties in Great Britain

0:06:35 > 0:06:36and 60 are shires.

0:06:36 > 0:06:39Let's take a look at properties in three of them.

0:06:39 > 0:06:43Pembrokeshire, Wales, a five-bed detached that has it all -

0:06:43 > 0:06:45a conservatory, a stunning RHS-designed garden

0:06:45 > 0:06:48and views across the estuary to Cardigan Island.

0:06:50 > 0:06:55In Morayshire, Scotland, this exclusive individually designed three-bed place,

0:06:55 > 0:07:00with open views across the countryside and it's finished to the highest possible standard.

0:07:00 > 0:07:03This seems nothing short of a bargain.

0:07:05 > 0:07:09In Hertfordshire, this end-terraced three-bed property

0:07:09 > 0:07:12dates back to 1470 and is arranged over three floors.

0:07:12 > 0:07:18Not only does it have a wealth of original features, but also has a 45-foot garden.

0:07:22 > 0:07:27But, as a starting point to today's wide-open property search,

0:07:27 > 0:07:32- we have descended upon the gorgeous town of Stratford-upon-Avon... - in Warwickshire.

0:07:32 > 0:07:37Morning. You haven't got a spare few minutes to have a chat with us, have you?

0:07:37 > 0:07:41- Thank you very much for giving us this time.- No problem. - Straight to it.

0:07:41 > 0:07:46Lovely couple, they downsized and now they want to upsize.

0:07:46 > 0:07:50What is the greatest thing about living and working in Stratford?

0:07:50 > 0:07:54Beautiful countryside. It's got a good standard of living, low crime,

0:07:54 > 0:08:00fairly low unemployment by comparison to other areas.

0:08:00 > 0:08:03That area between the M40 and M42, is that a desirable area?

0:08:03 > 0:08:07Definitely, yes. You have got good access to the main cities of Birmingham

0:08:07 > 0:08:11and down to London if needs be and the various commuters villages.

0:08:11 > 0:08:14If you go out in Stratford, what would you do?

0:08:14 > 0:08:20I would go and see Shakespeare, the touristy side.

0:08:20 > 0:08:24I seem to have noticed that the little villages seem to have retained their character.

0:08:24 > 0:08:30There is a lot of small villages with plenty of character, lots of literary heritage.

0:08:30 > 0:08:34It's a good girlfriend place in terms of taking them out, see old William.

0:08:34 > 0:08:36It makes us guys feel cultured, you see.

0:08:36 > 0:08:40Definitely, a bit of Shakespeare, few quotes.

0:08:40 > 0:08:46We have got a couple of villages further slightly north, one in Aston Cantlow.

0:08:46 > 0:08:49The edge of the village, fairly modern house,

0:08:49 > 0:08:56it has potential like we said, further scope there, but fantastic views at the rear.

0:08:56 > 0:08:59Funny you should say. They have told us if their dream came true,

0:08:59 > 0:09:02they would look out in the morning across fields.

0:09:02 > 0:09:07- What is lush about Stratford-upon-Avon? - It's a beautiful town.

0:09:07 > 0:09:12We have three million visitors a year and they all come to see Shakespeare's birthplace

0:09:12 > 0:09:14and the town he lived in.

0:09:14 > 0:09:16But also, the Royal Shakespeare Company,

0:09:16 > 0:09:21The Bancroft Gardens which are being done up and will be beautiful soon.

0:09:21 > 0:09:23It's just a beautiful, lovely town to be in.

0:09:23 > 0:09:26You have been an absolute joy. Thank you very much for your help, sir.

0:09:26 > 0:09:30I shall have a walk around Stratford-upon-Avon. Thanks.

0:09:33 > 0:09:35Romeo, how have you got on today, my friend?

0:09:35 > 0:09:40Before I start, Juliet, my old lover, what view from yonder estate agents have you?

0:09:40 > 0:09:46John and Catherine weren't sure what they wanted which made my job difficult so I played safe,

0:09:46 > 0:09:52- given them three bedrooms, gone for semi-rural and for a detached house. - Anything special about it?

0:09:52 > 0:09:56- Yes, stunning rural views to the rear.- OK, fair enough.

0:09:56 > 0:10:01Our joint choice today, we think this kind of epitomises modern living in the countryside.

0:10:01 > 0:10:05It's a ubiquitous barn conversion - a bit of a project is all I'll say about that.

0:10:05 > 0:10:09For my choice, we saved the best till last today.

0:10:09 > 0:10:14This is a picture perfect postcard of a property with a first-class stamp on it.

0:10:14 > 0:10:15That's all I'll tell you.

0:10:15 > 0:10:18If they don't like Warwickshire or Worcestershire,

0:10:18 > 0:10:21this might just fit the bill because it's in Gloucestershire.

0:10:21 > 0:10:24Let's start the hunt at my house, property number one.

0:10:27 > 0:10:34Right then, stop one is in Warwickshire and it takes us back to the '70s, man.

0:10:34 > 0:10:39It's a spacious three-bedroomed detached property and if you think the inside is picturesque,

0:10:39 > 0:10:41the views to the rear are picture perfect.

0:10:41 > 0:10:46If three bedrooms aren't enough to accommodate Catherine's retail therapy, I have a solution.

0:10:46 > 0:10:50John and Catherine, I've brought you to my choice first.

0:10:50 > 0:10:52We weren't entirely sure where we wanted to be,

0:10:52 > 0:10:56but the things we certainly knew is that we wanted three bedrooms

0:10:56 > 0:10:58and semi-rural was something we agreed on,

0:10:58 > 0:11:03so I've brought us to the lovely Aston Cantlow on the edge of Henley-in-Arden.

0:11:03 > 0:11:05It's peaceful. I can hear the birds singing.

0:11:05 > 0:11:08I can tell you something else about this village.

0:11:08 > 0:11:12If it wasn't for this place, our literary heritage would be all the poorer

0:11:12 > 0:11:17- because Shakespeare's parents got married in the church here. - Oh, really?- Yes.

0:11:17 > 0:11:22- First impressions, what do you think about the house?- Very nice, yes, lovely, well-kept.

0:11:22 > 0:11:26Well-presented, looks really nice.

0:11:26 > 0:11:30- Get yourselves inside, have look around, we'll see you in a bit. - Thank you.

0:11:32 > 0:11:36Is this a property I see before me, door handle towards my hand?

0:11:37 > 0:11:39- Shakespeare.- Oh, I get it now.

0:11:43 > 0:11:46Quite a good-sized hallway.

0:11:46 > 0:11:48- Amazing.- Beautiful.

0:11:48 > 0:11:50- Spectacular.- Fantastic.

0:11:50 > 0:11:54- Let's hope they like the house as much.- Yeah, lovely view, though.

0:11:54 > 0:12:00Not too sure what this is all about, that's different.

0:12:00 > 0:12:02I like the wooden beams.

0:12:05 > 0:12:09- Do you think it's a bit out of era to the house?- Yeah.

0:12:09 > 0:12:14I don't quite follow that feature there.

0:12:14 > 0:12:18- What feature is that? It must be that big glass wall.- Yeah.

0:12:18 > 0:12:25That's something you could always change, that's easily changed, actually.

0:12:25 > 0:12:27- Yes.- very easy to change.

0:12:27 > 0:12:30This is where John's going to come into his own here,

0:12:30 > 0:12:32- anything can be changed in his world. - It can indeed.

0:12:32 > 0:12:38That's the piece de resistance, the garden, it's really nice.

0:12:38 > 0:12:42- Can you see it?- Yeah.- Lovely garden.

0:12:42 > 0:12:47- This is just the one lounge, here? - Is this a through-lounge?

0:12:47 > 0:12:50It's a nice big lounge.

0:12:50 > 0:12:52What is it, Jonny?

0:12:52 > 0:12:55Dual-aspect reception room.

0:12:57 > 0:13:02I'm not sure whether this is my kind of kitchen, really.

0:13:02 > 0:13:05It's compact - I think that's the word.

0:13:05 > 0:13:11- I think the kitchen and the dining room could be joined together, open it all up.- Yes.

0:13:11 > 0:13:17The kitchen lets it down. Catherine said she wanted a big kitchen for entertaining, didn't she?

0:13:17 > 0:13:20- Don't look at me, it's your property.- I know, sorry, Cath.

0:13:20 > 0:13:22This is really nice.

0:13:22 > 0:13:28You would want to marry this up, take that wall away and open it up, nice new kitchen.

0:13:28 > 0:13:30No problem to do that.

0:13:30 > 0:13:34- A really good space to use. - Opens the whole thing up.

0:13:34 > 0:13:39John, you hero, wait until you see the plans I have in store for you afterwards, my friend.

0:13:39 > 0:13:41- Have you? Very clever of you. - Always thinking.

0:13:41 > 0:13:43Fantastic views.

0:13:43 > 0:13:48That's what makes this place, isn't it, the views?

0:13:48 > 0:13:50The views are absolutely lovely.

0:13:50 > 0:13:54A key thing about this property, you have to make the most of the fantastic open field views.

0:13:54 > 0:13:56You have indeed. What a view it is.

0:13:56 > 0:13:59Step that way a bit.

0:13:59 > 0:14:01That's probably better, isn't it?

0:14:01 > 0:14:02The bathroom here.

0:14:04 > 0:14:07White suite, good, yeah.

0:14:07 > 0:14:10- Nice, fresh, modern bathroom. - It works.

0:14:10 > 0:14:19Although it is a nice, bright bathroom, it's slightly cramped and I like separate showers as well.

0:14:19 > 0:14:25- Small and perfectly formed. - Yes, I think John's getting the sledgehammer out again, mate.

0:14:25 > 0:14:29Oh... This mustn't be the master bedroom.

0:14:29 > 0:14:30I think it's a bit small.

0:14:31 > 0:14:33Nice, light bedroom.

0:14:33 > 0:14:35It's nice, a beautiful view.

0:14:35 > 0:14:39The views are absolutely gorgeous.

0:14:39 > 0:14:41Lovely to wake up to that lovely view.

0:14:41 > 0:14:46Once more, in your defence, this place is about location, isn't it?

0:14:46 > 0:14:51- Yes.- Lovely little village, gorgeous views, it's just too small.

0:14:51 > 0:14:54This must be the master bedroom.

0:14:54 > 0:15:01- Yes.- It is lovely, beautiful, bright and airy, really nice.

0:15:01 > 0:15:06Jonny, they found a big room. Well done, mate.

0:15:07 > 0:15:11I think the downside is the storage, the wardrobe space.

0:15:11 > 0:15:15Catherine, serial shopper, always thinking about wardrobe space.

0:15:15 > 0:15:18It's a bit small for a third bedroom.

0:15:18 > 0:15:24- But it IS a third bedroom.- Is it? What size of bed would you get in here?

0:15:24 > 0:15:28I give you three bedrooms and it's not big enough now.

0:15:28 > 0:15:30I give you wardrobes but not enough.

0:15:30 > 0:15:34- It's a good office space, really, isn't it?- Better than what we have.

0:15:34 > 0:15:42We don't have office space so it's good for that but it would be a small bed in here again.

0:15:42 > 0:15:47I think the downside to me is you can't really put a generous size bed into it.

0:15:47 > 0:15:53If nothing more, what I've done with my property, generously, is give you things they don't want in the house.

0:15:53 > 0:15:56You've given me a clue there, haven't you?

0:15:59 > 0:16:01Catherine and John,

0:16:01 > 0:16:05it wasn't negative, exactly, but you weren't oozing with confidence there.

0:16:05 > 0:16:09Before Jonny starts here, I want to point out two things - the view.

0:16:09 > 0:16:13- Can't deny it.- You cannot buy that kind of thing.

0:16:13 > 0:16:17Also it's about living in this gorgeous village, it's a beautiful place -

0:16:17 > 0:16:21- that's why he chose this property. Sorry, Jonny.- No, thanks for backing me up.

0:16:21 > 0:16:23It didn't float your boat.

0:16:23 > 0:16:28But firstly, John, as far as your commute is concerned, only 15 minutes from the M40 and the M42,

0:16:28 > 0:16:31so accessibility-wise, it's pretty much spot-on.

0:16:31 > 0:16:35I aim to please and I have some approved plans, John.

0:16:35 > 0:16:38This is your forte, my friend.

0:16:38 > 0:16:41So, upstairs, bedroom three, which was a bit small.

0:16:41 > 0:16:46We have got the opportunity to add a bedroom upstairs, huge master suite with an en suite.

0:16:46 > 0:16:49All extending sideways above the property.

0:16:49 > 0:16:53- Oh, I see, yes, fantastic. - While downstairs, that kitchen is a bit small,

0:16:53 > 0:16:59you want the big entertaining space, you have all kinds of scope - partitioning the reception room,

0:16:59 > 0:17:01opening up for a big kitchen with utility room.

0:17:01 > 0:17:05That extension would not only make it much more practical for you guys

0:17:05 > 0:17:07but add real value to this place.

0:17:07 > 0:17:12- I think that would make it much more my kind of thing. - Wouldn't it just?

0:17:12 > 0:17:16- Look at the storage space - wardrobe, wardrobe, wardrobe. - That's much more me.

0:17:16 > 0:17:19Absolutely, I can see me there.

0:17:19 > 0:17:23Suits you but there is a lot of work there

0:17:23 > 0:17:25and I don't want to neglect my golf.

0:17:25 > 0:17:27Your handicap will suffer.

0:17:27 > 0:17:32With an extension, it will cost money which leads very nicely into guess the price.

0:17:32 > 0:17:35We know the budget is the £350,000 mark.

0:17:35 > 0:17:37Catherine, ladies first?

0:17:37 > 0:17:40£335,000.

0:17:40 > 0:17:45- OK, interesting. John, what do you think?- £347,500.

0:17:45 > 0:17:47I'm going to thrill you both here.

0:17:47 > 0:17:52This property is on the market for £315,000.

0:17:52 > 0:17:59- Wow!- Which would give you all the money you wanted to A, go shopping and B, keep him busy.

0:17:59 > 0:18:02- It would indeed.- Thank you, Simon(!)

0:18:02 > 0:18:06What do you think about that now? You know...

0:18:06 > 0:18:12That actually makes it much better, it does.

0:18:12 > 0:18:16- You have started looking at the plans closely now.- There is a nice project there.

0:18:16 > 0:18:22- Right now, I want you to come with these gentlemen, not to Verona, but to our joint choice. Come on.- OK...

0:18:24 > 0:18:28OK...we have teamed up together for this one and property two

0:18:28 > 0:18:31is our joint choice, taking us to the Worcestershire countryside.

0:18:31 > 0:18:35This barn was converted into a three-bedroomed property in the 1980s

0:18:35 > 0:18:37and the layout is well thought out.

0:18:37 > 0:18:41Also, if John is looking for a place to practise his golf,

0:18:41 > 0:18:46why not pick a spot in this garden, a whole third of an acre of it?

0:18:46 > 0:18:50Just to mix things up today, we are doing the joint choice next.

0:18:50 > 0:18:54You will like this, Catherine, we are much closer to Birmingham with this one,

0:18:54 > 0:18:57retail therapy is within touching distance.

0:18:57 > 0:19:02You have given us the idea that you like modern, contemporary-style living.

0:19:02 > 0:19:05John, you are more traditional in the style of property you want.

0:19:05 > 0:19:09Barn conversions are always right for blending the two schools of thought -

0:19:09 > 0:19:15you get a nice, period property with a funky, trendy inside, which seems to be more your bag.

0:19:15 > 0:19:18With that in mind, what are your initial impressions?

0:19:18 > 0:19:21It just doesn't jump out and hit me, actually.

0:19:21 > 0:19:24I've got to see the inside and back.

0:19:24 > 0:19:28- The initial thing, it doesn't jump out and, you know...- OK.

0:19:28 > 0:19:32That's being honest. Catherine, what about yourself,

0:19:32 > 0:19:37- barn conversions in general, do they appeal to you?- A barn conversion does appeal to me.

0:19:37 > 0:19:41I think I'm a bit with John, I'm not just getting the wow factor outside.

0:19:41 > 0:19:45Nothing that a good builder couldn't put right.

0:19:45 > 0:19:49True, yes, we'll keep our options open.

0:19:49 > 0:19:53That's the outside. We'll give you a chance to have a look on the inside.

0:19:53 > 0:19:58When shall we four meet again? When the hurly-burly's done, when the property's seen and done. Go in.

0:19:58 > 0:20:01- Thank you.- Thank you.

0:20:01 > 0:20:03- Macbeth.- You are getting there, aren't you?

0:20:03 > 0:20:05Good lad, you are educated!

0:20:05 > 0:20:08Ooh!

0:20:08 > 0:20:11The joys of working in the countryside.

0:20:11 > 0:20:15Little hallway. ..Oh, wow!

0:20:15 > 0:20:19- We got a "wow". That woke me up. - Weren't expecting that.

0:20:19 > 0:20:22Big fireplace, really nice beams.

0:20:22 > 0:20:23I like the beams, yes.

0:20:23 > 0:20:26- I guess they are original.- Yes.

0:20:26 > 0:20:31You see, they didn't like it from outside.

0:20:31 > 0:20:33- They had no confidence in our efforts.- No.

0:20:33 > 0:20:36- Not that I'm making much of an effort. You carry on.- OK.

0:20:36 > 0:20:38Kitchen.

0:20:40 > 0:20:46Whoops! Um, it's like a galley kitchen, isn't it?

0:20:46 > 0:20:49You could do a lot with this kitchen.

0:20:49 > 0:20:54- You can get everything in here that you need. - Where's the dining area, though?

0:20:54 > 0:20:57You could do a lot with this barn. We are looking for a bit of imagination

0:20:57 > 0:21:01to transform this place into the stunning barn conversion it could be.

0:21:01 > 0:21:05- That's the hatch to get into the roof.- Can you see what's up there?- Yes.

0:21:05 > 0:21:08See if there's anything is jumping out at you.

0:21:11 > 0:21:13What goodies are up here?

0:21:15 > 0:21:17- Oh!- A loft ladder.

0:21:17 > 0:21:23- Absolutely massive space. - Is that a loft ladder?

0:21:23 > 0:21:26Absolutely perfect to have that storage space up there, isn't it?

0:21:26 > 0:21:31I would take that ceiling down and expose it as a vaulted ceiling in the kitchen.

0:21:31 > 0:21:34Massive storage. I could almost put you up there.

0:21:34 > 0:21:37Yes, great, we could have a study up there.

0:21:37 > 0:21:42The thing about barn conversions, they lack storage because they are very narrow buildings usually,

0:21:42 > 0:21:46and there it is in this one provided and what do you want to do? Get rid of it.

0:21:46 > 0:21:50That's the difference between us because the thing with barn conversions also is

0:21:50 > 0:21:56they are synonymous with having the carcass of the original building exposed and by partitioning it off,

0:21:56 > 0:22:01you are losing exposed beams and brickwork and losing out on the great feature in the kitchen.

0:22:01 > 0:22:04This is a good room, back again into the lounge.

0:22:04 > 0:22:11- It all leads through... - I really like that beam there. And the chimney.

0:22:11 > 0:22:17- to the gardens, two patio doors. Here's the dining room. - That's lovely.

0:22:17 > 0:22:25Right now, it wouldn't take... The kind of furniture we've got wouldn't sit well in this.

0:22:25 > 0:22:30Our stuff is too modern and this is pretty traditional.

0:22:30 > 0:22:35We'd have to start from scratch, sell all our furniture and start from scratch.

0:22:35 > 0:22:38Come on, Catherine, you should be thrilled.

0:22:38 > 0:22:41We are giving you the perfect excuse to go shopping.

0:22:41 > 0:22:44The other alternative is, you know this place is a bit tired,

0:22:44 > 0:22:46you revamp it to take your old furniture.

0:22:46 > 0:22:54Um...small, pretty small, no shower. Not too sure about this, John,

0:22:54 > 0:22:56definitely not quite our colour scheme.

0:22:56 > 0:23:01- No, and it's too small for a bathroom.- It's a bit too small for a bathroom.

0:23:01 > 0:23:03Got some storage in it.

0:23:03 > 0:23:06Would you agree with me that you get rid of that cupboard

0:23:06 > 0:23:08- and put a shower there? - It's unnecessary.

0:23:08 > 0:23:13- But then, says the man that's desperate for storage space... - I've still got it.

0:23:13 > 0:23:17- I haven't pulled the kitchen ceiling down.- I've taken it down, I need that cupboard.

0:23:17 > 0:23:20This must be the first bedroom, then. It's got...

0:23:20 > 0:23:24It's got a single bed in it, takes a single bed.

0:23:24 > 0:23:27It depends on how many other bedrooms there is.

0:23:27 > 0:23:31I suppose it's difficult to double this up as an office and a bedroom.

0:23:31 > 0:23:34Right. I just...

0:23:34 > 0:23:38- This is the third room. - You've got room for furniture.

0:23:38 > 0:23:43Some furniture in it, yes. Let's see what else is in store for us here.

0:23:43 > 0:23:48Well, this is obviously the storage room, which, same as next door,

0:23:48 > 0:23:51you could make this a single bedroom.

0:23:51 > 0:23:53It wouldn't take a double bed, would it?

0:23:53 > 0:23:57- I don't think so.- No, this wouldn't take a double bed.

0:23:57 > 0:23:59There is a lot of work to be done.

0:23:59 > 0:24:03It's a bedroom or an office. You could have a little office there.

0:24:03 > 0:24:07Knock it through, make a bigger double bedroom out of those two smaller rooms,

0:24:07 > 0:24:11not always something I'm keen on, but I agree with John and Catherine,

0:24:11 > 0:24:13those rooms are neither one thing or the other.

0:24:13 > 0:24:17And we've got... Oh, this is the master bedroom.

0:24:17 > 0:24:19Obviously got a lot more space.

0:24:19 > 0:24:23- It's a bit dark and oppressive. - Just needs brightening up a bit.

0:24:23 > 0:24:27It does. I mean, size-wise this is good.

0:24:27 > 0:24:31Generally throughout, Si, the property needs modernising, tweaking.

0:24:31 > 0:24:36And you've got the garden, lovely! Open the doors into your garden, have your breakfast out there.

0:24:36 > 0:24:40John told me the one thing he loved about the place they are in at the moment

0:24:40 > 0:24:45- is they throw open the doors onto the garden.- So what do we give them with the joint choice?

0:24:45 > 0:24:47A master bedroom that does exactly that.

0:24:47 > 0:24:49They've got an en suite here.

0:24:49 > 0:24:51- I see.- Let's see if this is...

0:24:51 > 0:24:54It's got a shower in here.

0:24:54 > 0:24:56Um...

0:24:56 > 0:24:58There's quite a good en suite.

0:24:58 > 0:25:00It's quite a good bedroom.

0:25:00 > 0:25:05I think the bedroom's the best part of it, to be honest, yes, and the view is fantastic.

0:25:05 > 0:25:08Are we going to tell Simon and Jonny what we think?

0:25:08 > 0:25:10Yes, let's go and tell them.

0:25:10 > 0:25:13(I'll go and see what they really think.

0:25:13 > 0:25:15(Don't say anything.)

0:25:18 > 0:25:23OK, John, Catherine, I'm getting the feeling that once again

0:25:23 > 0:25:27you are not totally enamoured with our choice. Is that fair?

0:25:27 > 0:25:31It is. From this side, it's like a two-sided coin, isn't it?

0:25:31 > 0:25:35- This is beautiful, again. This garden's fantastic.- Yes,

0:25:35 > 0:25:38- the back is absolutely beautiful. - Sorry about that.

0:25:38 > 0:25:42- What are we talking about?- It's very difficult to get the whole package.

0:25:42 > 0:25:46- The front lets it down. - But this back garden is absolutely gorgeous.

0:25:46 > 0:25:50What didn't you like about the inside? Let's break it down.

0:25:50 > 0:25:53- What didn't we like? - Yeah.- What did I like?!

0:25:53 > 0:25:59- Oh, right, then.- I think it's just the whole layout - you are walking up one long corridor,

0:25:59 > 0:26:03the two small bedrooms were a bit small.

0:26:03 > 0:26:06- OK.- There is one possibility there, you know?

0:26:06 > 0:26:10You said you wanted a project, let's find out how much of a project,

0:26:10 > 0:26:14because there is the possibility there, mate...

0:26:14 > 0:26:19It needs refreshing, that's obvious, and you talk about the two bedrooms,

0:26:19 > 0:26:21you could put them into one big double bedroom.

0:26:21 > 0:26:26This stuff all costs money, so with that in mind, it's guess-the-price time.

0:26:26 > 0:26:31Quick recap, 350 is the budget. John, you struggled last time round.

0:26:31 > 0:26:36- Let's give you a chance to get some pride back.- I've got to make amends here, haven't I?

0:26:36 > 0:26:42I would say...

0:26:42 > 0:26:44325.

0:26:44 > 0:26:45OK. Catherine?

0:26:45 > 0:26:47310.

0:26:48 > 0:26:54John, come here, you got that absolutely spot-on, £325,000.

0:26:56 > 0:26:57- That makes it 1-1.- It does.

0:26:57 > 0:27:01We have only seen two properties. Come along with me.

0:27:01 > 0:27:05- This week, Simon's choice is the wild card and it's this way. - Come on.

0:27:08 > 0:27:12Oh, yes, responsibility for the wild card today rests on my shoulders.

0:27:12 > 0:27:16And if I had any sense, I'd charge everyone who'd come to look at this place

0:27:16 > 0:27:18as it was once a toll cottage.

0:27:18 > 0:27:22It's at the gateway to the Cotswolds just inside of Gloucestershire,

0:27:22 > 0:27:27so if the location doesn't sell it, hopefully the three bedrooms, two bathrooms,

0:27:27 > 0:27:29two receptions, double garage and guest lodge will.

0:27:29 > 0:27:33Catherine and John, I think we have saved the best until last today.

0:27:33 > 0:27:36I would, because this is my choice, our third property.

0:27:36 > 0:27:40The team and I have brought us to the gorgeous village of Mickleton.

0:27:40 > 0:27:44We are not in Warwickshire or Worcestershire, but we are in Gloucestershire.

0:27:44 > 0:27:50- Do you know this village at all? - Yes. I've passed by this village... - Visiting the Cotswolds.

0:27:50 > 0:27:54This is where the Cotswolds start, at this house.

0:27:54 > 0:27:56- There's the escarpment. - Beautiful village.

0:27:56 > 0:28:02I also think the property itself is gorgeous. What's your first impressions?

0:28:02 > 0:28:04- Beautiful.- Yes, the property is beautiful

0:28:04 > 0:28:08- and I love to see an old chimney. - THEY LAUGH

0:28:08 > 0:28:10Sounding very positive, Jonny.

0:28:10 > 0:28:13Yes, you have done pretty well. You can make these guys gorilla happy.

0:28:13 > 0:28:16- We shall see.- It's nice to have character features.

0:28:16 > 0:28:20- You pointed out the chimney, and it continues that theme inside.- Yeah.

0:28:20 > 0:28:25One thing to point out, John. We've given you a few properties which might have been a bit of a project.

0:28:25 > 0:28:32The only project you will have here, my friend, is tending to the garden, I believe. Get in there and enjoy.

0:28:32 > 0:28:36What can I say? I like to see them happy.

0:28:36 > 0:28:41- They look happy.- They do look happy. Well done. - You don't, though.- Well done, you.

0:28:45 > 0:28:49OK, is the inside of your house going to complement the outside?

0:28:49 > 0:28:51We shall find out.

0:28:51 > 0:28:55Ooh, this is nice and bright, a utility room,

0:28:55 > 0:28:59which we don't have right now, it's always useful.

0:28:59 > 0:29:03We have taken them through the back door - the front is not used that much.

0:29:03 > 0:29:08A little family room. Oh, this is gorgeous, isn't it?

0:29:08 > 0:29:10There's real beams this time.

0:29:10 > 0:29:12Simon's really got this one right.

0:29:12 > 0:29:14This could be it. Are you listening?

0:29:14 > 0:29:18I wonder when this was built. Beautiful, isn't it?

0:29:18 > 0:29:21- Look at these doors, as well. - And the windows.

0:29:21 > 0:29:25- So gorgeous, actually, it really is. - Everything is nice.

0:29:25 > 0:29:29As far as cottages go, they tend to come up a bit small

0:29:29 > 0:29:32- but this one feels as though it has a nice openness to it.- It does.

0:29:32 > 0:29:35This is the main door, the front door. The main hallway.

0:29:35 > 0:29:42This is the lounge. This really does blend traditional with contemporary.

0:29:42 > 0:29:48You could bring in modern sofas. Our sofas could suit here.

0:29:48 > 0:29:50Look at that fire!

0:29:50 > 0:29:53Isn't that beautiful? I love it, absolutely love it.

0:29:53 > 0:29:59What was once an inglenook fireplace, it's still got the opening with the cast-iron stove.

0:29:59 > 0:30:00- It's pretty.- Thank you.

0:30:00 > 0:30:02This is the dining room.

0:30:02 > 0:30:07Well, it's beautiful, utterly beautiful, but would it take our kind of furniture?

0:30:07 > 0:30:11I don't know that it would. This could be it, yeah.

0:30:11 > 0:30:14I think this is very close to the mark.

0:30:14 > 0:30:19Double doors, two doors into the kitchen.

0:30:19 > 0:30:20Ohh...

0:30:20 > 0:30:24The kitchen's slightly dark, I think.

0:30:24 > 0:30:27It's a bit on the dark side, but that is cottages,

0:30:27 > 0:30:30- nothing that a bit of revamping or redecorating couldn't sort out.- Yes.

0:30:30 > 0:30:35Staircase splitting two ways, the right wing and the left wing.

0:30:35 > 0:30:38The east wing and the west wing - that's what you call it.

0:30:38 > 0:30:44That is the most sensational description of a landing that breaks off in separate ways.

0:30:44 > 0:30:48- A split staircase.- They're wings. - Yes, they are! Why not?

0:30:48 > 0:30:53- You can have east and I'll have the west. That's mine over here, OK. - Lovely. I'll take the west.

0:30:53 > 0:30:56We'll suss it out later. I'll have the best wing, anyway.

0:30:56 > 0:31:00Looks like the main bathroom here.

0:31:00 > 0:31:03- There's no bath. There is a shower. - Yeah.

0:31:03 > 0:31:08Catherine, there is no bath, never mind. Or is there...?

0:31:08 > 0:31:10Nice little window.

0:31:10 > 0:31:14- That looks... It's not an original window, is it?- That's lovely.

0:31:14 > 0:31:18You know when you see the glass all a bit wavey. It's old glass.

0:31:18 > 0:31:24- Do you know why glass goes wavey in old properties?- Pourquoi? - Because glass is actually a liquid.

0:31:24 > 0:31:30It's still running, and the longer it stays vertical, the glass runs through to the bottom.

0:31:30 > 0:31:33It's thin at the top and thick at the bottom.

0:31:33 > 0:31:36- That's why you get that warped view.- Check you out.

0:31:36 > 0:31:39Across to... What's this one?

0:31:39 > 0:31:42I wonder if this is... Takes a double bed.

0:31:42 > 0:31:46This definitely wouldn't be my wing, too small for me.

0:31:46 > 0:31:50- You don't hear the traffic. - No traffic. Nothing.

0:31:50 > 0:31:53Even though it's a busy road, I haven't heard the traffic.

0:31:53 > 0:31:56Good point from Catherine. We can hear the traffic out here

0:31:56 > 0:32:00because it's a busy road but this place has secondary glazing

0:32:00 > 0:32:03so you don't spoil the look of the place but you get sound insulation.

0:32:03 > 0:32:07- This is the east wing.- Yeah...

0:32:07 > 0:32:10What have we got here? Another bedroom.

0:32:10 > 0:32:13It's got a single bed in it.

0:32:13 > 0:32:17Good size. That one was a double, this would be a single.

0:32:17 > 0:32:20You could have a little office set up, possibly, here.

0:32:20 > 0:32:22I haven't heard them say a single bad thing yet.

0:32:22 > 0:32:26- They exhausted those comments on my property. - And the joint choice.- Yeah.

0:32:26 > 0:32:30The bathroom, look at this!

0:32:30 > 0:32:31This is the bee's knees.

0:32:31 > 0:32:33- Pitched roof.- Yeah?

0:32:33 > 0:32:38- Really is the olde worlde trinket bathroom.- Absolutely beautiful.

0:32:38 > 0:32:40Absolutely loads of room.

0:32:40 > 0:32:47Don't forget, Catherine, this is the east wing, this is my wing, so I may invite you in from time to time.

0:32:47 > 0:32:50What I love about that bathroom is the quirky shape of it,

0:32:50 > 0:32:57angled walls, the exposed beam, the A-frame and the floral wallpaper works in there - it's fab.

0:32:57 > 0:32:59Ah, you can be lovely sometimes!

0:32:59 > 0:33:04- This is the main bedroom. This is lovely.- That really does suit the whole thing.

0:33:04 > 0:33:10Catherine, you have got all the space you need - wardrobes. All the whingeing about wardrobes.

0:33:10 > 0:33:12Plenty for me.

0:33:12 > 0:33:16- It's really beautiful, isn't it? What can you say about it?- It is.

0:33:16 > 0:33:19Shall we tell them what we think of this place?

0:33:19 > 0:33:23- I think we should keep them waiting. - Have they been eavesdropping, do you think?

0:33:23 > 0:33:29They haven't really got this, have they? They are going to try and surprise us but we can hear them.

0:33:30 > 0:33:35Bless them. Right, last up, the guest lodge above the double garage.

0:33:35 > 0:33:38Catherine and John, I thought that tour went rather well.

0:33:38 > 0:33:40It did, absolutely.

0:33:40 > 0:33:42Hello, Jonny.

0:33:42 > 0:33:47This is why I bothered to find you a lovely property, because this is what he does most of the day.

0:33:47 > 0:33:49We are in this out-house.

0:33:49 > 0:33:54You said you are going to have so many guests coming to visit you in the Cotswolds. Look at this.

0:33:54 > 0:33:59- Stick them up here.- Yes. Extra living space.- Fantastic, isn't it?

0:33:59 > 0:34:04- You could have a little office here. - You could relax in your hammock and swing around there all day long.

0:34:04 > 0:34:07That's a good idea, Jonny. Can I have this?

0:34:07 > 0:34:10Everything's available for negotiation.

0:34:10 > 0:34:16- Any chance of getting out of your hammock and joining in? - Yes, sorry.

0:34:16 > 0:34:18Enjoyed that too much!

0:34:18 > 0:34:21This place - you seemed pretty impressed?

0:34:21 > 0:34:24- Yes, it was gorgeous, absolutely. - Very impressed.

0:34:24 > 0:34:29Everything's in character with the era of the building, you just couldn't fault it.

0:34:29 > 0:34:33Obviously, is that reflected in the price?

0:34:33 > 0:34:37I feel it might be, especially when this factor appeared as well.

0:34:37 > 0:34:42Right, it's 1-1. I think ladies first again. Come on, Catherine.

0:34:42 > 0:34:46I think it's above the budget, I think it's 5,000 above the budget.

0:34:46 > 0:34:50- 355.- 355. John?- 354,950.

0:34:50 > 0:34:53Come in just underneath.

0:34:53 > 0:34:55Undercut Catherine by 50 quid.

0:34:55 > 0:34:57- He was wise to do so.- Was he? - He was.

0:34:57 > 0:35:00I'm afraid John has won.

0:35:00 > 0:35:06- 2-1 to John because it's actually on the market bang on the top end of your budget - 350.- 350.

0:35:06 > 0:35:12- It shows that to get what you are looking for, you'll have to go to the top of the budget.- That's right.

0:35:12 > 0:35:15As difficult as I am sure this decision is going to be,

0:35:15 > 0:35:20- think about which property you'd like to test-drive. Or, as we say...- ..try before you buy.

0:35:20 > 0:35:22So, spend a bit of time doing that, off you go,

0:35:22 > 0:35:28put your heads together and have a good think. I wonder which one it will be, Jonny. Let me think.

0:35:28 > 0:35:33Whilst Catherine and John make that incredibly difficult decision,

0:35:33 > 0:35:36here's a quick reminder for you at home.

0:35:36 > 0:35:39Yes, although I suspect it won't be all that difficult.

0:35:39 > 0:35:42House one was my choice in Warwickshire, ready to move into.

0:35:42 > 0:35:46It had a large lounge, separate kitchen and dining room and glorious views.

0:35:46 > 0:35:49Don't forget, scope to build an extra master bedroom if required,

0:35:49 > 0:35:52on the market for 315 grand.

0:35:52 > 0:35:55Stop two today was our joint choice located in Worcestershire,

0:35:55 > 0:35:57a lovely barn conversion.

0:36:00 > 0:36:04Asking price - £325,000.

0:36:04 > 0:36:09But finally, what about today's wild card choice, AKA my choice.

0:36:09 > 0:36:13In case Warwickshire and Worcestershire didn't do it,

0:36:13 > 0:36:17this one is in Gloucestershire. They fell in love with the character, charm

0:36:17 > 0:36:21and a whole wing of the house each, but did it leave them wanting more?

0:36:21 > 0:36:24It could be theirs for £350,000.

0:36:29 > 0:36:32Of course it left them wanting more.

0:36:32 > 0:36:35But in a good way, a test-drive way no less.

0:36:35 > 0:36:38Catherine and John, we are surprised!

0:36:38 > 0:36:43- You chose to test-drive this gorgeous cottage in Mickleton in the Cotswolds.- We did.

0:36:43 > 0:36:50Before you spend more time here, our hawk-eyed home-buy helper has given this place the once-over

0:36:50 > 0:36:53and he's come up with a couple of issues worth discussing.

0:36:53 > 0:36:57First of all, we see this gully, this dry stream bed.

0:36:57 > 0:37:02Well, if we had one of those freak moments, like in the summer of 2007

0:37:02 > 0:37:04when most of the country flooded,

0:37:04 > 0:37:08this could become an issue, because unless it's kept very clear,

0:37:08 > 0:37:11there is a chance that the drain might not be able to cope with it.

0:37:11 > 0:37:14That is the main point he came up with.

0:37:14 > 0:37:20Two other minor points. It might be worth pulling some gravel away from the side of the wall

0:37:20 > 0:37:23to give the damp course some room to breathe.

0:37:23 > 0:37:28It won't cause any structural damage. From a cosmetic point of view, it needs to be remedied.

0:37:28 > 0:37:32Also, there's a superficial crack underneath the windowsill

0:37:32 > 0:37:36but that seems historical and doesn't seem worth investigating further.

0:37:36 > 0:37:42This is not a legally binding survey and we'd advise anyone going to purchase a property

0:37:42 > 0:37:46to get the proper surveys done, get yourself fully covered on that one.

0:37:46 > 0:37:49But with all that covered...

0:37:49 > 0:37:52You are not worried, Catherine, that you are further from retail therapy?

0:37:52 > 0:37:55It did cross my mind, don't think I've forgotten about that.

0:37:55 > 0:37:59Yes, I think it's worth it, isn't it?

0:37:59 > 0:38:02The village is absolutely lovely.

0:38:02 > 0:38:08- Gorgeous.- Listen, we'll leave you to spend some time here and settle in, see what you think about the place.

0:38:08 > 0:38:11- Enjoy.- Lovely. Cheers.

0:38:14 > 0:38:19After a hard day on a property mission, it's time for Catherine and John to relax

0:38:19 > 0:38:23and John is straight away working on improving his handicap.

0:38:23 > 0:38:25I wonder how he compares to Tiger Woods.

0:38:25 > 0:38:30I have no idea, but Catherine seems to be enjoying watching him in action, anyway.

0:38:30 > 0:38:34For that matter, I wonder how this garden compares to the Belfry.

0:38:37 > 0:38:40Right. Definitely have to do better than the last time.

0:38:40 > 0:38:44The lawn is not ideal for putting.

0:38:44 > 0:38:48- There we are. - I think I could do better than that!

0:38:51 > 0:38:54OK, I'm going to practise.

0:38:57 > 0:38:59There we are.

0:39:00 > 0:39:04Any better, Catherine? Look at that.

0:39:04 > 0:39:06A bit in the rough again, I think.

0:39:06 > 0:39:11You were lucky there, that was a lucky shot.

0:39:11 > 0:39:14- Hello, hello, hello.- Hi.- Hello.

0:39:14 > 0:39:17An interesting face. Did you not have fun in the test-drive?

0:39:17 > 0:39:21We did, I really loved it, yes. Very relaxing out there in the garden.

0:39:21 > 0:39:25Absolutely lovely. The garden's lovely, practising a bit of golf as well.

0:39:25 > 0:39:31I need some work on my golf, but it's a beautiful garden and the property is very nice.

0:39:31 > 0:39:34The point about this place, John, if you did go for this place,

0:39:34 > 0:39:38you would have plenty of time to practise your golf because nothing needs doing.

0:39:38 > 0:39:43- Absolutely right.- So, it's obviously leading us now to the all-important question,

0:39:43 > 0:39:46the whole reason we are here, to buy or not to buy?

0:39:46 > 0:39:52We have really struggled with this because the property's absolutely beautiful.

0:39:52 > 0:39:57Everything about it. The space, garage, garden, everything is really nice.

0:39:57 > 0:40:02But I think we'd struggle to get our lifestyle into this one.

0:40:02 > 0:40:05Catherine's got a lot of furniture she wants to bring with her.

0:40:05 > 0:40:07We'd struggle.

0:40:07 > 0:40:10He blamed you 100% for that.

0:40:10 > 0:40:15- You would have been fine.- No baggage whatsoever. I can manage on my own.

0:40:15 > 0:40:20- Just a sack of clubs.- So sorry. - Come on, Catherine, is it really bringing the stuff with you

0:40:20 > 0:40:24- or is it cos you are too far from the shopping areas? - I'm really not saying.

0:40:24 > 0:40:27It just doesn't fit my current lifestyle.

0:40:27 > 0:40:33It's been a wonderful lesson because if we were to start looking again,

0:40:33 > 0:40:38it would be much better, you would have proved the situation, you could eliminate a lot of properties.

0:40:38 > 0:40:43Exactly right. This kind of service doesn't come for free - the invoice will be in the post.

0:40:43 > 0:40:46- But in the meantime, we are out of here.- We'll have moved!

0:40:46 > 0:40:52- Do you charge? ..Thanks very much! We've got something to discuss. - Do you not charge? All the time!

0:40:52 > 0:40:56Excuse me, young Mr Benarr, I certainly hope you don't charge.

0:40:56 > 0:40:58I get a payment from every punter, my friend.

0:40:58 > 0:41:00- Joking, of course.- I should hope so.

0:41:00 > 0:41:04Even though we didn't find Catherine and John their perfect pad, we put them on the right track.
